First off, the sales Experience was TERRIBLE. I was all about what they couldn't do, and there was ZERO follow-through after close from my sales "professional". Secondly, Highland was NOT ready to close on this house when promised. There were so many issues at the time trying to close, many defects, cosmetic issues and functional problems. It took 17 months to complete the build (it was NOT delayed by supply chain), and we had to find other living arrangements during that time. Just simple things like cleaning the yard after close from construction debris was a chore and hard task for the builder after many complaint attempts. Painter's work was the worst I've seen in several houses. There was little follow-up on items that were mentioned, and several re-mentions and attempts had to be done to get things complete. This building experience has been by far the worst build I’ve been a part of. This is my third build and haven’t experienced anything quite like this. We are over two months in and are still having contractors in and out every few days. The windows have been by far the worst part of the build. We are still owed one window which does not properly latch and now allows cold air in. We had several items that were promised to be taken care of before we moved in which were not met. We were reluctant to sign since they had not been addressed. We were promised these would be resolved within two weeks. That wasn’t and still isn’t the case. We keep getting told it’s the window vendor that keeps falling short. I have repeatedly taken PTO from work to make time for the contractors coming in and out. At this point our realtor mentioned we should be getting some sort of compensation or upgrades at no charge for all the headaches we’ve been put through. I agree!! The construction manager just shrugged that off as a joke! It wasn’t by any means! At this point it would just be nice to have everything resolved at once without any further delays. While we are happy with our purchase, there were many issues that will prevent me from recommending Highland Homes. The experience I had heard about from various people that have built homes before, was not one that I can say I have had. My situation is unique in that we relocated from NJ and purchased not one but two homes with Highland. Responses I received from home office were unacceptable and that is when I actually got a response at all. I have some instances where I have not received so much as an acknowledgment on my concerns. I also do not like dealing with a company that finds it necessary to bad mouth competitors when Highland, from what I hear is a very well known and reputable company. From the job site constantly looking like a landfill and there never being less than a dozen empty beer bottles and / or cans inside the house alone to the shoddy workmanship of every facet of the construction of the home and Construction Managers being forced to close on homes that are not even ready, this has been one of the worst experiences of our life. We have been in our home for 2 months and we’re still trying to get the original punch list items completed. The longer we live in the house, the more things wrong we find. Every contractor sent out to repair something damages at least 2 other things that, then, need to be repaired. It’s a never-ending circus. Even at this point, if we could get our money back and walk away, we would do it without hesitation. We picked Highland because of the reputation for quality. That is a thing of the past. Don’t be mistaken by the quality of the model homes. Your home won’t look like that. Just like pictures on a fast food menu. Contractors take zero pride in their work and display absolutely no common sense whatsoever. A pre-owned home would take less work to make right than this brand new home is taking. Instead of being happy that, after an 8-month wait to move into our beautiful, brand new home and being able to settle in and get on with a normal life, we’re disappointed beyond belief at the entire process and, almost can’t stand the house now because it is nothing but a source of never-ending stress. Our closing date was pushed by a month. When we moved in, there were tons of items that needed to be fixed. It's been almost 2 months we have moved in and there is always something to fix.

We understood early issues with the supply chain, but two months after moving in and our home is still not complete. Despite the builders having our list from BEFORE closing, we are still fighting to get our home done. Every time we talk to someone about getting it done, we are told workers will be here on whatever day… so my wife stays home all day and no one shows up and our calls get ignored. Don’t close before every tiny thing is done. Or choose more responsive builders. They will promise you the world, but you shouldn’t believe it until you see it. When we went to the model home to see the assorted options for what was standard and what was an upgrade, we were told granite on the countertops and island was a standard feature. What we got was quarts. I did not like the quality of the building material, nor the workmanship. When inquiring about the quality of the material, we were told it was standard quality material. My thoughts are just because something is standard for the industry; it should not mean it is also the standards for Highland Homes. Prior to closing, our home was supposed to be cleaned; it was not. Had to battle to get boulders installed for over a month because the contractors were running over my yard weekly. Home pro installed the clare smart system that hasn't worked right in the 3 months I have lived here. They are currently scheduled to come out for the 3rd time. If they cant fix it this time I'm at the point of asking for it be removed and to be reimbursed. A lot of small things that if done right the first time I wouldn't of had to spend my time off/while working making calls, scheduling, or waiting around for contractors to no show to get this or that fixed. Our house has had a large amount of issues during the building stage. We’ve mentioned them and some we were told they’d get fixed but never did. Now I’m dealing with a vinyl floor that is completely coming off.

