When viewing the models remember some of the finishes are not available thru the builder. They can be added after purchase. There are limited choices/finishes for cabinets. You are not building a custom home is what I kept being told. With all that being said, we are pleased with the outcome and look forward to getting settled in!

Really hard to do a complete review since we just purchased. I will say our sales rep, project manager and title people performed above and beyond our expectations. Regarding the home itself ,so far so good and we hope it all works out

The experience with this builder one of contention. We had a disatrous experience with our initial rep, Chris, but came back after speaking with our new rep, Gladys. She was responsive and extremely receptive to our multiple questions. You must remember that these homes are not custom built homes, you are buying stock items from the builder. The home is a well built home. You are buying the experience of living in a community so choose wisely.

We love our new house in Talon Preserve! The community is great and can't wait to meet more people. We found the value for new construction to be very reasonable compared to other properties that we looked at. There were many options available during the design phase. Wish we were allowed to do some other customizations. The workmanship could better with a little better attention to detail - everyone we know has had issues and requires fixes that often take a while. Shaun, our building manager was GREAT to work with!

The overall experience was good. The sales office was knowledgeable and accommodating and the closing was fairly smooth. Our project manager did a great job responding to most issues pre and post closing, and was quick to address/correct as necessary. The development is beautiful with lots of amenities. However, post closing, we experienced other issues that the builder is not addressing or responding to. Most importantly is the A/C unit - the temperature throughout the house varies and in some areas feels as though there is little to no cool air at all. The master bedroom is uncomfortably warm even with temperature set at 70 degrees. The HVAC company has been out to check and suggested that the system (selected by Pulte) is not large enough to accommodate the space and there could possibly be issues with insulation. Apparently, several other homeowners are experiencing the same issue. Unfortunately Pulte has yet to respond. ... More

We were forced to close rather quickly with unfinished work. Getting people back to complete the job has been very stressful. No one wants to take ownership for unfinished work it is blamed between construction and warranty.

Overall, our experience was very good throughout the process and now being in our home for a couple of weeks and surviving 2 hurricanes, our home held up to the test! Our only issue would be during the Design Phase. As important as this step in the process is, we believe more time should be spent with us making final decisions. We were in no time-line crunch but our decisions needed to be made with little time to delay or make changes. The other frustration we had was with Coast-to-Coast Pools and responses to our pool build. If they pride themselves with creating a great experience to this BIG investment to our home, they should have provided more attention to details. The entire process was fairly straightforward until the end. Divosta Sales Manager was very persistent to close on the home when it wasn’t even completed. Being out of town this makes it very difficult to continue adjusting schedules and travel. Divosta should ensure house is completed prior to setting a closing date.

- Initial house Sales personnel were excellent - The Sales person for the changes/upgrades/options/etc pushed us through and did a poor job at describing all the options - Attention to detail in the building is lacking and there’s some areas of shabby workmanship - Items to be finished before Closing were pushed off to the Warranty Team - The Warranty Team is excellent and stays on all the repair work until it is completed properly. Note, this is a long process but their tenacity is highly appreciated.

I have 2 exterior doors that were improperly installed. Jams are way out of plumb. Can’t fix that unless it’s done over. They won’t do it.

Home buying and preclosing was great. Very flexible. Great sales rep and project manager. Warranty department needs a lot of help and follow thru with communication. Original punch list items still not done. Schedule a ton of vendors and none show up. I understand some but all.

There were definitely some challenges, missed build finish dates, mortgage issues, some minor quality issues, landscaping irrigation issues. But overall we are very happy with the move

The Talon is a lovely community and we are satisfied with our home but we have had some issues with the responsiveness of the warranty department. Too many phone calls and emails ignored and/or not responded to in a timely manner.

Love the development and quality could be much improved

CM and boss were great. Good solid house. Finishes leave much to be desired. Finish carpentry and drywall work were sub par. My backsplash telework had to be done 3 times before it was acceptable. Pulte needs to train and hire some skilled laborers, not just laborers.

