I found a significant lack of quality review of the work done in the building process. Specifically, the interior workmanship was less than adequate, Grout left smeared on the bottom edges of the tub and showers, paint drips not cleaned up on the floors and carpet, paint sloppy, and overall cleanliness at delivery was horrible. I'm still finding issues.

Get all pre closing issues in writing. Craftsmanship is not on par with price of home.

Process was draining, lots of broken promises, still fighting HOA to get a fence we were promised, the time it takes to fix things in the house. I feel like my unit being the first one up was rushed!

Quality of maters and workmanship is below my expectations.

I had bought a home in Scottsdale heights phase with good experience. The decided to purchase another home in phase 2. Great disappointment this time around with quality workmanship of tiling, drywall, painting, all sloppy work!!! Yes, of course warranty department stepped in, however, consumed much of my time for miscellaneous vendors to come to do repairs. Plus we have to fight for the repairs, because their vendors including tile, drywall, stucco, noisy a/c unit, kitchen cabinets, and endless list of repairs…they all seem to have one statement the quality is within normal. I had an issue with water break and couldn’t o cult home for 2-3 weeks this is all after 2 weeks of closing Expected khov to ribose me with reimbursement for having to extend my lease by two Months still Not even one phone call

I don’t believe the contractors involved in the building of my home paid attention to detail. Their work showed lack of respect to their trade. After almost three months, we still have items that are being addressed. We had to move in before the high impact windows were installed even though this was an original design of my house. Some of the materials used in building my house seem inferior to a house of this price.

Lies, shady tactics, and false promises. Offer ZERO options, no follow through, once you sign you are immediately forgotten about. Will never recommend KHov nor will I ever build with KHov again

I am extremely disappointed with the sale department's abysmal level of service. The lack of coordination between departments during the transition process was not only frustrating but also a clear indication of their negligence. Documents not being properly handed over to the closing department resulted in unnecessary headaches. The closing personel Michelle took out her frustration the buyer when it's clearly the seller lack of responsibility. Furthermore, the sale person , Steve, inability to respond to customer emails in a timely manner is inexcusable. Waiting for days to receive a response is not only unprofessional but also reflects a complete disregard for customer satisfaction. This entire experience has been a testament to their incompetence and lack of commitment to their clients. I strongly advise anyone considering working with this department to think twice before subjecting themselves to such a disorganized and unresponsive ordeal. The only good thing is the person Ryan, who did the walk thru is very responsive and kept up with all the agenda. ... More

Sales person was awesome. Warranty dept. Has been nothing but broken promise after broken promise. Not one item on a long list has really been addressed yet. After they receive the check, they forget about the new homeowner. It has been very frustrating to say the least, nothing like what was promised.

Love the neighborhood and plan. The sales folks did a good job. The after-sales team has been great.. which is good as there have been a number of issues. The building process itself was the issue. There was a consistent lack of quality. The builder was willing not only to cover up but to lie. Insulation was missing from the wall and ceiling. A water leak at the main was "from rain" six weeks earlier... though no other house had that "rain". Those are just 2 examples of a difficult process. Thankfully, K. Hovaninan IS addressing these issues slowly, but, with honest and quality supervision, there would be fewer issues to address and K. Hovnanian would have earned more stars. The project manager started off promising the world and telling us that the issues we had read about on-line about their quality and service were already corrected. Lie lie lie!!!! The house took an extra three months to “complete” after their projection. Normally it wouldn’t have been such a big deal but we couldn’t lock in on an interest rate until 30 days prior to majority completion. The company didn’t seem in any hurry considering their company was also the lender and ended up benefiting from a higher interest rate. This was at the beginning of 2023 when the Feds kept raising the rates. After closing we didn’t move in another 2.5 months thinking it would give the company enough time to finish their punch list. Haha, shame on us. DO NOT sign off on their punch list until everything has been completed or you will never see it done. All of my neighbors that bought Kahov homes before us have told us that they just gave up and did the repairs themselves. I am sitting in our home right now staring at the uneven double doors, caulking and grout job that looks like they applied it like toothpaste, paint all over the floors, fixtures and no touch up paint for the cabinetry that looked like they were in a hurry to install and get out of dodge. The tile flooring are uneven in the bathrooms and the tile shower has several spots where they didn’t remove the blue tape before applying the clear caulking. They didn’t turn on the hot water to the soak tub before they closed in the plumbing. They left popped up nails under the carpet that we constantly step on with bare feet (upstairs in the hallway). The last thing that I can think of right off the top of my head is they never came back and installed the second story dryer vent cover which is less than 12 inches from our actual dryer. No residual damages that we can tell, yet. It would be nice for a builder to do the right thing with a brand new construction home and actually sell a product that you could be proud of. ... More

