This has been a very positive experience. Hannah was great at explaining all of our questions and keeping us updated on events through the whole process. Matt has been excellent at the construction side of the project. He kept us appraised at all facets and phases of our home's construction. He answered all of our questions as we went through the process and got all of our special requests fulfilled in a timely manner. He was great to work with and was respectful through the whole process. By the end of our home construction we consider both of them to be friends.

Our overall experience with Del Webb/Pulte has been good. During the building process we were kept informed on the progress. However, they refused to make any changes, no matter how minor, even if it was easier and a more straight forward procedure. Selection of finish options was limited and basic. The kitchen cabinets from the new supplier are built very nicely, but installation fit and finish is sloppy with nail holes and joints not caulked. Several drawer slides weren't installed correctly, and the drawers pulled right out of the cabinet. Painting was sloppy with paint spots left on the floor, trim, and weatherstripping. Caulking around bath fixtures was sloppy and overly thick. We currently working with Pulte to get these concerns addressed. ... More

The process to build our home has taken almost a year from start to finish. The quality of what we received vs what we paid is not equal. We have experienced numerous problems from the get-go. We have a broken truss in our attic that Pulte didn't identify before closing, but (thankfully) our private inspector did. Pulte opted not to repair it, they just added to braces to each side and had the Engineer say it was good. Plumbing is horrible, water pressure is non-exixstent. Discovered from SAWS that it was because the fixtures used to tie into the City water line was less than adequate and equal to what you would see on an RV! We have an installed sprinkler system and instead of tying into the City line, they tied it into our house! The quality of workmanship is subpar at best. Cabinets still need to be repaired. Pretty much everything on our closing list is still unaddressed. It is so bad I started to call them in as warranty work (suggested) and they are EXTREMELY slow to respond. I have been yelled at talked down to by a specific employee and he tried to do the same to my husband, but that was quickly snuffed. Just disappointing all the way around. I would like to say that our last PM (Andrew) was phenomenal. He took a mess and made it less of one. He worked hard and did what he could, but when you have subcontractors that don't care and management that won't back you up (my observation, not his words) you can only do so much. Hindsight is 20/20 and I don't have faith that any of these lingering issues will be resolved at the hand of Pulte. I'm more than positive they will be done out of our pocket which is something you wouldn't expect from a new build and a house that is less than 1 month complete. ... More

