We looked at several homes in the Scottsdale area and found the right size and atmosphere at KHov. It was a pleasant surprise since KHov was not even at the top of our list. From the sales consultants where it all started and paved the way for us to like, love and purchase our home, to the people who constructed our home, to the maintenance, to Khov Mortgage lender, we are very pleased. What I would advise homebuyers is to really visit the sites. That makes a lot of difference. I love that the shops and amenities are walking distance from my home. It allows me to have a nice walk and get everything done close by. Construction is still going on with some houses, and most if not all of us residents with dogs hope that the dog park will soon be equipped with more grass for our furry family. Other than that, we have been so happy with our purchase. I would certainly recommend KHov. I had bought a home in Scottsdale heights phase with good experience. The decided to purchase another home in phase 2. Great disappointment this time around with quality workmanship of tiling, drywall, painting, all sloppy work!!! Yes, of course warranty department stepped in, however, consumed much of my time for miscellaneous vendors to come to do repairs. Plus we have to fight for the repairs, because their vendors including tile, drywall, stucco, noisy a/c unit, kitchen cabinets, and endless list of repairs…they all seem to have one statement the quality is within normal. That Normal is Very Low and Sad standards. This time we don’t feel warranty department really looking out for us. ... More

The designs of the houses are beautiful, however the construction aspect is not what I had expected. They will tell you that the wall texture is considered an "upgrade" to have the flat walls because it shows all the inpuriries, when all it is is sloppy drywall work! The tile floors are uneven and I have holes in the grout theoughout the house. The building material are not what I expected either... the cabinet doors are very thin and flimsy as well as the sliding glass door. The overall workmanship is poor and just sloppy. I am very disappointed! After talking to my neighbors we all have termites and I hope I don't have some of the other issues they have experienced! ... More

Overall it was a great experience from day one to closing. I was impressed with the whole experience.

The process from viewing to closing went smooth. The things I asked for they provided. My only issue is the walls are thin and can't sleep in the room next to laundry room if washing machine is on. The appliances are extremely cheap and I'll be changing them soon.

Initial item/punch lists not handled well or at all. New person in charge of fixing items is on it and awesome. Not thrilled with paint option for texture delete walls. I would have paid for upgrade to next paint level. House interior needs to be painted already because white flat gets marked up by the air. Not a reasonable thing to have to do after 3 months. Cabinet choices were not great for price point of house, as well as lack of cabinets/closets. Gourmet kitchen has a tiny fridge. I would extend a few of the options. More cabinets through kitchen dining area/ offer some floor design and kitchen designs ideas/portfolio ahead of design process to make that a more comfortable process. The house is nice but some of these issues would have made it to next level. Sales people and construction managers were very helpful. Financing should have had a 2-3 yr rate buydown because expecting to buy a home in 3-4 percent and it being 3 percent higher is not a good move. ... More

I was suddenly widowed when my husband died from an illness he received from his combat tours in Iraq. I decided it would be best for the kids and I to move to Maricopa to be closer to family. It was one of the most difficult times in my life and the staff at K Hov were so supportive and understanding. My sales representative Daniel was a Veteran and was truly fantastic. He found me the right house at the right price. I acknowledge and appreciate the great lengths he went to get the discounts I received. I would have never been able to afford the house otherwise. From the bottom of my heart, thank you Daniel and his management team. The building staff at K Hov are phenomenal, unlike any crew I have ever experienced. I have built with other builders in the past, but NEVER had so much communication. I knew what was happening every step of the way and was always welcomed to come check on the build. My site manager Anthony was professional, friendly, and reliable. He clearly explained the mechanics of the house without sounding like he is talking down to me. I was also impressed by the amount of respect he had for his crew members and knew if he treated his people with such care, my house was certainly in good hands. Thank you Anthony and crew for making the process seemless. I was very impressed with all the modern features that were included in my home’s base price (white cabinets, tall baseboards, smooth walls with sharp corners, gas grill hook up, etc). The add on’s like blinds, counter upgrade, hardware, etc. were much more affordable then my last build with Taylor Morrison. I’m not sure K Hov is doing it, but their prices are magic. Richmond America’s base price for a similar lot with less square footage and one less bedroom was about $100,000 more than K Hov’s and did not have the modern elements included. I could not be more pleased with my house. A few minor issues have arose but they have been taken care of within a few days. I feel confident in my purchase and at ease that K Hov has my back for the first year. I would 100 percent build with K Hov again in the future. ... More

Brandon was always extremely helpful and willing to answer all of my questions. He is friendly, knowledgeable and always approachable which I've appreciated. You guys need 1,000 Brandons! Unlike Dustin, my main contact who always made me feel like I was bothering him. To no surprise, he left the company and went into some sort of Construction endeavor if I remember correctly which is probably better suited for him. He should NOT be in any sort of Customer Service position. Don't get me wrong, he addressed things because I pushed for them but I could tell by our interactions that he was overwhelmed, over worked and pretty much hated his job. Yvonne replaced Dustin and I haven't had to interact with her other than to respond to an email from her on an open ticket after Dustin left. ... More

Love the neighborhood and plan. The sales folks did a good job. The after-sales team has been great.. which is good as there have been a number of issues. The building process itself was the issue. There was a consistent lack of quality. The builder was willing not only to cover up but to lie. Insulation was missing from the wall and ceiling. A water leak at the main was "from rain" six weeks earlier... though no other house had that "rain". Those are just 2 examples of a difficult process. Thankfully, K. Hovaninan IS addressing these issues slowly, but, with honest and quality supervision, there would be fewer issues to address and K. Hovnanian would have earned more stars. I suspect many builders will have such issues, but this was my experience and the experience of many of my neighbors. ... More

I love k hov. second home purchase and we’re basically family now

We had a fantastic experience with Hovnanian, from start to finish! They were more than willing to work with us to get us into the right house at the right price. The finance piece was quite a bit less intrusive than we had expected, and the company was very good about fixing all the problems with the house before we moved in. Anthony, the construction supervisor, was particularly helpful and even found small problems to be corrected that we had missed. Overall, it was a very good experience and we would certainly buy from them again!

