Our initial DiVosta sales person was not responsive at all but eventually was replaced with a very good one. There were 'supply chain" long waits for materials to arrive. In one instance the material arrived and disappeared overnight, lengthening the build time. Our project manager was very good at communicating with us, and he was responsive to addressing any concerns that arose during the build. There were incentives during the build that would have lowered our cost but we were in included in them. Had we been, we would have rated the value for the price paid higher. The initial purchasing sales person and process was good. There was a major delay in completing the villa due to many circumstances. Unfortunately the communication during that time was not always trustworthy. I simply wanted to know the reason for delays. It seemed that no one was willing to step up and just give me the true facts. It wasn't until the construction was fired that I finally met the new construction manager Dan who was very honest and did a good job finishing the villa within my timeframe. The final walk through went ok however manuals for appliances were stuffed into a cabinet drawer with no explanation. Also when we picked up the key a packet of information was simply handed to us with no explanation about any of the contents. It seemed like the sales guy didn't want to be bothered. I am very disappointed that I was charged an amenity fee of $3000 along with monthly dues and there is no center and no indication of when it will be completed. Every quarter we are told the next quarter. This is really a bad business practice. This should be a major priority because it is what we were promised and what we are paying for. With regard to warranty issues. We have major issues with the sheetrock installation that I am sure will get worse. We have a plumbing issue that is still not resolved. Our refrigerator needs new doors that are on back order. The washing machine stopped working and we are waiting for it to be fixed. We never received any touch up paint for the villa. I'm sure there will be more issues with this villa. It will be interesting to see if someone from corporate reads and responds to this review. My guess is no one will even respond. My rating for this builder and it's associates is poor. ... More

This purchase was a little difficult along the process but ultimately worth it. I do believe there were too many hands involved in the process, from builder to finance to closing, all part of the Pulte organization. The home itself is beautiful. It is not the high quality Devosta home I own in Naples Fl. It needs the fine tuning that I’m doing now with outside contractors. It will be primo when I’m done, but Devosta gave us a quality produce to work with. Thankyou for that.

Too many delays with closing.

We couldn’t be more happy with our home! It is absolutely breathtaking! We did wait a long time for it to be built with Covid and the hurricane, the supply chain and shortage on workers, but, it was totally worth the wait! Our home was quality built and it is amazing to live in! Can’t see ourselves ever moving out of this one!!

The communication process throughout the construction process was excellent. There were some small workmanship issues but, to date, Divosta has taken care of said issues promptly and without issue.

Our construction manager Patrick and our salesperson Jessica were great to work with. Also, Gene with the customer care warranty department was awesome. That being said, there are many things that we feel could be improved on. The hand applied texture on the walls looks sloppy. The bathroom door in the water closet is too big for the size of the room. We are still waiting for Whirlpool to replace our refrigerator door as 4 people have already looked at it and now they have to order a door. It won't be in until early August. This issue was pointed out in early May. There are still seams visible in the ceilings throughout. We paid $40,000 for impact glass and there are scratches and marks between the glass. The screens in the pool cage have openings. We have had the plumber come out because our kitchen sink was gurgling when we ran water in the master bath. We were told it was because we use Charmin toilet paper. That's absurd! All of these items either have been or will be put on our punch list as we go along. ... More

I’m still trying to have outstanding items resolved. Having to constantly follow-up, contractors not showing up as scheduled with no follow-up. This has been putting a strain on my work schedule.when a contractor does show up, we find out that the work order is partial complete creating additional follow up from my end. Unfortunately not the experience I was expecting or hoping for. Maria

Despite setbacks during Covid and supply chain issues, our home turned out beautiful and we’re very pleased with it.

I am happy with my purchase. There are some issues that need to be addressed, and we will wait to see if that happens. Most disappointed in the landscaping company (SunnyGrove) and in the amount of trash the construction crew leaves everywhere. I am also upset that the amenity center is not open and doesn't seem to have a date to open. This was one of the main reasons I chose this community.

The builder takes the time to build an amazing shell then totally lets you down on the interior finish...just horrible!

The experience was great once Patrick became my construction manager. DiVosta delivered the WOW!

First, it was six months before the slab was poured. A couple months for permits but six months is unacceptable. We did get delayed, probably a months worth by Ian, not the builders fault. We had three different CMs (Construction Managers) that are supposed to manage the build but we had a difficult experience with the lot. Nadine ghosted us, Justin was there briefly but left Divosta/Pulte and Dan was new and inexperienced. Joe is the manager of the local CMs here and he's a good talker, just not good in meeting the expectations he made in the discussions we had with him. In all three CMs we got to the point that they stopped communicating back to our request for more information and/or next steps. The CMs have been overloaded and they are ineffective under that overload. It took just under 18 months to finish our home which cost us thousands more in rent and storage. We also had to manage the project way more than we wanted and our punch list is over 40 items long. I doubt that all 40 items will be done in the 12 month home warranty period and I am seriously looking at retaining a attorney who is good with the arbitration process. Love our location but had I know this builder would be so sub-par I would have looked further. ... More

Our experience with Pulte has been great. Justin R and Pat, Our construction managers were the best! This is a beautiful subdivision.

