We had many issues with the quality of the workmanship and materials of the home however the last field manager(Corey) and the warranty department have being outstanding and closed all the open issues. They response to the issues is almost immediately. Even after closing our field manager and our sale representative still there for us. They are the shining stars from Pulte Homes!!! Based on previous comments from homebuyers we were concern with the warranty department but in our case they are fantastic.

Our builder was incredible. Responsive, skilled, and completely in touch with us the entire way through.

We love our new home. It has had some of the same issues you find in buying a new home, but none of them major and always handled quickly and professionally by Jordan Keels, our site manager. This is the second home we have purchased in the area, and this home is far and above the quality of the last home by another builder. I highly recommend this team.

The team was very responsive and walked us through the process. The purchasing process was smooth with no issues. For the price point oh the house we we disappointed with the finish quality / lack of detail in the finish quality. There are soooooo many paint issues. The quality of doors, molding and window sill are poor and lack the proper finish. There are paint spots all over the floor, still working with John to resolve. The flooring boards chosen are of bad quality. We have many many splinters as we don’t where shoes in our house. I’ve now taped them up. It’s been over a month that I’ve eased the issue with John. No resolve yet. Personally the floor need to be replaced due to bad batch of floor boards. Land grading is another issue. I have sod washing away with rain. This has now happened twice, with no response of the issue. I have over 18 different issues raided with John in the past month and a half. Over all we are very disappointed with finish quality of the house. I’ve worked with 3 different builders over my lifetime and very much surprised on the finish quality for being Pulte. JW is supposed to be a higher end brand with certain finesse. This is nothing more then a Pulti build using the JW name. ... More

All in all the experience was very good. As in every construction process there are bumps in the road and there are disconnects between the sales group, the materials purchasing group and the final product. The overall physical structure was built very well, however, it is very important that you bring an external third party inspector to all of your inspections. The speed at which these homes are built, it is inevitable for things to be overlooked or missed and as the new homeowner, your excitement overrides your ability to see everything even if you are in the business. The most important is the pre-closing walk through as you must identify every little scratch and error as once you close, it is difficult to show that this happened prior or post moving in. JW Homes is incredibly good about standing by their product and the "punch list" and does everything they can to correct issues after close. Your project manager is in a tough spot, as he/she is the go between you the customer and JW Homes. Our PM (Harrison/Justin) we had two, were amazing and did they best they could within their power to achieve what was needed. The disconnect is between sales and construction. We chose to use the lighting fixtures that were included and at the design center the words - the lighting will be as it is in the model - were used. This actually means the locations of the fixtures will be the way the are in the model, not the actual fixtures as what we got was builder grade, ok, but our expectations were different. We opted to upgrade our cabinets and include the convenience package. The convenience package however did not include the upgraded soft close rails, although the cabinets themselves did. Again, simple communication and its the attention to detail and not the assumptions that will make your process great. Absolutely critical is the positioning of lights in the ceiling for as what you would take as all lined up and what the builder does are different. Again, this is something we did not recognize during the framing inspection. All in all, it was a good process, the quality of the material is very good, the quality of the workmanship could have been a quite a bit better, however, it is a difficult labor market. The best for last, we were supposed to close on Jan 4, 2023 and had the wonderful surprise to be able to move in on Nov 23, 2022. JW Homes is very smart to give a realistic closing date and then based on material be able to be faster. We would definitely use JW Homes for another home in the future. ... More

Overall pretty good experience including after sale’s warranty program.

Overall we are very happy in Reunion. The community and people are very nice. The building process with Pulte was for the most part as expected. Unfortunately, there were a lot of quality and workmanship issues with the final product. The homes were rushed and it shows.

Found numerous problems with the finish quality which could have been easily caught and rectified before sending it for closing. Did not feel like it is worth the money. It was evident that workers did not took good care of the house while they were working, scratches dents, over painting, flooring problem. We were disappointed for sure.

Had some bumps in the road, but in the end, all was addressed. Great communication through the process. Love our new home.

I will know better at the 1 year mark. Fixes are still in progress.

Overall the process was easy and people were extremly helpful. However, we were disappointed with limited amount of materials/colors/options offerred overall. In addition, when construction was completed, so of the location of the elements incorporated in the house could have been better placed.