Executive management are responsible for design output specifications and most likely, the selection of poor-quality tier 1 suppliers based on lowest bid only. Those who have to build to these specs are not responsible for ultimate customer opinion. Specifying 1/4-inch stucco, a "texture delete drywall finish," wavy stucco, facia painted with watered-down paint with no primer, a four-foot-tall back wall, poorly built cabinets that cannot even arrive intact for replacement of the cracked units, pavers that are supposed to block water from the expansive soil with non-polymeric sand, are all the effect of poor executive management that obviously manage primarily according to EBITDA or other IRS based accounting principles.. Such a management philosophy begins with financial numbers and ends with poor customer satisfaction. It's real simple. Expecting any other outcome is insanity. There are issues with the tier 3 suppliers, that are selected at the tactical level, but I would still argue that this is the effect of executive management, not the tactical managers. I disagree with the philosophy that the customer who complains the most and threatens to bring in the watch-dogs is the only customer who gets his stucco re-layered. Thank you for the effort to correct some things I've complained about. I've dealt with some really nice bottom-tier suppliers when they can speak English. I won't recommend KHOV to a friend or family member, but I do recommend KHov hire an independent firm to study your management system and make recommendations for root cause level corrective actions to result in delighted customers. The sales people were great. The house/yard is pieced together with the cheapest materials and products possible, and evidently the cheapest labor. Everything will be "military grade" and that's not a good thing. Just enough to pass inspection is a good way to describe it. Keep your expectations extremely low and you won't be disappointed with the quality.

Our situation was unique! And…..we lived in Wisconsin! Team KHove (Karen, Jim,Todd and one other) went to work to make sure we had smooth sailing from start to finish! It was humbling to be treated with courteous and respectful people again as customer service as a whole lately has been lacking! Our whole experience has been wonderful….

We are happy with our finished home; issues after close are not major and are addressed in a timely manner. But it was very stressful getting here. Our home was 3.5 months late, requiring that we find interim lodging and two moves, costing us over $10K. Our house closed on the last day that our rate lock( that we paid to get) was good for and we had so many delays that we did not trust that we would close before the rate expired. Also, It took me 2+ months of pleading to get the 12 foot wall that was 5 feet from the window side of my house to be redone with view fencing on the top half, restoring light into our house. These are not custom homes but the construction team would try to help make minor changes when asked, but they are under tight rules from the builder. The builder uses a lot of subcontractors for the various activities (stucco, electrical, cabinets, etc) and the subcontractors were of mixed reliability and quality. The lathe and plaster guys walked, leaving our home open to the rainy weather for 9 weeks…. Hopefully the mold that formed was adequately addressed. ... More

KHovnanian Homes has great sales people and that part of the experience is great. They are helpful, responsive, responsible, etc. Unfortunately, a lot of the experience falls off from there. Most importantly, the quality of craftsmanship is subpar and they have trained their PM's and warranty reps to talk a slick game to get inexperienced homeowners to accept VERY POOR quality workmanship everywhere they can get away with it. If you end up buying from KHov, be prepared to see some of the worst finish workmanship you've ever seen and be doubly prepared for their warranty guys to tell you that everything is "within tolerance" including 1" visible seems in drywall, drywall tape showing through crappy level 2 finish, curved walls, glooped on caulking and any other construction material they can pile on to cover up poor workmanship, You will also end up with damaged cabinets that they mark up with pens/touch up kits to cover up the damage their subs cause on EVERY job, you will spend months on your hands and knees trying to remove all of the construction materials that are stuck to your tiles as they NEVER cover their shoes when coming into your house to do finish work after your tile, carpets, etc. are all in. At the end of the day, they are a production company that cares about profits and not people. Just remember that going in and maybe you won't get your expectations up. ... More

We Love our new home

We love our new home, however, we were very disappointed in the workmanship of the drywall finish. There were and still are poorly finished areas on the wall. You could almost say the guy was drunk when he spackled the walls...gouges, cuts, drops of spackle, areas of no sanding; awful. Also, does your builder think everyone is 7 feet tall?? Why are the shower heads and the bathroom light bars nearly 8 feet high?? For us, at retired age, it will be very difficult to change light bulbs and merely clean the fixture. Ridiculous.

Feel that the construction superintendent and his staff are rushed by the bean counters at corporate to close prematurely before the home is completed. Start up is slow, took about 3 months after signing to break ground, then things move along at a steady pace. Towards the end, everything seems rushed, builder had to change original closing date because of material issues. Day of closing the builder is still scrambling to finish the home. Neighbors that closed close to our date got the same line, if the city approved a certificate of occupancy, builder closed, no mater if the house was finished or what. May be legal, but not ethical. Beware and stand your ground, don't close if you are not satisfied at final walk through. ... More