We have ants and small flying insects in our house. I believe they are coming in where the calking is insufficient and under the baseboards. I told Nate about this and he gave us one ant trap. The inside doors have spaces on either side of them where the light comes through. I was told this was the way the doors are made. We've never been in a house where there were spaces like this. At least two months ago we told Ram that we needed better weather stripping under our front door as the light shines through and insects can come through and in the winter the cold air will come in. Nothing was done about it so I again went to Service 123 @ Khov. Kevin agreed that it needed fixing and requested that a door man come to fix it. He was supposed to come over a week ago and to date has not come. Nor has he called. We also have a problem with the plumbing in the guest bathroom. There is not enough pressure in the shower so water comes out slowly. The hotter the water, the less pressure. A plumber came to check it and put in a new shower head. That did not make a difference and since he came the water in the bathroom sink has much less pressure. It used to work great before he came. ... More

We have several warranty issues that have been issues since the day we moved in and have still not been resolved Our first warranty person was amazing but I do not know where she went. Her name was Skai I know we have been out on vacation but we told our warranty guy we had my 30 year old son staying at the house and still nothing has been done. We have a dishwasher that leaks water all over the house every time we run it. our HVAC sucks. Our countertops are still not been refinished. Our top stair needs to be refinished. There is wood stain spilled all over. The laminate wood flooring threshold’s are popping up. So definitely not a good quality for $1 million house. We were not given the option to purchase blinds as many of our neighbors were even when I asked our sales representative Kyle about it. It’s idiotic that you would put a clear glass window in a bathroom so that all the neighbors can just see you naked. This is the third house we built and fourth house we’ve owned and the worst quality. The landscaping you put in absolutely sucks. If you look at the Taylor Morrison homes, their landscaping is far superior and their house price point is a lot less. ... More

They are building homes in hurry and so missing quality

Poor quality of fixtures, cabinets and workmanship. Toiilets and sinks in bath not centered. Cheap workmanship

Not satisfied with overall workmanship and quality of the house. 1 year warranty is a joke, usually they delay service request or does a simple bandaid . Again we have to put in requests for the same work.

There were so many issues in home

Overall the house is nice. Get into the details and its terrible they spoon feed you what you want to hear landscaping is trash. Many other problems if i didnt already put 10k towards the house i would have backed out due to lack of communication betwee khov employees and us yhe buyer

First home buying experience. We were very excited. Disappointed to find that our builder simply couldn't be bothered to hold the contractors to a high standard. His exact words when we pointed out the terrible tile work around our fireplace were, "our tile guys are B grade". We were told that we could have them re do it but it could be worse. We didn't have the option to delay closing. There were other things we didn't catch as well. Out of square door frames, cabinet doors not the same size with off color replacements. Interior paint job was terrible even after we stuck tape over the entire house during the walk through. Overall I feel like we over paid for what we got. ... More

The sales people were great. The house/yard is pieced together with the cheapest materials and products possible, and evidently the cheapest labor. Everything will be "military grade" and that's not a good thing. Just enough to pass inspection is a good way to describe it. Keep your expectations extremely low and you won't be disappointed with the quality.

The buying experience was not too difficult. The end product is not up to the standards we expected. The paint is not the best and cannot be wiped clean. The flooring is nothing like what seems to have been promised or maybe all buyers were misled. The flooring is totally substandard. Throughout the living room and kitchen is inferior vinyl flooring that shows every nick and indentation once furniture is placed upon it. I believe we were all led (or misled) to believe that for the price Khov was charging, the flooring would be of a harder, more durable laminate plank flooring. That’s what should have been installed! The carpets are acceptable for the moment but not best quality. The sod sheets used for the lawn look terrible. I could go on but I think you get the drift. ... More

KHovnanian Homes has great sales people and that part of the experience is great. They are helpful, responsive, responsible, etc. Unfortunately, a lot of the experience falls off from there. Most importantly, the quality of craftsmanship is subpar and they have trained their PM's and warranty reps to talk a slick game to get inexperienced homeowners to accept VERY POOR quality workmanship everywhere they can get away with it. If you end up buying from KHov, be prepared to see some of the worst finish workmanship you've ever seen and be doubly prepared for their warranty guys to tell you that everything is "within tolerance" including 1" visible seems in drywall, drywall tape showing through crappy level 2 finish, curved walls, glooped on caulking and any other construction material they can pile on to cover up poor workmanship, You will also end up with damaged cabinets that they mark up with pens/touch up kits to cover up the damage their subs cause on EVERY job, you will spend months on your hands and knees trying to remove all of the construction materials that are stuck to your tiles as they NEVER cover their shoes when coming into your house to do finish work after your tile, carpets, etc. are all in. At the end of the day, they are a production company that cares about profits and not people. Just remember that going in and maybe you won't get your expectations up. ... More

The purchasing experience was great. The lack of follow through by the builder is horrible. Several issues hat were addressed in the walkthrough still have not be taken care of. Typical of any builder over promise, under deliver!!

The surrounding construction is horrible. I’ve experienced flat tires. There’s so much dust that I couldn’t walk my dog, needed a car wash weekly, and the house exterior is dusty. There were working trucks everywhere. Workers left garbage on the lawn and in my own garbage. The floors are not leveled in the Interior of my house. We have issues with flies coming into the house thru the basement. There are no mailboxes. I’ve been picking up my mail at the post office for over 3 months. We are not happy with our experience at enclave.
