The home is beautiful. The cosmetic issues were numerous during our pre close walk through. One or two items were taken care of by closing. Now a month later we are waiting for the rest of the list to be addressed. A few are major items.

The builder is slow to respond and communicate on post close issues. There is a courteous approach to ensuring buyer will have issues addressed, but after being in the home over a month there is little evidence any plan to address issues is in place

The building process is very structured. Your choices of materials are limited and many many items cost extra. So your final price is likely to be much higher than the initial list price. The builder is in charge and you don't have much impact on the building process. There is only ONE builder in this community so you have no choice. The community itself( Island Walk in Venice) is what sold me. It is absolutely beautiful and has many lakes and canals and facilities / amenities.

We closed one day after the walkthrough with the assurance that all the open items would be taken care of quickly. Now 6 weeks later most of the items that should have been taken care of prior to closing are still unaddressed. damage to kitchen cabinets, damaged windows and screens, front door repairs, and a temporary refrigerator. If we knew that t would take this long to address these issues we would have delayed closing. We only closed because it seemed important to the builder to make their quarterly sales numbers.

My wife and I have built 5 homes over the years and this by far has been the worst house in regards to quality of finish work . The contractors don’t have any regard to quality craftsmanship or pride in their work. An example of poor regard to quality - we had office doors with flawed glass - replacement doors were ordered ( wrong style ) and when installed actually looked like they were bounced around in the back of the truck - much more damage than we started with . The same was true for the replacement garage man door .

Brent (Sales) & Meredith (Design Center) were amazing to work with and made all the difference throughout the process. Brent sent frequent photos and updates, and answers any questions that arose - he truly cares about customer experience. Things weren't as smooth as closing approached; unresolved punch-list issues and an unfinished pool were the WHAT, but the HOW in terms of communication and fair-dealing from the DiVosta 'executives', Pulte title etc., was where things broke down. The customer care displayed by Brent was sabotaged by a team that simply didn't care about the customer ...

This is our second DiVosta house at Island Walk. There were many “issues” with our first house and we were reluctant to purchase another DiVosta house but we really liked Island Walk so we decided to give them a second chance. The resulting experience, from design issues, quality of building products, attempts to rectify problems prior to and now subsequent to settlement has been frustrating at best. I had many issues when I moved in my new house and having a very difficult time getting Pulte to fix these issues. Some of my issues: poor paint job, electrical issues: lights flickering, power goes off when washer is turned on, Tile finished poorly- missing tile on backsplash, hazing. Threshold loose. Pavers are stained- have foot prints across my lanai pavers, front driveway pavers are stained. Hole in ceiling in my garage. All my LED lights are clicking when they are turned off. Pulte needs to do a better job before they turn over their houses to their customers.

Very poor job installing drywall, tile and wood trim. Foundation not flat. Cabinets came in beat up. Told up front they use wood 2X4 studs - not true unless you have a 2nd floor - they use metal - I would not have bought if I'd know that. 2 stars on trustworthiness because of that. So far they have been very good at correcting the deficiencies.

This was the second home we have built in less than 4 years and we thought DiVosta was better. Unfortunately for us, we are once again having a lot of the same poor workmanship issues. And the same lack of concern or communication to fix the house issues. Extremely disappointed.

Asked for a new thermostat that was supposed to be in the house. Confirmed day of that they would give a 30 min window and never showed up. After calling my customer care agent and another emergency line no one called back until over 8 hours.

We have had several issues and mostly they are fixed...except the refrigerator. It has been out since we moved in on September 6th. We have had Flamingo out here 6 times. We finally got a new one on Friday and it is much louder than the first one. We have to sleep with out bedroom door shut. I have to work with my office door shut. We have to turn the tv up because we can’t here it over the noise.

I love my house, but DiVosta clearly doesn’t want to fix anything that is wrong, and the finishing contractors were somewhat sloppy. For instance, I had no hot water for two days when I moved in, and only an emergency call brought the plumber, who said the hot water heater was never set up. He shook his head in amazement, and it took a third day for the hot water to kick in. I’m still waiting for the crown molding to be installed in the guest bedrooms—molding that I paid for but never got. How did this place ever pass inspection? You have to wonder.

Lack of Warranty Follow Through

Cannot get the warranty person at the Lakes to answer emails, answer questions about construction deficiencies or schedule contractors to effect repairs. He even told my wife that our problems were "small ". The problems include issues with the windows, doors, HVAC system, tile floors, paint, cabinets, plumbing fixtures, pavers and landscaping. Repeated questions about when and how these issues will be addressed seem to be ignored. Therefore, although the initial construction and communication were good, follow through after closing has been very difficult and frustrating.

As an architect and client construction manager, I have high standards for what I expect of my designers and contractors. I know how difficult it is to find quality workers right now, especially in these prosperous times. However, I cannot overlook the overall poor craftsmanship, especially in regards to finishes, on display in my home. I feel I headed off may structural and other "buried" to the untrained eye issues. My best wishes go out to those who do not catch issues as they arise during construction. But, the poor finishes were too much for me to keep up with. I got to the point ...

Buying and build process was mostly seamless until there were issues. Our project manager rarely got back to us and when we were finally able to do a walk through, the things he promised to have done by closing, were never address. The warranty person we deal with promises to return email the next day and we don’t hear from him for days until we reach back out. Our house also has no insulation in the attic above over half of the house. We expected issues but the follow through has been terrible as best. I’m sure things will get done but I wouldn’t hold my breath.

Decent quality home built. But unfortunately, 3 months later were still waiting on things that should have been completed before move in. Did try to complete after our move in, but so many punch items unable to complete in a week. Told many times, coming for repair but no show.

Builder grade materials (even when you pay a lot of money to upgrade) and shoddy workmanship! Think twice about buying these "cookie cutter" homes!
