Have had several issues since moving in which is to be expected, but the responsiveness from the subs leave a lot to be desired.

I have a DEAD tree in my front yard and want it taken out, the hole filled and new sod put down. It's been DEAD since I moved in and no one seems to care but me. They said to keep watering it often even though I have a sprinkler system. I did but it is still DEAD.

Do not ruch thru final inspection, take the time to inspect all doors and windows for security and weather proofing. Railings will NOT be painted so be prepared for that. Landscaping is very haphazard in detailing what plants, trees and type of grass you have. Orange tube with wires will be hanging out of your home.Might have both outside water facets on same side of house. Inspect EVERYTHING

We looked all over San Antonio for a new home and made over final decsition to by in the Del Webb community. It took longer to finish the home then originally projected. We were not given the slab inspection from the builder and didn't meet with anyone until we made a few phone calls. Finally we meet with Matt on site and stated going over things and did a frame structure inspection. Matt was very polite and helpful with all our questions and requests. We had to keep pushing back our move in date due to many delay which we understand but can only accept so much. After moving in we were disappointed in the damage caused by all the different workers coming and going from the house that in the end cost Pulte Homes a lot of money. Damage to the stainless steel kitchen sink, stove hood, tile flooring, kitchen and bathroom cabinets, walls and trim etc… Next we work with Justin who came by and listed to all my concerns and took pictures and documented everything and said he will take care of these issues for us. Well we waited a few week and did not hear a word from anyone. I call to find out that there was a layoff and Justin was gone. Then I received a call from Gabe who has been wonderful. He rechecked all my concerns with me like Justin did. Gabe has done a wonderful job and has not left us high and dry. He is a real pro and is honest and we love working with him. My biggest concern now is the I am working with Airtron Heating and air conditioning to have the fresh air box moved out of the garage attic and into the inside heater room which is where it should be. My private inspector pointed this out to me. Airtron has been to my home three times for other issues and told me they will look into it. I finally asked for a supervisor. Christen from Airtron came out and said he would move it after I had him look at another home like mine to verify what I am saying. Airtron subs out the installation part and mine is missing the installation around the ducting and it looks like a 3rd grader did the finish drywall work on the base and wall inside the heater closet. it has been almost two week and no word. I call and spook to the call center and was told they will call me back and I have left messages to be in the phone queue for a call back, and nothing happens. I paid top dollar and feel ripped off on this issue. Also my property did not get a fence installed accross the back yard of my home. The metal fence stopped at my neighbors home. Why should I have to pay for a fence when everyone else has one. I have been told that this is the why Pulte does it. I deserve a better answer that. We moved into our new home with higher expectation and turns out that there was more to deal with then expected. I feel like I have been working full time to stay on top of issues so they don't fall through the cracks. We are finally seeing the light at the end of the tunnel. Bruce was wonderful to work with from a sales perspective. He kept us informed of the progress of the construction, even there were issues. Pulte: The building structures; walls and roof trusses, are manufactured off-site so, there is no opportunity to make minor adjustments in locations of doors, wall layouts, etc., to accommodate specific homeowner desires. Low voltage wiring, internet and coax cabling scope of work does not include completion of cable terminations at access panel. Homeowner is required to hire a separate contractor / vendor to make these terminations. Rough grading of development leads to significant slope differences between houses. When the final grading is completed, the slopes and distances between the adjacent houses created sharp V at the property lines, which will make installation of fences and mowing of lawns more difficult. The final grade materials and installation of sod leaves ridges, it does not appear that it is rolled after installation to even out and secure the sod to ground. Response time to warranty items take a longer than needed time to resolve, even when contractors are on site working on adjacent houses. ... More

The buying experience was great but it seems that the organization is either not staffed for a quick response or not interested in resolving issues promptly.

We were under the impression Pulte did erry happy to move to Defabulous work, but we feel the workers had to work too fast and so the quality was lost.

I am confident the home is built well. Quality products appear to be used. I don't like 2x4s used for joists. They should always be 2x6. Their quality of workmanship for simple things is lacking, like paint splatter, grout splaters, cement splattered all over, terrible acid washing of the brick, and the quality of sod is not good, very weedy. What really gets me is Pulte's lack of going a little extra for someone in a wheelchair. They refused to make the steps in the back a ramp so there is only one emergency escape route for a wheelchair user. Also a refusal to leave off a shower door so wheelchair users could not even use the shower when they moved in. A rod and curtain would have been fine. ... More

The Pulte contract allows them to make changes and buyer can't object, but buyer can't ask for any changes unless it is listed in the available options.

I had lots of help from the sales people, Hannah and Bruce, that kept me informed on the progress of the building process and the ladies at PGP title that helped me with all the paper work.

