The house itself is great. The project manager Javier is amazing. He is responsive and helpful. The biggest issue is the HOA. They are non responsive. None of us who closed received the documents. I am still waiting to get the finance docs and have asked for almost 2 weeks. They have a $250 fee to put in a request which is ridiculous. Especially since I couldn’t even get the documents. No fence and no grass is part of the sale of the house and it is expensive to put one in and you have to pay the $250 to request it on top of the price of the fence. With no guidance mind you. No internet access. No clue when we will get it. I am happy with the build of the house for the most part. Minor issues that are being taken care of but that is normal. We enjoyed working with John. He made the experience enjoyable, he's knowledgeable, trustworthy and funny. We were disappointed and frustrated with quite of few things. Some people were very disorganized and rushed. Made lots of mistakes and didn't listen very well on the walk through. Its been over a month and we still have m People coming in to fix things.. the supervisor Ricardo is wonderful. Even though he's visiting alot because there are problems. He at least listens and solves it right away. We got our home early but it would of been better to have it done right. The negative side of my experience is the house I really wanted had an appraisal issue and I had to select another property. This property was not completed, so my family had to spend three extra weeks in a hotel! Once we moved in, we fell in love with our house! I love the finished product. The kitchen is awesome, and everyone has their own space.

The real estate agent Greg was great. Although, we have experienced many calls to Matt to have the contractors fix our floor/countertop/master shower. Matt the construction manager is attentive to our questions and requests. KHOV Mortgage was not the same story.

Great staff from the sales office to the building crew. I would never finance through Khov ever again. Terrible experience with that side of the business! Submitted paperwork several times; always had to resubmit additional paperwork; staff doesn’t return calls or emails. Was a real pain to work through the financial portion of this transaction. Not worth it to use their financing-and our loan was sold to Chase Bank the day after we closed.

The design and upgrade selection process was very aggravating. The Design Center manager failed to show up at our appointment. This was after a long trip for us and friends who joined us. When we did look at the available items and materials, we were very disappointed with the remaining choices. We contracted with First Choice Electrical for low-voltage wiring of audio/visual and cable. During construction the house was wired incorrectly and had to be rewired. After moving in we found more errors in wiring. It took much complaining and six visits to correct!! I've heard complaints from other homeowners about First Choice. ... More

Sales office at Canyon Falls is great. Tanya and her team are great, detailed oriented and answered all our questions. Even though there were some construction delays and our closing had to be pushed back twice, the construction manager was in constant contact with us and were able to work with us considering we were closing on Christmas eve. Even with a new construction manager Cody coming on board, he was able to answer all our questions and complete our asks. The main issue we had with this whole buying process was with the mortgage division of KHOV. There are way too many people contacting us. We counted at least 8 different KHOV mortgage team members calling and emailing us about different documents they needed, but never passing the baton to the next person or at least informing us that so many people will be contacting us. In today's world of fraud and scams, how are we supposed to know who is legit or not. There should only be one point of contact from the mortgage division. Then the closing and walk through meetings that the mortgage division set up was completely different than what I had agreed to with Cody, so we had to get involved again and sort out their communication issues. Now come time to pay first mortgage payment and there's no proper notification to all parties on the mortgage. Immediately after the first payment, KHOV is selling it off to Wells Fargo, so now we have to setup a whole other payment channel. All this because our old house hasn't sold yet. In the beginning it was a great expérience but quickly went down hill. I am à Sales Manager in the auto industry for 15 years. Understanding your customer need and wants should. be a priority for Amy one in sales. Wé thought ois realtor really understood what we wanted but as time went on we réaliser that she just dis not listen To us. Wé had infomed Her what was important To us. We trusted her. When the situation was confronted her answer to us was that you should have been aware because you signed the contract. we understand that we signed the contract and we also trusted her into assuring giving us what we asked for. I believe we should have got options to correct the situation and it should have been communication between the design center in the realtor to assure that the customer got what they wanted and if there was any obstacles we could have all worked it out. knowing what I budget was it should have been kept in mind so the customer could have been informed where they stood with the cost but unfortunately that did not happen either so I had to come up with a significant amount of money at closing. The only upside to our experience as we were purchasing the home is Carl the head of construction for our home he was kind he was informative and he was personable he did an outstanding job and to date he is still driving around the community and asking how everything is going it's unfortunate that the real estate agent and Carl you not work together when it comes to selecting the plan of the home. Carl was very thorough when he reviewed the plans with us in the construction with us and always kept us updated every Friday about what needed to be done and what I got completed. Make sure you understand that when they tell you that you have x values in upgrades that they are going to add that to your final sale price. Nothing is free.

