Home Buying Experience

I purchased a home from Divosta in Jul 2021 and closed in June 2022. During the process I had to initiate calls to get updates and have questions answered from the salesman and the project manager. Often I got responses after days (if any) saying that they were on vacation or had the day off. It has been impossible to get any problems with their website for home owners resolved even after tons of emails. There seems to be a breakdown in communication between Divosta and it's customers.. The quality of the workmanship is average. There are areas where the stucco is missing on the exterior, ...

DiVosta Homes - We love the home and community.

We love the home and community. We also fully understand that most of the delays were a result of the pandemic. That said, during the build, communication should have been better. There were simple solutions that would have improved the experience.

Love my home, but the list of unfinished items is frustrating. We have been in our home for about 7 weeks and the items that still need to be fixed are crazy. Basic items not fixed quickly!

I believe that Divosta tries to put up homes so quickly that workmanship is sloppy. Also once you close on the property getting issues resolved is difficult and frustrating.

Our sales rep was great. The process of closing and move in was terrible. Doors wouldn’t close, holes in walls, water not hooked up to fridge, pool was filthy….

The end product was to our liking

Our building supervisor, Chas, worked very hard to get our house completed, but having supply issues and subs who were not always on time or show up at all was a problem. We understand this is a problem of the time, but we were under a time crunch making us impatient. Our house was suppose to be finished by aJuly-September deadline, but was not available until November 30. We still have issues to be addressed, but again this is a very slow process. I doubt if I would build again-no matter what builder was available.

We have a list of things that need to be repaired/repainted/cleaned and we were told it would be 4-6 weeks to address. It’s been 2 months so far and only a handful of the issues have been taken care of.

I am extremely pleased with the final product but communication throughout the building process was non existent. Also, the lack of communication continued during the completion of punch list item.

My experience with the Sales Representative Linda was very good! She did a fine job! My Field Manager Nadine, was excellent. I have to say, she was on top of everything & everyone! She is a very hard worker & has to tolerate a lot of nonsense & disrespect from many ignorant people! The Builder should respect the fact that these two women do their job right! It's very sad that they have to cover the Builder's Back for their Contractors SHOTTY work to begin with in order to CLOSE on house!! I lived in my house for 1 month with DEAD plants out my door before they were replaced! I have an ...

Everything up to delivery was good to great. We have several issues that are not being addressed promptly. I am concerned about the response time snowballing as more homes are completed and they fall further behind.

The house is well built and people very nice bu ths has been the worst move in experience we have had. We were told we could have a virtual walk through. Day of sat waiting 2 hours then informed they did not have capability. Had to hurry and clean floors before movers got here. All other moves all do moments for appliances etc were laid out on a counter. We just finished finding documents. Waited yesterday for a confirmed scheduled repair. No show.

High Demand for Building New Homes - What Happens

With the current building frenze you have to watch and check on your houses progress almost daily In our opinion, some of the workmanship has gotten lower than our expectations. You have to clean up the property after the workers left everyday or those items will be buried in your yard. With DiVosta being a for profit corporation, items suffer because of costs related to profits. Combine this with the high demand for new homes we think that issues are more apparent.

My family and I recently bought a house through DiVosta. If I were to say it was the best experience I’ve ever had, it would be a lie. Building through DiVosta is an experience I never want to experience again. I was expecting things would be handled by the builder and my realtor, but this was not my experience. I had to check on the house almost everyday to make sure everything was going appropriately. Very poor communication on issues that came up during the build, and even when it came time for closing, the process was atrocious. I have never been so stressed. There were even ...

While I believe that the house is structurally sound the attention to detail and quality of workmanship is lacking significantly. The sloppiness in painting, caulking, installation of doors and windows, etc. is less than acceptable.

We live in NJ, visited and bought a 'spec' home at IslandWalk in West Village in mid-March. We'll be snowbirds.Due to COVID and Divosta contract, we were forced to close remotely without actually being able to see our completed home. We're told it came out nicely, but we've not yet seen it except in pictures and video provided by our real estate person.. We're hoping to visit in mid-September-COVID permitting.

Poor communication Sloppy work

Poor communication with process of build, closing was several hours and keys were lost along with gate access passes. Work is sloppy. Inside baseboards are primed but not painted, bathroom shower knobs mismatched and shower not working. AC not working, paint is sloppy and not flat. Kitchen electrical is not working right. Very bad smell in house and your workers stated there is something dead and rotting in the walls. Ac not working. Worked with several project managers that were all not familiar with the work or the process.

DiVosta Homes responded:

Great home with just a couple of issues

First, I love my new home with just a couple of reservations. I'm a foody and love to cook but it is impossible to use the broiler without setting off the fire alarm. Why? Because my home, the Cascadia model, doesn't have a kitchen exhaust fan. Even with opening all of the windows, it is impossible to cook a steak without setting off the fire alarm. Second, DiVosta claims to be an energy efficient builder. The amount of water I waste getting hot water to the kitchen and the master bedroom is obscene. The water heater is in the garage and the water "pipes" are not insulated and run ...

I am disappointed in the grout work on the tile. Divosta tried to fix it, but it should have been down right the first time. Some one stroke two of my paint samples and items that came with my dishwasher and washer/dryer. Divosta has yet to give me the stolen paint and other items! Just stay on top of them while you are building your house!!!
