I like the home layout, the area, and the fact that the build was on time. However, there were many issues that I experienced. They were very hesitant during the build for me to have my own inspectors visit. This was a huge red flag, but I had them come anyways and there were a handful of small fixes they had to do. I’ve lived here for 3 months and I’ve noticed several craftsmanship issues including painting around doorknobs ( so you need to repaint when replacing doorknobs), a leaky shower enclosure, terribly flat paint throughout, and door knobs that are falling apart. They also don’t manage the contractors very well. I was having somebody install my lawn and one of the contractors drove a bobcat on it DURING the install. The lawn guys had to repair and KHov did not even respond when I told them. The contractors were also using my water so I thought I had a leaky outdoor spigot. The water pressure is terrible. I only had enough pressure to get one (new) sprinkler working. KHov blamed it on my hoses, but believe me, that’s not the case. And the cherry on top is when they hired somebody to come dig up my yard and expose electrical wires WITHOUT notifying me. They destroyed a large section of my front yard and left a huge hole for my kids to fall in to. It’s still there! Still haven’t heard anything from KHov. They think they can do whatever they want. Most of the work in the house seems like they hired anyone off the street to do it. Crooked walls, paint splattered all over floors and stairs. Gaps in baseboard. Gaps in flooring. Wrong flooring added in a closet so they could “be finished to closed.” Dishwasher not properly installed so it rocks. House wasn’t power washed before closing so all the siding is covered in dirt. For buying our first home and being excited it was a poor experience. 30 days in and all they have fixed was a crack in one of the tubs. Wouldn’t buy a house from Khov again.

Everything is finished to a 6' standard but once you get close its all beginner level trades doing the work. Door frame joint over a 1/2" out and use caulk to fill. Had a shower value not even brazed. Basement slab not even sealed so always chalky. Drywall dust and mud in grain of floor and hand rails. Carpet is super thin and cheap ( even with the 10lb padding upgrade) had cleaning crews still cleaning during walk threw so didn't find dirt and nasty floors till ink was dry cause floors where wet still have miss match tile Grout in shower ( 4 weeks later) the title says it all basically got a $350k house with $200k finishes in it for over $500k. Not one drywall wrapped door is even close to square or true ( going be a pain to install a door if I ever want to. D4y wall finishers where vary sloppy and barley have a level 2 finish in side and not even sure how the garage passed inspection cause it the lowest fire proof I've ever seen ( missing mud, tape not sealed ext... I could go on for days. Koner tried his best but he can only do what the company says and that is a low standard. Be vigilant and pay attention buy there house. Its all fixable but shouldn't have to fix it all on a new house ... More

I experience several major issues throughout the build process. From lengthy delays due to the pandemic, which I do not blame the builder for, to shoddy work, laborers who don't seem to care about their work or the end result, to improper insulation of exterior walls, to home buyer having to point out multiple issues that builder ignored, to delays in getting corrections made, etc. The entire experience was less that ideal, and now after having taken delivery 2 months ago, I am still dealing with issues that were not corrected during final walkthrough.

The model home had features that were not available/included in home purchase. (Bait and Switch) The interim construction manager (William S.) was uncommunicative, took no responsibility for issues, responded late or never to numerous attempts to highlight issues. We toured the home the day prior to closing and found appliances not installed, flooring incomplete (and out of stock), painting/grouting incomplete, shower door missing, and house not cleaned. When we did the walkthru, painting and cleaning was still in progress, solution to flooring was a temporary install of mismatched flooring until correct material was received. (Still waiting on that one month later.) Dishwasher was installed but did not function. (Resolved by GE Maintenance.) Outlets on island installed incorrectly and had to be moved to pass inspection. Builder needs to step up the game at higher standards, they just promise and under deliver. We bought homes from your competitiors Lennar, Toll, Dr Horton, I never had bad experience as I got from your builder. Worst experience overall... sales folks are nice but Project management team for delivering house on time is really bad!!

The process started out well but quickly declined in the areas of communication, integrity and quality. Very poor craftsmanship and supervisors are not managing and being held accountable for workers poor work.

Elizabeth Beard was amazing to work with and was always very responsive and supportive. She is the one bright spot in our whole process. We understand that Covid delayed our settlement and we closed 6 months late. The way it was handled and communicated to us by K Hov was horrible. We were given inconsistent information. The workmanship on the house is sloppy and there is a lack of attention to detail. It is still a very frustrating process trying to get things fixed that are unacceptable.

