Very sloppy attention to details. Cracked bath tub. Window that falls out of frame. Warped door. Cracked trim. Large, unsealed gaps in baseboards. GFCIs that constantly trip and won’t reset for days. Huge gap between ceiling and cooktop vent shroud. Cracking concrete. And on and on.

Keep an eye on your house as it is being built. Check it out every week if you can. When you see something that is wrong or looks wrong tell them asap. Pictures help to explain it.

Overall experience was good. Attention to fixes thus far have been good. Workmanship needs improvement in some areas. Attention to details is crucial for home buyers and should be for workers as well.

The whole experience has been great mainly due to the helpful & knowledgeable people I encountered along this journey. Everyone has been extremely friendly & James D. my construction Mgr continues to stay in contact to make sure I am pleased with my new home.

Dell Webb knows their business model. They provide a solid product (void of sufficient choices, but adequate), stick with their buyers longer than most volume builders, and keep their neighborhoods attractive and make them interesting places for seniors. The quality of workmanship in the initial phases is very poor. It requires multiple visits to fix, repair, and replace from quality control personnel who are more experienced and professional. The process, for us, has been long and the response from subcontractors slow. This may be a reflection of the industry and the markets; I don't blame Dell Webb or their experienced staff, but for the homebuyer, it creates a frustrating and exhausting process. Sales were great, responsive, helpful, and there when called upon. Our construction manager is top notch - he cares, has a sense of urgency, and extends himself to make up for the shoddy workmanship. You have to be a warrior to have shoddy workmanship during the build corrected. You MUST hire the services of an independent inspector to protect yourself, no matter how Pulte tries to talk you out of it. That said, once you survive the building process, it’s a great neighborhood.

I would highly recommend Tim the builder and Jeff who sold me the home. They were both beyond outstanding , always willing to serve and help navigate me through the buying process as well as following up in a timely manner. As a healthcare practitioner in a demanding field especially at this given time in history these two went above and beyond to help make for a smooth buying transition and filled in the gaps when I was unable to do so. If it wasn’t for having an established relationship of trustworthiness and knowing that things would be taken care of in a timely manner I would have had to opt out of the buying process. On a personal note, to capitalize on it all ... the month prior to my scheduled closing date I experienced the sudden loss of an aging parent and shortly after was dx with the COVID- 19 virus. Thankfully speaking , these two professional individuals went above and beyond to extend a mile of empathy and willingness to help walk / see me through the final stage of the buying process to make for a successful closing in a timely manner. James was the salesman who managed the sale and oversaw the building process James was the contractor, and is the one we had the most contact during the process. Both men were responsive throughout the process, and always answered my questions. There still a few issues from the 30 day review period that have yet to be fixed, but other than that it was been a high quality experience.

The sale manager is friendly and awesome! The construction manager is great and helpful!

Rude, non responsive builder on my house.

Sloppy work inside and outside. What first appeared to be small cosmetic problems soon turned into major concerns, because there were so many. I am still waiting for some issues to be resolved, especially the two colors of brick mortar. My expectation was much higher, especially for a “newly built home”.

Very disappointed with quality and organization.

To start with, I love my home. What I didn't care to much for was when my construction manager changed 4 months after signing the paperwork, not much was discussed about it. The weekly calls were no more. I had to do more follow up. Some of the workmanship needs better screening. Cleanup of the home was poor. So poor that I had to hire an outside company to clean the tile that was dirty and stained from the crew ripping up the paper on the floor and walking their muddy shoes all over it. The bones of the house - excellent. But I am truly happy with my home. I would recommend the builder but watch out for the cleaning crew. ... More

My Sales Representative, Rita, was very informative and was always helpful with anything needed to complete the sale. I ended up with three different Building Managers and they all were available to answer any questions or concerns I had during the building process. The house was started and completed on schedule. There are a few items that need addressing that have gone passed the first 30 days and the warranty department is now working to get them addressed. The DelWebb community is a very nice place to live.

Overall a very positive experience. I am thoroughly enjoying my new home. The quality of materials is good and very pleased with the finishes. If there was any blemishes or areas that needed fixing after the move in they have been very good about taking care of every detail. If it is delayed---It is delayed nothing you can do about that and delays can be frustrating-- my contract was stamped Mar-May but I moved in on July 30th--of course it is 2022 but that was tricky. Some simple design issues like placement of light switches and the dishwasher were a little strange but they could alter that where it makes more sense--normal ooops! My experience with Pulte, has been a good one. The sales staff and the design team were so helpful with all of the decisions that needed to be made, and Josh, my construction manager, was great. He kept me informed on the progress as well as the reasons for any delays in the building process, which was very much appreciated. Since I have moved in, Chris, my customer care manager, has addressed every question and every issue that has come up. There have been very few things, but he has handled each one in record time. It is possible to buy even in these times. You will be pleased that you did. Value is there in your purchase so you will make money should you need to sell in the future. Del Webb is very reputable.

The Del Webb new home buying experience would have been only three stars based on the extended time required, due to product availability, to complete the house. We increased the rating to 4 stars due to the building manager, James, who is outstanding in his follow up and making certain any issues were addressed and corrected. This is our third Pulte house and overall, we are very pleased with Pulte and our purchases.

I have bought and built many homes in my life and I have to say this was by far the worst experience I’ve ever had. I hate having to say that because I wanted it to be a great experience but it just wasn’t. The Pulte mortgage company experience was horrible. I will not use Pulte in the future.

My sales person Jeff was Outstanding and the only Pulte representative who supported me fully after closing. I have detailed in other surveys this, the Construction manager and Pulte Mortgage. So far the Warranty team has been very disappointing.

Better than expected, and we expected!!!

The process in building this house was not only more stressful than it should have been, the workmanship and quality of your trades was horrible. The damages that needed to be repaired from your own trades was ridiculous. It took longer than needed to build the house. Pulte needs to keep in mind when building in your Del Webb communities, you are dealing with senior citizens. Also, problems with Pulte Mortgage so much so I walked away from the 10k incentive and went with my own lender. That is a whole other story in itself. I have had to reach out to several Sr. District managers to get resolutions for the problems I had. The only positive review I can give at his point is your warranty people are on the ball and do what they say they are going to do. As well, the Sr. managers were very responsive when receiving my emails. I have had answers given to me that later it surfaced there was a whole different issue that caused the problem. Incorrect finishes being installed and the list goes on. Slowly but surely things are being taken care of. I will think long and hard before recommending Pulte or consider buying another one of your homes. ... More