Multiple mistakes & poor craftmanship, e.g, door bolts not set properly, one closet opening 15 inches too narrow, bathtubs damaged, all door strike plates crooked, towel racks fell off wall first time used, home was dirty & never cleaned before move in date, appliances not working, outside stucco sprayed over all outside vents/wirinf/faucets....HELP !!! Not worth price we paid.

The Construction team kept me well - informed at every stage, addressing my concerns promptly and proved regular updates. My questions and concerns were answered and they ensured that I felt informed and involved with the construction. The entire BW team worked together to get us in on time. Loving our new community

Although our home building process was lengthy due to covid supply issues and hurricane Ian, my construction managers Pat and Joe and my sales person Jessica resolved every one of our issues in a very respectful and prompt manner. Divosta has amazing employees.

Many quality features built into the home and in some areas, less than desirable. Paver brick driveway, patio and tile roofs are quality features. Windows leave much to be desired. Low emissivity glass to reduce solar heat energy should be essential in Florida but clear glass is what's provided which puts a greater demand on the air conditioning system. They provide hurricane shutter panels that need to be installed for protection. Installation is not a simple job. Hurricane rated windows would have been a better alternative. There are numerous little things that may not pop out when looking at the model but become obvious when until you move in. ... More

Everything that DiVosta/Pulte tell YOU the consumer about expecting the best is REALLY not what you get! Though our Project Manager Dan is a pretty great guy, he can only do so much with what he has to work with. The quality of the workmanship is HORRIBLE, especially when paying this kind of money for housing. There is NO pride in workmanship at all. I guess we never understood "production" building before. It's a pretty 'slap it up" kind of mentality, just get it done and worry about the customer;s dissatisfaction later. The finish on ALL of our walls is like nothing we have ever seen before, and the use of chaulk in the corners to rectify walls that are not plumb is unbelievable. Paint is everywhere, chaulk around the baseboards is horrible. The problem is, if you complain and request to have things fixed, it takes you forever to get it done. It IS better you do it yourself because then you know the quality , BUT, that isn't right after paying so much for a FINISHED, home. BUT, I truly believe that is what DiVosta/Pulte banks on! That the customer gets fed up and does it themselves, thus saving the builder the time, and money to get it done right. IF these were isolated incidents that would be one thing, but when entire communities are talking about the same "issues" you KNOW that it IS a problem. I have had people tell me that ALL builders right now in our area are the same way. Well, that does NOT make it right! We were TOLD to "expect the best", and that we would be receiving a high quality, completed home upon closing. So far, a month out, we have not. And though Dan our Project Manager has done a lot to get us there, we are NOT close to the finish line yet. ... More

Our salesperson, Jessica C and construction manager, Dan R are delightful to work with and very responsive. Several of the sub contractors, however, do shoddy work. Drywall in particular is sub par. Tile is not perfectly even. We’ve had no issues with our hvac or electrical. Overall, we expected a much better finished product.

Based on our experience, would not recommend a Divosta / Pulte home to family or friends. Didn't meet promise dates, poor communications from Sales, Catch-Me-If-You-Can build quality. Subcontractors don't respect your home, and Divosta / Pulte did little to hold them accountable. We had over 150 items on our 'punch list' to be corrected before closing. Neighbor's toilets clogged after a week due to install errors, and this week, the whole community had a 'do not flush' order while main waste pipes were cleared of construction waste. If you buy from them, be the squeaky wheel and hold them accountable to their own construction standard. ... More

We love the location of our home. We are happy with the build now that it is complete. Was a slow process (15 months) it failed inspection twice… glad there is an inspection process!! As they were corrected… Still waiting for community amenities to be complete - over 2 years and still waiting for many in the community. Taking too long not enough people working on the pool, sport courts etc… area. They need to focus on it! Not selling more homes

Everyone has been very supportive with helping through the entire process from the beginning to the end. Our home was delivered perfect and on the day as promised. The entire team also has helped us when we needed to make adjustments to our choices from the design center as well as accommodate us with the few things we needed done to the house. We recommend divosta homes

Divosta took 18 months to build our new villa. Interest rate doubled and our costs completely doubled. We were barely able to sell it and break even as soon as we took possession from Divosta. We planned to keep it BUT the huge delays and costs prevented us from keeping it. Their contract gives them 2 years to build so they weren’t concerned about the delays and our costs doubling. Will NEVER buy from them again.

As my review shows, the product and value are very good but unfortunately, you must keep an eye on the build to catch in particular, items you may have ordered that are different from other homes. The more you have fixed before closing the better as punch list is left to an inadequate support team with appointments months away. GC or assigned builder (Dustin) was fantastic but trustworthiness rating refers to those above his pay level that insist on cutting corners to meet time deadlines.