Review every detail before signing. We thought we were getting 2 basement windows. Had 1 standard and 1 egress. Removed egress before submitting since we are not putting bedroom in basement and thought we were getting at least 2 standards. Upon receiving blueprint, only 1 window and had to call sales to ask where the basement windows were located on blueprints. Sales said only 1 and we could not add any further windows as it was past 5 days. Model shows master shower in one location, when receiving blue print, the shower was behind the door to enter the bathroom and the doors swing into each other and sales/cad would not change. They said these were final blueprints although they were the first and only set of blueprints we received and they would not correct them. These items were not our doing but we were stuck. This was a disappointment not getting what we wanted and what we assumed we were getting. Upgraded to maple cabinets, however, cabinets installed are particle board and laminate covering maple. All cabinets need replaced as they are chipped, broken and peeling before we moved in; very cheap quality. The carpenters used giant oversized nails around all door trim, looks terrible as even with fill/paint can see giant holes. All corners of baseboards are jagged not cut correctly. They tried to caulk them and made it worst. Very poor quality of entire home. Paid for tv pre-wire and requested to contractor and design center that it be placed on right of fireplace and it was installed incorrectly on the left and contractor did not communicate to tech that we paid for electronic box in basement; we waited about 3 weeks after move in to have it installed. Per blueprint, outlet in entryway, but is missing. Punch list was not done when we moved in and still waiting a month later. Damaged materials were used as baseboards, door frames, porch materials with gouges and construction attempted to patch them instead of replacing with undamaged. small things are normal, but the kitchen cabinets are a huge issue, did not get what we paid for and most need replaced. Design center needs to inform customers they are not getting solid wood cabinets even if you upgrade. Only good thing is the sales lady is kind and patient, construction manager came over to fix handrailing and screw somethings in after we moved in, and warranty department responded quickly. People are nice but quality and communication not so great. ... More

I would just like my back yard fixed. Back yard need properly graded

A lot of things were told to me that were not correct! A lot of offers and other information was left out.

While the builder tries to position itself in the above average, or even premium, segment, the reality of what the buyer gets is far from it. We bought our house during the "seller's market", at a time when lots of people were moving out of cities into suburbs (demand high, supply low). So, we essentially had to suck it up, and make the best of the situation, to get a reasonable size house at a price we could afford. If the market were more balanced, this would likely be a non-starter. The sales agent that we got ended up being poorly informed on some issues at the beginning of the process. Towards the end of the process (when it got to the actual construction wrap up, setting the move in dates, closing, etc.) he was pretty much MIA. Our move-in date was pushed out 4 or 5 times, the last couple of times after the builder reassured us that there would be no more changes. I made a mistake of arranging my move logistics based on these promises. At the end, we barely escaped having to Air-B-n-B for a couple of weeks, because things weren't done on time. Lots of sad tales to tell (including the builder completely blowing the "gold key orientation", for which we showed up and the house was nowhere to being finalized, and ended up having to reschedule). If it weren't for me escalating issues repeatedly, we'd probably have to wait another month or more. Which would probably be OK, except no one proactively managed our expectation, and I was getting almost last minute notifications that the completion is pushed out. For instance, about 3 hours before I was scheduled to sign all the closing documents, I was notified that the actual move in date is getting pushed out by another week. And I hate getting confrontational in general, which is what I pretty much had to do to get people to respond to me and get things moving. Not something you want to do if you shop closer to the “premium” range. We are now one month into having moved in. Our AC does not work (particularly unpleasant during the heatwave that rolled on after we moved in) - someone came to look at it a week ago or so, spent a couple of hours poking around, left a bunch of dirty stains on our white ceiling, and essentially fixed nothing, we're still waiting for a follow-up visit to get things fixed; one of the "gourmet kitchen" cabinets (yes, we paid a good chunk of extra money for the "gourmet kitchen" option) is coming undone - i called that in a couple of days ago, no response so far; we had to call in non-working garbage disposal; a handful of electrical outlets (improperly installed and noted during the "orientation" walkthroughs) are still not fixed; we have a couple of cracks in the concrete on our covered patio; one of the windows installed is defective (a divider inside it fell off, and we were told that they will have to actually replace the entire window); a few windows around the house don't actually close all the way; one window does not open; another electrical item - all garage outlets are for some reason configured in such a way that they can't handle a fridge being plugged in (we were told that this is a standard configuration for this house model, which is really strange as you'd expect the outlets in the garage to be able to handle devices that are at least as powerful as something you'd plug in inside the house... to say nothing of power tools, for example); here an there throughout the second floor it feels like the builder left something on the hard floor before laying down the carpet (feels like pebbles or something like that) - things stick into your feet as you step on it. There's lots of other things that just show either poor materials quality, or poor workmanship. These are the things that we can see/touch - so I truly hope that whatever is inside the walls and under the carpet is at least reliable enough. One final interesting thing - our lot is positioned up against a hill, such that we don't have neighbors in the back, and the view from the back is quite nice. I think these lots were marketed as "premium" lots, for which a premium was included int he price of the house. We were actually really happy to get this lot. The fence in the back was originally promised to be a hard wood fence (even though we inquired about the possibility of having a more see-through metal fence, to take advantage of the view). Turns out, there was a reason for why the original plan called for the solid wood fence (i.e. squirrels, snakes and other creatures inhabiting the hill). At the time of the purchase we did not know or think about this, hence asked for the option to have the transparent fence in the back. Our sales agent very definitively said that this is not an option, and that we are getting the wood fence. Fast forward to a few weeks before the end of construction, we find out that the wood fence actually turned into the see-through metal fence (no warning, no heads-up from anyone). Same for all the houses on the hillside. Now just about everyone needs to somehow improvise around it for the proper protection against the wildlife (from putting up tarps, to building retaining walls, to building additional fences on their own). We’re happy and thankful to have been able to buy the place, albeit annoyed at the things that are still not fixed. But going back to the title of my review – very much average quality trying to position itself as premium product. In a more balance market we’d definitely go with other premium brands. Customer service was terrible!! Please beware of estimating closing dates and incomplete projects after moving in. They will string you alone for weeks and weeks with different closing dates. Not mention the small things that still have to completed after you move in!! We purchased a home with shutters on all the front windows as shown on the model and the brochure. Unfortunately after we have been living here for 2 months and still no shutters. So if you are waiting for your home to be completed please be aware of inaccurate timelines on building your home as well as an estimated closing date. We love our new home but dealing with K Hovnanian staffing was one of our worst experiences. ... More

