We heard..."I am sorry, but you must have slipped through the cracks"...one too many times. Everyone we spoke with was nice but too many times things did not get done unless we pursued them. We were made to feel like we were the bad guys in just trying to get people to follow through on what the committed to doing. Several individuals were very good (ex. Construction Mgr) but it was a bumpy road getting there.

Issues with fixes has been frustrating. Response in some cases slow or ignored. Some issues were addressed in a timely manner. Not happy with the bumpy lawn and the fact that it is on all sides slanted and very difficult for me to walk on. Otherwise I love my house.

The only reason we used Pulte was they were the only builder for the 55+ active community. This is the second house we have built in 4 years and we were very disappointed in Pulte

Garden series home are poorly constructed. Get an independent inspector for every step. If you buy an inventory/spec home get an inspector. Have them send a camera down the sewer line. This is my second home in this area and both had broken or clogged sewer lines; many of my neighbors had the same problem. Landscape is not warrantied because the company doesn’t do it right so the yard is difficult to walk in which is dangerous for the older homeowners. They are planting two trees in tiny front yards that will be huge when they mature and that goes against the foundation paperwork you receive ...

Mortar in Plumbing Workmanship Questionable

Mortar and debris in pipes caused flooding in house 2nd night. Consistently finding problems in the contractor poor workmanship. Response to correct problems is often slow to none at all, often requiring me to constantly follow up. Workers still in neighborhood play music so loud it interferes with inside comfort.

It seems like Pulte says one thing but practices another. Their inattentive attitude towards issues was a factor to us not closing earlier than we did. Project manager, while attentive to some issues , was / seemed lacking in experience. He had a lot of issues for the multiple homes he was assigned and as a result could not give the proper attention to all customers in a timely manner. Another words, too much to effectively manage for one person. It felt like Pulte just wanted to get to closing at any cost….not a good practice if you’re looking for referrals for future business.

Kenny and Andrew are excellent and know what they are doing . Unfortunately their communication is below standards . Every step of the way the wrong materials were used and had to be done over . Wrong counters , sinks , backsplash , toilet .

My salesman was great. The woman from design center great. Then comes my field manager ok in the beginning but as soon as house closed fixed almost nothing from punch list. Not very responsive to texts. Now I have a new field manager who takes over after 30 days so we will see . He is at least responsive and has scheduled a couple of repairs. Hoping to get my hand held shower head soon . So will see how new manager does too early to give review on him .

The quality of materials seems to be good. The problem so far seems to lie in the carrying out of the warranty work. Promises are made, however, the actual carrying out of the warranty work by the contractors is sorely lacking. Communication needs to vastly improved between what I as the homeowner reports to Pulte/Del Webb and whatever Pulte/Del Webb passes along to the contractor. Be careful and get involved. Trust but verify. Not all supervisors are the same and some don’t supervise until after something happens. Some talk good, but when it comes to delivery well it is another story. Sales need to listen to the customer.

Our project manager changed 3 times during the 9 months. We lived across the country and had to request updates on build. We felt disconnected and once we moved in, our last project manager left for another job so we have no one to discuss issues with. The last project manager wasn't invested in our anyway so we always felt alone. Fixing issues are on your own to figure out and deal with even if they were not done before closing. It is sad to pay this amount of money and be treated in this way.

Builder gave us a closing date they couldn't keep, so it made it very difficult for us. The construction may have been rushed at the end. There were many missing items and defects which are still being worked on. It has been over a month since closing. The construction manager, however, has been very responsive to our communication.

Poor Design of home

2-3 minutes to get hot water to the master shower and kitchen sink. Air conditioner system is under designed and takes several hours to heat the home. Master bedroom in 2-3 degrees colder. Closing a disaster 20 major items not fixed 24 hours prior to closing

Ask a lot of questions and have everything in writing. If there is something you see in the model do not assume that is what you will get for the finished Product. Be on property site as often as you can and document all problems questions etc.

Would Definitely think twice before buying from Pulte again.

The process to build our home has taken almost a year from start to finish. The quality of what we received vs what we paid is not equal. We have experienced numerous problems from the get-go. We have a broken truss in our attic that Pulte didn't identify before closing, but (thankfully) our private inspector did. Pulte opted not to repair it, they just added to braces to each side and had the Engineer say it was good. Plumbing is horrible, water pressure is non-exixstent. Discovered from SAWS that it was because the fixtures used to tie into the City water line was less than adequate ...

Considering it's a new house why do so many things need fixing. I was promised things would be fixed before move-in. That didn't happen. Frustrating House was not cleaned after construction was finished. Dead grass was installed,didn't recover.I would not buy here had I known.

With exception of our salesperson and our ORIGINAL PM, we felt "robbed" of our Del Webb expierience. From Pulte mortgage to the day of close and thereafter there were so many problems that it sucked the joy out of our forever home purchase. We were sold on the fact that Pulte sets the industry standard. That the customer service was excellent and that our home would be everything we expected. We were told we would have a walk through to make sure of this and if things needed correct it would be done and then we would have a Celebration Walk Through. The initial contact with the Sales office and the purchase agreement went very smoothly with transparent information. However, once the build started there were problems with materials and subcontractors work. Some of these were addressed by the project manager at the time. But our pre-closing walk through was scheduled the same day we closed allowing us about 1 hour to do, during this walk through we noted a list of items that needed to be fixed or repair which the project manager said would be completed that day.
