The home buying process was super fun, the people that I dealt with were amazing. Their personality, their care, their effort to make you feel comfortable along the way and go out of their way to handle any hiccups. I love the people that I interacted with along the way. The biggest thing that I have to say is that the quality of the workmanship not even so much the materials is super average. I totally understand that it is a new build and so to counteract the breaking in of the home the team is super helpful with fixing any issues. Quality from the get go could totally be higher but the people will do everything in their power to make it right!! ... More

My new home is lovely, the architecture craftsmanship selections were to my liking! The sales office set an honest expectation for upgrades for the most part. I was disappointed with the design center, as this was a design center I had visited for a home $300k less (about 5 years ago) for another community. The design center was very dark and difficult to view selections. I had wish I had taken pictures from the model to bring, because the rep didn’t really have a clue. I understand she had a lot of neighborhoods to keep up with! But I was playing a guessing game the majority of the time. The walkthroughs and updates that the site project manager gave weekly, were very helpful and I very much appreciated! Then there were some repairs that I needed within a couple of weeks: The summit stairs contact that I had coordinated a repair with, never showed. Then I needed a HDMI upgrade that needed to be switched out to a 8k hdmi. I wouldn’t have needed to know this, if not for my PS5. ATT had to drill in my house to connect the internet, but I have a feeling they are just lazy and didn’t want to resolve the issue they faced feeding through the cable tube from the 2nd floor control panel. There were some internal small mistakes, like a door stopper not installed properly behind where the door would swing open, and some cabinet paint warn off. Other than that, the architecture of these homes are very beautiful and comfortable. Thank you! ... More

Great house and floor plan. Local team was great at helping us through the whole process. Expectations on pricing, design, build times, mortgage process and warranty are all poorly managed. Dates are constantly changing and difficult to pin down. Need to watch them closely.

Pulte took a great brand and reduced it's customer service and follow up to Pulte's standards. What a shame

Unacceptable that the day before we were scheduled to close the inspector would not issue certificate of occupancy, claiming the facade of the house was faux brick. Then he came back the next day and ordered a cut be made through the brick on the back of the house before he would issue a certificate if occupancy. Pulte should have provided the construction plans to prove the bricks were, in fact, real bricks (42,000 to be exact) to avoid cutting through our bricks. There was an issue with the front door not locking correctly and this problem was not corrected until three weeks after we closed on our home (during which time we could not use the front door). After three hours of adjusting the door, our door frame now has cracks. Lots of scratches and dings on kitchen cabinets and sloppy touch up to fix them... very noticeable and not the quality I expected. Some of the included features such as bathroom tiles and master bath vanity countertops should be a higher quality and not just run of the mill builder quality, considering the price point of the home. Because we dealt with three different field managers overseeing the construction of our home, there was loss of communication with issues we felt if we did not stay on top of would not have been addressed. We are still waiting for a work order regarding an outside leaky faucet to be fixed. Also, a large, unsightly grey box with sloppy, blue duct tape on it was left on our property which no one can account for the purpose that it serves and no one will to take responsibility for. ... Built the 700k home as if I was paying 250k workmanship and quality of the material should have been better for that price. Love the design, location And my project manager as he was as helpful as he could be.

Great salesperson. Poor project manager response on issues found during pre purchase inspection. Decent quality but some rather shabby workmanship by some of the trades (painting, landscaping, plumbing). Hopefully the exterior quality of the structures lasts. We have purchased other new homes over the years and would give this an overall score of 3 out of 5 stars.

even though marketed as JW homes for high end luxury segment, the build quality is same as pulte and what you would expect with any other builder. The quality is substandard with materials used and care taken during construction

I imagine my experience was the exception rather than the rule because of Covid but the poor workmanship is apparent throughout the home. There is paint all over the floors that has yet to be professionally cleaned, the stain on the stairs is cloudy and inconsistent, the kitchen cabinets were incomplete and damaged and repairs have been made poorly, where handrails were attached to the walls drywall repair was required at every location and the repair work was sloppy. The floor vents were not flush, ceiling cans were not flush, there is paint and grout on the tile and grout was used to coverup where tile was cut incorrectly. This is not the quality I expected in a JW home. ... More

