Builder needs to use pocket doors where appropriate. Really should include shower grab bar for safety. Also remove trip hazard at sidewalk to Front door

There are a couple issues I have that should have been explained regarding the outside structure before I purchased the house. Other than that most of the house is beautiful and I am enjoying living in Texas.

Overall, we felt like Del Webb/Pulte were not totally honest and upfront with us during the buying experience. We were led to believe that everything in the Models was available for choice at the Design Center. Boy were we wrong. All of the nice touches added to the Models were additions by the Interior Decorators and are not available for selection at the Design Center. Then because the Community is so new, the house didn't appraise for the Sales Price and major hurdles had to be jumped so that we didn't have to come up with the cost difference at Closing. The Sales Staff can be very informative but you have to know what questions to ask because they are not going to offer any advice or heads-up unsolicited. We love our new Del Webb Legacy Hill home but we've had to make major renovations already to the ceiling fans / lighting as the only option provided was not anything that we found acceptable. You are offered only one ceiling fan/light kit or room light fixture option for the entire house which we found hideous. Before you sign on the dotted line to buy your Del Webb home make sure that you see the Design Center choices you will be offered so that you are comfortable with those decision as you don't get to make your Design Center selections until one to two months after you have signed the contact and put down a deposit to build your home. ... We were on our third site manager six weeks into the process (James, Jason, Chad). Chad seemed overburdened in trying to manage our site as part of his plate (not his fault). Nonetheless, Pulte displayed little to no flexibility in the build process. Even as a spec home, they would not allow for even minor variations in customer request that were more logical than Pulte's perspective (i.e. wall outlet placement/addition/deletion; closet configuration, etc.). Leaving a 1" lip from the sidewalk to the front porch makes zero sense from a safety/tripping/liability standpoint - yet, Pulte swore (in writing to me) it was their policy-procedure to leave such a lip. The sidewalk also tapers toward the house rather than (the standard) away from it. Putting cabinets in too early that then allowed for the slide rails to get mucked up so the "slow close" functionality is now also mucked up. Creating a scenario that allowed for contractors to use "our" new toilets at their discretion was appalling when we found urine and fecal matter in the toilets, under/on the seats, etc. They were meant for us “to christen”.., no one else.., given what we were spending on this home. They were certainly not meant to be desecrated with someone else’s fecal splatters and unflushed urine deposits – for us to then encounter and formulate our “Pulte perspective” on. Moved in to find the master shower fully clogged from tile grout (from a last minute tile repair). Moved in to find the Dryer breaker will not remain in the on position (and, we had laundry to do). Several issues on the roof (potential leakage and future mold/rot concerns) that were noted by an independent inspector (and, not fully fixed). The kitchen back-splash was not done properly in terms of how to visually balance the "stop-start" of the patterning and looks unfinished/uncapped (I've been around residential construction for 50 years and have frankly done these jobs personally before with better, cleaner technique). Wasn't thrilled with how they cut holes into the cabinet backing to allow for piping, etc. then plugged with unsightly patches. Back yard has low spots that pooled up with Thursday's rain. This isn't about my wife and I being too picky.., in most of these cases, it's about a solid dose of common sense and contractors merely taking pride in one's work. I've been in the procurement-production management world for 40+ years. There are very basic processes and procedures that could be incorporated/enforced that would minimize the potential for "disgruntledness" and increase the potential for greater satisfaction. As example, we've had other homes built where the builder did an electrical walk-thru with us to discuss/review the logic/reason behind outlet placement. Look at our new living room as one simple example - the east facing wall is clearly the TV wall. With so many people today mounting large screen TVs in living rooms - wouldn't it stand to reason you put an outlet 5 feet up from the floor, in the center of the wall - rather than requiring us to pull a cord downward in an unsightly manner off to the left or right of center in order to reach an outlet? A little common sense can go along way in improving a product and satisfying a customer. ... More

Workmanship was below my standards. Several things had to be redone. Master bathroom cabinets substantially down graded from picture shown (no model available for plan) no drawers as was shown. Using their mortgage company was a nightmare. The only positive things has been the building supervisors, of which I had three.

I noticed a price discrepancy the day before closing. Rita responded quickly to send an amendment to Pulte Mortgage with a significant credit to my closing costs.

