Overall excellent, but could be better with prompt service request follow up.

Overall we were satisfied with the quality. Main disappointment is that floor and backsplash tiles and especially white grout throughout the house was not sealed by the builder. Having found out at walk through right before closing, I sealed what I could right before furnishings were moved in that day. After 1 month, already some stains that I am unable to remove with the builder's suggested cleaning materials and methods.

We had previously owned in Florida and were visiting friends who had purchased in Beachwalk. We didn’t intend to buy but we loved the community and the home we eventually purchased. It was a fast, seamless purchase - everything was explained in advance and all went smoothly (as expected). Professional service at each step from sales through the after-sales warranty process. We feel that we have a quality product at a reasonable price!

Workmanship on the home was sloppy at best. The finished drywall and painting was terrible.

Average to slightly above average quality build. Some parts of home appear to be better than others particularly with finishes. Tile work wall finishes were below average while general construction appear to be above average.

It all started with Jessica, our sales representative, who was patient and informative. She kept us posted with pictures of the build throughout the months under construction. Our construction manager, Chuck, got the ball rolling with on time delivery of the many phases of the build. Being out of the country, we flew in and met Chuck at the pre-drywall stage. He made us feel at ease and gave us confidence that the project was under control and on time. At the 3/4 point in the project we had a change in the construction manager and Eric took over to see the project to the end. Eric was organized, always smiling, and kept the project on schedule. Our concerns were always looked after in a very professional and timely manner by both Chuck and Eric. It was a great experience, our villa was delivered on time with no major issues. The Title company closing the sale was equally efficient. Belinda kept us informed and made it look so easy. Mary, at the amenity centre, also played a role as she answered all our questions on what to expect once we became a resident. The home is well built. Sales team, specifically Jessica Cusack, at Beachwalk were great. Construction Manager, Austin was very responsive to any issues. We love our new home and the community.

I have 2 exterior doors that were improperly installed. Jams are way out of plumb. Can’t fix that unless it’s done over. They won’t do it.

So far impressed with the community (i.e. home construction, amenities center, and the overall look of the neighborhood).

Our construction manager never communicated with us until about three weeks to closing stating that DiVosta was not going to meet closing schedule. Eventually we closed after another delay. Dealing with Pulte mortgage was a nightmare. I was sent a recap of the loan documents there approximately five issues including the wrong sales price and missing about 70% of my assets. The loan people didn’t know how an insurance annuity works. I gave up and paid cash. Your quality process is atrocious, your trades don’t cleanup afterwards leaving paint, grout and mud on the floors we paid $40k extra for. You left off items that we paid for only through asking questions at multiple walk throughs did we discover they were missing. We bought a quick move in home and could not be more satisfied. The entire experience from meeting and working with the sales team (Jessica) and working with out project manager (Pat) to get the final touches completed was very stress free.

Our Project manager was awesome and extremely helpful and responsive. Community is great

Great development. Craftsmanship & responsiveness are lacking. Once you close you are on your own to get issues resolved

Our sales representative was excellent from contract initiation through closing. Initial warranty issues were very slow to be resolved. Our lawn was dying due to irrigation not working. After opening four tickets with Sunny Grove landscaping and subsequent meetings and communication with our management company’s general manager over a five week period we may be seeing some improvement. However, there has been NO response or follow up from SG or our community manager.

Jennifer made our experience a great one and worked very hard to make our dreams come true. Our project manager was always helping us and kept us informed throughout the process.

Home buying and preclosing was great. Very flexible. Great sales rep and project manager. Warranty department needs a lot of help and follow thru with communication. Original punch list items still not done. Schedule a ton of vendors and none show up. I understand some but all.

There were definitely some challenges, missed build finish dates, mortgage issues, some minor quality issues, landscaping irrigation issues. But overall we are very happy with the move

Sales department was really good. So was our construction manager. The finish work is below average!! Love the community!!

The Talon is a lovely community and we are satisfied with our home but we have had some issues with the responsiveness of the warranty department. Too many phone calls and emails ignored and/or not responded to in a timely manner.

Make sure you fully understand what the contract means. Get a home inspection before closing. Enjoy your new home

Wonderful experience purchasing home and easy settlement. We felt that after settlement there could have been an orientation of the community and HOA. We felt like we had to find out things ourselves.

We cannot give a great review. As a 3rd time Pulte homebuyer, we can say that the Field Manager's are trying to do their best. They work in an environment where the Sub Contractor is running the show. The Field Managers need improved Upper Management support. The DiVosta and Pulte upper management team should consider the following issues in order to change or create policies that would assist their field staff and ultimately improve the homebuyer's experience: 1. Bring back the 30 day warranty. 2. The Field Manager's cannot control the Sub Contractor's. The sub's are running the show. The sub's are beating up the homes. ie scratched kitchen sink, scratched kitchen cupboards, plugged sewer line. 3. Quality Control is lacking. Too many home finishes must be done over again prior to closing. ie trim, doors, painting, stucco fixes, 4. Pool should be finished and ready to be used at closing. We could not use the pool for 30 days after closing. Then the chemicals needed rebalancing, so the pool could not be used for another 7-10 days. 5. Upper Management should communicate with homeowner regarding property erosion issues that have been reported. Summary: Our walk thru before closing did not offer a clean, complete and ready to move in experience. A homeowner cannot possibly find all the issues in a 2 hour walk thru. Will my scratched kitchen sink and scratched kitchen cupboard be replaced under the 11 month warranty? We sincerely hope this review is helpful. The house is beautiful . The few issues we have had were resolved quickly as DiVosta construction staff have been very responsive . Pulte and all its subsidiaries are very experienced w/ these residential developments - it helps that once the homeowner selects a style and a lot , there are a limited number of choices , all of which are good . This really helps to expedite the process since it minimizes the chance that a couple will be paralyzed due to a deadlock over options .

The workmanship is substandard. They use quality material but there execution is sub standard.
