The subcontractors were abysmal. The sheetrock seams are horrible. The "finish" work on the trim looks like a child put it in. The concrete in the driveway, garage and patio are pitted, gouged, and have boot prints in them. As I write this, the master closet ceiling and upstairs bathroom vanity are torn out as water is leaking through the ceiling. The absence of professionalism even extended to unhuman behavior such as urinating in the shower to the point where the smell prevented us from going into the house, and there was even feces rubbed on the painted wall in the bedroom upstairs. As first time home buyers we had an awful experience with Highland Homes Sales Team. Very poor customer service. Both Andrew and CeCe are very untrustworthy and very dishonest. True “Salesman”

We did not have a good experience with sales or project manager. Highland lacks attention to detail. People working on your house don’t even have access to the plans.

I closed on my home in March and builder still has not completed my master bath. Upgrades that were paid for were never installed. Untrustworthy project managers! I had my home inspected before closing and manager said he fixed problems and never did! I’ve had to put in so many warranty requests, I’ve lost count! My husband and I rearrange our schedules to accommodate them and they are constant no call, no show. We are contacting our attorney. Enough is enough! We paid so much money for this house. Bad quality work no Finishing in work lot of dump in sheetrock ,rough painting in cabinet look cheap

This builder has condescending sales staff ( once you’ve paid) and poor follow up on repair issues

Terrible experience overall. I will say, Mike with the mortgage company needs a mask and cape because he was superman. Tyler, our second Builder has done her absolute level best to correct issues we had so I would rate her 5 stars. If you end up with Eric as your builder, cancel and walk away. He doesn't care at all. He is extremely unprofessional, including having trades eating and sleeping in my home during our scheduled meeting which he was late to. You will not get a quality home if he builds it, request Tyler, she is hands and feet above him in treatment and physicall quality.

The sales rep was untrustworthy and the builder still has not completed our house after he said he would finish everything up the week after closing. It has been three months and we still have blue tape in our house.

The CHEAPEST labor and materials are used but they Charge you a premium. They gave us an incomplete home stating everything would be done prior to close. Instead they rely on the warranty and that takes months to complete. So instead of enjoying a new home, you are dealing with the incompetency of the builders and the terrible contractors they use for months on end. Joseph and Giovanni give you a ton of attitude if you point things out that are done with poor quality, not done at all or done incorrectly. I could keep going but won’t. Bottom line...STAY AWAY!

Terrible experience with builder. House was not 100% completed. Warranty feels like I'm asking I'm begging. Would not recommend

Went through the first walk through, tagged everything we needed them to touch up. Second walk through was a mess, because we had issues with the builders lender we really didn’t have a good final walk through. At this point we just wanted to move in. FYI don’t go with this builders lender. We built our home, started in February finally moved in September. Lender said everything was great we were approved for the whole six months. 3 days before our closing date, they said they couldn’t approve us. For two weeks they told me to pay off certain debts I had. Did everything they asked for at the end still couldn’t. Went with another lender got pre approved in 3 days closed in two weeks. After moving in some of the stuff we tagged for them to fix the first walk through was still there. We thought we could trust the builders. Mostly all the door handles including the front door were loose. Went to the builder to tell them. They gave me a screw driver to go do it my self. I have three months living at my home and I’ve already have had to call my warranty twice to come fix things like, no texture on walls, places they didn’t even paint, huge crack on our cement stair way to the front door. Still haven’t came to fix the rest of the stuff I put on the second order of warranty, and it’s already been a month. Like, the huge crack from one side of the drive way to the other side, one straight line across. I had a guy come fix the stair way to the front door and when my wife showed him the other crack that’s on the drive way. He said that they would probably had to do the whole drive way all over again. No one ever came back. Not worth the pay! The only best thing out of this builder is there sales person that’s at the model home. He has been super helpful to us from the get go and even after I bought the house I’ve called him, because I can’t get a hold of the people that are responsible to fix my issues at my house, he’s always picked up and tried to help me in any way he can. Worst experience ever as a 1st time homebuyer!

