Very Happy w/ Home, and flow up on Warranty Issues, but they cannot figure out why we have standing water at Rear of Foundation

There is no doubt, this is a quality built house. There are a couple of things I feel should be improved upon. (1) I have a double car garage however, the garage is too short and too narrow, I can barely fit my Lexus LS 2200 (which is not a large vehicle by any stretch) in the garage; And for two vehicles to fit, we are constantly banging the doors against each other--we need longer and wider garages. (2) The second and third things are: no storage space (like overhead in the garage or anywhere in the house). Every house should have storage space. And the third thing, in my case, there's no drawers in my master bath room (or any bath room), Where are you going to place your bathroom items? I had to purchase something to accommodate. General contractor was on time, available, took care of all my concerns. He went the extra mile to complete a beautiful home!

The supervisor (Cody), of our house building, was absolutely the best. Very attentive, got stuff done and house was finished 2 weeks early. No complaints on praise. Cody was on top of everything.

I should start by saying that as business owners, we have bought and sold 18 houses over 50 years in multiple states. this is our 2nd Del Webb. The entire experience has been excellent. Even though there are a couple of maintenance issues that need addressing, Frank Brown, our warranty contact, is on top of everything and has gone above and beyond what would be expected of a warranty contact, to help us in getting to 100%. Possibly the best new home-buying experience and definitely the best new home warranty experience we have had, and this would include both full custom builders and major builders. Our Construction Manager, Tyler, helped make the home buying experience great. He kept us up to date on everything, always making sure we understood what was going on. This is our second DelWebb home and never before did we receive information about the building of our home until Tyler. While there are some structural problems that concern us I doubt that Tyler is aware of them. Overall we are very happy with our home and grateful for Tyler.

From sales, to design, construction to warranty service absolutely the best. Rickki, Ena, Tyler and Frank. Great people to work with.

Our sales person, Robin was so helpful and thorough. She worked closely with us through closing. Eric and Cody, our builders were very responsive, attentive and gave attention to detail, even after closing when a few little things were found. I highly recommend Del Webb.

The builder seems to have a strategy to do the lease amount of quality building that they can get away with. If the buyer doesn’t find a problem neither will the builder. The buyer will finally get tired of trying to get things done right and just accept what they get and move on.

I just had a home built in the Del Webb Veramendi community in Texas and couldn't be happier with the process. Cody H was my construction manager and he kept me up-to-date on all the different phases of the build, which was much appreciated since I was in Michigan! Now that I've closed and moved in, he's been a big help with follow-up instances of learning about my home....like how to prep the home for a freeze or where the 220-breaker box is. I think I'm going to love it here!

Enjoyed the whole experience of working with Del Webb and Pulte Homes. From purchasing and selecting to being part of the build out process. Issues I have had were minor and taken care of promptly.

Pulte is very responsive to issues and compensates fairly for their mistakes which is great customer service. Project management and sales team are very customer focused and will do what ever they can in their control. But Pulte corporate are not using high-quality materials nor listen to add low cost value options, Pulte wants to stay with their standard options even when low cost changes add considerable value for the homeowner. Ie they will not include a hot water recirculating loop to save water. You have to wait for several min to get hot water in lieu of 3seconds at your sink/shower just like 30 yrs ago. They use the cheapest water and vapor barrier on the market for all exterior walls. They will not add shut off valves for exterior water faucets for freeze protection. They will not add a drop-down ladder for attic access. All of these have great value, but only cost a few hundred dollars each. They use copper coated aluminum electrical wiring. No option for 100% copper. Change out the lights and the wire snaps off on reconnect. Copper does not do this. They don’t have drawers in the master bathroom cabinets. I don’t know how I missed that but very basic. They will not offer zero escaping with no grass but have separate water meter for landscape watering with higher cost of water usage. Poor sharp edged doors is only complaint

Very impressed with the schedule for the build. Our superintendent Eric was great at keeping us informed of progress and or concerns.

Cole was very attentive and answered. Our questions promptly, even on his days off.Eric was very informative about the construction process. Some meeting were in person, via text or phone calls. Every concern was handled very quickly. Eric took great pride in building a quality home.

So many factors into an individual experience within a Del Webb master planned development. We have learned over time and multiple new homes the Customer Care Rep is ESSENTIAL in representing both the builder and the buyer, especially during the "blue tape period" in finishing each product. In Hill Country Retreat, our Rep has been exceptional (5 star). I know these days everyone wants "5 stars - on everything" which for us isn't ever consistently realistic. What I will say, is so far, 100% no regrets in our purchase or decision to invest inside a Del Webb community. I believe Del Webb developments (not a separate "Pulte" development) offer a privileged business plan/owner experience and we highly recommend it to others to consider. Del Webb helps people live their best life, especially those of us heading toward the "finish line"... We have seen so many Pulte products, especially across Florida, and to be honest, we have seen the good, the bad and the ugly. However, when Pulte is able to sustain a good team - with the right skills - in a healthy battle rhythm during their build cycle, the products are good. As for quality materials, Pulte purchases and uses in bulk materials focused on making profit, not in making your home the best of the best. Materials are average at best. Value? I am comfortable with our investment and again, believe the business plan for Del Webb is intentionally designed to be above average. Our 1st Pulte home I. Dell Webb was a disaster right up to selling it. We swore we’d never buy Pulte again but the perfect floor plan came along for my husband who is disabled

The home was very well made. A few problems with electrical and home appliances. The refrigerator did not work when we first moved in. It was new and it took a month to get it replaced. It did leave us less than able to feel Del Webb was a reputable as we first felt. Now that we have a replacement all is good.

Quality of Paint inside home.. And materials used inside homes

Lack of communication. Sales consultant forgot who we were after closing. Another employee has been very helpful, as we had previously expected when purchasing a Del Webb home.

My biggest issue is with the lack of pride in workmanship that I have encountered in different areas of the build. That goes from laying sod on top of weeds and trash in the yard, to still finding paint on my carpeting, breaking the door frame on the main entry door and trying to cover it up with caulk and paint, and finally to the way the brick fireplace was finished around the outlet boxes. There was skilled workmanship done in many areas like the brick and stone work on the outside, but it is overlooked by all this other stuff. Another example is I purchased the upgraded bath package 64807 which stated the collection as being EVA and would have a brushed nickel finish. I was trying to add a robe hook in the Master Bathroom so I looked at that and quickly saw that it didn’t match the existing towel and toilet paper holders that are in my house. After going through the different options on the Moen site, I found the matching ones are from the Mason collection which are cheaper and are not even Brushed Nickel like the EVA package. The builder may have saved $50 on the build by using the cheaper fixtures. The buying process was pretty good. The quality is pretty good. The project Manager was vey good.

Superior quality workmanship. Attention to details like the crown molding was great. All personnel I had contact with were amazing. They never got tired of me asking questions and answered every one.

I liked the ease and assurance that all the loose ends were handled by Pulte. This included the mortgage, the insurance, and the actual construction. Despite being distant from the build process, we were kept well informed on the progress. Even though the builder was careful to not project a completion date until about four weeks out, the progress was right on schedule for the entire build time. We are pleased with the build quality, but there were several issues discovered after we moved in. Progress on these issues has been poor, but we anticipate some action soon since the Pulte model has been excellence throughout the process. ... More
