I did not get good service from the builder, quality of construction is not that great for the price I paid.

When it is to sell the property, they tell you everything is so flexible, but when it comes to closing... the story is very very different.

The home itself is very nice the neighborhood is nice but the people I had to deal with were disappointing and rude. No answers in timely manner, things that were done wrong or missed were always blamed on me the buyer for not answering the phone. When I’m face they hadn’t even tried to contact me. Last minute contact for many things. If you work or live out of town these people will say they contacted you but it’s most likely mismanagement on the builders part. So many things were just dropped on me last minute. This builder or their workers make you feel like they are doing you a favor. If I’m buying a $300,000+ house I expect a certain level of professionalism. I love my home but the experience with the builders employees was trash. ... More

As noted above, I submitted a list of problems nearly two weeks ago and only one has been addressed. One bath tub “barely” drains and is virtually unusable. Other than the bath tub and carpet damaged by what appears to be spilled paint with very poor cleanup.

So far been in our place for less then a month and already finding many flaws. Doors uneven and not closing properly. Cheap paint that are chipping, stucco not filled around the exterior light. With a bunch of excuses with why certain imperfections around a brand NEW HOUSE that was just built. At the end of the day you get what you paid for. Quick build with cheap products and materials. A few great folks and some that will provide great service and care. And some that will initially show that they care, but once you close and you receive the keys it's "slow" to resolve issues. Really sucks to feel this way, but as a first-time home owner this was a great accomplishment. Unfortunately, it has been disappointing to have problems arise less than a month in BRAND NEW-BUIT HOME! Quality was bad too many defects not happy at all.

The experience started off great, but then took a turn. This was a roller coaster that has not ended.

We rated our overall buying experience at 3 out of 5 stars. The sales process and the communication from our sales representative Larissa was great. It is once we began the closing process that our experience began to sour. Our pre-closing walkthrough was 10 days before our closing. Initially, our builder James seemed very helpful and provided a lot of useful information. But as the walk-through progressed, it was evident that he got more annoyed with the more things that we pointed out that needed to be fixed. Then during our final walkthrough on the day of closing, there were a number of items that had not been fixed. Some of these things, like a window sill that has brown discoloration were simply painted over. Once the paint dried on the window sill, it started bubbling and you can still see the discoloration beneath the hastily applied paint. The window sill issue had been pointed out during our first pre-closing walkthrough. Immediately after closing, and before moving our stuff in, we had a professional inspection done. We submitted the items that the inspector found to KHOV warranty to be repaired, along with a copy of the inspection report, and that is where the frustration really kicked in. KHOV’s responsiveness to repairing issues is dreadful. Our garage door has not operated properly since the second day after closing, and we have been promised for a month and a half now that someone will contact us to repair it. Two service providers have been assigned, and neither have reached out to us. There is no follow up or follow through from Otto, our KHOV warranty contact. While some things that we have submitted for repair have been addressed, most have not. Additionally, there have been multiple occasion where we have taken off of work because someone is scheduled to come to fix something, and they have simply not shown up. When we contact Otto at KHOV warranty, his response is that he has no control over it, and all he can do is contact the servicer to find out what happened. Our issues with the pre-closing walkthroughs and the lack of response from KHOV to the issues that we have had since moving in are why we have rated their “Trustworthiness” and “Responsiveness” at 1 out of 5 stars. We rated the “Quality of Workmanship and Materials” at 3 out of 5 stars. As far as we can tell, the structure of our home is good and well-built. However, it seems that as it got closer to our home being finished, things were done cheaply and quickly. We are not the only ones in our neighborhood to note that the paint used on the walls is cheap and is not at all resistant to scratching or discoloration. Additionally, the drywall here is much easier to dent or damage than any place I have lived before. Our paver areas and our roofs were not cleaned before we moved in, and when it was pointed out during the closing walkthrough it was dismissed off by the builder. During the walk-through, James spoke of how responsive KHOV was and how he personally wanted to make sure we were happy once we moved in. This has absolutely not been our experience. We have not heard from James since we moved in, even though we know he has been notified of the issues we have had. Finally, we rated “Value for the Price Paid” at 3 out of 5 stars. We like our new home. We like the layout, the location, and the neighborhood. That is where the value comes from. But we would not recommend that anyone buy a KHOV home if they have other options for the home or location that they want. ... More

I wish that the final walk through of the house all of the issues and defects that was pointed out were fixed\addressed. Felt like I was rushed on signing off the paper works and I never received the final walk through copy because of spotty cellular signal at this location.

K. Hovnanian did not fulfill a requested upgrade in the master bed room. At the time of closing escrow, the bathroom in the second floor did not have the sink and cabinets. The backyard, according to the landscaping professionals has an elevation toward the fence, making very costly the upgrades. The optic fiber internet from AT&T is buried in front of my yard. According to them , the builders did not paid attention to it. The bathrooms in general have a very poor finishing. We are still waiting for some shelves for the kitchen cabinets.

