It is the worst investment I've made

The agent and process was quick and easy but when you have your final walkthrough and point out issues getting them done does not get done. No one even communicates what is going on with the online requests you make.

Sales agent Lashon was great. Informative, knowledgeable and great follow up. Speedy closing. End of July I’m still waiting on things that were promised to be done before closing which was 4/25. Hopefully Jim will see them through.

Still waiting for all of the repairs to be made that we marked with blue tape the week before I received the keys. The flood in the laundry room caused by lazy workmanship and the lack of timely repairs was a nice added bonus.. Must have put 40 pieces of tape on drywall and throughout the entire house and not one was addressed..

Just make sure the get down what they promise before closing

I'd like to first mention that the people I dealt with for most of the home buying experience were great, including Jimmy and Denise. If it were not for the diligence and communication from Jimmy and Denise, I do not think I would have moved forward with the process of closing on the new home from K Hovnanian. Unfortunately, I can't say I have had a great experience with other people and aspects of the home buying experience, on top of continued issues in the home after closing. I did not have a good experience with my account manager, Andrew. He has zero people skills and was not helpful at all throughout the process. He knew I was a first time homebuyer, yet did an unsatisfactory job in proactively communicating important information to me and did not do a good job at guiding me when I needed help. He gave very short, vague responses to my many questions. It was like pulling teeth with him. There are TOO MANY quality and workmanship issues with the home which I find to be unacceptable for the price I paid for this new construction home. -Non working thermostat the weekend we moved in -Screws were in the garbage disposal -Loose steps on garage stairs -Heavily scratched and warped flooring in the kitchen -Airflow issue in the hood vent above gas range -Missing grout on certain spots of tile in the master bathroom shower -No tree on front lawn The list goes on and on... It can takes days or sometimes weeks before hearing back from Phil and the service team. There has been multiple times when "Phil is on vacation" which delays responses and actions from the service team. Maybe Phil needs to take less vacation days or you need to create a backup plan for coverage. I am giving a 5 star review for Denise and Jimmy ONLY. To begin with the house is lovely but nobody seems to care about our punchlist . we did a walk-through that was useless almost none of the issues were addressed we moved in and they continue to be either ignored or discredited . when there are some serious issues such as bathrooms flooding because of inappropriate or ill placed glass enclosures tile floors that are pitched the wrong way . our glass sliding doors are very difficult to open and close there’s lots of leakage of water and air the air conditioning duct system was a joke too. I had to have it repaired myself . the cabinetry finish is damaged or I’ll applied . These issues are to name a few. I really like the way the style of the home, the workmanship was not up to par for the price. I still have things pending. The sales person and loan officer were great did everything to get me into my forever home. I am sorry to say that you can really tell how rushed they must of been to build the home. Nails sticking up on carpet stairs, caulking in whole house separated from parts of the wall, parts of fence not nailed, baseboards must of been painted after texture of wall was done because you can see the texturing into the base boards, I had to realign a lot of the doors myself so they would shut. ( I fixed because waiting and having people in and out of my house is not ideal, and most of the time they would show up or tell me they’re stopping by in an hour or so. Not even taking to account that most people like advanced notice. There are more things I had found that needed attention, but honestly I feel like they think I’m a pain in the side, and I feel bad. Now again the style the openness of the house is ideal, I’m in my sixties so do hope this is my forever home. I try not to be too picky, but homes are not cheap, I’ve had new homes before and really have not had this many issues. I imagine that with the way this area growing so fast that the worker are rushing and details are missed. Please know I do love my home I really just wish all these things were fixed in a timely considerate manner. I have taken pictures of some of the issues. House has a great layout. Material used for doors is really bad. No quality inspections were done by builder otherwise they would have noticed some obvious issues in the doors and walls. Once warranty claims were issued, took forever to address the issues. There has at least 3 different people that I have explained the warranty issues. With the price paid for the house you can expect better quality material and a better response to warranty claims.

I am satisfied with the sales person Peter, who was straightforward and was direct which made our home buying experience smooth. However on the contrary, the quality and workmanship of house is horrible. Cost cutting in all corners. Entrance sign is the pride for the builder and owners of the community. The community entrance sign will speak for itself which is the sample for how all the building were constructed. We understand everything can’t be perfect but majority can’t go wrong. Just to name a few, Carpets were soiled and were not properly trimmed to corners of the wall. Vinyl floors are uneven (you can clearly feel the bump while you walk on the floor) and makes noise within 2 months of moving in..HOA is much more horrible. I wouldn’t recommend to anyone. ... More

These homes initially attracted me because of the luxury vibe at a cheaper price tag. However, now I see that you truly get what you pay for. The workmanship is shotty and the products/fixtures are very cheap. These are things you don’t notice initially. They put these houses up so fast and the final work product is ridiculous.