Lots of issues with home, every time contractor comes to fix one problem another one occurs. Last time I’ll buy a highland home

Highland seems to be resting on a reputation they should no longer have. They were perfectly nice & accommodating when it came to selecting our house and the optional finishes that would drive the price of the home up. When it came to the execution of actually building the home, that is where they did not hold up their end of the deal. Countless issues of just poor and sloppy work occurred leading up to the close of the house. When a home inspector challenged their work, they proceeded to discredit the inspector, rather than fix issues. The only time I saw them work hard on our house was to get us to close on the agreed upon date when the house was clearly in no shape to be moved into. During our final walkthrough, there was still no grass, no A/C, and a 20+ foot hole in the front yard due to some plumbing issues when we were told it would be move in ready. Between the mistruths of the status of the house, their reactions to fix their issues, the lack of quality and attentiveness of the vendors they use, and the fact that at the time of this review, there are items that are still not fixed that contractually they are supposed to have been done over two months ago, I would think long and hard about selecting Highland Homes to build your house. ... We have had many many problems with our new home, which include Quality control with workmanship and several warranty issues, including the AC. Our AC shut down after only 6 weeks and the company we are required to use made it extremely difficult to schedule service. They also will not allow us to lower our thermostat below 72, which we were never told would be an issue when purchasing the house. Upstairs rooms don't cool properly because of mistakes made during installation and the AC company refused to come out to fix for a whole month because it wasn't an emergency. We have a roach issue in the house, despite paying our own pest control to come out 3 times in 8 weeks. We have never had this issue in the past. These are baby roaches also, which does not result from construction in the surrounding areas. This means there is an issue in the home. We were mislead upon expressing interest in the home and told that the lot size was 2000 sq ft larger than it actually is. We expressed that this was important to us and were still mislead with an inflated size estimate twice. Granite in the kitchen is chipped but chip was concealed with amber colored resin. Our backyard floods with water whenever it rains for a few minutes, which worries me when it comes to future heavy rainfall. The construction manager John has been extremely nice and helpful where he can be but I know he can only help so much. Living in this home issues are so extensive it is easier to just list them by category. The final stages were rushed and thrown together. There is a blatant communication disconnect between management, contractor, vendors and service techs. Hot water: The “contractor crimped the gas line” which ultimately affected us and our neighbors hot water, gas range and stove top. Electrical: Some lights switches were mis-wired, the utility box was filled with wood chips and dust, and when I use the closet plug, it would short out the whole Master bed and bath, tripping the breaker. An exterior lamp, was not properly mounted and needed to be adjusted. One lamp in the media room was missing a bottom plate, after many requests eventually our Contractor provided a whole unit. I had to replace the GFI in our master. Paint: When I wipe an area on the wall too hard, the paint comes off. The doors and windows, have paint was just slapped on. There are drops, drips and splashes throughout the home on our tile floors, windows, light fixtures, fans, door knobs, etc. Hardware, taped to clothes racks, just painted over. Some areas, not painted or caulked at all. Tile: They used the floor tile from our washroom for our Kitchen backsplash! The floor tile is not up to par. There are boot prints, from someone stepping in paint and tracking it through the house. The seal in the kitchen and to our bedrooms, was not complete. We had a cracked tile that I would never have found if not for me fighting off spiders and ants, entering the house through the poorly sealed floor. Cabinets: Our dark colored custom cabinets are ruined. This possibly occurred during install and /or when they removed things to replace the tile and the countertops with the correct ones. A substance on our cabinets, that cannot be wiped off, cleaned off, sanded and painted over. The resolution was to order set of new doors to hopefully camouflage the blemishes in the finish. But Burrows lost track of our order or completely forgot about it. Our contractor wants to come to our house with Burrows and re-re-re-examine the kitchen cabinets and mud room drawer. I informed him that Burrows had been here for over 