Since we decided to buy this condo, it had been a nightmare to us. The homeowner warranty is a joke. We have 3 times carbon monoxide leaked due to HAVC. Every time we had to evacuate us, call 911, turned off the heat, and spend our time to call out from work and wait for they came to fixed. Even the hotel reimbursement, it took them a month (originally they told me 2-3 months) to give us the reimburse. I have to spend my time to constantly contact with them, the home warranty director, most of time I didn’t get the response. I also requested to change a brand new HAVC, because they admitted they installed incorrectly caused carbon monoxide leaked, and their home warranty manager said no. How rediculous it is. Their mistake could kill us, and k. Hovnanian home warranty won’t give us a new HAVC reimburse. So far, we still constantly hear pipes rattling sound between walls. Moved in November had multiple issues that warranty has still yet to correct. Builder is not responsive!

When you sign, they have a clause that says you can’t talk negatively about khov. That should tell you everything you need to know. I have so many issue with my house that khov won’t fix. Gabe/Anthony (project managers) allows such horrible craftsmanship to get by. Josh (warranty) doesn’t want to fix issues. You have a 40% show up rate for when they do schedule people. But they are always unprepared, so it takes 3 months for you to have a shower working. They damaged my walls when they fixed another issue, but won’t fix the wall that is damaged. Allison (sales) lies every conversation I’ve had with her. Amy (design center) gouges you on price. No one at khov wants you to have a nice house. That’s such a bizarre position to have as a home builder. But they are very quick to tell you how much customer satisfaction means to them, unless you need something. Then they won’t help. Issues: Exterior doors are not water tight. Broken countertop Grout doesn’t match Drywall/paint did no prep work, so you can see every seem and tons of nail pops and cracks. EVERY baseboard needs to be replaced. House interior was painted in a non washable paint. Needs to re textured and painted. Air conditioner is broken and doesn’t work on the main floor. I went all winter without heating. Water pressure is bad Paint/caulk is packed into my carpet Missing drywall on my stairs Wiring issues Doorbell makes a horrible grinding noise Bathroom Ceiling fans are weak and installed poorly. Tile has large variances causing tripping They forgot to install pendant lights Neighbor had the same garage frequency so their opener would open my garage too. Worst home buying experience I've ever had in my life.

Poor Construction Quality & Slow in Resolving issues. I will not recommend any of my friends to buy the property with khovnanian homes.

We have never felt so let down and lied to by any business as we have with KHOV. The lack of communication, false promises and follow through with the builders and the absolute worst finish work I have ever seen contributed to a very stressful and anxiety ridden home buyer experience. They tell you what they want you to hear, not what will actually happen. BUYER BEWARE!!

It was a nightmares.

all house outside fill with cracks now inside start cracking ever where i have cabinet doors with no handle I Coll and the guy answer my questions. said that is now Moda of the tortosa community no handle on the cabinets.

Overall the construction process lacked independent quality control. Warrenty manager is trying to respond but does not have any staff hence no schedule of completion existed or provided. The local head of sales and construction lack courtesy to return calls and has been non-responsive. The house was not prepared at the closing and major Items of punch list at walk-thru provided prior to closing is still outstanding after 90-days we are in the house. I provided ample opportunity to them to complete the list but no luck. Cabinets in the kitchen are falling apart and not soft closing. Cabinets below the main counter has loose parts and no one can answer from KHOV when they will be corrected. Windows are below norm. One window is different than all others. Bugs are crawling from the window gaps such that we have to purchase an indoor bug-zapper that runs whole night. My wife and I are Seniors past 70 Yrs and did not expect such treatment from any builder. We have kept enough patience and I hope you send this review to a right individuals at KHOV that can help us soon by expediting the resolution of our problems. Do not use KHov as builders. They are absolutely terrible. From the sales agents not knowing what they are doing or selling to the “construction managers” being unresponsive to receiving an INCOMPLETE home!! It’s been 3 months since we closed and we still have an outstanding list of items that are not completed including missing shower doors!! Do not use, do your research go with a more reputable company. This one needs to be shut down.

