A lot of back and forth with the agent and still need some help with a replacement blind and replacement chandelier

The home looks great, but the functionality is not there. Sound travels from the guest bath all the way to the master bedroom. The light switches are minimal and placed oddly. The air conditioner blows super loud. They installed a used dishwasher. The interior paint is the cheapest quality I've ever seen and scuffs at the slightest touch. The cabinets are not adjustable. The master closet was only designed for hanging everything, which no one does. The master bath doesn't have a place to hang towels near the shower. Little things that make a house feel like a home are not there with this model. Also, the construction manager told us to reach out, but does not respond. The house just feels like it was a rush job. Sharing my experience with the builder right from day one, I decided to go with this builder based on past reviews in YouTube videos. I had read in a few places that they were one of the best in the price range I was looking to buy our home. However, my experience turned out to be bittersweet. The first discussion and contract signing process were too hurried due to high demand and limited available lots. The sales agent even threatened to cancel the contract if it wasn't signed the next day. Moving on to the design studio, there weren't many choices available. The IBB design studio appeared disorganized, and the designer consultants seemed focused on rushing through the process. They stressed the importance of finishing the design within a stipulated time, or else we would be charged extra per hour for any delays. Then came the building process. Initially, our builder seemed nice, but after the concrete foundation was poured, they started rushing everything. They would threaten us to confirm certain selections immediately, or they would default to the standard builder-grade options. Many selections were not offered or given a choice, such as tinted bathroom windows. Our corner lot with a bathroom facing the main road could have benefited from a frosted window, but this option was never discussed. Another example was the insulated garage, which was offered to some buyers but not given as a choice to many, even though we were willing to pay for it. These are just a few examples, but there were many other missed opportunities that are difficult to cover. There were also construction inputs that were overruled or ignored. For instance, there was a sharp wooden stair end that posed a safety risk, especially for crawling babies. Lighting fixture and kitchen selection processes were confusing, and neither the builder nor the salespeople had a clear idea of what would be provided versus what was available. The building quality was average compared to other builders, as we often hear squeaky floors on the second floor, which indicates a lack of quality. Unfortunately, this is not covered under the warranty. The lawn was very poor, with hardly any topsoil. We noticed that sprinkler pipes were above ground and openly lying on top of the lawn. The backyard was uneven, causing water to not flow properly. Additionally, we opted for LVP flooring on the first floor, but in several places, we can clearly see that the flooring is floating and sinks down when stepped on. The builder informed us that LVP flooring would be floating, but the execution seems flawed. Overall, we noticed that our builder did not maintain a consistent standard for building homes. They would offer certain things for free to one buyer but charge the same amount to another buyer. They were not consistent across buyers and showed favoritism. Building a home is a big and lengthy process, and while we understand that each model comes with its own selections, the lack of consistency was disappointing. The electrical selection company, Highland Homes, was also a disappointment. They did not provide any choices and failed to educate many new buyers on what was needed or advise on certain selections. Issues with cabinet paint and wood floors. Still trying to get repaired.

Not a good buying experience with Highland Homes. They were not forthcoming re lending and Sales Manager Margaret D. was never available and when she was she was not helpful. We made some bad decisions and are in a Highland Home which is a result of those decisions. The building contract managers were great and extremely helpful as was the assistant sales manager Kelly A. Otherwise extremely difficult experience.

I feel that the Highland promise did not live up to expectations. Cost was high, processed was rushed, too many errors and quality concerns. As one of the first to move in to this new development, extra consideration should have been taken to protect and assure a great experience. The people are very good people, but the overall corporate objective leaves a lot to be desired.

There’s too much to negative items to list on this second Highland home purchase. I’d like to highlight that there are still items that are not repaired or replaced. Craftsmanship and quality control lack in this caliber of home. Professionalism lacks from the sales agent of which we never met or greeted by. Again, this is our experience with Highland homes.

My experience has been horrible with this builder. Building supervisor never provided prompt updates. I have to call them every day even after 3 months of closing as they still haven’t fixed all issues from closing. Even with so many follow ups, issues are still open.

We had high hopes given the options and level of detail when we purchased our build. Then it was delay after delay. Then a rush to close before things were finished, only to find out that key utilities weren’t even up. Only after contacting the ceo for the master builder did we get anything addressed, I blame highland homes for rushing into closing without checking everything, had we known we would not have closed when we did. I’m still dealing with finish items that weren’t addressed with the home prior to closing because it’s now MY responsibility, not theirs to deal with the subs. We closed 3 months ago. ... More

Great sales team, helped us through every phase. Not everything was finished at closing and construction supervisor promised everything would be done very soon. Over 2 months later we still have a lot to be done. Funny how once they have their money very little, other than empty promises, happens. I wonder when they’ll get around to fixing the details???