Lot of issues with quality. 1) Water leakage within 4 days of house warming. 2) AC stopped working within 2 weeks. 3) Water stagnant on both Left and right sides of the home. 4) The response from the support and emergency teams is very bad. 5) Emergency team never answer the call. They call you after 2-3 days. 6) No response for emails too except the acknowledgement of the issue.

We had a very honest and helpful agent which led us into purchasing this property. The closing and walk thru of this home was/is a nightmare. The mortgage team was deceptive and not there to help the buyer, we were promised a deal and had to argue and lost regardless of the evidence provided regarding his mistake. The superintendent wanted to argue major architectural flaws in the home, stating that regardless of our concerns he "can't and won't change it because of time". It ended up being done! After we closed, we have had a variety of issues with the home, such as a sink leak where the customer service representative refused until forced, to remove the dishwasher where the wall was notibly wet, because he assured us it was dry. Trying to have that properly addressed was a nightmare, having the wrong appliances installed was highly ranked up there with still no resolve. So, no we would never do it again. The craftsmanship is thd lowest I have ever seen and if things were monitored as our house was built than the buyer wouldn't have remorse moving into their finished product. ... More

Not what I expected. House have lot of issues and the thing that they say it’s everything is normal. House floors and basement where dirty. Chip quartz’s at island. Baseboards dirty and not painted well. Kitchen doble oven was not installed correctly. Still waiting on the windows shutters haven’t being install and we have a month since we move in. 2 weeks to get our mailbox install. Not happy

