Closing took seven hours instead of 45 minutes - the delay had nothing to do with us! The garage door wouldn't open or close. It took seven days for them to come out to fix it. The employee said he wouldn't charge us this time but the next time we would have to pay! We only lived here a month before it broke. The HOA rep. for Castle group is not helpful or pleasant. After six weeks living here we still have things that need to be fixed - we're sure they will be but we have not been updated.

Average to slightly above average quality build. Some parts of home appear to be better than others particularly with finishes. Tile work wall finishes were below average while general construction appear to be above average.

Make sure you fully understand what the contract means. Get a home inspection before closing. Enjoy your new home

Overall good experience in spite of communication difficulties.

DiVosta builds hundreds of homes at a time rather than one at a time. As a result no home gets the individualized attention to detail that would make it a great home. Examples include mediocre sheet rock workmanship, scant landscaping and greater thought could have gone into the placement of recessed lighting and HVAC vents. Post-closing corrections could have been significantly reduced by greater care during the construction process. So my conclusion is “good but not great.”

Too many delays with closing.

As my review shows, the product and value are very good but unfortunately, you must keep an eye on the build to catch in particular, items you may have ordered that are different from other homes. The more you have fixed before closing the better as punch list is left to an inadequate support team with appointments months away. GC or assigned builder (Dustin) was fantastic but trustworthiness rating refers to those above his pay level that insist on cutting corners to meet time deadlines.

The home buying experience has been difficult. There are a number of issues with the quality of the workmanship. I have been working to resolve these issues with the warranty team. It is concerning to have to deal with electric and appliance problems in a new home in addition to cosmetic issues.

The neighborhood is shaping up nicely now. Most homes are being built on spec, and I think the builder has gotten its act together and quality is better, less mistakes to repair and cause delay, less disappointment.

The lack of communication made the experience a big negative & there is no excuse for that. Our Construction Manager was great but he was put in an untenable position by Pulte. The design of the home is great & we had a lot of options to select. The workmanship was so-so. We highly recommend getting your own inspection professional. 14 months from contract to closing, with some items on a long punch list. All told, we love the community & are happy we chose to build with Pulte.

Did not feel like a personal experience. Even picking up the keys was unpleasant. After some confusion they handed us a folder with the keys and we had to come back later cause the house was not ready yet! Because this is a big builder, there are too many departments to deal with. If your salesperson or the building manager aren’t great, you’re left at your own devices. Don’t ever think the craftsmanship of your home will be close to the model homes. Installation of appliances and especially HVAC were done half hazardously. There was no feeling of customer service throughout the process. Because of supply issues and labor shortage our home was delayed, but had they been upfront about it it would’ve made things so much better. We love the home and community. We also fully understand that most of the delays were a result of the pandemic. That said, during the build, communication should have been better. There were simple solutions that would have improved the experience.

I am extremely pleased with the final product but communication throughout the building process was non existent. Also, the lack of communication continued during the completion of punch list item.

It is good need to improve on certain areas

With the current building frenze you have to watch and check on your houses progress almost daily In our opinion, some of the workmanship has gotten lower than our expectations. You have to clean up the property after the workers left everyday or those items will be buried in your yard. With DiVosta being a for profit corporation, items suffer because of costs related to profits. Combine this with the high demand for new homes we think that issues are more apparent.