I was presented with the wrong community contract. I was told that I would be charged fees in addition to earnest money deposit if I backed out of the deal. I closed in September 2022 and at this time (January 5, 2023) I still don’t have two mirrors.

never again I will purchase with this builder

From the buying to moving in process, the "dream" that is sold is opposite of the reality. The realtors are fantastic, but their hands are tied because they are slave to construction. The construction managers are great, but they tell you what you want to hear, and are slave to the trades. The quality and workmanship that is sold, based on the model, is opposite of what the final product of the home actually is. For a $500,000+ home, the quality and workmanship is near half. And, the time frame given for move-in is grossly underestimated. Since moving in, less than 3 months ago, I have had a massive plumbing leak that will, when said and done, have taken close to two months to resolve, my heat has stopped working, my brand-new dishwasher broke, 4 doorhandles have fallen off, and the trim/paint in the house is still appallingly below acceptable level. This is not a dream home and the top end of my budget, but a money pit that has hogged up my mental, physical, and emotional health. Am I being overly dramatic? Ask anyone else in my neighborhood!!!! HOME CAME INFESTED W ROACHES - NOTED PRIOR TO CLOSE REFUSAL TO REMEDY AND REFUSAL TO COMPENSATE FOR MY PAYMENT OF REMEDY. MY ROOF LEAKED DUE TO A DEFECT AND MY CEILING AND CARPET SOAKED TOOK TWO WEEKS TO FIX THE ROOF PART. MY PANTRY CEILING IS SOFT AND WET SO IS A WALL BY MY SINK

The best way I describe my home to anyone that asks, is I paid half a million dollars for a home made of papier-mâché. Everything in it feels cheap, the longer I live in it, the more cut corners we see in the work that’s been done. The cheapest paint to ever exist was painted on these walls. The railing to our stairs looks like a 2 year old stained it. The person that stained it never covered our carpet or the molding so there’s stain on our carpet that will never come out as well as on the baseboards. The upgraded LVP flooring has so many chips in multiple boards, the list goes on and on. Every neighbor I talk to has the same horror stories. If I could do it all over again I would NEVER buy from khov, I wouldn’t recommend them to even build a dog house. To sum up our experience, the first night in our home, we flushed our upstairs bathroom and it flooded through our downstairs pantry light, and I would’ve expected nothing less. Worst quality of workmanship and after-purchase service

We started the process in July 2021, sold our home Aug 2021 and was told closing would be March 2022. My family and I had to move 6 times because of lies on top of lies about our home. The customer service has been terrible along with the craftsmanship of our million home. Every single neighbor we have spoke to had nothing nice to say about their experience. We closed September 2022 and our home is not complete. 1 month in nothing they said they were going to do has been done. Totally regret ever going with this company.

I will definitely not recommend this builder

With this being our 5th new build and first with KHovnanian I can say they are by far the worst. Their workers are inexperienced off the street people who obviously do not know what they are doing and not skilled in the job they are doing. Painting and grout was horrible. We get no response as far as getting items that were wrong or never done. I would never buy another home from this builder again.

This has been the worst home-buying experience my wife and I have ever had. We felt we were lied to and manipulated by the KHOV sales team; specifically Joe’s. without considering its deceit's economic ramifications. This has been devastating for my wife and me. The KVOV Sales and construction team at Pender Oaks Towns it’s all about misinformation, untruths, and deceiving actions. I would never recommend KHOV.

Had roof leaking issues and still not fixed. Khov don’t take good care of their buyers.

The purchase of my very first home through this Builder was my worst life experience ever. I should have bought from Pulte, but could not get myself to part ways with this Builder's community's location, which I love. I still get nervous opening the door to the laundry room because all the machines together in the open like this look scary. I was also required to purchase a washer dryer for my condo, which was a nightmare of sorts. This too is another reason I physically get nervous opening the laundry room door to my very own home. The workmanship is horrible, and this condo is no longer a home I can imagine myself spending a decade in :( The move-in process was excruciatingly painful. I can't imagine what it will be like upon move-out when I actually have furniture :( I don't wish this experience upon my worst enemy, though I hope each and every person I encountered through this miserable process one day is on the other side to experience exactly what I did. ... We had lots of issues on our house, and they are not taking responsibility to fix the issues, we were promised that it will be fixed after the closing but , not they are telling we need to call the warranty dept. we feel like we were rushed to close it even though lots of issues were not addressed . this is our third home purchase and never had issues like this but I will not recommend anyone to buy the house like this. The finishing is not there, looks like someone rushed to finish the project, if you guys want I can share some valuable pictures which is very disappointing
