We noticed in several locations where there was paint spots/drops on wood flooring and carpet. Painting should have been finalized prior to laying wood floor and carpet. When baseboard were installed it's obvious that painters came behind the molding installation but did not tape off the areas before painting. Glass shower seams did not get properly caulked, having some water penetrate the seams. Shower caulking was poorly done. Found concrete on front porch stained from building materials. At final walk-through exterior of the house not power washed.

We have been very happy, overall, with our New hope buying experience. From the sales personnel to the construction foreman to the handy man and to the response team when we have made a call, everyone cares to do the right thing and to make your experience a thoroughly happy one.

Devon was great from first visit to closing. Closing day was a little Chaotic, but with Terri and I being "Construction" understood the nature of multiple settlements in one day! We are still waiting for some warranty items but we are in contact witht he team.

Considering the house is prefabricated the construction is satisfactory. We were pleased the house was completed on time. The sales staff was the delight of our experience being very responsive & courtious. For those seeking a 55+ community Del Webb should be a consideration.

Date: 31 August 2023. Subject: Quality of the outdoor water drainage in the areas around my new home. I am writing to make the community managment aware of my deep concerns regarding the possibility of damage to my new home by large amounts of outside water from heavy rain or snow which might flood my home's foundation and/or basement due to poorly designed drainage of the community land surrounding my home. Please examine the photos I send with this query. I do not claim to be a civil engineer but it appears little thought has been given to how my home might be affected if the surrounding areas are not of the proper level and slope and reinforced as appropriate to properly handle heavy water saturation. I note some areas of the community have stone walls and other structures which appear to be designed to ensure good drainage but the area surrounding my home has no obvious drainage related structures of any kind. Quality homes are expected to be designed to withstand all reasonable weather possibilities. I wish to discuss this issue in person with community management and receive written assurances that upon news of a coming severe thunderstorm or heavy snow storm I will need not be concerned with water damaging my new home. ... Great experience with the sales team! Great experience with the options select team! So far, great experience with the customer care team! Quality issues include the painting team. There are paint drips that were never caught on almost every door in our house. It is unsightly and unnecessary for an experienced team of painters. Almost every door has “sticking marks” where the door was closed too soon after painting and got stuck. No information about cabinets was provided. We had a cabinet shelf fall from broken clips breaking China and injuring me. We reported it. Customer care came and looked at it. No response yet and no resolution to getting manufacturer info on weight requirements etc. the upgraded KA refrigerator is not what we expected in quality. Love the layout floor plan, love our options pics. Additional upper end options should be available in a 55 and over. Marble options in the baths would have been nice and commiserate with our price point. Many have more to spend on this and are willing to as this is most folks last home before any assisted living might occur. I would also recommend giving a painting option for white ceilings. The whole room one color and in grey, is a bit dismal. Given the price point of this neighborhood, the option selections need a boost and refresh. We love the community atmosphere and are enjoying the community center, pools, and spending time with our new neighbors. ... More

We had a good experience with well managed professional sales staff and construction manager. The closing process went very smoothly. We'll have one year to test the quality of the house. For now, we're quite satisfied, and thank Devon (Delwebb sales) and Brian (Pulte construction) for their professionalism and due diligence.

Dave C. and his crew were Outstanding! They kept me informed throughout the process and delivered our new house a month early ahead of schedule. Simply put, they were very professional, thorough and earned a well-deserved “5-Stars” for a job well-done!

Pulte focus more on the speed of the build versus the overall quality. Too many shortcuts are being done to finish quickly. The number of items on the punch list are too many.

Zach has been extremely helpful from the beginning, starting from the Walk through. He has been very informative and explaining in detail about all the things about the house like HVAC and so many other technological things and functions. He has been extremely responsive to our concerns and questions. He has been great

The house construction seems good. Value for the money not good. Lot has a bad view of a house in the back. Highway noise is very high. At $675K I believe we over paid for what we got. The Amazon warehouse in the neighborhood is an eye soar. Neighborhood looks more like a military. I just don’t think the neighborhood is ascetically attractive. The few people we have met seem very nice. We love the lap pool. We were very disappointed that due to the timing of our purchase we had no input (zero) of anything in the house. Lack of flexibility.

Del Webb is a trustworthy builder who listens to ones needs and responds in an excellent manner, The whoe experience was easy and delightful.

We were impressed by quality of building construction and responsiveness of staff.

The rooms are so small as well

Due to unforeseen life circumstances I had to move quickly. With the help of the Pulte Team I was able to close in 3.5 weeks! Love my new home. They have been very responsive to any concerns, home is well built and comfortable.

Very poor interior painting and sheet rocking, cabinets very poorly finished. Eaves leak over front door.

Use cheapest rarely used toilet flash system. I will have to hire a plumber outside to replace them. Garage and driveway not even.The alarm system is impossible to set up and after reading the manual. The builder next foot useds my electricity to build their new house and use my outdoor faucet to water their lawn.

We are very happy with our purchase and the assistance we received from every associate. We highly recommend this Del Webb development to everyone. My mother says she feels like she has died and gone to heaven it is so beautiful here. The home shows excellent care and workmanship. We have no complaints at all.

We were excited to find a 55+ community close to our local area offering small homes with a yard that made downsizing an easier decision. Having the opportunity to spend a lot of time at Carter Mill to review the models (many times) was great and allowed us to prepare for a new home at Montebello. We did have concerns of course based on issues described by others on this post about the design choices, build quality, mortgage process, inspections and Pulte sales and project management responsiveness. However, in our case the entire process went smoothly with the only real issue being the delays in completing construction due to issues with Dominion Power. I give a lot of credit to Josh (sales), Emily (design options), Pulte Mortgage reps and David (Project Manager) for our positive experience. Of course we were not happy with the paint quality and some of the “attention to detail” issues and the limited choices in cabinets, lighting fixtures, landscaping and structural options. But all in all, we like the finished product. Since our June move in, we have met many nice neighbors, it’s easy to shop for just about anything and we look forward to to the clubhouse opening in a few months. ... More

House, at this point, seems to be well built. We moved from Florida and our home there was much quieter, due to stricter building codes (storms). This home is very comfortable and very glad we decided to finish out the basement.

everytime we asked for help they never called us back.

Make sure everything is to your liking by the time you move in. one grows old and cold quickly after they have your money

In building this house, everyone was very nice and helpful the whole way. They gave good advise and followed through on every step.