The "overall" experience was truly a great one until the week of closing, closing day, and the week afterward. Christy, the Sales Representative, was great from beginning and still is a shining example of great customer service. Took the time to get answers to all of our questions pre-construction and communicated really well and thoroughly. Any hiccups, she gets them smoothed out quickly. Jenn in Design was fantastic, communicated very promptly when responding to questions, even after hours, and provided great advice for the design options. And Kelvin... our original field manager... we really liked Kelvin, but communication broke down in the beginning, then it became good after escalating above him, Kelvin even called/texted us proactively after that, for awhile, then suddenly the LAST WEEK between the walk-thru and closing day, almost NOTHING accomplished from the punch list, (p.s. 5 new homes for me - and this was the longest punch list of all of them) even items we brought to Kelvin's attention 2-3 weeks earlier. THEN, THE DAY OF CLOSING Kelvin called, another week was needed “ideally” and this was per upper management he said. We could not except that, told Kelvin to let upper management know why things weren't done, share our prior communications and have them call me. He called back and suddenly we could close, albeit much later in the day. We were told the number one item on the punch list, the MBR ceiling repair was being worked on that morning (of closing). Despite being the 2nd "supposed" repair to the exact same thing it didn’t look any different. We were then told it would be addressed the morning following closing, it was supposedly scheduled (per Kelvin). By 1 or 2 PM that next day, trade is a no show and NO communication from anyone. At this point my wife and I were quite frustrated as there was no way the repair could now be completed prior to moving furniture in, which is what we were very clear about trying to avoid. Made one phone call to Christy later that same afternoon, and by that evening another field manager jumped in, Andrew. He followed up, quick responses in the beginning, he re-reviewed the punch list we originally created w/Kelvin, he called Kelvin, made sure he understood each item in detail, put it in excel format, created a 4 day schedule, provided us a copy, met trades on-site, etc. Things seemed on track and good. He got us ABOUT HALF-WAY through the punch list. THEN, he gave me the "survey speech..."knows everything wasn't perfect, etc, etc. how they needed top star ratings, "yes" answers to all, etc, etc., even hinted at understanding if maybe I just didn't complete the survey at all. I totally get it, surveys don't always reflect folks efforts, often it's the company not the staff... I told him not to worry, and gave a PERFECT survey, the HIGHEST marks, and answered YES to "was the home completed on time" and "were the punch items completed" and everything else - I essentially falsified the survey marks as a courtesy to Kelvin & Andrew believing they were well intentioned and maybe just overwhelmed by how the company schedules them or something... THEN day after the survey is completed - not another word from Andrew. Did not return phone calls, texts, emails, NOTHING. I called Christy, she jumped right in again (thank goodness for Christy) and now we are working with Debra. Debra so far has been fantastic and has been responsive. She has coordinated both pre-closing issues for which Kelvin and Andrew dropped the ball and now a few post-closing issues. We understand Kelvin had a personal emergency, taking him away from work briefly and we hope everything is okay, he’s a very nice guy, was very pleasant to work with when we could reach him. As for Andrew, thought he was great but evidently for him it's only about the survey results, then he crosses you off his list. All that said, we don't want to let the actions of a couple employees overshadow the hard work, efforts, caring attitudes, and helpfulness of the rest. Going forward we hope any warranty issues that might arise are handled well and we look forward to sharing our mostly positive experience with all of our friends and colleagues. Because of the speed in constructing these houses simple things like inproper hanging of windows and doors and especially the lanai sliding glass doors the buyer suffers dealing with getting these things repaired whitch sometime takes a long time.

Get an outside 3rd party home inspection. I did and we still have many outstanding issues that should have been addressed prior to closing.

Average to below average. Need improved workmanship quality.

I Been living in my new home for about a month I find it a challenge dealing with the painting of wall . One of the challenges is that the paint scathed very easy. We believe the our inside paints is a color primmer. Not a paint

We were very excited during the building phase. There were some issues during the build but our sales agent stayed on top of them. We do believe it is a structurally sound home. But when we moved in and took a closer look, the workmanship regarding the finishing details was questionable. Our punch list has many items to be addressed. To name a few, the tile floors have cement, grout and paint dripped In several places, some of the doors would not close and lock properly, the painting and edge cutting was mediocre, one of the shower doors is not sealed so water leaks on the floor, some of the sheet rock around doors was not completed properly. We have to schedule many after build contractors to correct the issues. These contractors are hit or miss. We like the house and location, but overall, for the money we paid for this house, we expected a somewhat better result. ... More

Communication with sales office/warranty personnel is poor. Was put off by unfriendly sales clerks who think they are better than everyone.

Nicely built home in a great location. Our field manager has been very helpful. However, from the business end, DiVosta was very unpleasant to deal with. They refused to give us even one additional day to close on our home without charging extra, even though my wife had to work & we live far away. Our real estate broker who has been doing business in the area for 30 years, said that she had never encountered a firm less willing to accommodate their clients in all her experience & that she will never do business with them ever again.

Great community,. but it seems the houses are going up so quickly, there are a number of quality control issues. We have had people in and out of our house every day since we moved in to fix stuff. That being said, they are very responsive and get things fixed quickly.
