Have a list off about 20+ items to fix. Finally after living here 3 weeks, multiple contractors Stopped by to fix some items on my list. 5 done, 15 or more to go. Frustrating since Nobody contacted me to review the list of items before common out. So a few left and told me to submit a new ticket. So now I have to start again and probably Wait a few more weeks.. a 3 x 2 inch hole in the wall next to my tankless water heater Is a major concern , with all the rain, water is getting into the open hole in the exterior wall, Who knows when it will be fixed. Nicely built home in a great location. Our field manager has been very helpful. However, from the business end, DiVosta was very unpleasant to deal with. They refused to give us even one additional day to close on our home without charging extra, even though my wife had to work & we live far away. Our real estate broker who has been doing business in the area for 30 years, said that she had never encountered a firm less willing to accommodate their clients in all her experience & that she will never do business with them ever again.

For the price we pay i would expect better materials, like not using wood window sills, better quality cabinetry, etc....

Great community,. but it seems the houses are going up so quickly, there are a number of quality control issues. We have had people in and out of our house every day since we moved in to fix stuff. That being said, they are very responsive and get things fixed quickly.

Divosta homes nice but built too fast and by to many different people that they have to fix to much after the fact

Initial contact about problems was good. However, followup was generally poor. I am surprised about the superficial finishing and workmanship, Looks good but takes several weeks to find problems.

The buying experience was average

The purchase experience is set up for ground up build, and is not pertinent for "Quick Close" customers. Avoid Pulte Title if at all possible. Poor communications, surprise last minute notary documents, Calls from people in various remote locations. Inconsiderate customer treatment. New homes come with no bedroom lights, cheap apartment style closet shelves and hangers, poor construction cleanup. Interior wall studs are flimsy steel on 20-24 inch centers....how can I hang heavy things on these? My home will be OK once I finish building it. There were several issues that were present prior to closing. The closing was delayed several times because all the issues were not addressed. Prior to actually closing there were still a few issues that I was guaranteed would me fixed. Here we are almost 3 months after closing and nothing. Once you close you are on your own. I have already talked a couple of people out of purchasing here, and I advised the realty company I used to be cautious when advising future clients to purchase here. I wish I could post pictures on this review. Very disappointing.

My first days in the house were not good at all. The washing machine flooded the bathroom and hallway 3 times (once on its own when I tried to use it and 2 other times as the plumber was trying to troubleshoot the issue. Additionally, my dishwasher did not work the first time I tried to run it. Had to schedule a repair call and tech came with wrong part so I am working on rebooking the technician.

Should have delayed closing but went foward eventhough many items were not completed. Post closing, problems with repairs. Either progress was very slow, other things were damaged when repairs were made or quality of materials was inadequate and not checked for quality. Many issues related to the doors and trim work. Paint work also very inconsistent. We expected better quality for the price paid. This is not our first home built.

Workmanship on the home was sloppy at best. The finished drywall and painting was terrible.

Great development. Craftsmanship & responsiveness are lacking. Once you close you are on your own to get issues resolved

We cannot give a great review. As a 3rd time Pulte homebuyer, we can say that the Field Manager's are trying to do their best. They work in an environment where the Sub Contractor is running the show. The Field Managers need improved Upper Management support. The DiVosta and Pulte upper management team should consider the following issues in order to change or create policies that would assist their field staff and ultimately improve the homebuyer's experience: 1. Bring back the 30 day warranty. 2. The Field Manager's cannot control the Sub Contractor's. The sub's are running the show. The sub's are beating up the homes. ie scratched kitchen sink, scratched kitchen cupboards, plugged sewer line. 3. Quality Control is lacking. Too many home finishes must be done over again prior to closing. ie trim, doors, painting, stucco fixes, 4. Pool should be finished and ready to be used at closing. We could not use the pool for 30 days after closing. Then the chemicals needed rebalancing, so the pool could not be used for another 7-10 days. 5. Upper Management should communicate with homeowner regarding property erosion issues that have been reported. Summary: Our walk thru before closing did not offer a clean, complete and ready to move in experience. A homeowner cannot possibly find all the issues in a 2 hour walk thru. Will my scratched kitchen sink and scratched kitchen cupboard be replaced under the 11 month warranty? We sincerely hope this review is helpful. From start to finish I would say it maybe a 3 star. The craftsman ship is FAIR. They tend to do thing fast and not right the 1st time.

This is my third new home and probably my last (only because of age) and the most expensive. For the price it’s quality is not worth it. I guess we didn’t realize it until we moved in and saw the inexpensive materials and incomplete construction of the end result. At walk through, there were numerous things that were still not done and STILL are not done. Lucky for me I have a handy guy that did complete all the things that needed to be done. It really is a shame that for a home of these prices, you don’t receive a better quality product. And no, I wouldn’t rather not anyone see this review.

Sales experience was very good. Design Center experience was excellent. Most of the construction process went very well until the end, expertly managing the material and labor shortages of the time. In the end, we were forced to close before the house was move-in ready. Over a month later, it is still not move-in ready. You can see where they rushed to finish it, and the work is sloppy. There are many issues with the finish in certain areas that still need to be corrected, and the responsiveness on completing the work is lacking. It really takes the joy out of getting a new home.

This experience has taught us to buy a resale moving forward.

Our salesperson, Jessica C and construction manager, Dan R are delightful to work with and very responsive. Several of the sub contractors, however, do shoddy work. Drywall in particular is sub par. Tile is not perfectly even. We’ve had no issues with our hvac or electrical. Overall, we expected a much better finished product.

Experience in the beginning was great. At the end, things seemed to be rushed and sloppy. Seemed like there was no accountability. Made a check list of what needed to be done and are still waiting for things to be fixed

First construction manager basically bullied us into giving high score or threatened to postpone closing, then lack of response to address issues. For the price paid we should have had more bang for the buck on a brand new home. And production home or not we shouldn't have cracked tiles, scratched appliances, an air handler that's not bolted in, flickering lights, snapped roof truss etc need I say more.

We had several CMs over the term of the build. Disjointed process with trades performing work out of traditional order. Very poor communication with buyers. Overall love our home, but the process was at times very painful.

I would be hesitant to recommend Divosta

DiVosta has marketing materials that lead you to believe they have process of constant communication and feedback on the build of your home. Very little of this process was followed in our case. The quality of the subcontractors work in many cases are below expectations. We expected a much higher quality of work. Our construction manager did the best he could do under supply chain issues and labor shortages. He was responsive to our questions and concerns when we raised issues. Pulte management puts undue pressure on their teams to close projects without appropriate review of the status of the homes creating frustration on the part of home owners. Due to the premature close, the warranty department has a long list of issues to work through, and are overwhelmed. All of these issues lead to a dissatisfaction with the overall process. ... More
