As a buyer of a Pulte home you must be diligent in keeping up with them from the meeting with the sales office to the completion with the construction manager. *Double check appx. closing date. We were told a date, a date we had to have our house under contract, which left us homeless for 3mo. because the salesperson "made a mistake". They replied it was an appx date but then why didn't they change the contract with when we had to have our house sold by. *Communication is poor at best. Major issues with lack communications and explanations with Pulte Mortgage, Employees working from home with kids, dogs in background and seldom getting timely answers or call backs. communications with building supervisors were very good (Thank you Kenny and Cody), however, some of Pultes vendors were very sloppy; leaving paint drops all over the tile floors, hardware such as several towel racks, door handles not securely fastened, cabinets needing adjustment to fit. We have had a terrible experience. Our first inspection was scheduled for Jan 16, 2023 and when we came in from Albuquerque we found out the supervisor had gone out of town, had not let us know and we had to reschedule for the next Thursday, costing us extra money and time to be in Texas. We inspected before closing and pointed out several concerns. We were told to close and assured everything would be taken care of before we took possession. Del Webb Worst Experience of a Lifetime

Here we are buying our final home to live out our golden years. The workmanship is awful; shower door was put in backwards, almost fell on us, a third of downstairs HVAC was wired to upstairs thermostat so we froze for over two weeks since it wasn't deemed an emergency. Walls uneven, sod pathetic, thorns and burrs throughout, multiple irrigation and main water line leaks on the property, the worst cement job I have ever seen, uneven edges, pits, paint on tile and carpet, adhesive all over granite, had to get all new light bulbs as the ones they installed are all so dim. Too many people in layered systems. From purchasing through follow up warranty support after closing. Poor communication. Real low quality materials used, especially wood framing. Workmanship quality and accountability of workers not good. They show when they show, do poor to fair work when present, leave low skill workmen unsupervised, and take too long to address fixing what should have been done right the first time.

We should’ve known better, any builder that asks for $10,000 earnest money upfront.

Lesson learned, if the Builder asks for $10,000 in earnest money you should be skeptical. My wife and I thought that earnest money amount was high because of the demand in the Del Webb community. What we found during the construction process was a lack of oversight by the construction manager and the on-site team of construction foreman. Subcontractors are not supervised. One subcontractor comes in and damages of the work of another subcontractor who just completed their job.. once you have given them your money there is no refund when you see the extremely poor quality during the ...

ADA and other issues

The ADA issues, which I at all times of the build informed both sales and construction manager, were not addressed. After signing closing documents I had to hire a private State of Texas inspector. He found 45 pages which included photos of deficiencies of the home. Most have been subsequently been addresses but the ADA issues has not. I did at all times during the build formed both the sales person as well as construction manager that I had to have a no barrier entry into my home. This is a senior community and I believe Pulte should have addressed the problem.

A real disappointment

The build quality was the poorest I have ever seen in a new home. There were problems with broken trusses, walls that were not plumb or square, sheet rock seams horribly visible, appliances installed incorrectly and windows out of square and needing replacement parts. We were assured at closing that everything would be corrected immediately, but 6 weeks later we are still waiting for repairs. I could never recommend Pulte to anyone looking for a new home.

This home has low quality of workmanship with many of the finishing details poorly done. We have had to have them come back to redo and repair many items that should of be done correctly in the first place. For a home that cost a half million dollars I would have expected much better quality and attention to details.