I’m disappointed and this builder is not highly value,

Highland designs a beautiful house, but they can't finish it with quality. No attention to detail, no pride in the finished product, and every time an issue was corrected, something else was damaged. Their painters should never be allowed to paint a Highland Home again. The employees are very nice, but their job is 10x's harder because of the subpar trades. Options are WAY over priced and they missed our estimated closing date by 3+ months. They can only blame COVID so many times before it just becomes poor planning and execution on their part.

Since moving in, I have had issues with electrical components such as the dryer outlet and breakers. I have submitted multiple requests to apply my warranty on these issues, but I have not received assistance. This has not been an enjoyable experience.

Nelli is great, but we have had many issues related to the quality of workmanship, responsiveness of the repairs/resolution. Initial supervisor resigned and did not correct multiple things. Serious drainage issue in our backyard. Poor Grading, etc. Now we are trying to put in a pool and we were told there was room to put one in and meet the requirements. Now we are being told differently by the HOA GM for Liberty. Our decision to purchase this home was we thought everything would be high quality and information would be correct. the craftsmanship is horrible. Now that I have been in my forever home For going on two months, I notice something new every day. If I was to ever buy a new home it will not be a highland home.

First 2 weeks had good response as to items that need attention. The last 6 weeks response was good from contractors that Highland Homes contacted, but not from Highland Homes as to items that would be handled directly by Highland Homes.

After a long search for my first home I decided to build with highland homes. Little did I know my home would be riddled with problems and poor quality control from the builder. The functionality of my house is ok. It is sealed up tight and the appliances they provided work just fine. That’s the positive. My builder assured me that he would be in contact with me every step of the way, this was far from the case. During my preconstruction meeting it was made known that I’d like to upgrade the outside and add decorative instead of brick. I was told no that it was too late to add that. I love to detail my truck and friends cars so I also asked for a sink in my garage, again I was told no because unannounced to me the slab had been poured and the plumbing had been done. I was told they could not tie into any plumbing lines, again no framing had been done yet. This being my first home and only 20 minutes away from where I previously lived I came during construction almost every other day. I received a call from my builder about how I wanted to install the prewire for surround sound. I got up and drove out to the house to see my framing had been complete (again no notification from the builder). I saw that they had already prewired the surround sound without my input on it. My center channel speaker is now prewired ABOVE where the tv will be mounted....I had under cabinet kitchen lights put in as an upgrade only to find out that the switch for these lights would be in a hallway in another room away from the kitchen (again zero communication from the builder)...when I asked for the builder to move it he told me he did not want to do surgery on a newly built house. After a debate he agreed to move the switch but now it is next to my bedroom and not by the lights. During the final phases of construction the painting and caulking was laughable. My baseboards have no quarter round so they are caulked to the floor. The workers literally spread the caulk with their fingers and would smear it all over the floor. There was paint splattered all over my floors. When I asked the builder to clean it up he told me that this was as clean as it gets. He said this is “construction clean”. I had to take pictures and email the sales team to ask if this was the norm for highland homes. They assured me this was not the case and my entire house had to be caulked again. My bathroom mirrors are installed incorrectly and simply put on the countertop and leaned up against the wall. The workers did not caulk behind the bathroom counter tops as the mirrors are in the way. So there is an opening for condensation and bugs or whatever else can get down behind the countertops. I told him to please fix this but I was told that this was “construction 101”. When I went into other homes built the mirrors are flush up against the wall and the counter tops properly caulked. There were several holes punched inside of my kitchen cabinets in order to find the gas line for the cooktop. I had to tell the builder to patch these holes instead of him just doing it. The vinyl plank floors were already starting to peel up during the final walk through. There are several dings in every single door frame that they did not fix. I found 3 big chips in the quartz bathroom counter tops that the builder said he could fill. It took the builder four separate attempts to get the color right so people could not see the repair. Why not just replace it and make it right? I have also found an issue with the gutters not draining properly. My windows all have paint splattered on them from sloppy work that I was told I would have to clean up. “Construction clean” remember? I was pressured into closing by my builder and I can honestly say I regret it. Highland homes ruined my new home buying experience and I’m hiring my own people to come finish the touch up work that should have been the first place. I saved my money for 9 years after college and lived with my mother during that time. I’m a first responder and don’t want to have to stress about the build quality of my first home but....every day since I have moved in I found new issues with this house. My advice is to use another builder other than highland homes. They simply get a home built as fast as they can and move along. Very disappointed!! ... More

Not off to a good start...

