What started out as a positive for me and my wife slowly went downhill. Months delayed for an air conditioner handler. It finally arrives hurricane hits and the front door on the house was not installed there fore water entered the home and caused water damage to certain walls which had to be removed from the floor to 4 feet up. The entrance of the home had to be completely gutted to the ceiling due to water damage. When we closed we noticed the lock on front door installed incorrectly and closing the door can be difficult. A used stove vent was installed that was greasy and rust spots on it. Stucco on lanai walls not taken to the ground and lanai ceiling peeling in three places. Molding under main bedroom missing and molding in second bathroom gouged out and filled in with caulking. Exposed wires hanging out of garage door motor. Lock on pocket sliders was broke and difficult to lock the door. ... More

I would say the whole experience was stressful. Our sales person was very nice and knowledgeable. Then you send us to a design center where we have 3 hours to make all of our selections. Pretty much everything on the model homes is an extra and if you makes changes after your original selections even if it’s way before construction the change orders are very expensive. Construction took a very long time. Our construction manager was very cooperative and responsive however it seems he didn’t really have much control of times. Of course we understand these were difficult times during Covid. At the end it was a rush and a lot of things to do for closing. Since moving in it seems like every day there is a new issue. We are now a month past closing and we have many tile, painting, cabinet issues that were supposed to be completed still undone with no schedule for completion.

Once the payment is made it is very difficult to get the small issues resolved.I highly recommend you have several people doing walk thru cause if you miss something that you can't see right of way you are told you can't do anything about it should of been see on walk thru.still waiting for issues to be resolved it is now 2 months since we moved in and still waiting. However one construction manager did go over and above even after his part was done (Todd Griffin) if you are lucky enough to have him. Issues during build were addressed. Afterwards still waiting for repairs. Doesn’t seem to be a priority. We were told in November of 2021 clubhouse would be finished in a year. Clubhouse isn’t even started October 2022. Gates aren’t closed in the evening as we were told for security.

Working with Divosta has felt like a one-way street. Up front you’re required to meet each and every deadline or you will incur penalties. Then, the home is delivered with all sorts of problems leaving you to deal with the post closing. Getting Divosta to act in a timely fashion is near impossible. We’ve been in our house for over 2 months now and we still cannot use our master shower due to poor workmanship. If you do decide to purchase a home from Divosta or Pulte make sure that EVERYTHING is completed to your satisfaction prior to closing. Otherwise, refuse to close.

Workmanship on the home is very poor. Pulte does not build homes like they use to.

The communication with our project manager was good at first. Then once we got further along it was hard to get answers to our questions. Now that we have closed and moved in, there are issues that need to be fixed and it’s a constant follow up with when people are coming to do the work. I know we are in Covid tiles and workforce is low but it’s like they forget the people that have bought homes from them and continue to build homes instead of getting the small things fixed at peoples homes

Did not have a good experience with having to close on their date and showing up 2 weeks after closing and having things still incomplete and the house a complete mess Hoping the warranty department takes care of this soon

DiVosta has been very difficult to work with to address the issues with our new build.

Poor communications, both before and after closing.

The builder is slow to respond and communicate on post close issues. There is a courteous approach to ensuring buyer will have issues addressed, but after being in the home over a month there is little evidence any plan to address issues is in place

The building process is very structured. Your choices of materials are limited and many many items cost extra. So your final price is likely to be much higher than the initial list price. The builder is in charge and you don't have much impact on the building process. There is only ONE builder in this community so you have no choice. The community itself( Island Walk in Venice) is what sold me. It is absolutely beautiful and has many lakes and canals and facilities / amenities.

Lack of attention to detail/finished product.. Sloppy work by construction crew..

Almost complete lack of communication during the build. Overall build quality is not great.

We closed one day after the walkthrough with the assurance that all the open items would be taken care of quickly. Now 6 weeks later most of the items that should have been taken care of prior to closing are still unaddressed. damage to kitchen cabinets, damaged windows and screens, front door repairs, and a temporary refrigerator. If we knew that t would take this long to address these issues we would have delayed closing. We only closed because it seemed important to the builder to make their quarterly sales numbers.

My home was not completed before I moved in.

My wife and I have built 5 homes over the years and this by far has been the worst house in regards to quality of finish work . The contractors don’t have any regard to quality craftsmanship or pride in their work. An example of poor regard to quality - we had office doors with flawed glass - replacement doors were ordered ( wrong style ) and when installed actually looked like they were bounced around in the back of the truck - much more damage than we started with . The same was true for the replacement garage man door .

Brent (Sales) & Meredith (Design Center) were amazing to work with and made all the difference throughout the process. Brent sent frequent photos and updates, and answers any questions that arose - he truly cares about customer experience. Things weren't as smooth as closing approached; unresolved punch-list issues and an unfinished pool were the WHAT, but the HOW in terms of communication and fair-dealing from the DiVosta 'executives', Pulte title etc., was where things broke down. The customer care displayed by Brent was sabotaged by a team that simply didn't care about the customer and failed at clear communications, fairness, expectation-setting, and ownership of issues. We delayed our closing and in the 3 weeks the punch list was unresolved, and the pool 'barely' finished. After a month in the home, we're still waiting for resolution on most punch-list items. Overall build quality is good, but as with any home built in Florida during this manic time, workmanship on any one thing can suffer from inexperienced labor, so there were plenty of (mostly) small things that shouldn't have been allowed to pass, that now sit on an unresolved punch-list. Difficult to review, especially in the categories of the star ratings. Brent is a 5-star employee, as is Meredith, but most of the stuff post 'signing' was sub-par - especially for the price paid. ... More

Quality has gone down. Problems abound after closing 2mos ago!!!

This is our second DiVosta house at Island Walk. There were many “issues” with our first house and we were reluctant to purchase another DiVosta house but we really liked Island Walk so we decided to give them a second chance. The resulting experience, from design issues, quality of building products, attempts to rectify problems prior to and now subsequent to settlement has been frustrating at best. Whenever we identified design limitations (this second house is one of the most expensive properties in Island Walk) there was little if any attempts by the builders representatives to make corrections or to go that extra step to make helpful changes, even though the remediation would be relatively inexpensive. When design issues or build quality issues, came to light we were given excuses or lame attempts to justify how those problems arose. I could go on but its just not worth our time. ... More
