believe the design of the homes is excellent, but the workmanship is not up to the standards of the design.

At the beginning of the buying process it was great, the sales person was very friendly and had great communication even after we signed the contract to purchase the home. The construction manager was also great throughout the building process and kept us up to date as he stated he would. We didnt hear from our sales person throughout the building process but just thought it was normal since there wasnt much to discuss since the house was being built. A couple of months before closing I come to find out that the sales rep was no longer employed and had been a month or so and no one had even reached out to me to notify me that I would be assigned a new rep until I tried to reach the sales rep and couldnt get a hold of them. I ended up walking into the sales office and come to find out that the rep was no longer there. After that the new rep Im pretty sure they were new at the company since most of my questions werent answered with confidence. I didnt hold that against them but just felt that I wasnt their customer. At closing we signed docs and headed back to the subdivision to pick up our keys which were given to us by the construction manager and that was pretty much it. I wasnt aware that an alarm system was included with our hoa fee and pretty much paid for another alarm company to come in and activate service until later on I found out I pretty much paid for a service in which was already included in the hoa fee due to no communication from a sales rep. I am pretty sure if my initial sales rep wouldnt have left the company the overall experience would have been way better however I understand things happen and that was out of my control but the way the handover happened was just something I was not happy with. ... Our building manager forgot all about us the moment he gave us the keys..moved in Sept 2022 and still no grade approval no explanation no follow up.

Overall it was fine but closing experience was bad as no one called the day of closing & also the key handover experience was pathetic . The initial sales cycle was great but didn’t feel the same enthusiasm during Golden key handover & felt like we were just ignored after closing.

The people involved with the process were Excellent, I am disappointed with the craftsmanship of the materials we chose K Hov because of the excellent reputation but the products and materials used I felt could of been better.

Several issues we are not very happy with: - Windows, while having issues with the locks we were told if you leave the windows open for several hours you might have problems with the plastic locks. They will shift and get out of shape. We have lots of windows and in good weather we like to have them open. Never had this issue with good quality windows in any of my homes. So we have windows that we can look out of, but if you open them don’t expect the locks to work! Maybe you need to find a different supplier. -We have a home on the river, what we were told we could do by the river and what we are learning are very different. This probably would have made us make a different decision. -Electrical wiring, as a home workman with power tools, I just found out the garage is only provided with 15amp circuits. Most table saws etc need 20 amp. This may have been an option that I didn’t notice, but I have never seen this. This should be emphasized to new buyers as an option. Another example of cutting corners. Really how much would that have cost you, maybe $50 in materials, no difference in labor cost. -After being in the home now 30 days I continually see defects that I have not brought up, many minor, walls that are not square or plumb, paint issues that I should have mentioned, but to the point I want to make is using subcontractors is a very mixed bag, some are good, but after seeing how they perform I would say for the most part most just don’t care about their workmanship. -Bathrooms, you install towel bars but no hand towel bars. Just an example of how we feel you cut every corner $$$ wise. -We recently had our ceiling repaired in the kitchen/family room area. Your team was quick to respond and get people here to try to eliminate the issue with very visible drywall Seams in the ceiling. I was told it would never be perfect. I was told by another person who looked at a large area in our basement and he said he would expect the repair would be as good as that room. It’s NOT! The subcontractor tried one quick fix on a small area last Friday and it’s not any better. The room overall is improved but there are still two seams full length of room that are not good. They were here on the 21st, it’s now the 25th and no one has followed up. Am I happy???? -Annoyance- while part of house is natural gas, and we opted for a gas stove and fireplace and the water heater is gas (No option). We wanted a gas line for the clothes dryer, not an option. Our home floor plan to distance is about 3 feet! We called 3 different certified plumbers and they quoted $2200 to $2900. Not Hovanians fault, but here again pinching the penny it’s cheaper to run a electrical line than a gas line, even though it’s widely known gas dryers are cheaper to operate and more efficient. -Would I recommend your homes to someone else? Only if they fully investigated the market and were made aware of some of the issues I mentioned, and definitely hire an independent inspector to not only inspect the home while being built but to survey the plans and discuss with the buyer. The good: Let me start off by saying that Matt and Everett are amazing employees for KHOV. They go above and beyond for each homeowner. It is a great pleasure in speaking with them and knowing they care in helping out. Matt drove to the condo on his day off to help me out with getting me into the building so Verizon could install my internet. That is the level of customer support which is extremely appreciated though not an expectation by any means. The bad: This condo was 8 months overdue and KHOV senior management was not helpful one bit. As a customer it was incredibly frustrating to deal with the company who would not release an estimated completion date based on circumstances they were experiencing. I couldn't care less about how delayed it was, I just wanted to stop paying month to month lease prices because the rates were astronomical ($4,000+ per month) and moving 3 times in those 8 months. I would've been perfectly happy had they said its going to be delayed 4+ months. That way I could have signed a 4 month lease somewhere and paid a lot less rather than getting an email that says, "hey it might be done next month, but we don't know" Which is why i was forced to go month to month on leases. I expected them to be more forthcoming with information and provide semi-accurate dates based on where they were at that point in time and based on what was going on at the time. Next up KHOV financing. They were the worst bunch of folks to deal with. Usually financing departments call a month before hand and lock in the interest rate. KHOV financing expects you to call them and hound them for paperwork and locking in rates. They are slow to get back to you and show unnecessary attitude. They are incredibly unorganized and unprofessional. My closing cost jumped by $3000 without explanation, and I found this out the day of closing. The only way I got an explanation was because I called them to get one. What made it worse is that the day before, I was told my closing cost would go down by a couple of hundred. The condo - It looks beautiful and I like living here. However, there were 40 issues with it that I had to get fixed by continuing to call Everett. Apparently they "did not rush" when making this building, yet my condo had 40 issues. Electrical socket was loose, paint was sloppy, they installed cabinet doors that were clearly not drilled in the right places initially, covered up and then the correct handles were put on, cabinets took a beating in shipment or installation because some of mine have visible cracks going all the way down the side. The sales people josh and susan were great through the entire process. Their sales manager was rude and obnoxious. The warranty department is ridiculous. I have been waiting over a month and they have fixed 1 thing. My cabinets were supposed to be repaired ftom the final walk and haven’t heard a word

