Don't jump into anything. There are many new builds out there, with many new communities (and builders) to select from. Do your due diligence in researching before jumping into anything.

Everything from the price to what’s included, to getting fixed done by warranty… the story keeps changing. Make sure you get everything in writing. They’ll still give you a hard time. “Oh did I say the appliances are included, sorry it’s $7k more!” “Management said we can’t fix your microwave anymore, I know it’s weird”.

Please ensure the details are correct, or corrected before moving in…

Quality was bad too many defects not happy at all.

I wish that the final walk through of the house all of the issues and defects that was pointed out were fixed\addressed. Felt like I was rushed on signing off the paper works and I never received the final walk through copy because of spotty cellular signal at this location.

We were very excited about our new home and waited almost 18 months for completion. Within the first two weeks of moving in, we have to submit over 10 warranty tickets including our HVAC system failing to work twice, our roof leaking and filed to be repaired after two weeks, causing damage to the ceiling which will take 5 weeks to be repaired. Carpet was installed and cut base boards, incorrect grout was used in different rooms, electrical outlets don’t work, etc. Overall surprising and disappointing in the quality of work K. Its unfortunate I need to be my own project manager because the QC in minimal and short lived. The lack of quality control concerns me in the long run. I can only hope all issues are addressed and remedied in a reasonable amount of time.

Sales dept: They come off very nice, but they weren't trustworthy (said we were moving forward with a lot purchase, then sold it to someone else), never knew anything about what was happening with the lot/house we ended up purchasing; over all disappointing Design dept: Excellent! Got great service from the design team Building supervisor: Excellent. Very forthright about build schedule, delays, etc. Very good communication Post-move in: several items still need to be fixed; have submitted several tickets/workorders - some were taken care of quickly; other items still pending with not follow up communication from KHov We love our new home, but the overall experience from initial purchase to move-in has been mixed. ... The sales person was good, she was very responsive throughout the entire process. The most disappointing part is the quality of workmanship and materials. The cabinets are VERY low quality and workmanship of installation is VERY poor. Cabinet doors are not lining up, trim pieces are falling off from, sharp nails/staples are exposed etc. Both interior and exterior paint jobs are very messy and workmanship is VERY poor as well. There are many paint drips, splashes, missing spots, and even wrong colors on exterior trims. In addition to the poor workmanship there are many signs of carelessness shown throughout the house on many items and that is very disappointing. The house was NOT clean when I moved in. Got my home and couple things were not right. Reported them to the representative and have not heard anything back it’s been more then a month that things are reported but no one got back with an answer.

We have a lot of things that carried over into warranty. We have not heard anything about them. Have not seen a ticket in the portal, not any follow up. Was told our contact was no longer with the company 2 weeks after moving in. Overall quality of work can tell there is lack to attention to detail.

The sales person we worked with was great. Had she managed the whole customer experience it would have been a much more enjoyable purchase and our issues would have been resolved. Our design consultant didn't give us accurate information and met us at a different location instead of in the community where we purchased. This led to a lot of confusion when the final product was delivered since items we discussed were missing and we were told that was never part of the plan since the model was built with different options that are not available for the home. As for responsiveness to issues we have lived in the home for over a month now and we are still waiting for the builder to finish the home. All the bath fixtures are still missing and they can't seem to find the correct ones to finish the install. Other items we have brought to their attention they looked at and said they would get back to us but have never bothered to get us an answer. ... More

There was an amendment to my lot decreasing its size that was not disclosed. I asked KHov about a lot line discrepancy a few months before closing, and was ghosted by the salesperson. Just before closing I was texted a picture of a new site plan that they said was being approved by the City. This too didn’t match what was eventually shown on the legal property description. It was clear that the KHov team didn’t want to correct this, and was only trying to string me along to get to the closing date. Unfortunately, the only manner of correcting this issue is litigation. The sales person lacked knowledge, was pushy and borderline obnoxious. The loan process was ridiculous (even according to other loan officers with no vested interest, including ones who experienced it first hand.) And, I'm not referring to debt to income ratio or overall income. Working with Khov mortgage was awful and ruined our experience of buying a first home. Now that we are in the house, the lack of functionality and mistakes are glaring. It's obvious costs savings came before practical functionality. This review would have been much different if they cared about the customer experience and had knowledgeable staff. If you are considering Caliterra Ranch, have an agent to buffer you from the pushy sales staff and go with a different lender. Their lending process will suck any joy you might have out of the process. It's unfortunate, because the houses and area do have redeeming qualities. Definitely a 2 out of 5 for sales and lending (with the exception of one loan officer, who covered for ours one time). Quality and and detail to work okay at best. Easily seen issues ignored unless brought up.

