beware of waranty repairs. Not as much flexibility in selection options as was anticipated

Overall Highland Homes is one of the better builders but their subcontractors are not that great. They are rushing through the work, making mistakes and have poor quality craftsmanship. The communication with the sales team could have been better especially when it came to moving the closing date.

So house was extremely rushed went through a ton of repairs and touch ups to cabinets. Island needed replacement panels and work was not finished product.. Very poorly constructed but very pricy

Overall experience is below average. I believe I have overpaid and the basic items are cheaply made.

The salesman was great . But I’m disappointed in the price of the house and the material that was used for the price of the home i feel Rob because everything in the home is cheap from the mds molding that looks like he goes in a cheap apartment not a 900k home

The home is beautiful, but there are several noticeable flaws. The house was rushed and the quality of work was awful. Most of the issues we see have to do with framing. Some of the walls are warped and not aligned with the other walls. We also had a water leak the week after we moved. Just very disappointed with the workmanship and quality of the home. I would not recommend highland homes.

The homes are being built be the same mediocre subs as the "lower end" builders in the neighborhood and as a result the homes have the same mediocre end result. The materials themselves are fine and what I would expect at this procepoint, but are often installed wrong or with no regard to workmanship (chipped tiles, broken studs, miscut carpet, missing hurricane ties, scratched windows, chipped cabinets, chipped counters, etc.) and getting anything corrected before or after closing is like pulling teeth. Even once our construction manager Trystan agrees something is an issue it requires constant follow-up to get an inidcation that action will be taken. After that the timeline for repairs is pretty clearly "when we feel like it". I will be told something will be installed or replaced on a certain date and 30-60 days later the issue will still be unresolved. Sometimes there is an excuse, but more often when I ask why my time has been wasted sitting around waiting for subcontracters that never show - I get no response at all. One giant investment later and I have a house with wasps getting into our bedroom and everything banged up like it has been lived in for a decade. Overall the result is okay and frankly tough to get anything better at this point in time, but you will have to be your own advocate to make sure things get done right. ... More

We had many builder options and assessed most models. It seemed that Highland were the quality and value package. Unfortunately our experience wasn’t quite that. We’re a month and a half post close and still have contractors every day completing or correcting work after being promised we would be done months in advance in a date we need to close.

Very poor experience during the home building and buying process. This was our 5th new construction home so we knew it was going to be rough but could never have expected it to be as bad as it was. Everything on this home had to be done twice basically because people weren't help accountable (the brick even had to be torn down and new brick installed - windows wrong color - wrong fireplace etc.), construction quality was extremely poor for this price point (closed over two months ago and still don't have everything complete - CM is great, things just move extremely slow), paid extra for upgrades that were never done (still working to get it resolved). For example, I paid to upgrade bathroom fixtures and they just installed the cheaper ones and never said anything. I questioned them on it and it is still not resolved (said a back-order issue but this was in my change orders at the design center from a year prior to construction). Promises promises promises and then there is reality They push to close so they dont have the inventory on their books and 2 months later we still hear excuses Horrible follow up

The sense of urgency ,great communication up until closing. it's been a hassle to get the house completed and repaired Just get a completed house then worry bout the little repairs

I felt the response time in addressing some issues were very slow and some of the workmanship left a lot to be desired installing damaged goods are just not acceptable

We have previously built a new home with Highland some 13 years ago, and our past great experience was not matched this time. Not even close. They were resistant to even minor changes in the house plan, and one employee noted the business model had changed 4 or 5 years ago. Frankly, the house was just not ready for move in, and the punch list grew longer every day. There have been electrical issues, plumbing issues, landscape issues, and more . 8 weeks later we still have items not completed though staff says they are working at it. We clearly are not a priority. This experience with Highland has been disappointing to say the very least, and I could not in good faith recommend this builder to a friend. ... More

The initial experience with HH was fantastic. Sales lady is an amazing person overall and was very helpful throughout the process. The second superintendent assigned to my house was easy to work with as well, but that's about where the positives end. My house was rushed (finished 2 months "ahead of schedule") and it showed. Poor painting, very poor trim work, and floors not adequately protected while contractors still in the house leading to cosmetic issues. The grass was laid prematurely causing uneven ground and poor drainage, lots of trash left on the property after "completion", and just overall a lack of attention to detail. The superintendent assigned to my house 4 days before closing was stuck with a pile of junk and desperately rushed to fix the issues. I had to do the final walk through after I closed and all of the issues weren't resolved until 5-6 weeks after I moved in. I take responsibility for not pushing back on the close date given the state of the house, but I was continually promised it would be completed. Ultimately my experience showed me that the employees you will deal with on a day-to-day basis are amazing, but it is lead by a management team who is completely out of touch making poor choices and putting their employees in a bad position with the home buyers. ... Issues are still not addressed.

We are happy to be in our new home. Sales process was great. However, post-close, things are less than desirable. More than two months after closing, original punch list is still not complete. There is little to no communication and no sense of urgency. Hate to complain on social media, but hoping this will get someone’s attention that can take care of the punch list.

This does not apply to all Highland Homes in general, just my particular community. Responsiveness to issues is non-existent, no follow-up, doesn't follow through on agreed upon affidavit items and home still has multiple items pending to be resolved even after closing. Although there is a 1-year warranty, it may be useless as they will not respond to resolve.