The experience started off with a bad omen when the sales rep couldn’t recall when and which neighborhood we were scheduled to meet when first viewing the property. However, beyond the poor communication throughout the building process, particularly with rational expectations on anticipated closing, the various site managers did a terrible job in overseeing the quality of work completed by subcontractors. At closing, there was a laundry list of items that needed correction and we are now two months in and still dealing with our punch list being completed. This is our second build so, we’ve been through the process before. The lack of attention to detail and attempts to get us to accept the condition of the home as-is is what sparked this review. Pulte’s aim is simply to get you in the home and push you off to their Customer Care team after closing fir the 1-year warranty. At that point, you become the GC and have to coordinate subs coming in for repairs. In our case, there have been many. ... More

Simply stated, Pulte is not John Weiland as the building principles, process and focus on customers/resolutions is considerably different … I’m able to say this as we’ve had homes from both builders … If given the opportunity to buy again this would not have been our choice although respect the individuals we deal with … Great People just not happy with Pulte …

Poor quality - stairway baseboard damage throughout, sloppy paint throughout, stairway railing damage through drywall, drywall dust ingrained into hardwood floors, black burn spots in bathroom mirror, misaligned vent hood, uneven range door, red spot stains on stair treads, glue paste on tile floors (had to pay third party to clean), backsplash tile is curved at bottom (not cut flush). Some of the issues have been addressed however the stairway molding and stringers are unbelievably bad. Not only has the molding been padded with putty ubiquitously to “resolve” but the stairway stringers bow creating a sloppy aesthetic and quarter rounds that do not align flush with one another. Overall not worth the $600k price point. More like $500k. As a first time home buyer, I’m disappointed to say the least. ... More

Expected better workmanship on finishes

It took an extremely ling time to complete & went through 5 changes of builder. The design is wonderful. But the workmanship has been shoddy. And the handoff was somewhat disorganized.

This seemed like a good decision at the time. But, after almost two months here, we’re left wondering. Quality & workmanship issues are big issues. And, getting them addressed had been frustrating and largely unsuccessful. This woukd quakify as one of

We love the home and the protection the warranty program provides; however, it has been nearly impossible to find someone willing to answer your inquires and make repairs. I wouldn't close until all of your repairs are made.

The customer service responsiveness is terrible.

After moving in, we quickly found the following - AC on main level did not work and took 3 weeks and 3 service calls to get fixed, several large boulders preventing sod growth, door swings incorrectly into walk in-closet prohibiting use, 3 tries at repairing roof leak, multiple cracks in drywall seams...

From unrealistic delays to not timely information provided from the builder, this was by far the worst home buying experience that we had with my family.

Not the best buying experience frankly. Felt as if the sales and construction team weren’t in sync and a major issue wasn’t handled properly. Do not recommend and have steered several local friends away.

Problems aside from Covid and material supply problems, our eight-month construction process was filled with delays, failures to pass inspections, allocation of needed windows to other nearby homes and inadequate followup on problems at closing and overall poor communication marred our construction experience with our beautiful home.

We are disappointed with our experience with JW Homes. The home we received did not meet our expectations, especially considering the amount we paid. Based on the construction process we went through, we cannot recommend JW Homes to our friends or family.

There were misrepresentations in the sales process. The home was not properly completed upon closing. Homeowner identified significant issues that were going to be ignored by the builder. The "home walkthrough" never occurred because there were so many outstanding issues with the home. The John Weiland brand use to be a higher quality home but its clear that Pulte has watered it down and instead offers a few "free" upgrades and slaps the JW label on it for a premium. In a high volume area, they clearly take advantage of the market momentum to degrade the offer and experience as they know, there is another customer ready to slot in. The higher home price tag that JW comes with does not align to the features or experience one would expect. If you have options, steer clear of the Pulte branded JW homes. Existing JW homes built prior to ~2012 are most likely to reflect that higher degree of craftsmanship - but the JW of today should be avoided if possible. ... More

It took far too long to complete the build. The Sub Contractors used to build this townhome were not up to par at all. We watched other townhome projects going up around us, from start to finish, while our Pulte build went along at a snails pace. We purchased for the location, and the floor plan, only regret is the quality of the build.