This house is not worth the amount we paid for! We still have many touch ups/going over old jobs that these “workers” did. The level of professionalism was at a 2! When we first came in we were told weekly updates/pictures. That didn’t happen! Please make sure before you sign what you are getting in to

I’ve rated overall as a 3, i so believe this could have been done better. i hear “sorry about that” over and over during this purchase process. Haley did a good job but again “sorry” was quick in her lips. i would have rather heard an explanation as to why rather then a simple “sorry”. overall she did a good job, it wasn’t her doing the work she was just the face of the purchase. since i’ve moved in, i’m still awaiting touch up paint, repair of broken cabinets, repair of a leaking ac coil. now i’ve just found where the tile guy washed grout down the shower drain. i’ll have to have a plumber come in to try and clean this out as the shower drain is very slow. on all of the things i’m waiting on your team gives me “sorry we are waiting on……”. just gets frustrating. we have moved in and are trying to make this home ours, will be happen when the last of the khov things are complete. again, haley our salesperson did a great job, all of the issues were beyond her control. ... We chose Summit Pointe by KHOV due to it's location and initial pricing. The neighborhood is very nice and it's proximity to most amenities makes this location a very ideal spot. The whole buying process felt very rushed. Upon signing the sales contract, NO edits or revisions were allowed. Even small things such as moving an ethernet port from one room to another was not allowed. KHOV needs to realize that owner plans could potentially change after signing the contract. To be clear, we wanted some changes that were not structural to be implemented literally days after signing our contract. We understand that it's not feasible for design changes to occur weeks or months into the construction phases. The interior of the house seems to be very well built. We noticed that whoever designed the electrical outlets and switches did not consider room layout at all. Light switches are often tucked away behind doors, outlets are behind major furniture such as bed frames and certain light switches make no sense, especially in the kitchen. Why are the island light switches placed at the furthest point in the kitchen? The most glaring deficiency that many homeowners have complained about is the sad excuse of a driveway that leads to the garage. Some houses were optioned with 3 car garages. It is absolutely impossible to utilize the 3rd bay without absolutely destroying your lawn. There is plenty of room to pour a double wide driveway that would allow homeowners to park adequately without risk of damaging the fresh sod. Overall the house and location is desirable as the development is rapidly growing. Just be prepared for the typical new construction headaches. During our first few days in the home we noticed we were sweating more than normal while performing light duty chores and had trouble sleeping at night. Our towels would still be wet 24 hours after showering when hung up to dry. Items from the fridge would sweat immediately once taken out. We put in a service ticket with the warranty group during the first week and after a month we still have no answer to what the problem is. We have been running a dehumidifier 24/7 to keep moisture levels below 65% and every time it shuts off for more than a couple hours the humidity level starts going up. The HVAC group has come out about once a week and made minimal changes with no positive results. This experience has definitely spoiled the excitement of buying a new home. ... More

We were very excited about our new home and waited almost 18 months for completion. Within the first two weeks of moving in, we have to submit over 10 warranty tickets including our HVAC system failing to work twice, our roof leaking and filed to be repaired after two weeks, causing damage to the ceiling which will take 5 weeks to be repaired. Carpet was installed and cut base boards, incorrect grout was used in different rooms, electrical outlets don’t work, etc. Overall surprising and disappointing in the quality of work K. Its unfortunate I need to be my own project manager because the QC in minimal and short lived. The lack of quality control concerns me in the long run. I can only hope all issues are addressed and remedied in a reasonable amount of time.

Sales dept: They come off very nice, but they weren't trustworthy (said we were moving forward with a lot purchase, then sold it to someone else), never knew anything about what was happening with the lot/house we ended up purchasing; over all disappointing Design dept: Excellent! Got great service from the design team Building supervisor: Excellent. Very forthright about build schedule, delays, etc. Very good communication Post-move in: several items still need to be fixed; have submitted several tickets/workorders - some were taken care of quickly; other items still pending with not follow up communication from KHov We love our new home, but the overall experience from initial purchase to move-in has been mixed. ... K. Hovnanian is a production builder, and you will get a house that is void of all common sense and practical spatial awareness. All. Walls have flat paint oh they paint the ceilings the same flat paint color as the walls. plumbing in the whole house stopped draining after the first four days, Half of the house lost electrical power due to a damaged line under the front yard and driveway. Quality control and contractor supervision doesn't exist.

Work of sub-contractors was sub par and became apparent after move in (paint dripped on carpet, grout missing in spots in bathroom, irrigation not properly installed, etc.) I know times are challenging in building currently, but for the price we paid for our home we feel a little cheated. Our close date got moved several times due to issues with labor, I guessed we figured the labor would be worth it but it wasn’t in the end. Communication was also lacking during the build process.

That is a basic home to buy for to much money. A lot of missing touch ups that need to be correct before letting the buyer move in

The staff was very unresponsive.

Poor workmanship and shoddy finishing job.

The house looks good at first glance but the construction and finished details are just shy of being good. I feel like the construction company was try to save money and cut corners and the house shows it. I know the construction managers had a lot to deal with, with supply chain and labor issues, and they said they were trying to close on too many (18) houses in one month. Perhaps they should build fewer at a time and build them better. I think it would be more cost effective to do it right the first time rather than to have to come back to fix haphazard work. I think this is generally the fault of the company’s higher management because the local people I dealt with both on my sale and the construction managers were wonderful and were obviously trying their best in a difficult situation. ... The house was NOT ready to be handed over to me and I have a list of over 15 items that need to be repaired with contractors in my house almost daily! The construction team totally dropped the ball and the quality of the workmanship of the house is terrible! I can't believe the amount of defects and things that need to be fixed!! It is unacceptable for the amount of money I paid for this house.

The sales person was good, she was very responsive throughout the entire process. The most disappointing part is the quality of workmanship and materials. The cabinets are VERY low quality and workmanship of installation is VERY poor. Cabinet doors are not lining up, trim pieces are falling off from, sharp nails/staples are exposed etc. Both interior and exterior paint jobs are very messy and workmanship is VERY poor as well. There are many paint drips, splashes, missing spots, and even wrong colors on exterior trims. In addition to the poor workmanship there are many signs of carelessness shown throughout the house on many items and that is very disappointing. The house was NOT clean when I moved in. Dust, and debris everywhere including inside of cabinets throughout the house. ... More