I was very pleased with my experience with buying a Pulte home and the people I interacted with during its construction. Landon did an excellent job as my field representative during the construction phase of my new home here at HCR. Jennifer and Kenny were also very helpful. Landon kept me informed and responded immediately when I had any questions or concerns. The quality of construction is very good and the design of my home is perfect for my needs. I have lots of light which I like. This was a very positive experience. I lived in a townhouse built by Pulte for 15 years before moving to my Pulte house here at HCR and I had no problems with it during that time. Here we are buying our final home to live out our golden years. The workmanship is awful; shower door was put in backwards, almost fell on us, a third of downstairs HVAC was wired to upstairs thermostat so we froze for over two weeks since it wasn't deemed an emergency. Walls uneven, sod pathetic, thorns and burrs throughout, multiple irrigation and main water line leaks on the property, the worst cement job I have ever seen, uneven edges, pits, paint on tile and carpet, adhesive all over granite, had to get all new light bulbs as the ones they installed are all so dim. AC did not have a fuse in box outside. Dryer did not work, they had to fix something in fuse box. And, oh so much more. I have asked repeatedly to speak with construction manager supervisor, told they would call me, did not. Said to go through warranty. I have asked warranty manager to call me, was told they would, they have not. The "tell" is that I have to drag my dog in the house after every walk as even she can't stand it. W.O.W. After paying $650000 for this, which I am sure I would take a significant lose to sell this pathetic place, I assume I will just have to die here, and actually, I am hoping for sooner than later, it's that bad. ... We looked all over San Antonio for a new home and made over final decsition to by in the Del Webb community. It took longer to finish the home then originally projected. We were not given the slab inspection from the builder and didn't meet with anyone until we made a few phone calls. Finally we meet with Matt on site and stated going over things and did a frame structure inspection. Matt was very polite and helpful with all our questions and requests. We had to keep pushing back our move in date due to many delay which we understand but can only accept so much. After moving in we were disappointed in the damage caused by all the different workers coming and going from the house that in the end cost Pulte Homes a lot of money. Damage to the stainless steel kitchen sink, stove hood, tile flooring, kitchen and bathroom cabinets, walls and trim etc… Next we work with Justin who came by and listed to all my concerns and took pictures and documented everything and said he will take care of these issues for us. Well we waited a few week and did not hear a word from anyone. I call to find out that there was a layoff and Justin was gone. Then I received a call from Gabe who has been wonderful. He rechecked all my concerns with me like Justin did. Gabe has done a wonderful job and has not left us high and dry. He is a real pro and is honest and we love working with him. My biggest concern now is the I am working with Airtron Heating and air conditioning to have the fresh air box moved out of the garage attic and into the inside heater room which is where it should be. My private inspector pointed this out to me. Airtron has been to my home three times for other issues and told me they will look into it. I finally asked for a supervisor. Christen from Airtron came out and said he would move it after I had him look at another home like mine to verify what I am saying. Airtron subs out the installation part and mine is missing the installation around the ducting and it looks like a 3rd grader did the finish drywall work on the base and wall inside the heater closet. it has been almost two week and no word. I call and spook to the call center and was told they will call me back and I have left messages to be in the phone queue for a call back, and nothing happens. I paid top dollar and feel ripped off on this issue. Also my property did not get a fence installed accross the back yard of my home. The metal fence stopped at my neighbors home. Why should I have to pay for a fence when everyone else has one. I have been told that this is the why Pulte does it. I deserve a better answer that. We moved into our new home with higher expectation and turns out that there was more to deal with then expected. I feel like I have been working full time to stay on top of issues so they don't fall through the cracks. We are finally seeing the light at the end of the tunnel. We are very happy with our new Del Webb home but other buyers should be aware of a few things. Del Webb is a Tract Home builder, not a custom or semi-custom builder. As a part of Pulte Group they are at the top of the tract home line and we think they are better than most tract builders. They provide a limited set of options on their homes. Buyers need to carefully peruse the options available in their options guide. Things such as structural options will need to be finalized early. You will have a limited amount of time at their design center (~2-3 hours) working with their designer selecting tile, carpeting etc.. Once you have signed off on your options at the design center things are finalized! No changes are allowed afterward. This is to allow Del Webb to lock down the basic design and order long lead time items. This also minimizes confusion and allows a smoother build process. They are building a lot of homes in parallel at any given time. We highly recommend that you hire your own inspectors for slab, framing and final build! Del Webb builds a good home not a perfect home. Think carefully about your preferences and communicate clearly with your sales person, preferably in writing via email. If you can, visit the build site several times to monitor progress. If you have questions, communicate them clearly with your builder and sales person. As a 55 plus community that may be building in a hilly area be aware that homes built on rising slopes may have stairs in their garages and entrance ways. Homes built on falling slopes may have stairs off their back patios. Walk the lot you intend to purchase! ... More

Pulte seems to care about the quality and seems to be very honest and truthful. We had a great salesperson and construction managers. They did do what they said they would do. Only negative I’ve run in to was getting things done after closing thru their warranty department - they are most likely short-handed and overworked. If I had to do it again, I would not close until every single issue (punch list item) is done satisfactorily - no one has any motivation to work on a house that has already closed and warranty department is slow.

I am glad to be in my new home finally. I was disappointed by 3 months delay in completion of my house but really liked the way the house looked when I moved in. There are couple minor but annoying issues which Customer Care Center is helping me to resolve in timely manner. All together I would recommend Del Webb experience to others.

Whatever date promised, add months. Need to watch every step of build as corners are cut by subs ie insulation not at appropriate lrvel, included features missing. Oversight of sibs and standards are lacking, ie trash behind walls if you open them up. Paying for the community, certainly not the quality of the home.

Mortar and debris in pipes caused flooding in house 2nd night. Consistently finding problems in the contractor poor workmanship. Response to correct problems is often slow to none at all, often requiring me to constantly follow up. Workers still in neighborhood play music so loud it interferes with inside comfort.