This is our second KHov home purchase. The first was in Monterey Park in Gilroy, Ca. The quality there was much nicer. This one, we have holes around the outlets, many light switched are setting at an angle. The cabinets are very good quality. We are still picking up cigarette buttes and nails from our front and back yard. It took several tries to reach our service person. The seams for baseboards and door frames have very obvious gaps andWe miss the manual, as the online portal is not secure and we probably wont use it until that is fixed. The thermostats are not centrally located. Overall we are disappointed with the quality and the unfinished look of the home. Our sales person, John was very helpful in our purchase, we needed a quick move in and he delivered. We were very happy with his frankness and his quick responses and his willingness to help. We put a deposit down on our hosue 6 months before it was built as soon as it was listed for sale. The intial incentive to buy was 15k, the first day we arrived, there where no Clairmont's available and we where told we would be notified when they would be ready. 3 days later we got the call and we put down the deposit right away, only to find out the 15k dropped to 10k and even though we where there with check book in hand 3 days prior and they didn't have the unit available that was posted online, they didn't honor the original incentive. Through out the process, they are no lists to tell you what is included in the standard price and what is an add on. Some items have signs but not all things. There where multiple things that were told to my wife and I that were included and then later told were not included and where extras including frameless shower doors in the farm house package and painted trim that was different that what is the actual color you get. We joined the face book page for the community and where terrified to read everyone's horror stories. We knew they were behind schedule because of covid and rushed through the build and lots of issues are coming up. We were forced to close even though our drive way is not paved, our street is not paved, there is no grass or landscaping. There have been a ton of minor issues and virtually impossible to get anyone to return a phone call let alone follow up with an issue. We were also assured that no construction vehicles would be allowed through the neighborhood and almost every morning we are woken up by tractors and giant machines that drive right down our street hauling dirt. It coves the streets and gets your car and shoes covered in mud. Our carpets are not installed properly, our stairs are not installed properly and make crazy creeks and cracks and our floors on the main level are so slanted that a ball rolls the second you put in on the floor. Fire place is uneven and unlevel. No water pressure in any of the showers. Garage and front entrance way was never cleaned before turn over and we were left to clean everything our selves. There is a hole in our front steps. Screens keep fall out of the windows. The electrical outlets keep tripping in the kitchen when you plug in a coffee maker or phone charger. Have to keep going to basement to reset the circuit breaker. Bottom line is the house is beautiful on line, and staged. However the I feel that the work was rushed and things were done cheaply and quickly. For 800K , the house should be in better condition and the level of follow up from K hov needs to get fixed. The entire community is talking about how they feel like the got the wool pulled over there eyes. ... More

Response to issues is worst

My spouse fell in love with the home after seeing it for the first time. We had a very easy sales experience with Heba with no major problems. After moving in, it all went down hill. We had multiple GKO items identified in the first walk through that needed to be fixed as well as other identified items that we opened a ticket on to fix. Well, it's been 6 weeks since we move in our home and there has been almost no response from the builder on fixing them. I have worked with three different people now and they have all promised that certain items will be fixed but they never follow through. I am currently working with their supervisor to ty and get them fixed. For the price I paid for my home, the quality and lack of customer service has been extremely disappointing. ... More

Our Construction Mgr. @ Seabrook, De Was Very Condescending !! He Treated My Daughter With No Respect, Her Being My Representative. I Have Been In The Construction Trades For The Last 50 Yrs. I Didn't Appreciate The Disrespect He Showed Me, In Our Conversations. On The Positive Side Our Sales Rep. Caleh Was Awesome!! He Was Very Professional & Helpful Returned Calls Right Away.

Wish KHov was more responsive and also used a different title company.

Would buy from another builder. Very poor quality on workmanship and materials. Had several issues with home and refused to properly fix. They try to hide all issues and rig up repairs. 1-issue of many I just fixed on my own was had to re-level front yard. There were huge humps and holes in front and back yard. Took 8-wheelbarrows of trash, concrete and debris underneath grass; which caused all the grass to die. Can not install grass on trash. Cost me an additional 1500.00 extra out of pocket right after moving in. They don not fix or want to fix anything. Also they will not install grass in the back yard. Overall will never ever buy another house from K-HOV or recommend to anyone I know. ... More

Sales rep was extremely rude, lots of build quality issues.

I closed escrow on my new home 5/26. From the day I got the keys the house was not move-in ready. I trusted the builder to have completed the items needed to be fixed in the home visit new as I had purchased. However, not only were all the items not repaired but new issues arose and now seven weeks in the house I still have blue tape everywhere marking items that have not been resolved. From the cracked/split baseboards, AC upstairs blowing hot air, wood cracked on stairs, ceiling bubble throughout the kitchen to the garage door being hung incorrectly which caused the paint to scrape off to metal on both sides and the stucco outside cracked in several places. I’ve been extremely patient and reached out to over 17 members with the KHOV team Asking for assistance. At this point no one has taken ownership to make it right. I’m extremely disappointed in the build and finishes of the home given the price point. One would expect more from the builder as they pride themselves on quality. I’m ready to take further action if someone doesn’t take ownership and assist with my issues in a timely manner. I look forward to hearing from someone within the company at a leadership level to step in and make this right. ... More