Warranty repairs are not handled in a timely manner and some repairs created more issues and repairs.

You don't feel like your living in s house of the price tag. Poor workmanship on multiple aspects, lacking higher end feel that the simple things out s house give you.

I have had multiple issues with my home since moving in. Despite letting it be known that I have these issues they remain unresolved. I would recommend going with a builder who is a bit higher quality.

We love the layout and floor plan, however, that is the extent of our happiness. For the most part, every sales rep and/or project manager or superintendent was pleasant to work with, but the follow through was lacking. The quality of workmanship and materials was abysmal, not something worthy of aligning itself the reputation Highland Homes has come to have over the years. Simply put, anyone on the executive leadership team would be disappointed...except for maybe the person trying to cut costs or save a dollar, it shows with the contractors working in this subdivision. In some aspects, we are heavily using the 1 year warranty to get things right, in other aspects we are doing it ourselves because we take pride in our work and attention to detail is of the utmost importance. beware of waranty repairs. Not as much flexibility in selection options as was anticipated

Overall Highland Homes is one of the better builders but their subcontractors are not that great. They are rushing through the work, making mistakes and have poor quality craftsmanship. The communication with the sales team could have been better especially when it came to moving the closing date.

So house was extremely rushed went through a ton of repairs and touch ups to cabinets. Island needed replacement panels and work was not finished product.. Very poorly constructed but very pricy

Overall experience is below average. I believe I have overpaid and the basic items are cheaply made.

The salesman was great . But I’m disappointed in the price of the house and the material that was used for the price of the home i feel Rob because everything in the home is cheap from the mds molding that looks like he goes in a cheap apartment not a 900k home

The home is beautiful, but there are several noticeable flaws. The house was rushed and the quality of work was awful. Most of the issues we see have to do with framing. Some of the walls are warped and not aligned with the other walls. We also had a water leak the week after we moved. Just very disappointed with the workmanship and quality of the home. I would not recommend highland homes.

The homes are being built be the same mediocre subs as the "lower end" builders in the neighborhood and as a result the homes have the same mediocre end result. The materials themselves are fine and what I would expect at this procepoint, but are often installed wrong or with no regard to workmanship (chipped tiles, broken studs, miscut carpet, missing hurricane ties, scratched windows, chipped cabinets, chipped counters, etc.) and getting anything corrected before or after closing is like pulling teeth. Even once our construction manager Trystan agrees something is an issue it requires constant follow-up to get an inidcation that action will be taken. After that the timeline for repairs is pretty clearly "when we feel like it". I will be told something will be installed or replaced on a certain date and 30-60 days later the issue will still be unresolved. Sometimes there is an excuse, but more often when I ask why my time has been wasted sitting around waiting for subcontracters that never show - I get no response at all. One giant investment later and I have a house with wasps getting into our bedroom and everything banged up like it has been lived in for a decade. Overall the result is okay and frankly tough to get anything better at this point in time, but you will have to be your own advocate to make sure things get done right. ... More

We had many builder options and assessed most models. It seemed that Highland were the quality and value package. Unfortunately our experience wasn’t quite that. We’re a month and a half post close and still have contractors every day completing or correcting work after being promised we would be done months in advance in a date we need to close.

Very poor experience during the home building and buying process. This was our 5th new construction home so we knew it was going to be rough but could never have expected it to be as bad as it was. Everything on this home had to be done twice basically because people weren't help accountable (the brick even had to be torn down and new brick installed - windows wrong color - wrong fireplace etc.), construction quality was extremely poor for this price point (closed over two months ago and still don't have everything complete - CM is great, things just move extremely slow), paid extra for upgrades that were never done (still working to get it resolved). For example, I paid to upgrade bathroom fixtures and they just installed the cheaper ones and never said anything. I questioned them on it and it is still not resolved (said a back-order issue but this was in my change orders at the design center from a year prior to construction). Promises promises promises and then there is reality They push to close so they dont have the inventory on their books and 2 months later we still hear excuses Horrible follow up

The sense of urgency ,great communication up until closing. it's been a hassle to get the house completed and repaired Just get a completed house then worry bout the little repairs