Personally, I went with Khov because I did not want to get in a “bidding war” with a pre owned house and because I felt that the price was close to what I was wanting. As mentioned in my title this was by first time buying a home. Personally I felt like there wasn’t any guidance. The seller just wanted to sell, the builder just wanted to finish up his build, and the mortgage person just wanted me to go through them. There was no clear communication to me as to “what was next” in the process. I felt like everyone just wanted to make their money and leave. I don’t want to get into details on everything, but in some cases there were unnecessary remarks/confrontation. I truly felt like things could of been better. At I felt like I was out in the dark on some things. But maybe this is the normal home buying experience and I am just unaware of it. ... More

The Cove in Asbury Park was a once in a lifetime opportunity to invest in a great new property at an amazing location. When we went to contract the construction timeline of less than 12 months seemed a bit aggressive, but we were excited of the possibility. With only a few setbacks we were able to close at the end of July 2022. Id say this is where things got frustrating. The closing was rushed. The house was not finished, and the builder wanted us to close even with a long punch list. Many of the finishes were slopy and rushed. The stairs needed to be stained multiple times, the moldings were not finished, stains on the vinyl floors that I still cannot remove. As this is a second home it is frustrating that each time, we are here we discover something new that was not installed or completed correctly. I wish the builder took the time to look over the fine details once they got to 99%. When your spending money on a new build its frustrating to be handed over to the warranty department and having to settle with the fact some things wont get fixed. I wish KHov would not rush the closings and have someone responsible for the small details.. these details can really make a difference. ... More

We waited two weeks short of a year for this home to be built. We were told that was due to supply issues and staffing problems. Once the home was ready and we conducted the closing walk through, we discovered many kitchen cabinet issues. We were told that the cabinet company would contact us so that they could correct the issues. It has been 6 plus weeks and they have still not contacted us. Because of that, we are unable to move our kitchen supplies in fully. VERY FRUSTRATING!

Communication was pretty good in the home buying process but lost closing not very good. The paint and mud were very, very poorly finished. That’s been our biggest disappointment.

