Many quality features built into the home and in some areas, less than desirable. Paver brick driveway, patio and tile roofs are quality features. Windows leave much to be desired. Low emissivity glass to reduce solar heat energy should be essential in Florida but clear glass is what's provided which puts a greater demand on the air conditioning system. They provide hurricane shutter panels that need to be installed for protection. Installation is not a simple job. Hurricane rated windows would have been a better alternative. Everything that DiVosta/Pulte tell YOU the consumer about expecting the best is REALLY not what you get! Though our Project Manager Dan is a pretty great guy, he can only do so much with what he has to work with. The quality of the workmanship is HORRIBLE, especially when paying this kind of money for housing. There is NO pride in workmanship at all. I guess we never understood "production" building before. Working with the sales rep, Jane was a good experience and she was very responsive. Trying to close was not great. Our closing date was changed 3 times and once we did move in, there were several issues that needed to be addressed. To be fair, our Pulte contractor did mention some of these issues, like our windows not matching through out the house. How do you install 2 different windows? Even being aware of this we assumed a fix would be days away not month to fix. This was very upsetting. We moved in 1-24-23 and still working on punch list items that need to be fixed. The salesman I worked with was fabulous and became my point person when my project manager didn't step up. I heard from him once during the building of my villa and not again until the walk through. If it wasn't for my sales manager I would have been in limbo. The villa looks great and I found very few things that need to be tweaked.

Bought our lot in Oct. 21, broke ground in Feb. 22, and after multiple delays and 3 different closing dates, we finally moved in on Dec. 27. Unfortunately, they rushed getting us in due to the holidays and our home now to this day is still unfinished. It’s not in the condition that we were promised nor wanted but it was either move in or have to live in a hotel as our rental home lease was up by the end of the year. Beware of games they play with pricing on their quick move in homes. We were considering 2 different homes with similar upgrades and pricing. Soon after we signed our contract, they drastically lowered the price on the home we didn't buy and eventually sold it for much less than their original advertised price. We feel that we were not treated fairly and overpaid for the home we purchased.

The home took 7 months longer than targeted closing date, but that was a supplies and labor issue. Our Field Rep, Dustin, was attentive and always answered our questions in a timely manner, but the workmanship is shoddy, at best. There is no pride in the finished product and certainly no quality control at all. A supervisor should look at work done and correct most mistakes before closing. Our pat answer was "It is on backorder." We love our home but there are so many issues that should have been addressed prior to closing. Project manager was great! Very responsive and kept us informed of progress. Follow for outstanding issues has been extremely slow. Took weeks to get a response on service request. Did not get the 24-72 hour response as stated in our paperwork.

HOA at Castle has no contact number except a call center. This makes for poor customer service. They need to communicate better with gates being open/closed and way to test before closing with homeowners, and other issues that will arise. When internet went down, it took 3 days to repair because we have nothing but a 800# for AT&T and they were unresponsive for over 24 hours.

Our first Field Manager during construction did not communicate well at all. Seems as though she did not want to communicate "bad news" with the delays we encountered. Our second Field Manager took over our for the last 6 weeks or so and was great.

I was never shown a selection of pools available to select. Seems as though the design professional was discouraging us due to the backlog pool company had. We ended up with a standard pool which was not what we preferred.

My home owners guide boasts the build quality experience and customer satisfaction. Still waiting. I will say warranty is doing their best to correct all the issues with the house, but I do not feel that a new house should have had so many failings in so many areas.

Poor communication about construction progress, until we made contact with the construction supervisor. Long delays with no apparent reason. Other delays due to lack of materials and contractors - just like everything else during covid. Poor oversite of quality, however they are responding to correct all mistakes.

We closed on the builders deadline and had to wait three hours at our closing for them to secure a certificate of occupancy from the county. Went back to our home after the closing to find debris and unfinished items in our home. Not a pleasant closing experience at all. One month later we are still waiting for punch list items to be completed, our liaison at DiVosta ignores my emails, contractors don’t show up equipped to do repairs due to poor communication with DiVosta. This is our third DiVosta home, but nowhere near the smooth process of the others.

They overcharge on everything. My new bathroom drawers were made smaller I’m sure because it is cheaper for a smaller drawer. I went from a Summerwood to a Stonnewater. I think my bathroom being that much larger should have had at least the same size drawer space. I

Such a difficult time to buy any home including a new construction. Just trying to secure a lot is stressful and difficult to do. So many variables that affect the building process make the next steps as stressful!. But in the end we love our home!

Well I build with this builder before and I was please. The second time ihave issued with microwave in kitchen I was not told I was getting a hotel microwave so I question it I was told we cannot do nothing.I had to go out and buy my own not good still waiting for cover for old microwave the manager inI charge did not even reach out to me .that not good customer service