3 visits, including 2 with the touch up guy and one with 2 gentlemen who took pictures and texted their boss to get approval for replacement doors, which we were told would be here in 2 weeks, 4 weeks ago. They have the specifics on the cabinets, what does a visit do that they could have done, prior to our move in or the many visits in-between? More visits means more exposure to potential COVID-19 infection. Also under-neither and around the cabinets, in the kitchen, the mudroom and the bathrooms are incomplete stain/paint and caulking. Appliances: Gas top Range had no flames. See Hot Water. Faceplate for the microwave keeps coming off. When we first moved in, the dishwasher didn’t work. After many service calls, we requested a replacement. Highland replaced the Dishwasher. It was installed, quickly. The installers wore masks. They were very respectful and mostly efficient. They left copious amounts of water under the sink from the removal of the old dishwasher and installing the new one and didn't give us a heads up, which caused us to think we had flooding under the sink, like our first night in the house. Also the installers tested the dishwasher which was great except, they left the paperwork inside to be washed as well. Thank goodness it was all in plastic. A week or so later, the installers returned fix the microwave trim piece. They found an incorrect sized screw, no screws and a screw that was screwed into a void space, the trim piece is now secure. Doors: The doors were not plumb. Several interior doors had no door pins, the contractor has been able to bring them by when requested and I just hammered them in. A door to the attic space, the pin was not seated properly, after many attempts I was able to hammer that as well. Cleanliness: Our Attic spaces were dirty and needed to be cleaned, builders left old soda cans, filled with soda and a petrified banana. Clint, sent one woman to clean both spaces, above the garage and our upstairs. She did very well, and yet I still found old cans with soda in them, where she could not reach. We shudder at the thought of what could be thrown in the insolation and hidden in the crevices unseen. Pest: We hired pest control. We have had spiders, ants and mosquitos, We also have “Carpet Beetles”. Are the carpet beetles tied to the profound buffoonery we are enduring? I would not go so far as to blame Highland homes for this, but our pest issues have exacerbated and compounded the issues we are dealing with. Especially after finding our attic has been used as a garbage can. Yard: In photographs we noticed, several slates had not been attached, many slates are cracked. The sprinklers that were not working properly, an uneven yard filled with potholes and collected water and, flooding/drainage issue between us and a newly finished home next to us. As of this writing, that issue is still in the progress of being resolved. Missing Window: We discovered, by reviewing our plans Highland Homes missed installing a window in our living room. Highland homes has graciously offered to send a construction crew to fix this. We are extremely reticent to have anymore vendors from Highland near our home, let alone a construction crew due! For 2 months straight we have had people in and out of our house, during a pandemic, The interruptions and the lack of competency has become maddening. Highland Homes has attempted to blame us for their shoddy work, no one signed off on the home they promised to have completed. This is on them. Highland Homes: Great sales, lovely house over all, nice people, ruined by bad vendors, shoddy craftsmanship, a lack of communication and accountability. We've owned multiple homes and are disappointed in the details of this VERY EXPENSIVE house. Everyone provided awesome service UNTIL WE CLOSED. Then they GHOSTED. Two months in and we still don't have the items on the "closing list" completed and the warranty service is a BAD JOKE. You submit a request and MAYBE they will come out in 4 to 6 weeks. I don't actually know since our items are still open 4 to 6 weeks later. When we moved in, none of our Low-E worked, there was a FULL SIZE tool backing up our bathroom drains (they said they scoped the lines), I couldn't use the lights in my living room and turn on the disposal because there was a short and half of our electrical panel pops on a very regular basis. Our kitchen cabinets are full-out cracking in various places (and not at the seams). There are cracks in almost every bathroom grout, baseboards, door frames and walls. I’ve lost count of the popped nails which the warranty “manager” says they won’t even address until the “1 year service”. Then there are the floor plans. They sacrifice function for design in EVERY AREA OF THE HOUSE. They are pretty houses, but do not function well. (Think lack of linen closets and that you will probably have to buy all new furniture for every room and not even your washer and dryer fit in the laundry room.) ... More

