Construction seems to be good. The people who do the finish work don't seem to have any pride in the work for the most part, a few do!!

Floors were chipped, caulking is horrid, walls need a lot of help, grass and plants are cheap. Materials are not the best.

Some of the sixteen problems we reported with our brand new home included an improperly-installed dishwasher that leaks every time we use it, a clogged shower drain, a broken door lock, a scratched refrigerator with non-functional ice maker, a defective water softener, two worker-stained carpets, and just discovered—“marble” kitchen counters that change color in response to becoming wet. Several of these have been fixed to our satisfaction, but some we’re still waiting for action on.

As much as I love my home I can see lots of issues that weren’t properly taken care of. Pulte’s fix for everything is caulk! If your able to visit your home site, do it. We can see that the quality of workmanship is lacking. Before moving in our home we addressed several items with our home build supervisor but he was lacking in getting things done properly. We did threaten to not go to closing and most items were “done” in a rush to get us to close. I will say that the warranty rep (James) is Pulte’s saving grace. Poor Quality Home - Get an Inspector Before Closing

Get an independent Inspector!! Had to submit multiple requests to get someone to address the following: Gas leak, 4 Electrical Outlets Exterior wired incorrectly, Windows not sealed completely, Garage Opener without a light, Caulking used to hide poor measuring and cutting of molding, Bathtub stained and clogged because workers used to clean their tools, Faulty Senor on Washer, Tile Floor stained with adhesive throughout the house, Toilet Makes a high-pitched noise when flushed, Tile floor in bathroom not cut straight (they came in and used caulking to cover it up, Tile Back splash in kitchen ...

Add everything you think you might want in your wish list at the beginning of the process. You can always back things out if you wind up with a final price that you are not comfortable with.

I have built more than one home. Based on my experiences, this builder is above average in all areas of the process of buying a new home. I would recommend them to others. However, there were issues that could be improved and areas I have seen done much better by other builders. My intentions for providing this review is in hopes that it would help a potential buyer and help the builder improve. We love this house, its layout, roominess, and amenities. But, it gets rather pricey when you want things the way you want them, rather than how the "computer system" wants them. For example, the "computer system" said we could not extend tile into the closet immediately adjoining the 2nd bedroom's bathroom. We were forced to have carpet. Similarly, we couldn't have the same color cabinets in our Laundry Room as we had in our Kitchen. Good grief! Craftsmanship? The bricklayers did an absolutely outstanding job. Quality control at closing was very poor. Test ball in sewer line was stuck, blocked sewer. No water to dishwasher. Dishwasher was installed crooked. Paint finish throughout house is pathetic. A third grader could do a better job. Rain gutter was installed only after argument even though sales person assured me at time I put a deposit down it was included. Paid a premium for my lot to have a view. Was never informed the property behind my house is privately owned and can be built on. Very disappointed in quality of workmanship.

Since buying this house it has had some good experiences and some disappointing experiences, Example: Airtron Air Conditioning does not have a rep to help you with your control panel, after spending 200K+ for this house I think it is not asking too much for the new homeowners. Everyone we talk to in the neighborhood has questions on the AC and Heating system controls.

They are all about the $. Once they have your money, you become irrelevant. Someone to be ignored. The customer service is non existent. Quality of workmanship is that of a 4 year old. The only good thing is the clubhouse and the residents. If you buy a started home you can not change ANYTHING.

$400,000 dollar fixer-upper

The field manager was inexperienced, his supervisor is incompetent and no one listened to us when we were telling them through the building process that things weren't going correctly. After closing we have been attempting to get the mistakes corrected and have only found one person interested in doing the right thing. If I had to build again with Pulte Homes I wouldn't do it and I wouldn't recommend anyone build with the group at Hill Country Retreat.