I have highlighted the issues from visual inspection prior closing and engaged a third-party inspection company to do the home inspection. Majority of the issues are unattended despite several follow-up by email, text messages and phone calls.

Beware, if you get a deal when it comes to pricing. They will treat you like your dud something wrong it 12 months for my house was ready for move in and its still not complete

The actual buying, and designing was pretty good. The build process was an absolute nightmare; builder communication was horrible if it occurred at all. The issue was not a lack of materials, it was over sights of the design of the home, not following the blue prints. Over all I would not recommend Highland, if I had to do it again I would of chosen a different builder.

great value however terrible service from builder we were assigned to. certainly did not uphold the Highland Homes reputation of professionalism and quality.

I have told everyone not to buy here

Very disappointed. Was encouraged to buy a Highland home for the quality and their workmanship reputation but this is not what I have experienced. The quality of products used is of a very low grade material, the wood trim in the house has very noticeable blemishes, knots and bumps and is very rough causing the paint to constantly flake off. The kitchen sink immediately rusted, it was replaced promptly but it is still a low grade quality stainless so it stains and spots up and if a pan is set in it for a minute it rust the sink, I have never had any of my stainless steel sinks do this. The floors look like a wash board, very uneven they look terrible also they still have glue on them that they have not been able to get off after three attempts. I was told by Highland you cant get concrete even and you can only smooth out so much of an area with the human arm span??? Really this is insulting to my intelligence, I have had tile and wood floors installed in my previous homes and it did not look like this, there are products to prevent this when done properly. The ceiling and walls show defects badly the ceilings have waves this is caused when the sheet rock is not done properly. Many issues have been fixed like one of many the tile work that had been broken on installation where they just grouted between the break instead of replacing. The concrete work at the front entrance and the patio is terrible the entrance was refinished twice but still looks awful so with all this I worry now about the integrity of the slab. When I went to clean out the windows out I found two fly's that were in there when they painted and they just painted over the top of the fly's. Clearly the contractors they use are low grade as well and they obviously don't care and no one from Highland cares either or supervises these contractors. The blinds they installed are the cheapest possible, they want stay in place. I have no confidence in the quality, stability and integrity of this home I feel like that with this many things wrong that we have seen and are still finding, how many major things are wrong that we cannot see and have not come to light yet and will fall apart after the warranty is out and before they should. It is so disappointing and has stressed me out so much and has made it impossible for me to enjoy my new home. I think the amount of money paid for this home warrants better products and workmanship this was not a low end home. I have owned several homes and this is the worst conditions and experience I have ever incurred. I would welcome and challenge someone from the Corporate Highland homes office to come see my house, I would love to hear their opinion after they have walked through this house. I don't know if something has happened with Highland that has driven the quality and workmanship to go down hill or maybe just an initiative to cut cost to make more money at the home owners expense or the people just do not care anymore. Where is quality control? At this point I would say be very cautious if you are considering a Highland home. The guys at the local field office I have dealt with have been responsive but this does not make up for the issues that I have found. This is not the way I planned on starting retirement I thought I was securing my future with a Highland home. Now I wonder if I have invested poorly and possibly jeopardized my future stability. ... Bought a move-in ready home and remote closing (lived out of state). Have a few issues in the home and the construction manager (CM) is not responsive. For example, the screws on the garage door lever/arm fall apart (Yes, in a brand new house!!) and the lever got disengaged from the rails. CM didn't take it seriously for quality of the product that was delivered and he refused to cover it under warranty. Moved-in late January and still some of the issues in the house have not been fixed. Not a great expereince and we couldn't justify the premium paid to purchase a home from Highland!!

Such a shame. Our first home in Texas was a Highland Home so when we decided to downsize to a townhome we purchased a Highland Home. This was a disastrous mistake!!! Everything from the salesperson to building team has been negative. I do not want to ramble on an on because I definitely could with all of bad experiences. I will just say this. The materials and the craftsmanship are TERRIBLE. Its a battle to fix these things and I don't think it will ever be as it should be. I'm very sorry we closed on this townhome. We should have not moved forward and lost our deposit.