The sales agent David is great. The turnover rate for the builders are terrible. We had three different builders by the time we closed. This lead to a lot of issues and barriers for closing, specifically things not getting ordered, projects not being scheduled in a timely fashion, and no one checking to see if projects were done to a certain standard ultimately leading to a six minute delay for closing and me missing out on great interest rates. Having paid >$600k for a home, I wasn’t expecting this. Nonetheless if the communication and Quality Control improves, the buying experiences would be awesome. ... More

Beautiful layout.. Wish we had been able to discuss an elevator prior to completion

Love the overall design and layout of the model. Frequent changes to personnel was a problem even when the personnel were good.

Had some delay due to COVID but construction manager Lamar and sales manager David Dempsey kept us in the loop. Attic access has been designed to be in room above fan which is highly inconvenient. Have to move bed and everything just to open attic access ladder. There were few other issues which were/are taken care of.

Overall Ok. Design center was awful and created most of our issues.

Patrick was an asset and still offers us great advice, great service and really good resources to use in getting our home to perfection

The neighborhood, its proximity to the surrounding community, and our neighbors are wonderful! The structural integrity of our home is solid (especially given the stringent inspections conducted by the City of Alpharetta). If you buy here, you will live in a solidly built home in a great location! With that said, the finishing touches leave A LOT to be desired. It's like Pulte ran an impressive marathon for the first 25.7 miles and then meandered for the final half-mile. • The painting crew did an extremely poor and incomplete job. We've had them come out multiple times to do the job properly, and we're still needing to have them come out again. Their workmanship is the not the standard you'd expect from a John Weiland Home. • The staining crew for the stairs throughout the house also had poor workmanship, and like the painters, we're having them come back out to re-do all the stairs. • The cleaning crew honestly did not have workmanship from all appearances. We closed on the purchase of our home as we needed to move; however, we did provide this feedback in our survey to Pulte afterward, along with providing it here, in the hopes that for future builds in our neighborhood, Pulte finishes the race strong with the finishing touches that you'd expect when buying a John Weiland home at this price point. On the positive side, Pulte is stepping up in response to the issues and resolving them, which is a good and right thing to do. We're appreciative of that. Our view though is simply do the job properly the first time to avoid the extra time, cost, headache, and the feeling that corners are being cut at the finishing stages. Would we buy here again? Yes, absolutely. We know we have a solidly built home in a great location with friendly neighbors. We're very happy to be here, and we look forward to more neighbors joining us. When you do though, be very attentive to the finishing touches and the workmanship that goes into them. ... More

Have reported several issues more than once that have not been resolved

The overall process was efficient and reasonable. Once we went under contract, we chose our options and the work seemed to get started right away. We received prompt responses to all of our questions throughout, and the build finished largely on time. Communication was solid throughout. On the other hand, you give up some benefits when deciding to go with a home that is cheaper per sq ft. We had fairly limited options when choosing materials for the home, though we liked the overall aesthetic. Our walkthrough was eye opening - there were many issues that were not completed before closing, though most were resolved fairly soon afterwards (within 3 weeks). Now that we’ve been in the home for over a month, we’ve seen a few other things - contractors have shared that the wiring was not done well, the paint is very low quality and shows all marks, the trim and doors are made of very soft wood that dents easily. From a community perspective, there are still several things in process around the neighborhood, and the communication around when and how they will be resolved is nonexistent. All that said - the purchase made sense for our needs for more space, and the price worked for the larger floorplan that we needed. We knew we weren’t buying a top end custom home. So we are generally happy while acknowledging the experience could be markedly better. ... More

Communications with Construction Manager (Matt C.) and Warranty Manager (Meagan) were excellent! Love the John Wieland designs. Overall quality of materials and construction were average to good. Happy with Pulte decision to upgrade our structural design for greater strength with wind loads. Sales process was good with the exception of miscommunication on the pool requirements and failure of Pulte to honor original commitment to a third floor loft on the Chesapeake design. Pulte mortgage is disconnected and non responsive and not worth the effort. Overall, we love our final product, location and views of the Wando!
