Thanks for this Opportunity,,,,We have Bought and sold multiple properties {30+}. So we know what it could have been and should have been in this case. Most Noteably,,, This builder has NO Flexiblity for improvements or changes that we would have gladly paid for.... Even after we closed there were simple things that make us wonder like defective circuit breakers that were replaced but took 2 trips by their Electician,,, Rushed at closing!! Suggesting we HAD to buy Title Insurance thru them or they would not close the transaction??? Really?? I would not buy from them,,, Nice on site people but a difficult group thru the process ... Poor workmanship, unfinished at delivery, items promised during sales process were not honored.

Yet to hear anything other than issues and poor build quality from all the residents I have met till now.

I am satisfied with the sales person Peter, who was straightforward and was direct which made our home buying experience smooth. However on the contrary, the quality and workmanship of house is horrible. Cost cutting in all corners. Entrance sign is the pride for the builder and owners of the community. The community entrance sign will speak for itself which is the sample for how all the building were constructed. We understand everything can’t be perfect but majority can’t go wrong. Just to name a few, Carpets were soiled and were not properly trimmed to corners of the wall. Vinyl floors are uneven (you can clearly feel the bump while you walk on the floor) and makes noise within 2 months of moving in..HOA is much more horrible. I wouldn’t recommend to anyone. ... More

Inadequate and poorly designed HVAC. Finished basement needs three electric heaters to maintain heat with rest of home. ‘Fully Finished’ basement has half the ducts as same sqft first floor and they are surprised it doesn’t heat the same. Framing has open channel for additional HVAC trunk but remains empty soffit space in basement. They won’t let us make finished basement a third zone by adding the separate trunk, threatening to void our home warranty. So prepare for huge electric bills in this supposedly energy efficient home. If only Energy Star visited builder homes to see if they actually deliver on efficiency promises. If only… Thermostat, supply and return placed on same interior wall with 3’ of each other in Master Bedroom. Holes in bedroom walls into hallway instead of return ducts is like having the kids sleep with their doors open. Our fourth month since closing and still can’t change our address with banks, store deliveries, etc because KHOV did not get our new street into USPS Address Management System during construction process. We, the homeowners, made this happen through multiple Postal Investigations, and literally catching KHOV on the street and handing phone to the project manager who replied to USPS, Okay what forms do you need me to submit? 28 open items remain on our punch list. Weeks elapse between responses from KHOV for even the simplest of things. The only timely responses are when a leak is reported or when they can just call manufacturer service, like when the brand new washer (included with home purchase) blew circuit breaker and died upon first use. We had to live our first three weeks WITHOUT A WASHER as we had to allow GE service follow their warranty process. Any other builder would’ve swapped our DOA washer since same washer/dryer sets in every home. We’ve bought new construction in this same town from both Toll Brothers and Lennar over last 15 years and both were very easy experiences with none of these issues. KHOV expends more effort dodging issues than if they were to just address them. KHOV seems to not care about anything but selling out and starting the next development. ... More

I don't understand how K. Hov managed to build such a terrible house. I have the serious issues that should never come up in a brand new 1M home. Everything is falling apart. The lights flicker.. the shower body is cracked. Exterior bricks are falling off. Subfloors creek terribly. Dryer makes a terrible noise. Cracks are appearing all over the house. All my neighbors have the same feeling as we all feel like KHov really scammed us. I really hope KHov manages to address these issues in a professional manner as I’m considering hiring a home inspector and filing a lawsuit.

Everything was great, there was minor scuffs that were easily spotted and taken care of before closing date.

Given dirty basement in a new house. Lot of mud in the basement. How can I write a good review?

Experience is not great. Not provided proper information during inspection and home walk-through. After closing, if I raise tickets, its taking lot of time to resolve the issues. Very poor to response time

We were so excited the moment we saw the model homes in our development. My wife and I both knew pretty quickly that the K. Hov homes at The Townes at Quail Ridge were perfect for us. It was fun and exciting to work with Peter to choose our options. Stopping by to see the progress made on our home was exciting too!

