Love our new home

We love this active retirement community, thoroughly enjoy the friendly residents and have a wide range of opportunities from all the activities in our country club style lodge. The Pulte detail in construction is exceptional and only serves to positively magnify the Del Webb community experience. Throughout the construction phases, representatives kept us informed and made time to meet when needed. From the guidance of our sales rep, Dawn, to the positive construction experiences with our site managers, Marvin and John, we felt very confident in the quality and pricing.

Truly surprised by the quality of workmanship. Haven’t had any issues thus far.

Overhead porch light dropped down with wires showing; Garage door frame not flush against door area; bathtub takes hours to drain; only very hot water from shower - no cold or warm: only cool and warm water from other shower. The first two items were promptly fixed after reported; bathroom items not responded to had to report again. They should be fixed soon. No timeline given yet.

Our experience with the build and move-in to our villa at the Del Webb Montebello property has been positive, overall. The Customer Care team on the property has been excellent in terms of communication and setting up repairs of interior and exterior issues. There are a few issues on the exterior that we were told were part of the design and couldn’t be changed by the builder. This is predominantly gutters and downspouts, which may result in our having to fix at our cost. Our contractor/builder contact was very helpful, but there was too much to cover in one walk-through. Several walk-throughs prior to moving in would have been helpful to catch all the punch list items. We might have seen more detail. Overall, we are happy with our Montebello Villa. ... More

The builder intervened promptly on an issue I had with the roof.

Some hiccups with minor installation issues with microwave, short closet door frame with less than 1/2" gap, a broken shower bar that fell when shower curtain is hung, missed linen closet ceiling paint jobs and hard to install Ring Doorbell. rain water flowing towards the front door side walk and wall. But overall the house is good. liked solid wall electric outlets, simple layout of floor plan, no leaks in bathroom plumbing, kitchen plumbing. Good amounts of electric outlets in every rooms and kitchen and garage. liked over sized garage room to store extra stuffs. solid mounting of outside spigot and electric outlets. Nice lawn, I missed watering first week and a half while moving in. no cracks in garage floor or driveway. Just wished, it would been much better, if there was options to select sunroom addition or floor, appliance selections. ... More

Devon and Steven were the best. THEY made it an enjoyable, easy experience. Because of them I have a beautiful home.

Everything has been fine. Relatively high-quality home for a tract built.

Devon was great from first visit to closing. Closing day was a little Chaotic, but with Terri and I being "Construction" understood the nature of multiple settlements in one day! We are still waiting for some warranty items but we are in contact witht he team.

Considering the house is prefabricated the construction is satisfactory. We were pleased the house was completed on time. The sales staff was the delight of our experience being very responsive & courtious. For those seeking a 55+ community Del Webb should be a consideration.

Great experience with the sales team! Great experience with the options select team! So far, great experience with the customer care team! Quality issues include the painting team. There are paint drips that were never caught on almost every door in our house. It is unsightly and unnecessary for an experienced team of painters. Almost every door has “sticking marks” where the door was closed too soon after painting and got stuck. No information about cabinets was provided. We had a cabinet shelf fall from broken clips breaking China and injuring me. We reported it. Customer care came and looked at it. No response yet and no resolution to getting manufacturer info on weight requirements etc. the upgraded KA refrigerator is not what we expected in quality. Love the layout floor plan, love our options pics. Additional upper end options should be available in a 55 and over. Marble options in the baths would have been nice and commiserate with our price point. Many have more to spend on this and are willing to as this is most folks last home before any assisted living might occur. I would also recommend giving a painting option for white ceilings. The whole room one color and in grey, is a bit dismal. Given the price point of this neighborhood, the option selections need a boost and refresh. We love the community atmosphere and are enjoying the community center, pools, and spending time with our new neighbors. ... More

Del Webb is a trustworthy builder who listens to ones needs and responds in an excellent manner, The whoe experience was easy and delightful.

We were impressed by quality of building construction and responsiveness of staff.

Due to unforeseen life circumstances I had to move quickly. With the help of the Pulte Team I was able to close in 3.5 weeks! Love my new home. They have been very responsive to any concerns, home is well built and comfortable.

We were excited to find a 55+ community close to our local area offering small homes with a yard that made downsizing an easier decision. Having the opportunity to spend a lot of time at Carter Mill to review the models (many times) was great and allowed us to prepare for a new home at Montebello. We did have concerns of course based on issues described by others on this post about the design choices, build quality, mortgage process, inspections and Pulte sales and project management responsiveness. However, in our case the entire process went smoothly with the only real issue being the delays in completing construction due to issues with Dominion Power. I give a lot of credit to Josh (sales), Emily (design options), Pulte Mortgage reps and David (Project Manager) for our positive experience. Of course we were not happy with the paint quality and some of the “attention to detail” issues and the limited choices in cabinets, lighting fixtures, landscaping and structural options. But all in all, we like the finished product. Since our June move in, we have met many nice neighbors, it’s easy to shop for just about anything and we look forward to to the clubhouse opening in a few months. ... More

House, at this point, seems to be well built. We moved from Florida and our home there was much quieter, due to stricter building codes (storms). This home is very comfortable and very glad we decided to finish out the basement.

In building this house, everyone was very nice and helpful the whole way. They gave good advise and followed through on every step.

Communication throughout the build was very good

Start to finish good communication from all parties. Quality products throughout. Only negative has been the finishing, i.e., wall board in garage not smooth, some paint drips, window sills with broken boards. These items will be addressed and I hope will be fixed.

Every one knowledgeable and responsive. Home delivered on time. Home buying process very smooth, which was great since we were moving 500 miles.

Sales, lending and construction management were all superbly executed. We are enjoying our new home immensely! Thanks

We looked at Del Webb homes for several months and nearly bought in the fall. When an opportunity came up around the end of the year for a special price on our home that was already completed with upgrades above and beyond our wish list we worked with John to make it happen and with a relatively flexible closing date to complete the quick sale of our existing home. Since moving in we have had small issues resolved quickly and to our great satisfaction. Nice job everyone - thanks to the whole team.

The builder, Pulte has a great customer communication system in place. The project manager was very prompt and informative on the process of building my home. Everything was done as expected and on time. The community amenities are just now being built and I believe that they will be fantastic and will be beautiful when all the landscaping and walking paths and ponds are finished. Good time to get your home in this community.
