WORKMANSHIP IN HOME, HAS MANY MANY DEFECTS, ISSUES ARE NOT BEING RESPONDED TOO, OVERPRICED FOR THE HOME

While living here for three months we have had various home issues come up that have caused concerns. We have experienced random tiny holes in the walls, cracks all over the house, and a big line of paint coming off the wall near the vents. Has been a lot more work for a new home than expected.

We built in a new home the before the build process went very smoothly. The build itself went fast and was completed ahead of schedule. We have run into few issues since moving in and every time someone comes to fix or repair the issues we’re told it’s not their fault and someone else has to come. Only to ignore the issues in the home.

This is my first home and I must say I was excited about it until I moved in and started noticing the materials they used.. The material are not good quality. They used cheap materials and just paint it and make it look good. My front door is already falling apart and some of the locks are are broken already. One thing for sure I DO NOT trust KH anymore. I’m telling you now K. Hovnanian® Homes! will NOT get a referral from me not until I get pay for my Frist referral. I referred a friend and I was supposed to get a referral compensation but instead they decided to give it to her agent. First thing it wasn’t her agent that referred her to KH it was me so why would they give her my compensation to the agent? ... More

Workmanship has been disappointing with the drywall and painting

Great on the sales side. Nonexistent on the service side.

Appliances are not of the quality expected and not following latest model for kitchen. I’m just 1 month into the new home and There are lot of issues coming up as we go. Feels like buying a new home is more exhausting than buying a used one. Sales agent was very helpful but there is no model home to look and decide on the features. Inspections are not great, my home has wiring on wrong side of the building and is fixed by just drilling a hole into siding and the wall, which is not a good way of fixing.

To many items need to be fixed.

Plumbing for washer dryer install with something stuck in the pipes, so washer flooded the floors and had to be replace after the first wash. Moisture control came n drive up electric bill by having their fans on24/7 for 5 days. Nails sticking out on staircase poking my daughters feet. Electric outlet were poorly install, you can see the cut in the wall. Bathroom fans was not working properly and had to be fix. Overall production is poor. Quality built was overlook and ignore. Seems like they rush to get this house built. I wish there was a return policy on houses. I would not recommend this builder. Only good side is one of the site supervisor was very responsive and got things fix. But I rather not go through the trouble again or ever. We are enjoying our beautiful home. There have been some issues with Air conditioning, paint coming off the walls, toilet backing up. Fortunately they were all resolved quickly by the service team. I do wish they would have used a latex paint inside the home so I could easily clean the walls.

The house overall is nice but some issues with certain aspects of the home with dented window sills which were flagged in the final walk thru. They tried to repair them once but didn’t really fix the issues and said that they won’t fix them again. Talking to neighbors they don’t have this issue.

Overall the purchase experience was smooth with no more speed bumps than was to be expected. I am unhappy with much of the finishing work (i.e. paint, trim, overall fit and finish.). Many of the light fixture, windows, outlets, and door knobs are not straight at all. Again overall very happy with the quality of work and layout with some disappointment in the finished.

Nick was our sales rep and he was amazing no complaints there very up front, keeps you updated with pictures and txt through the whole building process. However , the real issues are when it’s all done. You are scheduled to do an inspection and get things that need to be fixed addressed before closing and that does not happen at all. Lots of paint issues , had a huge concrete hole in the garage , cabinets have the corned messed up and they don’t know how to lay down caulk correctly what so ever. When the caulking issues was addressed I was told the following “ I need to lower my expectations because these houses are built for the common people that have no idea how construction works and I needed to inspect things from a 6ft distance to which if it looks good then than their is no issue with it”. This was their head builder in charge by the way. Grass was laid like crap, my whole backyard and front yard is not even leveled nicely like the Trophy houses in the community. Paint material used is of very poor quality that just touching it makes it go from white to grey (discoloration). They used a flat tone instead of a gloss paint. The texture in one of my bedroom’s ceiling is awful with poor taping and texture lines visible even at 6ft away! Fence around the property is so uneven and you can see many spots were they Didn’t nail it on to the support because the nails are fully exposed. ... More

The builder hires people that don’t care about your home. They do not pay attention to plan details - placement of electrical outlets; deck door placed incorrectly; light switches reversed, etc. Trash left in walls, which we removed; profanity written on front door trim; damaged railings; no sanding of trim. They use standard/ basic systems for the cost of the home- example: well/ septic system - low water pressure; using sand as the base for landscaping. I could go on.