Overall we had a fair building experience at Del Webb. The sales person did a good job. But the construction quality was lacking. Attention to detail was not present. Workmanship was fair at best: Tile chipped, Wood floors damaged, electrical outlet Sheetrock over, windows not square causing closure issues for 5 windows, Construction management team changed 3 times over during build. Overall, you get value for your money. Through the punch list you will eventually get the items repaired. Recommend better supervision and guidelines for sub contractors. Consistant knowledge between models and final product needs to be improved. ... More

The Pulte BOD has not taken a position to maximize safety for the community. The safest approach is to OPEN UP THE RESORT CENTER so that residents do not have to spend extra money and go out into the community for swimming, exercise equipment, pickle ball, etc. Those who are staying at home to avoid all exposure would not be threatened at all by having the amenities open. Appears BOD is only concerned about their potential liability not the health and well being of the residents. We purchased at Del Webb for the Resort Center and now we have to spend more money and travel to replace those services. Would not have bought if we had known the BOD had no understanding or concern for the well being of the residents of HCR. ... More

Lack of communication. Sales consultant forgot who we were after closing. Another employee has been very helpful, as we had previously expected when purchasing a Del Webb home.

Workmanship is low quality, looks like they were in a hurry. Small things not finished. Painting was sloppy, many areas had to be touched up. Ordered fence and gutters in contract. When did first inspection we were told those are only place holders so had to have those installed on our own. Found all of the windows were not locked when we moved in had to lock all of them. Lawn was not rolled and the gaps between the sod was very large had to have a landscaper roll the lawn and fill in the gaps with dirt. Caulking between the seams on the brick were not finished still waiting for someone to finish caulking. House was dirty. Floor had gritty feel to it. Counter tops were not cleaned well, had streaks all over them. When it gets humid back door is hard to close. Overall looks like everything was rushed, no attention to detail, nor finishing what was started. ... More

Be sure to get everything that needs to be done before you move in, because afterward is a chore.

Be sure you hire a private inspector for the framing, framing problem fix and blue tape inspections. My experience with Pulte is that they are not a quality builder. We have lived here over a month and multiple items still have not been fixed.

My biggest issue is with the lack of pride in workmanship that I have encountered in different areas of the build. That goes from laying sod on top of weeds and trash in the yard, to still finding paint on my carpeting, breaking the door frame on the main entry door and trying to cover it up with caulk and paint, and finally to the way the brick fireplace was finished around the outlet boxes. There was skilled workmanship done in many areas like the brick and stone work on the outside, but it is overlooked by all this other stuff. Another example is I purchased the upgraded bath package 64807 which stated the collection as being EVA and would have a brushed nickel finish. I was trying to add a robe hook in the Master Bathroom so I looked at that and quickly saw that it didn’t match the existing towel and toilet paper holders that are in my house. After going through the different options on the Moen site, I found the matching ones are from the Mason collection which are cheaper and are not even Brushed Nickel like the EVA package. The builder may have saved $50 on the build by using the cheaper fixtures. The workmanship and materials were not up to what I expected. This is the fourth home I have owned, the 3rd in which I was the first owner. Many things were shoddy. The tile floors had glue spills all over them. There are several points where the cuts to install something (eg an electric socket) were too long and stick out. The seams between things were not smooth, glue, paint, caulking were on the floor, and on the walls. The pipes were not flushed, sand almost clogged the shutoff valve in one bath room.

Our overall experience with Del Webb/Pulte has been good. During the building process we were kept informed on the progress. However, they refused to make any changes, no matter how minor, even if it was easier and a more straight forward procedure. Selection of finish options was limited and basic. The kitchen cabinets from the new supplier are built very nicely, but installation fit and finish is sloppy with nail holes and joints not caulked. Several drawer slides weren't installed correctly, and the drawers pulled right out of the cabinet. Painting was sloppy with paint spots left on the floor, trim, and weatherstripping. Caulking around bath fixtures was sloppy and overly thick. We currently working with Pulte to get these concerns addressed. ... More

Whatever date promised, add months. Need to watch every step of build as corners are cut by subs ie insulation not at appropriate lrvel, included features missing. Oversight of sibs and standards are lacking, ie trash behind walls if you open them up. Paying for the community, certainly not the quality of the home.

Closed in September and I'm still dealing with items that were never completed. Took several weeks after closing to install a missing appliance. The quality of workmanship needs a great deal of improvement. After completion cleaning was poorly done and I'm still cleaning paint off of the floors and windows.

Price was inflated due to competitive lot selection process and loan commitment suffered with interest rate hikes. Quality control was lacking with major subcontractors.

Love interior of home; layout and finishes. Very disappointed with exterior. Driveway incline makes it very difficult to take garbage in and out. Never in the model or was told there would be steps going from garage into house. The whole reason for buying a single story home is to eliminate stairs. I'm an 76 and if anything should happen where I need walking assistance, I don't know I would handle living here.

PULTE HAS ALL THE BASES COVERED HOWEVER THE END FINISH OF THE HOME DID NOT MATCH THE QUALITY OF THE MODEL
