When we first signed the Contract, we were very excited about this new-built Home, While the buying experience was good, when we moved in, we found that Pulte had cut corners. Investing a little into simple, cosmetic features would go a long way. I am hoping that the core construction is good because that will stay with us for a long time. We liked the electrical design of the switches, etc. -- very well thought-through. While other builders like K Hov, and Toll Brothers use local subcontractors, overall, I think that the Construction Manager was not on top of the overall quality. The ...

Sales experience was fair, too much pressure on buy it or someone else will, yet still units available. Things not fully explained during sales pitch, such as responsible for landscaping. Once purchase made, builder should provide detailed floor plans, made everything more frustrating when you couldn’t do furniture layout in advance. Build quality good, not great, especially tile work. Closet systems are a joke. Have to upgrade everything to get average quality.

Everyone at Del Webb/ Montebello have been responsive and pleasant to work with. John, our sales rep, was with us every step of the way. The written communications from Del Webb was appreciated and informative. Our Building Coordinator Steve was patient and followed up on our concerns immediately. So why not 5 stars? Frankly, we have found lots of small issues with the construction. Areas not grouted, nails popping up through the carpet, paint not applied properly. When converting your sales office to a home, you will save the buyer considerable headaches if you renovate the unit as if it is a new house. Especially remove the excess data lines and replace the cable service with a new fish tape. Also be sure the utilities and cable service are officially stopped with the utility and cable companies. All new plants should be in over sized holes with good soil.

For the price of this home the quality was substandard. We upgraded everything and have issues, in particular, with the cabinetry - so many scratches and inferior painting, and the interior paint job was terrible. Our construction manager even told us that if we tried to wipe away anything the paint would come off. In speaking with neighbors again tile, roof, and gas meter problems. We asked consistently for the price of the "standard" furnishings, like flooring, carpet, cabinets, etc., to be shown on our upgrade sheet and it never was. Friendly sales agent. Build manager did not follow through on commitments. Fit and finishes below expectations for house at this price point. In particular, the paint and its application were poor. Design center options were too limited. Clubhouse appears to be undersized for the size of community.

New home and neighborhood, working out the kinks

We have had many unexpected events including gas meter leak, weeks without mail, electricity failure, and issues with appliances. The support people are wonderful and buying the home was a breeze, but we didn’t expect to have issues with a brand new home. Hopefully, the road ahead is all roses!

Del Webb have great designs on three different tiers homes. We choose the premier collection. Homebuying experience was good. We put a down payment for our house in late May or early June. Del Webb delivery date was set around late September or early October. The house started construction in mid June. Mid September, Del Webb gave us the delivery date of Oct 12. On Oct 12, we did a walk through and took possession of the house. On Oct 15 we moved in. After settling down and took the first shower in the master bath. We discovered that the water didn't drained properly toward the drain hole. ...

We were surprised and disappointed with the lack of customized options in a near million dollar house. Finish contractors were of mixed quality, however, our final construction manager corrected everything quickly. He was a gem!