The lay out of the home is just right for us. The location is spot on for what we were looking for. Neighbors are great as well which is good. The issue is the details. The craftsmanship work done for the caulking around the floor trim is the worst I’ve ever seen, (not our first home build) door handles falling off, shower curtain rods not installed, just laying on top of tile till they fall, Stove not wired correctly, short cuts taken on trim work around doors and kitchen. Grout work is not professional either. We understand things happen and it can never be perfect, but this is just small detail work that a craftsman should be skilled in and take pride in, if a door handle can’t be put on correctly then how do we know the foundation or walls or roof was done correctly? We only listed a small amount of the issues found. With that said, they have come and fixed the issues which is good but with the history and amount of homes they do, we should be farther along with some pride in the work. This is my second Highland Home & the experience has been pretty bad. Since I met with one builder at pre-construction meeting& then another took over I don’t think there was any real ownership of my build. Things just did not get done as promised. Shallow stairs are not, lighting changes were not done as told, trades that did the paint, grout, fence, fixtures, flooring were just sloppy. Job site was the dirtiest I have ever seen & I have had 5 homes built.

Our experience would have been wonderful if hadn’t been for our project leader - he was full of empty promises and we sit here today 3-4 months post close with items still needing to be fixed. We got so frustrated we stopped reporting and started doing these items ourselves. The workmanship is very frustrating in our new home when you pay $700k plus and get better workmanship from the Highland 45 we purchased previously from Highland in the same neighborhood. Your project lead blew this one!

We have had many issues, some still have not been reconciled. since we moved in back in June 2022.

I'll start with my wife was involved in the Sales portion of the house buying experience. That not surprisingly went off without a hitch. The financing portion of the sale was also amazing. Now is where everything starts to fall apart a bit. My wife put in our first warranty issue, and we still don't have a functioning video doorbell. We had a tech come out and get the garage door functional but not the camera after the first doorbell was replaced due to a humming sound. All other issues were fixed on her first ticket. Now is where I come into the fold. I started looking at various things around the house and was starting to find a lot of issues especially with the drywall. The other issues were cracked tile, paint, grout in the bathroom showers, carpet, and some other issues. The initial part of the process was handled within the time frame promised. The paint contractor and his wife came out multiple times to fix several issues throughout the house. The issue they are having to fix over and over are the cracks in the corners of just every room. He also fixed some other minor dry wall issues here and there. The grout issue took a week or more to get that person out. The plumber who came out was on top of his issues really quick and resolved them quickly. The real issue was taking 3 weeks to get a guy out to repair some cracked tile. He pulled the toilet and set it in the tub. Fixed the three cracked tiles originally reported one being under the toilet. Issue there were two more cracked tiles under the toilet that the plumber pointed out when he came to put the toilet back in. Another week or two goes by and they finally get back out to fix the other two tiles. I went out of town on vacation and the tub where the toilet was left is now damaged and will need to put in another ticket on that. The tubs were also left with grout all over them without exception. With the exception of the cabinet company, the low voltage company and the carpet company people have showed up unannounced to do a repair, not a huge issue for me as I am unemployed currently, but I would guess this would be a huge issue for people who are working outside the home. I was also consistently no showed when I was told somebody would be here to fix the issues. I feel a lot of my issues could have been resolved upfront with a better-quality control up front. Home quality is good however ensure you have everything documented in black and white, don’t blindly trust year sales person. Don’t assume your builder knows everything. Example I had asked my builder to provide me security camera connections. When the builder says yes and added to the contract your basic assumption is they know the job. Later I found they gave me six 110 V power connections for the cameras whereas normally they should be providing network connections. Come on , in todays world who gives you 6 power connections for the cameras. I had to shell out additional 1200$ for getting the right items. Responses to items which should have been addressed before the house closing are still open after three months and no ETA at all. This is simply unacceptable. I’m not even referring to warranty request after moving into the house. No doubt the house is wonderful but ensure you have patience, document everything and do not rush for closing. Please note in my case the house was delayed for 4 months and Covid was not the reason which was always used as an excuse for every damm delay. If you ask me, will I recommend anyone to highland homes I will list out all the above items to the buyer and then decide accordingly. ... More

I am reasonably disappointed with our home. I DO NOT think we got what we paid for. I have owned a number of homes over the years, several of them were new construction homes like this one. While this one was the most expensive by double, it was the least well constructed. Too many cost-cutting measures. As an example, for a home that cost over $750,000, EVERY home on our block has the exact same outdoor fixtures (excluding doors which are an option). The master bedroom closet is well appointed but the poles that hold hangers are extremely cheap and skinny 3/4 inch diameter instead of 1-1/2 inch wood poles as would be expected in a home of this price. It appears that subcontractors are either required or encouraged to slap their parts of the house together as quickly and cheaply as they can, and then they ARE PAID to come back and fix mistakes later. Tell me how this doesn't always end in the subcontractor being financially encouraged to screw up. We had to have nearly the entire roof replaced prior to closing due to just this kind of effort. The home is turned over to you in a manner described by the supervisor as "Contractor Clean" (His words and this was related to me by my neighbors as well). I would not want to live in a home with a contractor if this is the case. Just cleaning my floors required 4-5 hours with a Swifter and an entire box of Swifter pads. It was filthy. One of the guest bathroom tubs had a dent with rust in it prior to mounting COMPLETELY installed with tile around it so of course when shown prior to closing, all of the tile had to be removed in order to replace it. Two months after closing, we are still having to get things repaired not because they have failed, but simply because they were allowed to be left uncorrected. Outdoor fence was installed with only one nail on each support, randomly placed and disrepair a guaranteed occurrence with the first wind. I have never, ever had a home this poorly constructed. EVER. To their credit, the sales rep and the construction supervisor have a positive attitude and do make the effort to assist us but the people who make decisions over this process are clearly overpaid and underqualified. ...
