We had a wonderful experience except for the fact that we have been waiting since April 9 (move in date) for a yard to be put in. Our driveway was done in early June and we were told the yard would be about a week later. It is now July 9 and still no yard, just dirt, rocks and construction debris. Brand new builds on the road behind us, with no one living there have had their yards installed already. I understand that they need to sell those homes but they already have our money for our house. This should have been completed much sooner.

The purchase and move in was fluent

Very please with our new home. If I had to nit-pick, they only thing we are not pleased with is the concrete work in the driveway and side walk.. There are cracks in the driveway concrete, stained areas of concrete on the sidewalks and broken areas of concrete on the sidewalk..

My experience with ***** has been incredibly frustrating from start to finish. Throughout the process, I felt that ***** handled is*****s backwards, communication was unprofessional, and my concerns were often dismissed rather than addressed. There was dried mudding compound left on my kitchen countertop that was never cleaned up, and when I raised concerns about what appeared to be urine in one of my toilets, I felt my concerns were dismissed as simply a water backup, despite my family's construction experience. The most upsetting part of this experience was the day of my grandmother's funeral, when company trucks blocked my driveway, causing me to miss a significant portion of the service. Not only was the situation devastating, but I never felt that the impact it had on my family was acknowledged. Instead, I was questioned about my tone in emails after repeatedly trying to get is*****s resolved. Overall, what should have been an exciting home-buying experience turned into a stressful and disappointing ordeal. Based on my experience, I would strongly encourage anyone considering K. The office staff, *****, and the construction staff that helped with the is*****s once we moved in, *****, were great.

I wish I had done my research before buying home from this Builder. the quality is way below then average. The problems we are facing are frustrating.

We've had a few minor issues with our new KHOV home and the warranty portal and vendors who have come to fix things have all been great.

We purchased the lot/house prior to construction so we were able to watch the house being built. We were impressed with the craftsmanship and the attention to detail that KHOV demonstrated. We closed on the property when they told us we would and they have been very responsive with any issues that we had ever since we moved in. Great experience so far !!

It’s sometimes a bit daunting to trust an organization that is vertically integrated. You want to explore options for mortgages, bring your own realtor, choose your own brokerage but, trust me when I say you can trust KHov. Their staff top to bottom were all professional and helpful. Their mortgage rates from what I could tell when I was exploring options were market competitive. And the closing process was smooth. Great team and great overall buying experience!

We chose this community over a nearby community because of the builder's reputation. We were misled on many occasions. Do not even consider using the builder's mortgage company. The mortgage company was unprofessional and their rates were not competitive. The mortgage company was not at all transparent on the rates until the end of the process. 3 months after moving in we are still waiting on getting the grass planted in the back yard. Some of the grass that was planted is already dying off. The workmanship was terrible. I've seen better painters in the high school shop class. The sheet rock crew was not any better than the painters. The appliances are crap and were not installed correctly. Many issues we identified should have been caught by the builder before we reported them after taking possession. The salesperson and building manager gave us incorrect information on multiple occasions. The HOA is still not and running. The builder's employees are good at smooth talking, but not on following through. ... More

I have nothing good to say about KHOV, I regret this home purchase everyday.

Home owners have reached out to the builder to ask about several issues with the HOA, we have pointed out that the bylaws state the first annual HOA meeting was supposed to be held January 31 2026 but they refuse to hold a meeting. As it stands homeowners are paying their annual dues with nothing to show for it, but the builder sure is happy to pocket that money. If you decide to walk into a sales office walk out, if you decide to stay ask them for the bylaws that will govern the half million dollar home you’re about to purchase then ask your self “if KHOV won’t honor these bylaws what else will they refuse to honor?” ... I truly appreciate the way that K.Hovnanian felt like working with an extended family. I was inspired so much by the culture of the company that I want to hopefully join the team.

Very responsive when they want you to complete a survey , but then once you do, you are no longer their issue.

Very supportive home buying experience. Kept us informed on the progress through out the building of the home. There was however mis communication between the HOA and builder. Mis communications between local builder and main company and mortgage side on when the home would be completed. There were weather delays. There is an upcoming supplemental property tax which was not adequately communicated to us. The notary told us on closing.

Nice finishes and upgrades for the price, however almost every doorframe and wall is not level. We also had issues with the quality of the sod that was installed prior to closing and have had to fight for months with the warranty division to have this resolved when we were promised it would be addressed if we had continued issues.

I purchased a home through K Hov at Liberty Hill Farms and couldn’t be happier! Beautiful home, high quality, and responsiveness during the quick building phase.

We recently moved into our new home at The Ranch in Rancho Cordova and couldn't be happier with the overall experience. The K. Hovnanian team was great to work with from start to finish, they were always available to answer our questions and kept us in the loop throughout the building process. The quality of the home and the attention to detail really impressed us. What really stands out, though, is the homeowner service team. Even after we moved in, they've been super responsive whenever we've needed anything. It's nice to know that the support doesn't stop once you get the keys. We'd definitely recommend K. Home buying experience was excellent, from start to finish! Process was always made very clear, the team was always available and responsive to questions. Walk throughs were thorough and we did not feel rushed through. The quality and workmanship of our home is absolutely beautiful - even our 3rd party inspector commented on the quality of the finishing of our home. Any small concerns were addressed immediately - would 100% recommend KHov to other families, we couldn’t be happier with our decision.

On the surface, a KHovnanian home seems like a good deal, with the promise it's a quality home and the owners care about you. I had to find something in a hurry, otherwise I might not have made such a rash decision to buy one of their Quick Move Ins. First of all, from the sales team to their mortgage company, everything was rushed and the documents they needed were overwhelming and always an emergency. On the surface, the house appeared to be quality built, but once in, little things kept appearing that needed to be fixed or re-done. The project manager on site was helpful and responsive, and once I got the hang of the Warranty Portal, most of the time issues were resolved. My #1 issue is the design team of this particular model. For some obscure reason, they decided a very tall triple slider was a good idea. Well, it's not. Not only does it NOT come with a screen, it opens onto nothing but sod, and it's a good step down to get there. There is no view except for a 6-foot vinyl fence. So now at a huge expense for me, I have to find a contractor to build a patio, have a custom screen made, and fight with our horrible HOA via Tidewater. Otherwise, the back yard is useless for sitting and relaxing. Other design issues were in the master bathroom with only one short towel rod, no shelves or towel rods in the large shower, and a vanity light that wasn't centered between the two mirrors. I had numerous other issues, including the lack of irrigation and the location of the two hose bibs. One is inside the garage next to the door to the back entrance to the house, and the other out back by the A/C unit. Neither of them reaches my side yard without using multiple long hoses, which is a real pain to do! So, I decided to send a letter to Corporate HQ c/o the two Hovnanian owners. I have heard nothing from them or anyone else, so basically once you pay for your home, they really don't care about your comments or suggestions for a better design. If you buy one of their homes, please go over all the details with a fine-tooth comb! ... More