McDaniel ll Townhome. This has 3500 square feet and a desirable floor plan. The craftsmanship was not what we expected for a Townhome in this price range.

The salesperson/ analyst were very responsive. The warranty support team is also very responsive. The quality of craftmanship, materials & quality control checks have an opportunity for improvement.

Good: - On-time delivery - Good visibility into the construction process Bad: - Sub-par quality of the materials, like cupboards etc. - Basic items, such as garage opener are not included by default and are extra - No appliances at all; compare that to Lennar who are giving most (and in some communities all) - No GUTTERS for the house???? Saw it first time for a house and never expected it would happen. Cutting the corners, including basics??? This is very negative and will leave a very bad impression about the builder - Cup board design is bad; can't reach some of these from the kitchen

Overall, I'm satisfied with our new K Hov home; however, the process to get there was a tedious challenge that required a lot of communication. Thankfully, the sales and construction team were relatively quick to respond to the issues we experienced. Able to temporarily stay with family nearby, I was lucky enough to visit our house frequently as it underwent all phases of construction from framing to close. Along the way, I identified several critical issues with what was being installed -not with the quality of workmanship as much as the accuracy of following what was specified. If I didn't have the luxury of being able to witness the ongoing construction, then my house would have been constructed with several errors requiring rework. It was not a pleasant experience to feel like I had to be construction manager of my own home. I wished K Hov would send out their QA team regularly in order to detect these issues before I could. I found the overall quality of workmanship, which is confined to the local Arizona labor pool and skillset, to be very mediocre at best. Finishes (drywall especially but also paint) were done very sloppily, not to the quality you expect on a home you spent your life saving for. The design of the floorplan and the finishes that were specified are all very appealing, but the execution needs work. Everything is late. Quality of the building is less than good. Builder rep is not responding on time. Non-conformance list submitted was not started yet. Electronic lock that supposed to be installed per specification was not installed and was requested additionally. Marks on hardwood, the landing is unfinished only subfloor and many other issues are not addressed yet. I submitted pictures for defects. Only good experience I had with the sales team at the beginning and during all process.

Joe is very attentive and truly seems to have a pulse on what’s going on in this new build community…professional, attentive, knowledgeable…Gary is courteous and ready to address concerns and/or provide acceptable explanations. The lady at closing was very friendly…however not a great representative for KHov. Pushed papers for signatures, didn’t want to provide time for me to read/review before signing. Didn’t have answers to simple questions. Seemed to be in a hurry.

We were told new lots would open in the next phase but there always seemed to be a delay, Once construction was under way things moved along. Design and options selection was a big sticker shock and cost way more than we anticipated. Builder would not commit to a closing date until 2 weeks prior pushing out our loan lock in date. Because of the tight timelines the crew is held to and then needing to meet their commitment to us to close on time, the quality of the work suffered. The subcontractors this builder used not only need to care about the quality of their work but ensure their work does not harm prior work and cause re- work. Had multiple punch items at closing. KHOV loan team slow to follow up on documentation and we had to follow up multiple times to make sure closing would go smoothly. In the end we have a beautiful home for the money. ... More

Electrical issues that should never have existed. Master bedroom very hard to cool. Paint drops everywhere on floors.

First never use Khov’s lender, you will see the reason why they give you incentives to use them, they are very incompetent. Home quality has reduced compared to when Khov’s integrity mattered to them. Everything in the home looks and feels cheap!

The sale representative (Joey) was really nice and responsive to our questions and request. Most of the construction managers (Matthew and Ricardo) were nice, addressed our concerns quickly and in timely manner. The whole home buying experience with KHOV was acceptable. Many times, there are lack of communication between the construction and the rest of the team which left us frustrated at the settlement because of the delays.

Communication during the process from the construction manager could have been a lot better.

KHov plans are good and priced reasonably compared to other builders. Elevations could could be better though. Weekly updates are very good for buyers specially first time buyers. KHov did not increase prices after signing like some other builders. Response to escalations is very good. No flexibility to make changes after signing. Buyers can only choose from a designer package. No ala carte. Sales staff knowledge is questionable. Turn around time to fix issues raised by buyer should be improved. Construction quality is down.

Too many corners cut on materials for a fairly high priced home.