No spigot in the backyard. How are we to water our plants. Put the recycled water in the center of the walkway so we need to pay someone to fix it. Cheap paint that need to be upgraded, a lot of things offered by other housing developments not offered. People we complain to have to power to do anything their are held by what they say they can and can't do and that is to cheap out and tell the customer they can't do it. Think twice before purchasing a KHov house. People have written to the top and have been ignored. Google to see what I am talking about.

We are very disappointed with the overall finishing touches of the house. In our walkthrough we noticed the interior of the house had to be almost entirely repainted. You could see the paint roller marks where they tried to touch up the paint. On our final walkthrough we noticed the paint was better but that the paint bled onto the baseboards, windows frames and the ceiling. There was also a lot of paint splatter on the white tiles. We were told the house was going to be cleaned before we moved in but we have had to scrape paint off of the floors in multiple areas and under the cooktop the cabinets have caulking stuck to them. The baseboards around the kitchen island are coming off as well as the trim. It looks like the house was not professionally painted. The door frames on the bottom in the bathrooms are splintered and should not have been installed. We have a work order in for all of these items and have not heard back in multiple weeks regarding an update. ... More

Front office staff was great. Other than that overall service and craftsmanship was horrible. Spent a lot of my hard earned money on what seems to be a poorly built home. Carpet in multiple rooms not installed correctly with missing pieces. Electrical problems in garage and master bathroom. Nails, screws and trash left around home after being told it would be cleaned up prior to move in. Driveway had to be replaced. Issues with Stucoo in multiple areas. All concerns and issues were submitted like I was told to do. None of which have been addressed or taken care of it’s been over a month now. After submitting request I finally received a phone call a week later. In this conversation the K-hov rep stated that he would be out that Friday to address all problems and concerns. When that time had come he did not show up nor have the decency to give me a phone call and let me know he would not be showing up. Sales rep was extremely rude, lots of build quality issues.

I closed escrow on my new home 5/26. From the day I got the keys the house was not move-in ready. I trusted the builder to have completed the items needed to be fixed in the home visit new as I had purchased. However, not only were all the items not repaired but new issues arose and now seven weeks in the house I still have blue tape everywhere marking items that have not been resolved. From the cracked/split baseboards, AC upstairs blowing hot air, wood cracked on stairs, ceiling bubble throughout the kitchen to the garage door being hung incorrectly which caused the paint to scrape off to metal on both sides and the stucco outside cracked in several places. I’ve been extremely patient and reached out to over 17 members with the KHOV team Asking for assistance. At this point no one has taken ownership to make it right. I’m extremely disappointed in the build and finishes of the home given the price point. One would expect more from the builder as they pride themselves on quality. I’m ready to take further action if someone doesn’t take ownership and assist with my issues in a timely manner. This experience has been horrible. On the day we moved into our dream home we had no hot water or air conditioning. We had to go several days without either and it was 104 degrees most days. We were not provided fans. We had to buy them. My daughter has 4 children and her 4-month old daughter had a heat rash due to the heat in the house. It took a week for the HVAC company to figure out the problem. How did this house pass inspection with no air conditioning or hot water. Then three weeks later, we had a water leak in the island and behind the refrigerator and have been without a kitchen for a week going on two. ... More

Sales teams makes a lot of promises, then end up backing out of those promises. The folks they partner with are not great. Got solar and 5 months later still not connected. KHov finance missed insurance payments which were included in mortgage so a mess to clean up. Things not completely finished in the house. They keep telling you have 1 year warranty so just let them know but not all that easy to communicate and work with them.

There is a lot of improvements this company needs to work on.