The initial home buying experience was good. Our salesperson (Lisa) was great. She sent us updates constantly, answered questions (many times on her days off). The financing phase was great too. Jodi was a pleasure to work with and made the process easy. Our issue was the building, multiple issues needing attention and the difficulty in getting them taken care of. We closed on the home (although we should have told them we weren't closing until all issues were resolved) and it took over a month to finally get everything done we were told would be addressed before we closed or (worst case) on the day we closed. It took MANY texts, phone calls and photos of problems to get everything FINALLY taken care of. Lesson learned: If you buy a KHOV home (or any home for that matter) don't close until ALL issues have been resolved. They will definitely be more motivated to take care of you if you are holding up the closing. ... More

I felt like I was neglected by your loan officer Ken then I get pressure to use the builders mortgage company at the last minute. The side of my home has been saturated with mud and standing water before I closed. It has been very disappointing; there is no grass and you have to wear mud boots to walk on side of the home. Peyton has responded very quickly to the number of oversights with the home but has yet to remedy the problem

We had several minor things that need repair. We moved in July 20th and are still waiting to have these issues resolved. They are minor but it is aggravating that we can’t get someone to fix these small issues.

The overall experience is fine but there is a major issue with the noise and frequency of sump pump. The quality assurance needs to be enhanced. The location is great with nearby bus and trains stations with direct trains/buses going to New York. Great access to shopping areas and parks.

Our buying experience with this Builder was overall great! Would recommend to others looking to purchase new home build.

Quality of workmanship is so poor, you can tell they did everything so quick or in hurry that they do not care what the outcome or quality is. The sad part is, if, you make a request for them to fix any issues, it takes forever. Forever is not an overexageration, as a matter of fact up until now my issues them are not fixed yet, countless follow ups and they do not care! All they want is to hand off the key to you and whatever issues you found prior, is full of promises. We will do this and do that.... if you do purchase a home with them, make sure you have them fix your issues prior to finalizing everything or else, like me I have to constatly request for them to fix making you the one asking them for favors, were it should hVe been their responsibility from the beginning, if only they did right. ... The salesman was great and attentive as needed, the builder not so much. The work is so sloppy to say the least. Even with the walkthroughs pointing out as much as possible the repairs were also rushed and sloppy. Due to the winter storm my second walk through was the evening before my closing and you could tell the builder was not inclined to fixing all the flaws. We had been living with family for months and were ready to be back in our own space so we closed and I planned to tackle some of the flaws myself; however, DAILY I find more flaws. I love my home itself but the workmanship makes me soo upset every time I find something new. This is not my first home but my first new build and I believe for the price and the home being new the work SHOULD have been way better. Not to mention the materials are cheap the paint and caulking should not be cracking after a month! ... More

Overall happy with purchase and family is happy. There were numerous small issues that need to get resolved and lots of sloppiness in many areas of the home.

People involved with the sale were great.

I had call in to have painters come back a few times to keep touching up and to paint where blue tape was. It was so bad that after 2-3 times I still have blue tape. I asked Anthony for paint so I could do it myself. The house was not done with all the issues the day I got my keys. I still have an issue with the driveway that is not corrected yet. I closed almost 2 months ago. I have a light switch to the kitchen that is not working. Sabrina and Anthony were great but I can’t really say anything else was great. Lights on outside garage should be standard.
