Easy process to select options. Regular updates and helpful communication. Construction manager very knowledgeable. Still waiting for repairs to items found at closing. Only disappointment is the lack of accountability and coordination between the sales team. Me and new neighbor not happy with orientation of homes.

Divosta looks to create a positive experience, however, I highly recommend you stay on top of literally everything. You would be wise to double check every detail. Mistakes were made that ended up costing me both time and money. The overall home and neighborhood are lovely, but the process was extremely stressful because of the errors made.

BeachWalk by Manasota Key is a great community. Homes being constructed are solid with the latest building technology to withstand the annual chance of hurricanes. These building methods were confirmed recently with hurricane Milton which left our home unscathed.

We are disappointed in the overall experience and the net result. We should have been told about the rifle range next door. The delay on the restaurants was also a negative surprise. The strict "production builder" excuse is inefficient and certainly not customer friendly. DiVosta is not responsible for the overall declining market but reality is that we paid more than the house is worth.

The overall experience was good. The sales office was knowledgeable and accommodating and the closing was fairly smooth. Our project manager did a great job responding to most issues pre and post closing, and was quick to address/correct as necessary. The development is beautiful with lots of amenities. However, post closing, we experienced other issues that the builder is not addressing or responding to. Most importantly is the A/C unit - the temperature throughout the house varies and in some areas feels as though there is little to no cool air at all. The master bedroom is uncomfortably warm even with temperature set at 70 degrees. The HVAC company has been out to check and suggested that the system (selected by Pulte) is not large enough to accommodate the space and there could possibly be issues with insulation. Divosta is not a custom home builder. If you want to have 1-3 options to pick from this is the home for you. Our home was over $1.3 million and we found it very frustrating that we weren't able to customize the way we wanted it. The upcharges for paint and cabinets is high so you won't pick them. The selections are limited and they lock you into your design picks very early and they do NOT allow any changes. The building supervisor did a great job, we were just unhappy with the outcome of the home since we wanted a custom home. The community is done very nicely and it was disappointing that we will not be living in the home but we decided to sell it and start over with another builder that allowed us to customize the way we wanted. ... We were forced to close rather quickly with unfinished work. Getting people back to complete the job has been very stressful. No one wants to take ownership for unfinished work it is blamed between construction and warranty.

Overall, our experience was very good throughout the process and now being in our home for a couple of weeks and surviving 2 hurricanes, our home held up to the test! Our only issue would be during the Design Phase. As important as this step in the process is, we believe more time should be spent with us making final decisions. We were in no time-line crunch but our decisions needed to be made with little time to delay or make changes. The other frustration we had was with Coast-to-Coast Pools and responses to our pool build. If they pride themselves with creating a great experience to this BIG investment to our home, they should have provided more attention to details. We are extremely pleased with the timeliness of the build and have had no major issues with the home. Further, Hurricane Milton just made landfall only 25 miles from our home and there was absolutely no damage from the hurricane, not even a single lost roof shingle! Our hurricane rated windows and all the other precautions taken by the builder kept our house sealed up nice and tight. We are very pleased!

It took only from March to August to built our new home. Very much appreciated. All is looking good. Unfortunately after the first month two hurricanes hit our area. But no issue or damage to our house. Very happy.

We are very happy with our new vacation home purchase. Our Sales Person (Jessica C.) was extremely helpful with the whole process. Our Construction Manager (Patrick C.) was excellent. Any issues we had, have been dealt with in a timely manner. Beach Walk is a wonderful community and is in a great location for Beach access. Looking forward to many enjoyable years.

The entire process was fairly straightforward until the end. Divosta Sales Manager was very persistent to close on the home when it wasn’t even completed. Being out of town this makes it very difficult to continue adjusting schedules and travel. Divosta should ensure house is completed prior to setting a closing date.

We live in the Talon Preserve community and our new home is beautiful! We bought it already built and the colors, tile, countertops are everything I would have chosen had we built from the beginning. We have a beautiful lake behind us. Our amenities are beyond our expectations. Our home has gone through both Tropical Storm Debby and Hurrican Helene and we sustained no damage or water leaks. I would highly recommend DiVosta!

The portal helped track the build and mortgage process to make it easy to satisfy request and understand the status of the build. The design team was extremely detailed in creating a plan for my home and options to enhance the final product. The build team delivered a quality home earlier than the targeted delivery date. Excellent experience.

Our experience with Divosta was excellent, especially with our construction manager Vincent. We are extremely satisfied with purchase and feel we got good value for the price we paid. Our only complaint is the warranty department. Our customer care representative is terrible at responding to emails. When I send an email I wait one week for a response, if I don't get a response I resend the same email, sometimes more than once before I get a response. We have a pool and we are experiencing the same with the pool punch list, it has been over six weeks and the no items have been addressed on our original punch list. This is extremely frustrating, I feel now that we have closed we have been hung out to dry on our warranty items. This is the second home we have purchased from Divosta, our first purchase was in Naples and we got great customer service from the warranty department. This experience is unfortunate and will affect our decision to purchase any more properties from Divosta. ... More

Lots of problems that should have been resolved before closing

Roof had leaks before moved in. Was told they were fixed but after moving in discovered they were not. Warranty crew seems more attentive than construction team. Like the house and community.

Major problem: there is water seeping into our home. The grout is wet. The baseboards are getting wet. No response from the warranty people. Once the woodwork gets wet we will eventually have mold, mildew, termites and structural damage. The place is a very pretty development but our home is defective and may soon be uninhabitable. Would any of the principals of DiVosta Homes be willing to live in our home? Would they appreciate it if this review was posted anywhere & everywhere that home sales are listed? They were in a huge rush to construct the home and have a closing. The company should have built a quality home instead. The one good thing I have to say was that the construction manager was very nice and helpful but at the end of the process it appeared that he was being rushed as well. Pretty on the outside isn't sufficient when the home is poorly built. We have been in this home for two months. What a disgrace ... More

Our CM, Pat was very responsive and Proactive. A great CM eliminates worry and uncertainty during the build process.

My first days in the house were not good at all. The washing machine flooded the bathroom and hallway 3 times (once on its own when I tried to use it and 2 other times as the plumber was trying to troubleshoot the issue. Additionally, my dishwasher did not work the first time I tried to run it. Had to schedule a repair call and tech came with wrong part so I am working on rebooking the technician.
