This has been a very positive experience. Hannah was great at explaining all of our questions and keeping us updated on events through the whole process. Matt has been excellent at the construction side of the project. He kept us appraised at all facets and phases of our home's construction. He answered all of our questions as we went through the process and got all of our special requests fulfilled in a timely manner. He was great to work with and was respectful through the whole process. By the end of our home construction we consider both of them to be friends.

Our overall experience with Del Webb/Pulte has been good. During the building process we were kept informed on the progress. However, they refused to make any changes, no matter how minor, even if it was easier and a more straight forward procedure. Selection of finish options was limited and basic. The kitchen cabinets from the new supplier are built very nicely, but installation fit and finish is sloppy with nail holes and joints not caulked. Several drawer slides weren't installed correctly, and the drawers pulled right out of the cabinet. Painting was sloppy with paint spots left on ...

The process to build our home has taken almost a year from start to finish. The quality of what we received vs what we paid is not equal. We have experienced numerous problems from the get-go. We have a broken truss in our attic that Pulte didn't identify before closing, but (thankfully) our private inspector did. Pulte opted not to repair it, they just added to braces to each side and had the Engineer say it was good. Plumbing is horrible, water pressure is non-exixstent. Discovered from SAWS that it was because the fixtures used to tie into the City water line was less than adequate ...

Del Webb Worst Experience of a Lifetime

Here we are buying our final home to live out our golden years. The workmanship is awful; shower door was put in backwards, almost fell on us, a third of downstairs HVAC was wired to upstairs thermostat so we froze for over two weeks since it wasn't deemed an emergency. We looked all over San Antonio for a new home and made over final decsition to by in the Del Webb community. It took longer to finish the home then originally projected. We were not given the slab inspection from the builder and didn't meet with anyone until we made a few phone calls. Del Webb is a Good Tract Home Builder

We are very happy with our new Del Webb home but other buyers should be aware of a few things. Del Webb is a Tract Home builder, not a custom or semi-custom builder. As a part of Pulte Group they are at the top of the tract home line and we think they are better than most tract builders. They provide a limited set of options on their homes. Buyers need to carefully peruse the options available in their options guide. Things such as structural options will need to be finalized early. Pulte seems to care about the quality and seems to be very honest and truthful. We had a great salesperson and construction managers. They did do what they said they would do. Only negative I’ve run in to was getting things done after closing thru their warranty department - they are most likely short-handed and overworked. If I had to do it again, I would not close until every single issue (punch list item) is done satisfactorily - no one has any motivation to work on a house that has already closed and warranty department is slow.

I am glad to be in my new home finally. I was disappointed by 3 months delay in completion of my house but really liked the way the house looked when I moved in. There are couple minor but annoying issues which Customer Care Center is helping me to resolve in timely manner. All together I would recommend Del Webb experience to others.

Slow and careless

Whatever date promised, add months. Need to watch every step of build as corners are cut by subs ie insulation not at appropriate lrvel, included features missing. Oversight of sibs and standards are lacking, ie trash behind walls if you open them up. Paying for the community, certainly not the quality of the home.

Mortar in Plumbing Workmanship Questionable

Mortar and debris in pipes caused flooding in house 2nd night. Consistently finding problems in the contractor poor workmanship. Response to correct problems is often slow to none at all, often requiring me to constantly follow up. Workers still in neighborhood play music so loud it interferes with inside comfort.

It seems like Pulte says one thing but practices another. Their inattentive attitude towards issues was a factor to us not closing earlier than we did. Project manager, while attentive to some issues , was / seemed lacking in experience. He had a lot of issues for the multiple homes he was assigned and as a result could not give the proper attention to all customers in a timely manner. Another words, too much to effectively manage for one person. It felt like Pulte just wanted to get to closing at any cost….not a good practice if you’re looking for referrals for future business.

First Pulte home purchase

Workmanship is low quality, looks like they were in a hurry. Small things not finished. Painting was sloppy, many areas had to be touched up. Ordered fence and gutters in contract. When did first inspection we were told those are only place holders so had to have those installed on our own. Found all of the windows were not locked when we moved in had to lock all of them. Lawn was not rolled and the gaps between the sod was very large had to have a landscaper roll the lawn and fill in the gaps with dirt. Closed in September and I'm still dealing with items that were never completed. Took several weeks after closing to install a missing appliance. The quality of workmanship needs a great deal of improvement. After completion cleaning was poorly done and I'm still cleaning paint off of the floors and windows.

Bruce was wonderful to work with from a sales perspective. He kept us informed of the progress of the construction, even there were issues. Pulte: The building structures; walls and roof trusses, are manufactured off-site so, there is no opportunity to make minor adjustments in locations of doors, wall layouts, etc., to accommodate specific homeowner desires. Low voltage wiring, internet and coax cabling scope of work does not include completion of cable terminations at access panel. Too many people in layered systems. From purchasing through follow up warranty support after closing. Poor communication. Real low quality materials used, especially wood framing. Workmanship quality and accountability of workers not good. They show when they show, do poor to fair work when present, leave low skill workmen unsupervised, and take too long to address fixing what should have been done right the first time.

After hearing all the horror stories of building a house I was reluctant in building one myself. But with Del Webb I could never be more pleased in how our home came out. We had very few issues and those that we had were taken care of promptly. All the Del Webb employees are great to work with and I would recommend Del Webb to anyone who asked. They would get a 5 star rating from me.

I am confident the home is built well. Quality products appear to be used. I don't like 2x4s used for joists. They should always be 2x6. Their quality of workmanship for simple things is lacking, like paint splatter, grout splaters, cement splattered all over, terrible acid washing of the brick, and the quality of sod is not good, very weedy. What really gets me is Pulte's lack of going a little extra for someone in a wheelchair. Be sure you hire a private inspector for the framing, framing problem fix and blue tape inspections. My experience with Pulte is that they are not a quality builder. We have lived here over a month and multiple items still have not been fixed.
