The home buying process was super fun, the people that I dealt with were amazing. Their personality, their care, their effort to make you feel comfortable along the way and go out of their way to handle any hiccups. I love the people that I interacted with along the way. The biggest thing that I have to say is that the quality of the workmanship not even so much the materials is super average. My new home is lovely, the architecture craftsmanship selections were to my liking! The sales office set an honest expectation for upgrades for the most part. I was disappointed with the design center, as this was a design center I had visited for a home $300k less (about 5 years ago) for another community. The design center was very dark and difficult to view selections. I had wish I had taken pictures from the model to bring, because the rep didn’t really have a clue. Great house and floor plan. Local team was great at helping us through the whole process. Expectations on pricing, design, build times, mortgage process and warranty are all poorly managed. Dates are constantly changing and difficult to pin down. Need to watch them closely.

Unacceptable that the day before we were scheduled to close the inspector would not issue certificate of occupancy, claiming the facade of the house was faux brick. Then he came back the next day and ordered a cut be made through the brick on the back of the house before he would issue a certificate if occupancy. Pulte should have provided the construction plans to prove the bricks were, in fact, real bricks (42,000 to be exact) to avoid cutting through our bricks. Built the 700k home as if I was paying 250k workmanship and quality of the material should have been better for that price. Love the design, location And my project manager as he was as helpful as he could be.

Great salesperson. Poor project manager response on issues found during pre purchase inspection. Decent quality but some rather shabby workmanship by some of the trades (painting, landscaping, plumbing). Hopefully the exterior quality of the structures lasts. We have purchased other new homes over the years and would give this an overall score of 3 out of 5 stars.

even though marketed as JW homes for high end luxury segment, the build quality is same as pulte and what you would expect with any other builder. The quality is substandard with materials used and care taken during construction

I imagine my experience was the exception rather than the rule because of Covid but the poor workmanship is apparent throughout the home. There is paint all over the floors that has yet to be professionally cleaned, the stain on the stairs is cloudy and inconsistent, the kitchen cabinets were incomplete and damaged and repairs have been made poorly, where handrails were attached to the walls drywall repair was required at every location and the repair work was sloppy. The experience started off with a bad omen when the sales rep couldn’t recall when and which neighborhood we were scheduled to meet when first viewing the property. However, beyond the poor communication throughout the building process, particularly with rational expectations on anticipated closing, the various site managers did a terrible job in overseeing the quality of work completed by subcontractors. Simply stated, Pulte is not John Weiland as the building principles, process and focus on customers/resolutions is considerably different … I’m able to say this as we’ve had homes from both builders … If given the opportunity to buy again this would not have been our choice although respect the individuals we deal with … Great People just not happy with Pulte …

Poor quality - stairway baseboard damage throughout, sloppy paint throughout, stairway railing damage through drywall, drywall dust ingrained into hardwood floors, black burn spots in bathroom mirror, misaligned vent hood, uneven range door, red spot stains on stair treads, glue paste on tile floors (had to pay third party to clean), backsplash tile is curved at bottom (not cut flush). Wonderful Sales Process and Bad Construction Problems

Problems aside from Covid and material supply problems, our eight-month construction process was filled with delays, failures to pass inspections, allocation of needed windows to other nearby homes and inadequate followup on problems at closing and overall poor communication marred our construction experience with our beautiful home.

There were misrepresentations in the sales process. The home was not properly completed upon closing. Homeowner identified significant issues that were going to be ignored by the builder. The "home walkthrough" never occurred because there were so many outstanding issues with the home. The John Weiland brand use to be a higher quality home but its clear that Pulte has watered it down and instead offers a few "free" upgrades and slaps the JW label on it for a premium. It took far too long to complete the build. The Sub Contractors used to build this townhome were not up to par at all. We watched other townhome projects going up around us, from start to finish, while our Pulte build went along at a snails pace. We purchased for the location, and the floor plan, only regret is the quality of the build.
