We recently moved into our new home at The Ranch in Rancho Cordova and couldn't be happier with the overall experience. The K. Hovnanian team was great to work with from start to finish, they were always available to answer our questions and kept us in the loop throughout the building process. The quality of the home and the attention to detail really impressed us. What really stands out, though, is the homeowner service team. As first time homebuyers, we are glad we bought a Khov home. The home buying process was hassle free and their team was quick to answer all our concerns and questions.

There was an amendment to my lot decreasing its size that was not disclosed. I asked KHov about a lot line discrepancy a few months before closing, and was ghosted by the salesperson. Just before closing I was texted a picture of a new site plan that they said was being approved by the City. This too didn’t match what was eventually shown on the legal property description. It was clear that the KHov team didn’t want to correct this, and was only trying to string me along to get to the closing date. Unfortunately, the only manner of correcting this issue is litigation. Buying our new K. Hovnanian home was a wonderful experience from start to finish. The home itself is beautifully made, with great attention to detail and craftsmanship that truly stands out. The entire buying process was smooth and easy, thanks to the friendly and knowledgeable sales team who guided us every step of the way. Our mortgage lender also went above and beyond, they were hard working, helpful, and always available to answer questions. We couldn’t be happier with our new home and highly recommend K. Hovnanian!

Need to improved the complete end to end communication. sales to escrow. underwriter last minute finds and expecting to get resolved in 1 -2 days is not acceptable.

As a first time homebuyer, this was the best experience I could have wanted.

The agent and process was quick and easy but when you have your final walkthrough and point out issues getting them done does not get done. No one even communicates what is going on with the online requests you make.

The sales person lacked knowledge, was pushy and borderline obnoxious. The loan process was ridiculous (even according to other loan officers with no vested interest, including ones who experienced it first hand.) And, I'm not referring to debt to income ratio or overall income. Working with Khov mortgage was awful and ruined our experience of buying a first home. Now that we are in the house, the lack of functionality and mistakes are glaring. It's obvious costs savings came before practical functionality. This review would have been much different if they cared about the customer experience and had knowledgeable staff. If you are considering Caliterra Ranch, have an agent to buffer you from the pushy sales staff and go with a different lender. Their lending process will suck any joy you might have out of the process. It's unfortunate, because the houses and area do have redeeming qualities. Definitely a 2 out of 5 for sales and lending (with the exception of one loan officer, who covered for ours one time). I have not heard from the follow up home inspector post buy. I have concerns but she has not called me back. Her name is Dean.

Don’t finance through them. Abysmal experience. Home is ok but many warranty defects not fixed after 2 months. They are very slow to respond.

We are carry happy with the mortgage rate - insurance and quality of the home including location.

Sales teams makes a lot of promises, then end up backing out of those promises. The folks they partner with are not great. Got solar and 5 months later still not connected. KHov finance missed insurance payments which were included in mortgage so a mess to clean up. Things not completely finished in the house. They keep telling you have 1 year warranty so just let them know but not all that easy to communicate and work with them.

Home is well built however there is no consistency in pricing everyone in neighborhood paying different prices, If you get a loan with them I would advise to get it on your own the terms were different every time we went in. With construction still going on there are many nails in the street and when ask if someone could clean up so people would not get their ties damaged it seems to fall on deaf ears every time I walk I pick up nails in the street Landscaping does a poor job taking care of the neighborhood many dead plants and when asked never address.

Scott, Scott, and Rose were amazing throughout the whole purchasing journey. Scott #1 met with us multiple times to take progression photos. Scott #2 was always smiling and helpful, and Rose helped us from beginning to end with the purchase. She'd call once a week to encourage us. We love our new KHOV home! We have no issues! It is comfortable, efficient, and comfortable. We have never bought a new home. We have always bought older homes. Thank you, KHOV. The only reason for four stars on quality is some of the counters, bathtubs, and toilets chip pretty easily. It isn't a huge issue, but it moves it from a five to a four. There is a lot of improvements this company needs to work on.

Some design work isn't very elegant. Functional, but cheap looking. None of the of the motion switches were properly programmed. The lights were always going out until we got them setup. We weren't given the user manuals for any of the appliances. It took weeks of complaining to get the solar panels operational. The quality of the paint is cheap. The walls cannot be touched or wiped without leaving a mark . The house is beautiful as long as you don't look too deep.

Many issues with this new home. Electrical issues, craftmanship, you can tell the home build is rushed and no pride is taken by the people completing these homes. Baseboards not pained completly , tile on the floor cut to short and filled with grout. Stucco on house cracked. Perimeter fence very poor quality, exposed nails all over, split boards or boards not even nailed down in places.

We have no problem with the first person assigned to us about bringing up what needs to be fixed/touch up in our new home,he was very responsive even on a weekend but khov change the person that who should he assisting us with our house concerns,the replacement is no lt as responsive as our first guy to the point that my WO expires and have to do it again and again due to scheduling,I did my best to tell him that my work schedule variea and communicating with him my my availabilty was.Still no fix,now Infound more things that needs to get fix and Ill open ticket again until this gets done

Sales process was efficient/quick and Joshua the sales agent is very knowledgable and responsive during the sales process. Eli, the construction head was key in my purchase decision as well - he was available to help answer questions quickly. After the sale, Howard in Customer Service has been great.

It was difficult to get approved for a loam but Sylvia got us a lender for us. A miracle

Susan in the sales office was great to work with. Very helpful and friendly. I never felt pushed by her as some people in sales can be. As for craftsmanship, there are things that I have found. My walls have rounded corners. One is dented and it is not easily fixable. I find scratches and dings on doors. I know they were there prior to moving in because they are painted over. Paint splatters on windows. Caulking higher on window frames then it should be. All little things that the contractor and whoever else inspects work should catch. It's workers being sloppy.

From the initial purchase to final move in, our purchase went without a hitch. Though not perfect, of course, the quality and value of our home has been very good. The builder’s team on the construction side just before and immediately after we moved in, was conscientious and helpful. We have been in our home for a short time, and, while we have a list of items that need attention, some have already been addressed in a decent timeframe.

Thanks from finance, support and administration, and service department for all their support and help regarding this home purchase process, but the material quality and the way the house build is very cheap and lots of issues observed during the walk through and after that even its model house, but a special thanks to service and support team to helping us fix these coming up issues.

The best part was working with our loan officer. THATS IT! Quality is horrible! On our final walk in someone smart turn on AC on 100!!! F I think they thought paint, last touch ups will dry faster but it had opposite effect….. Interior doors were SO horrible, corners smashed, paint peeling off, if the piece fell of from the door they just sand it and painted on top, what apparently doesn’t make it look better. CHEAP OT AS MUCH AS THEY CAN. There is a big list but they always will find an answer like “that’s totally fine, it should be like that” (when raining and water just leaking through windows, not all of them!!!so that’s normal for them ) Would I recommend the builder for someone NO.