Sales manager (Marlene) and construction manager (Keith) were great. A few bumps along the way, but that’s to be expected. The recommended mortgage broker was a NIGHTMARE. Would not recommend him to anyone.

Victoria and Josh (construction) were absolutely amazing to work with. Everyone else was not great. I hated the title company we had to work with because KHOV wouldn’t allow us to use a different title company. Our lender was even worse and would not respond or answer questions and when he did it was not a positive experience. Our actual home is gorgeous, however we have had things break or be broken upon move in and it’s been really annoying to deal with when it’s a brand new home. My advice to you is to do your research, make sure it’s the perfect house, and bring a realtor.

The process was extremely stressful. Buying a home is stressful but with conflicting information as well as slow to responsed this home purchase was more stressful than any other purchase. This is our 6th home our purchase. Buying an home is one of the most stressful events in life. We felt we were being pushed in a direction after we put down some money that we were not comfortable with. Thank goodness we have excellent credit and a excellent relationship with our previous lender. KHov lending advisor did not listen and was useless to us. We love the home we purchased but had we realized issues up front we might not be in this home. ... More

The quality of some fixtures and workmanship is poor. We have several issues. Landscaping was a problem!! The loft is a major concern with the AC. I am very poor on your part we can't use it in the summer!! I am sure you are aware of this but there was no attempt to rectified!!

The buying process was stressful with loan office, the house was promised for November of 2024 and was deliver February 2025, builder's team was very professional and courteous, they did what they say they would do to an extend, the garage was the worth garage I have seen for a new home, the builder's team respond in timely atter to all our request, for potential buyers is that the houses are very nice looking but on you walkthrough make sure to point all the defects.

The house is decent. The sale process was excellent. The sales reps were good. Given the townhome is in middle of condos, we have irresponsible neighbors who don’t curb after their dogs. I have highlighted this incident to the HOA. They don’t seem to care.

My biggest complaint is that we moved in February knowing that we would not have a yard or driveway until spring. It is frustrating now to see quick move-in get landscaping and a driveway,prior to those that have bought earlier in the year. We did know that if your home closed after April prior to you moving in, you would have to have a driveway and landscaping completed. I understand that, but I don’t understand why you continue to build homes that have not even been sold and you’re not completing the work on homes where families moved into prior to April.

Been waiting for repairs since January. Such a slow process. I wish I was allowed a home inspection prior to closing and repairs done before I closed. I am still waiting to talk to a manager from sales since end of Nov. 2024 I asked 6 people to have one reach out to me. The homes are nice and the financing terms are attractive but when something is wrong its like you are just a pain and no longer exist.

Check for defects early on

There were many positive elements of working with this group. In particular I loved getting weekly photos of the progress. The people we dealt with were also great and very responsive. On the negative side, after building our house, two months later an almost identical Spec model (same model, almost identical features) was sold two houses away for $80K less. We would have bought that home had we known about it. It was disappointing and still stings.

It's as if the construction team doesn't realize that they are building alongside residence. Blocking driveways, debris everywhere, and working at all hours! Quality is lacking overall. Thank goodness for warranty claims. Sales process was pleasant but difficult. This may be out of KHov's control. I think it's just getting harder to qualify for so many people.

Don’t finance through them. Abysmal experience. Home is ok but many warranty defects not fixed after 2 months. They are very slow to respond.

Pros: It was a pretty smooth process as the build was already taking place when we acquired the property. They worked with us in changing the floor coloring when the original floors were delayed by weeks. They also have been amazing with helping us resolve issues with the home that comes with every new build. Our project a manager, Alex, was absolutely amazing and I couldn’t have asked for someone better to work alongside of us. Cons: We were not able to adjust any colors due to the build pressure being developed even thought it was only at the framing stage. Also the build was left on the MLS and dropped 10k after we signed out papers. We asked for our agreement to be changed to represent that 10k decrease in price and the sales/realtor person for K. Hovan homes refused to do so. He blamed it on someone at cooperate. However, when I called cooperate about this they explained to me that it is up to the realtor of that area to remove properties from the MLS and we should be able to have our agreement altered. The relator still refused to do so. He also had stated when we looked at the model home he would be able to cover closing cost and this was NOT something the did. He only gave 3k towards closing cost and the finance company could not understand how we had to do our home, since we still owned our previous home and was doing a land contract agreement for it. This resulted in not receiving the additional closing cost discount. They refused to listen to how it had to be done. The build side was fantastic the buying portion was a dread. ... More