Dell Webb knows their business model. They provide a solid product (void of sufficient choices, but adequate), stick with their buyers longer than most volume builders, and keep their neighborhoods attractive and make them interesting places for seniors. The quality of workmanship in the initial phases is very poor. It requires multiple visits to fix, repair, and replace from quality control personnel who are more experienced and professional. The process, for us, has been long and the response from subcontractors slow. This may be a reflection of the industry and the markets; I don't blame Dell Webb or their experienced staff, but for the homebuyer, it creates a frustrating and exhausting process. Sales were great, responsive, helpful, and there when called upon. Our construction manager is top notch - he cares, has a sense of urgency, and extends himself to make up for the shoddy workmanship. You have to be a warrior to have shoddy workmanship during the build corrected. You MUST hire the services of an independent inspector to protect yourself, no matter how Pulte tries to talk you out of it. That said, once you survive the building process, it’s a great neighborhood.

The process in building this house was not only more stressful than it should have been, the workmanship and quality of your trades was horrible. The damages that needed to be repaired from your own trades was ridiculous. It took longer than needed to build the house. Pulte needs to keep in mind when building in your Del Webb communities, you are dealing with senior citizens. Also, problems with Pulte Mortgage so much so I walked away from the 10k incentive and went with my own lender. That is a whole other story in itself. I have had to reach out to several Sr. District managers to get resolutions for the problems I had. The only positive review I can give at his point is your warranty people are on the ball and do what they say they are going to do. As well, the Sr. managers were very responsive when receiving my emails. I have had answers given to me that later it surfaced there was a whole different issue that caused the problem. Incorrect finishes being installed and the list goes on. Slowly but surely things are being taken care of. I will think long and hard before recommending Pulte or consider buying another one of your homes. ... More

Door position are poorly designed. Closets need work, kitchen shelving is terrible

Love the house but building issues, an almost complete lack of communication and having to wait an entire year detracted considerably from the experience.

Poor response to issues pointed out during construction

Friendly greeters at Sales office, nice designs of model homes, however; time consuming to get a lot & commitment to built. Felt like the development did not have enough quality skilled craftsmen working on different stages of the home. Pleased with the Warranty person but he maybe over worked because of the lack of having to redo work from previous groups with no pride in their work. Isn’t work a reflection of integrity?

Working with Kristen Springer was the best part of buying our new home. Kristen is a real asset . She follows up and answers all questions. The actual process of working with sales was difficult and at times confusing.

We were impressed with the model homes and our salesperson was awesome. The construction supervisors were awesome. However, the quality of the final product was very sloppy. Lots of paint splatters on the new floors and outside on concrete, cabinet trim not finished professionally, dishwasher that doesn't work, just general lack of attention to detail.

The home is beautiful and the build time was acceptable considering the COVID delays in building materials and appliances. But I had trouble getting my field managers to respond to me with the issues I had with the house, before and after I moved in.

Still waiting two months for our refrigerator we paid extra for at closing!!!!!!

I am having quiet few issues with the home that has been recently being moved into. Garage door is making a very loud noise, going up and down.( someone came and lubricated it still same loud noise) The garbage disposal is not working.( someone will not come and fix it till another 3/4 days) The laminate floor has white dots on the floor, it looks like someone painted the ceiling with no drop cloth, and the paint is on my laminate floors. Soft close drawers are definitely not soft close ( paid for it) Told the construction manager but did not hear back from him) Response is very slow. I have just lived in this home for about less than 15 days. Wish it could be better. Why are The Whirlpool appliances in the homes all not the same when it is a standard chosen. Just a FYI a simple Griddle for the stove top is missing, and whirlpool refuses to send it me. I want to talk to someone . Please call me you should have my number. ... More

Very slow responding to emails. Cracks appearing after just one month. Upon closer look, pieces of wood missing.

Still waiting on deficiencies from last walk through

Unfortunately we have had a lemon experience. We closed 2.5 months ago and are still waiting of fixes to multiple issues including windows, cabinets, doors, tile. Our construction manager said that everything would be corrected prior to close, so items were from original instillation during the build. Our home was not cleaned when we moved in. We have had over 25 people in our home already and we are still waiting.....

Very sloppy attention to details. Cracked bath tub. Window that falls out of frame. Warped door. Cracked trim. Large, unsealed gaps in baseboards. GFCIs that constantly trip and won’t reset for days. Huge gap between ceiling and cooktop vent shroud. Cracking concrete. And on and on.

Rude, non responsive builder on my house.
