We had an extremely negative experience with KH including continual unexplained delays, poor quality of work (as even noted by the construction manager), poor communication or lack there of (including disingenuous representation of stating work was done (or would be) which was not), the inability to speak with a manager when initially requested, the delay of inspection and settlement due to not meeting work deadlines, and the disregard for the overall customer. We would not recommend KH to a future buyer. And still, after a more than a month in the property, with many outstanding issues, including serious ones, there has been no resolution to fix by KH. The only issue that has been fixed is a manufacturer's issue by GE (not KH). In conversations with neighbors, this seems to be the consistent experience. To paint our garage we had to hire a drywall repair person to fix the poor quality of work done by KH just to be able to paint. This is a terrible company, and I would not recommend them to anyone looking to purchase one of their homes or build one. Except for the sales team, the entire process was nothing but mistakes and excuses for why things were late or done incorrectly.

We were expecting a quality built home from K. Hovnanian but got just the opposite. The concrete porch, driveway and sidewalks are poorly finished. Our upgraded LVT flooring has paint has numerous areas of paint splatter and there are paint runs on the floor molding. The caulking work looks like a 10 year old did it, some interior doors are not level or square causing them to start closing on their own after they are opened, and the stone work on the fireplace and front exterior is extremely sloppy and poorly constructed. Elizabeth Beard was amazing to work with and was always very responsive and supportive. She is the one bright spot in our whole process. We understand that Covid delayed our settlement and we closed 6 months late. The way it was handled and communicated to us by K Hov was horrible. We were given inconsistent information. The workmanship on the house is sloppy and there is a lack of attention to detail. It is still a very frustrating process trying to get things fixed that are unacceptable.

Start by saying Sales Staff is wonderful. Very up front and honest. The actual builder staff management is another answer. Non-responsive, combative, untruthful, no follow through, no supervision, and on and on.... Be Careful and keep a close eye on all being done throughout the building process.

Things could not have went better, the entire team made the buying process exceptional. Would recommend KHOV to anyone looking for a quality home in an exceptional community!!

This is the second home I've built new through a national builder. No builder is perfect and every new build will have their issues. But, what started with great promise, ended with multiple settlement (non-Covid) delays, poor construction, and even worse quality control. Every builder is struggling with labor and supply shortages, but this development suffered from poor project management and ZERO acknowledgement of shortcomings from any senior management at KHOV. They should be ashamed how they treat customers. If you're considering purchasing a home from this builder, run, don't walk.

Workmanship was poor and poorly supervised by supervisor. Had 14 issues that needed to be fixed a month later only two issues addressed 12 remain in limbo

Terrible quality of workmanship. My house has too many issues to list, cosmetic and structural.

The builder walks away from your new home before basis jobs are complete. None of the walk through items have been readdressed. The interior of my home looks like it was never painted and the interior doors all need to be sanded and repainted. There is a lot of promises made at point of sale and few have been resolved. I would never buy another Khov. home or recommend one.

I previously owned a KHov home in NJ. I owned that house for 26 years and would take it back in a heartbeat. I have been extremely disappointed in the quality of my current KHov home in Delaware. I’m not sure if it is the lack of codes or just the enforcement in Delaware. I don’t know how this house ever passed inspection. The quality of the home I currently reside in is way below the standard KHov homes I am familiar with in NJ. Also they have expanded beyond their capability to provide quality service to their current customers let alone any future customers. They lack enough personnel to handle all of the issues. Great workmanship , everything done right according to the plans. Just a few issues as expected with a new house but very happy overall.

The home is beautiful and we are so happy with everything The only problem after a month we are still waiting on missing screens that have been promised week after week.

Poor quality of home, really bad workmanship. So many issues, walk through was a joke.

Our sales agent, mortgage representative, and construction foreman were patient walking us through each step of the purchase, selection of options, financing and construction. We received weekly updates as the construction progressed.

Living 4 hours away while building was made so much easier when dealing with Josh in Sales and Dave, the construction manager. I received weekly photos and updates. I also appreciated Logan’s attention to concerns. The only issues have been with certain materials - example, the kitchen sink is cheap and very shallow (I do however like the Moen fawcetts.). The garage door is also cheaply made, it is very noisy, but it looks good. Basically, I give construction a very high rating, but not so much on basic materials. When it came time to select our new home, we looked at many options before falling in love with the KHov design for the model we selected. It was really a perfect fit for our needs and we really enjoy the house now that we are in it. The purchasing experience was great, and Victoria was simply awesome and extremely responsive. We used KHov Mortgage due to the incentives offered. Our main contact was very helpful, but the work behind the scenes was very opaque with some mistakes and it was not a good experience. Our construction manager was a pleasure to work with, keeping us well-informed throughout the process and taking the time to send periodic progress pictures, which we greatly appreciated. We completely understood the pandemic-induced construction delays that pushed our move-in date by months. Given all this, it was a fairly good buying experience, despite COVID, but the part that matters most is the quality of the house you actually move into. This is my third new construction purchase, so I expect a decent number of punch list items. Past builders addressed most reported items within a few days and I expected the same. What we encountered was a host of quality issues that went beyond the cosmetic. Service requests raised with KHov sat for more than three weeks before anyone even discussed them with us because their service department is overwhelmed. The double whammy of peak demand in a hot home market and a rekindled economy that has put the construction labor force in tight supply has made it really tough for builders. It seems like many of the trades are over-scheduled right now, more inexperienced people are holding jobs, and materials are hard to procure in a reasonable timeframe. Given this, our somewhat disappointing service experience may not be so much a reflection on KHov solely and could well apply to most builders in our area and perhaps beyond. We have been looking to move to Lewes for over 3 years and were thrilled to have K Hovnanian make it happen! From the initial sales associate to to our closing, we couldn't be more pleased!

it been almost two months since i closed and i can't get them to finish the follow-up items they promised! the sales process is good and we had a very competent sales professional who i would rate very highly, but it all falls apart when you work the builder/foreman side, empty promises; ultimately you cannot trust them to deliver on their promises and the communication is terrible. still have not delivered after almost two months. I guess my next step is to contact my lawyer

Our sales person Elizabeth, was the best. She answered all our questions when needed. Whether it was by phone, email, or text. She always answered. She was always sending us updates about the build. These updates were videos and photos of the build. She made the process very easy and stress free. I would highly recommend a K Hov home to friends and family.

Excellent experience. Each and every person we worked with throughout the process was professional helpful and made it an enjoyable experience.

The knowledge and experience of everything from the original purchase to the final walk though and after when certain matters had to be addressed.