It seems like Pulte says one thing but practices another. Their inattentive attitude towards issues was a factor to us not closing earlier than we did. Project manager, while attentive to some issues , was / seemed lacking in experience. He had a lot of issues for the multiple homes he was assigned and as a result could not give the proper attention to all customers in a timely manner. Another words, too much to effectively manage for one person. It felt like Pulte just wanted to get to closing at any cost….not a good practice if you’re looking for referrals for future business.

Workmanship is low quality, looks like they were in a hurry. Small things not finished. Painting was sloppy, many areas had to be touched up. Ordered fence and gutters in contract. When did first inspection we were told those are only place holders so had to have those installed on our own. Found all of the windows were not locked when we moved in had to lock all of them. Lawn was not rolled and the gaps between the sod was very large had to have a landscaper roll the lawn and fill in the gaps with dirt. Caulking between the seams on the brick were not finished still waiting for someone to finish caulking. House was dirty. Floor had gritty feel to it. Counter tops were not cleaned well, had streaks all over them. When it gets humid back door is hard to close. Overall looks like everything was rushed, no attention to detail, nor finishing what was started. ... More

We love our new neighborhood!

Closed in September and I'm still dealing with items that were never completed. Took several weeks after closing to install a missing appliance. The quality of workmanship needs a great deal of improvement. After completion cleaning was poorly done and I'm still cleaning paint off of the floors and windows.

Bruce was wonderful to work with from a sales perspective. He kept us informed of the progress of the construction, even there were issues. Pulte: The building structures; walls and roof trusses, are manufactured off-site so, there is no opportunity to make minor adjustments in locations of doors, wall layouts, etc., to accommodate specific homeowner desires. Low voltage wiring, internet and coax cabling scope of work does not include completion of cable terminations at access panel. Homeowner is required to hire a separate contractor / vendor to make these terminations. Rough grading of development leads to significant slope differences between houses. When the final grading is completed, the slopes and distances between the adjacent houses created sharp V at the property lines, which will make installation of fences and mowing of lawns more difficult. The final grade materials and installation of sod leaves ridges, it does not appear that it is rolled after installation to even out and secure the sod to ground. Response time to warranty items take a longer than needed time to resolve, even when contractors are on site working on adjacent houses. ... More

many good options to choose from

The buying experience was great but it seems that the organization is either not staffed for a quick response or not interested in resolving issues promptly.

Great experience all thru the process, from sale to close. Excellent people to work with. Communication was consistent and professional.

Too many people in layered systems. From purchasing through follow up warranty support after closing. Poor communication. Real low quality materials used, especially wood framing. Workmanship quality and accountability of workers not good. They show when they show, do poor to fair work when present, leave low skill workmen unsupervised, and take too long to address fixing what should have been done right the first time.

Price was inflated due to competitive lot selection process and loan commitment suffered with interest rate hikes. Quality control was lacking with major subcontractors.

We were under the impression Pulte did erry happy to move to Defabulous work, but we feel the workers had to work too fast and so the quality was lost.

After hearing all the horror stories of building a house I was reluctant in building one myself. But with Del Webb I could never be more pleased in how our home came out. We had very few issues and those that we had were taken care of promptly. All the Del Webb employees are great to work with and I would recommend Del Webb to anyone who asked. They would get a 5 star rating from me.

I am confident the home is built well. Quality products appear to be used. I don't like 2x4s used for joists. They should always be 2x6. Their quality of workmanship for simple things is lacking, like paint splatter, grout splaters, cement splattered all over, terrible acid washing of the brick, and the quality of sod is not good, very weedy. What really gets me is Pulte's lack of going a little extra for someone in a wheelchair. They refused to make the steps in the back a ramp so there is only one emergency escape route for a wheelchair user. Also a refusal to leave off a shower door so wheelchair users could not even use the shower when they moved in. A rod and curtain would have been fine. ... More

Be sure you hire a private inspector for the framing, framing problem fix and blue tape inspections. My experience with Pulte is that they are not a quality builder. We have lived here over a month and multiple items still have not been fixed.