I have had a number of issued with my Highland home and do many issues have not been addressed even sfter submitting warranty tockets over 1 month ago. I have continued to submit tickets without committed dates of resolution. Considering the expense of the home we expected a higher quality buildout. The frustration is.magnified with the lack of response seen to date.

High price and poor costumer service

I was disappointed immediately after moving Into our home. Many electrical problems that required me to wait for the tech on multiple days. One day he didn’t even show up. We were told that all appliances were tested. Which would of been impossible because my dishwasher didn’t have power going to it. So a flat out lie. No one inspected the house, or they would have found multiple outlets with no power and the crossed wires in my garage. The home’s media box where the modem and router go are at the furthest point in the house. Sadly we have poor signal because of this. I WILL NEVER BUY ANOTHER HOME FROM THEM. ... More

Highland homes are great, quality is fair but support is terrible. Just the hassle wasnt worth it.

1. Buyer selections and design gallery experience was horrible. Samples were extremely small. Everything cost "extra", there was no cost breakdown to compare the cost of what was included in the contract vs. the "extra" costs. 2. Misleading advertisement of what was included in the purchase of the home. Some items were "discontinued" after purchase. Had to fight to receive a credit that was not commensurate to the item that was "deleted". 3. Quality of work was horrible. As home buyer, we had to point out things that they did not install, including missing an entire bathroom under slab plumbing. Some items caught in time to eliminate demolition and repair of work completed. 4. Initial builder (superintendent) was extremely rude and somewhat confrontational. The replacement builder was very kind and helpful, however the post builder is as rude as the initial. 5. Quality of work is below what should be expected for a house costing almost 1/2 million. Contractor's building the home abused the cabinets, bath tubs, plumbing and many others fixtures. Roof in the front was not completed properly. Open holes under gables lack proper sealing. Roof leaks in front under eve. Exterior pieces were not completed properly (sealed on exterior properly). Many items identified in final walk through to be completed as part of the sale, remain uncompleted after 2 months. Lack of response by builder to rectify. Hire your own inspector prior to closing for a new home by this builder. Home lacks insulation over rooms in the attic (it is visible). Demand all items be completed before closing! Having purchased several homes in my life, new and used, I have purchased used homes that require less fixing to repair the household than new on this one. ... More

Safety, Housekeeping, Security • Beer cans and trash consistently found in and around build site • Contractors smoking inside of house • Trash and food left in house attracting pests (raccoon removed from attic) • Contractors not observing signs for “no shoes”, dirt and rocks on wood floor and carpets • General disregard for safety (e.g. roofers not tied off, makeshift ladders, etc.) • Houses with flooring, carpets, fixtures left unsecured and in some cases doors/windows ajar Management Oversight • No insight into management decision making process • No explanation or understanding of escalation protocol for raising buyer concerns • Inconsistent supervision and communication to contractors (e.g. placement of A/C condensers) • Poor work-load management and support of construction supervisors (constantly overwhelmed) • Reference construction drawings only when convenient for builder Sales Counselors • Frequently pompous and dismissive in almost all interactions, including initial visit with realtor • Tend to act like buyer requests and concerns are a joke (literally laughing in some instances) • Drag feet on decisions then make urgent demands, making it seem like buyer is causing delay • Attempt to document misleading information on change orders • Incomplete and/or vague descriptions of change items (some missed completely) Quality of Workmanship • Overall sloppiness in workmanship (e.g. tiling, door trim, painting, plumbing hardware, etc.) • Lack of ownership in work (e.g. dented fireplace, scratched appliances, etc.) • Seem to take the “easy” route at every opportunity rather than doing the job “right” ... We purchased our home three months ago, and have had severe plumbing issues ever since. Our construction manager has been great, but they had to dig a hole in our guest bedroom, they pumped a brick out of the upstairs plumbing and removed wood and debris from our downstairs plumbing. We were without adequate plumbing for nearly 2 months. And had construction workers in and out for nearly a month. We had to stay in a hotel for several days and were displaced for quite some time. We also have not been offered any compensation other than them fixing their mistakes. I have called the office, and left messages via their contact us links on the website. No one has called back. When you are buying a house at this price point you definitely should not be having these types of issues. ... More