Well my review might be a little different if I wasn't currently watching my 71 year old husband using a rototiller, a rake and wheelbarrow to flatten a backyard that should have been graded before we moved in. This house was supposed to be our "not do anything to it cuz it's new" house...well not so. I wish I knew 3 months ago what I know now. I would not have bought new let a lone a KHOV house. Connie L is fabulous and Adam is fabulous. I'm quite sure Adam's work load is impossible to keep up with, and perhaps if the contractors did their job correctly in the first place, Adam's job would be doable. I'm here 3 months I still don't have painted wood trim from where the warped pieces have been replaced, I still have tape from the original walk through that haven't been addressed. My house is a quick move that has been vacant 7 months before I moved in, and it's impossible to keep my floors clean because my backyard is nothing but mud ALWAYS!! Now as far as the design of the house itself......I wish I would have been more focused on it when I first looked as again I would not have bought it, so please take these suggestions and present them to whomever designs your houses. There is literally nowhere to put your shoes when you walk in the house...no front closet or mudroom...I HATE THAT...when you walk in my house your greeted with smelly shoes...YAY!! No place to put guests coats or shoes. This is a daffodil house in case you didn't know...there is no light switch for the small bedrooms to access the main hallway, so if you get up at 5:30 am and it's dark you have to fumble your way to the light switch by the door...there is no light coming out if the master bedroom hallway....you've essentially given us a 320k box....youre so cheap that you couldn't give us 2 carriage lights outside, no window on the front door. I could go on and an, but I'm SUPER disappointed, and I have family and friends looking to move and as much as I'd love to have them for neighbors I will not be recommending this builder....sad ... The home is overpriced for the materials used. This is a track homes priced as custom with a pretty bow on it. The trades are poor at best. The cabinets have popping fronts, every sink in this house has leaked or is leaking, the floors are uneven requiring a shim to level my refrigerator, there is and has been a moisture smell in the guest bedroom from the day I moved in, still not found, The lock plates have been over chiseled at the front door, looks bad. The back porch columns, I have not been able to find a stud, they appear hollow, or at a minimum not framed to code. The windows actual grown and my blinds move with wind. The process with the mortgage lender was flawless. They were amazing and everything was super smooth and easy. The building process and our sales agent however were awful. We were initially sent to look at the house we built due to the fact that it had large closets, because we have 4 daughters and desperately needed closet space. Come to find out, they ended up taking in a very large portion of one closet due to HVAC which was not like that in the model home, that was was showed to us as their selling point. Secondly, we had to have inspectors out twice to go over issues that needed to be corrected. We were completely ignored when we would bring anything to attention that needed to be addressed. There was a poor excuse for everything. Huge gaps behind the window trim where you could see through into the house that we had ti fight to get fixed. Trash in the pex lines. I was told if it caused a problem later on I could feel free to cut the dry wall out and repair it! Numerous places with cracked hardi plank, drip edges not installed correctly, front door knob doesn’t work, numerous places where they had to go back in and cut huge pieces of dry wall out because the tradesmen weren’t scheduled in a correct timeline. The dry wall guys dry walled over all plumbing and then the plumber had to come back and cut numerous holes to find the plumbing. Also had to cut out our shower wall tile because they tiled over the plumbing and had no access to it. The amount of backtracking was ridiculous. Had to close on our house with missing appliances. No suite refrigerator, microwave or dishwasher. The kitchen dishwasher was defective and flooded our kitchen the same day we moved in. Took another month to finally get a dishwasher in the kitchen. A month after closing to get any appliances at all in the suite. Not to mention they kept coming to install them and bringing broken appliances and waking up my baby every time, as that room is the babies room. They ended up bringing one appliance that was the wrong color and doesn’t match the rest. We were never offered any type of compensation for their short falling or inconvenience to us. When we realized we were never offered grass, we inquired about it and initially we were told to purchase it separately because it would be thousands cheaper than purchasing from KHOV. That was false when we got the quotes the same day that we asked the sales agent about grass. So then we told her we wanted to purchase from KHOV. We were then told it was too late to purchase. Telling us it would be thousands more was her way of trying to cover up her mistake. After some back and forth she agreed to an addendum to add grass. My yard was left with and ungodly amount of razor blades, trash and nails. This was supposed to be a wonderful experience for my family and it was anything but that. My kids can’t even play in our own yard without shoes because of rusty nails and trash. KHOV has really gone down hill. They are quantity over quality and take zero pride in their work. It’s absurd to pay 400k for a home that was built so poorly and the employees have zero pride in their work. I would definitely not recommend KHOV to anyone. ... More

The people on site are very attentive to questions and needs. We have felt very taken care of. Thank you for making the experience so positive.

Highly responsive and friendly staff... Project Manager was always available and gave timely update on the progress of construction. Timely delivery with top quality construction

I enjoyed the home buying process. The Sales Consultant, Homeowner Service Manager, and builder have been extremely helpful and supportive in the home buying process. All of them made homebuyers process run smoothly for me. Thank you to all for my lovely home.

It’s been a journey to our home and with KHOV everything fell in place just right. Highly recommended.

Overall I am very happy with my home. The construction process was generally smooth, although at times it felt like other homes were moving at a much faster pace. For example, nearly every home on the street had windows but mine sat for about 2 months with no windows. The construction manager of my build changed several times but that didn't seem to really slow things down. My biggest complaint is that I felt very pressured into using the in house lender. I ultimately went with an outside lender but I had to jump through hoops to do it. Not only was the in house lender at a much higher rate, they wouldn't lock without me paying upfront, non refundable fees that didn't get credited at closing. Also, the in house lender almost never reached out to me to discuss options. I constantly had to reach out. It never seemed like she was looking out for me - the borrower - which she should have been. The $7500 credit incentive didn't make up for all those things. ... More

it took a long time to get to settlement, but the unit is everything we wanted........

The team at Khovinian kept me up to date as home was being built and were very responsive to any questions that I may have had. I will definitely recommend them in the future.