We purchased our brand new home in March of 2024 and although we pay our full HOA dues, we have lived with mounds of dirt and dying landscaped trees for the past 4 months! We realize this was considered “Phase I”, and there would still be construction however, the horrible lack of landscape around our home doesn’t warrant us paying FULL HOA fees for services that clearly don’t align. We were told things by the sales team that turned out to be false and ended up costing us over $2,000 above and beyond what we expected to pay! As for the home itself - we love it! There are some minor issues that will be addressed, but overall “A beautiful home” ... More

Everything was amazing for me, was stressful lol but it’s was all worth it at the end. I am so humbled and grateful for the blessings I am in (A HOME) for My children and I blessed.

Slight delays were frustrating but the sales team and on site team were very reassuring and responsive to my requests.

Our unit was delivered late due to multiple issues over the year e.g. getting the utilities run to the complex and bad weather. We love our new home but had issues with cleanliness, paint all over the floors, error in undercabinet lighting, and flooring workmanship. The team we worked directly with were/are responsive and it seems we are working through all the issues. We closed on Oct 30, 2022 and it is now Feb 7, 2023 with issues still pending. One issue is pretty big and requires the subflooring to be removed and a beam shaved down.

It has been a pleasure to work with Phil. He has always been helpful and wanting to work out any issues of concern to us. Bobby does great work!

Appliances are not of the quality expected and not following latest model for kitchen. I’m just 1 month into the new home and There are lot of issues coming up as we go. Feels like buying a new home is more exhausting than buying a used one. Sales agent was very helpful but there is no model home to look and decide on the features. Inspections are not great, my home has wiring on wrong side of the building and is fixed by just drilling a hole into siding and the wall, which is not a good way of fixing.

The entire team at KHOV is professional and attentive to detail. Our sales representative Bill Bergin walked us through the process and was always a step ahead to notify us as the process moved forward. Our foreman Jimmy was awesome and Phil, our warrantee supervisor is amazing as well. Hats off to the entire team!

Home is lovely ; although a little tight on closets and the garage is way too small

The Cove in Asbury Park was a once in a lifetime opportunity to invest in a great new property at an amazing location. When we went to contract the construction timeline of less than 12 months seemed a bit aggressive, but we were excited of the possibility. With only a few setbacks we were able to close at the end of July 2022. Id say this is where things got frustrating. The closing was rushed. The house was not finished, and the builder wanted us to close even with a long punch list. Many of the finishes were slopy and rushed. The stairs needed to be stained multiple times, the moldings were not finished, stains on the vinyl floors that I still cannot remove. As this is a second home it is frustrating that each time, we are here we discover something new that was not installed or completed correctly. I wish the builder took the time to look over the fine details once they got to 99%. When your spending money on a new build its frustrating to be handed over to the warranty department and having to settle with the fact some things wont get fixed. I wish KHov would not rush the closings and have someone responsible for the small details.. these details can really make a difference. ... More

I had a great home buying experience working with Fred and Justin. Fred was extremely helpful throughout the homebuying process and always was able to answer my questions or get me an answer promptly. In addition, since we have closed Jordan has been extremely helpful with any issues with the home.

I'd like to first mention that the people I dealt with for most of the home buying experience were great, including Jimmy and Denise. If it were not for the diligence and communication from Jimmy and Denise, I do not think I would have moved forward with the process of closing on the new home from K Hovnanian. Unfortunately, I can't say I have had a great experience with other people and aspects of the home buying experience, on top of continued issues in the home after closing. I did not have a good experience with my account manager, Andrew. He has zero people skills and was not helpful at all throughout the process. He knew I was a first time homebuyer, yet did an unsatisfactory job in proactively communicating important information to me and did not do a good job at guiding me when I needed help. He gave very short, vague responses to my many questions. It was like pulling teeth with him. There are TOO MANY quality and workmanship issues with the home which I find to be unacceptable for the price I paid for this new construction home. -Non working thermostat the weekend we moved in -Screws were in the garbage disposal -Loose steps on garage stairs -Heavily scratched and warped flooring in the kitchen -Airflow issue in the hood vent above gas range -Missing grout on certain spots of tile in the master bathroom shower -No tree on front lawn The list goes on and on... It can takes days or sometimes weeks before hearing back from Phil and the service team. There has been multiple times when "Phil is on vacation" which delays responses and actions from the service team. Maybe Phil needs to take less vacation days or you need to create a backup plan for coverage. I am giving a 5 star review for Denise and Jimmy ONLY. Thank you to them and a few others who actually know how to do their job and compensated for an otherwise poor experience with purchasing this home. ... More