For the majority of the building period we were very pleased. However once we did our walk through we found a number of issues that were supposed to be taken care of already. We ended up doing three final walk throughs. Although I was disappointed with how things were handled just prio to closing overall I am pleased with our new home.

Everyone we worked with through the whole home buying experience with Divosta/Pulte were and have been wonderful. We are a little disappointed with the quality of workmanship for the amount we paid. This is most apparent in the tile work but can also be seen in paint in drywall. We love our new home and appreciate the work that went into it but would have liked a little more attention to detail. Thank you.

DiVosta has much to learn on controlling waste. Surprising an organization of this size doesn’t want to control costs. I get finding workers may be difficult but the various trades should be more respectful of the trade or work that was done at the site BEFORE them. We are thrilled that we had the right Construction Manager, Patrick, as the total project went far better with him at the helm. He’s is hands on and was sure to check on items and respond promptly.

Beginning to settlement was fairly smooth. Follow-up to issues was slow

I am happy with my purchase. There are some issues that need to be addressed, and we will wait to see if that happens. Most disappointed in the landscaping company (SunnyGrove) and in the amount of trash the construction crew leaves everywhere. I am also upset that the amenity center is not open and doesn't seem to have a date to open. This was one of the main reasons I chose this community.

Many quality features built into the home and in some areas, less than desirable. Paver brick driveway, patio and tile roofs are quality features. Windows leave much to be desired. Low emissivity glass to reduce solar heat energy should be essential in Florida but clear glass is what's provided which puts a greater demand on the air conditioning system. They provide hurricane shutter panels that need to be installed for protection. Installation is not a simple job. Hurricane rated windows would have been a better alternative. There are numerous little things that may not pop out when looking at the model but become obvious when until you move in. ... More

Everything that DiVosta/Pulte tell YOU the consumer about expecting the best is REALLY not what you get! Though our Project Manager Dan is a pretty great guy, he can only do so much with what he has to work with. The quality of the workmanship is HORRIBLE, especially when paying this kind of money for housing. There is NO pride in workmanship at all. I guess we never understood "production" building before. It's a pretty 'slap it up" kind of mentality, just get it done and worry about the customer;s dissatisfaction later. The finish on ALL of our walls is like nothing we have ever seen before, and the use of chaulk in the corners to rectify walls that are not plumb is unbelievable. Paint is everywhere, chaulk around the baseboards is horrible. The problem is, if you complain and request to have things fixed, it takes you forever to get it done. It IS better you do it yourself because then you know the quality , BUT, that isn't right after paying so much for a FINISHED, home. BUT, I truly believe that is what DiVosta/Pulte banks on! That the customer gets fed up and does it themselves, thus saving the builder the time, and money to get it done right. IF these were isolated incidents that would be one thing, but when entire communities are talking about the same "issues" you KNOW that it IS a problem. I have had people tell me that ALL builders right now in our area are the same way. Well, that does NOT make it right! We were TOLD to "expect the best", and that we would be receiving a high quality, completed home upon closing. So far, a month out, we have not. And though Dan our Project Manager has done a lot to get us there, we are NOT close to the finish line yet. ... More

Working with the sales rep, Jane was a good experience and she was very responsive. Trying to close was not great. Our closing date was changed 3 times and once we did move in, there were several issues that needed to be addressed. To be fair, our Pulte contractor did mention some of these issues, like our windows not matching through out the house. How do you install 2 different windows? Even being aware of this we assumed a fix would be days away not month to fix. This was very upsetting. We moved in 1-24-23 and still working on punch list items that need to be fixed. We had a customer care rep assigned (Aurelio) who worked for about a week with us then no more communication, email or would not answer phone calls. Only yo find out he left the company. The salesman I worked with was fabulous and became my point person when my project manager didn't step up. I heard from him once during the building of my villa and not again until the walk through. If it wasn't for my sales manager I would have been in limbo. The villa looks great and I found very few things that need to be tweaked.
