Everyone at Del Webb/ Montebello have been responsive and pleasant to work with. John, our sales rep, was with us every step of the way. The written communications from Del Webb was appreciated and informative. Our Building Coordinator Steve was patient and followed up on our concerns immediately. So why not 5 stars? Frankly, we have found lots of small issues with the construction. Areas not grouted, nails popping up through the carpet, paint not applied properly. Nothing major but the overall impression is that there was a lack of attention to detail and the need to just finish the job. When converting your sales office to a home, you will save the buyer considerable headaches if you renovate the unit as if it is a new house. Especially remove the excess data lines and replace the cable service with a new fish tape. Also be sure the utilities and cable service are officially stopped with the utility and cable companies. All new plants should be in over sized holes with good soil.

Pulte focus more on the speed of the build versus the overall quality. Too many shortcuts are being done to finish quickly. The number of items on the punch list are too many.

As soon as the stone was laid, we pointed out that 2 of the top stones didn't meet at the corner. We were ignored until a week before closing when we threatened to walk away from the deal to get the improperly laid stone fixed. Similarly, we pointed out an area of standing water behind our property before the sod was installed. Again, we were repeatedly strung along until I wrote to the county. The swale is now supposed to be addressed by April 15. No one told us when we picked out our fixtures that no racks for hand towels would be placed in any bathroom other than the master. They are $21 on Amazon. For an $800+ house, you could have installed hand towel racks in the other 2 bathrooms. Likewise, it was needlessly annoying making us hire subcontractors to install the ceiling fans, dining room fixture and electric car charger. Overall, a good construction experience. One problem was coordinating construction decisions remotely from NC. Construction monitoring and reviews went more smoothly as we had relocated to a local apartment. Construction staff have been helpful in resolving minor issues. Frustrating issue is delivered KitchenAid refrigerator was not cooling/freezing correctly on day one. Although a loaner refrigerator has been provided, it is not what was ordered.

Need more information regarding items to fix.

The setting and design is lovely offering many comforts for an aging community. Meetings with Debbie were productive and enjoyable. A woman’s jewel and focus is a home’s kitchen. My “upgrade 4” kitchen, is no gem. Installed is a Whirlpool refrigerator, Kitchen Aid range, Jenn Air dishwasher with contrasting stainless steel fronts and handles — whatever was available prior to closing. The cupboard that holds the Kitchen Aid microwave was damaged when installed as was an expensive pendant light. The 30-day walkthrough Josh offered has never been scheduled and I settled mid-June.

Ask a LOT of questions and don't let yourself to be rushed into your decisions on your choices of extras

The sales experience was great but would have liked more information/instruction on the smart home options. Building process was good but rushed at the end. Not everything was done before we walked our home before closing.

Although they were generally very responsive during the building phase, they failed to notice a number of poor workmanship issues and serious mistakes (i.e. incorrect hose bib placement and others) until it became a challenge to fix them. Since we've been in the house, responsiveness has dropped off somewhat. It's taking more time to get to issues that are raised and I'd like to see more of a sense of urgency to our requests. I also believe that, that given the price of the house there could have been some higher end components. The windows in particular are very low quality and should have been better. ... More

The supervisor the best we have ever had and they do build quality homes. Supervisor was very responsive and did get most things fixed quicklyLandscaping is ok and outdoor painting could have been better.

Actual home purchasing experience was great. Design consultation was great. Construction of house is good, but finish work is average to below average. Warranty repairs are very slow to resolve.

We are very pleased with our home purchase. The sell staff and our construction point of contact were always willing and available to answer questions. Our single significant issue of concern was the attention to detail by many of the various trade partners used to build the home. The painting of the home was terrible both inside and out, the cleaning staff used before settlement lacked attention to detail and the home was quite dirty upon settlement. The final inspection felt very rushed and the follow up was planned only two hours before our closing appointment. The project manager made it feel as if he was being bothered when we would point out and issue with the construction to him. I don't know if there is a lack of service personnel but the responsiveness of the service calls are very slow.

The sales, loan, and closing staffing was very thorough and professional. These three critical functions of the home buying process worked well and I would say a rating of 4 to 5 is just fine. However, the quality of the workmanship and oversight was average at best. Bad caulking, painting, and cleanliness in terms leaving open food at the construction sight resulted in an unusual amount of bugs and etc. Floor had holes in concrete foundation in which we could not verify whether this matter was corrected before floor installation.

Overall Pulte has been very good. However, our sales representative has made price mistakes and did not inform of us of all selections/options.

Love my new home! Quality workmanship, nice styling. Would appreciate more printed documentation supplied for appliances, shouldnt have to go to the web for every question you have. Overall very pleased.
