The worst company and some company employees have no idea what they are doing and happening on site

Such potential for a beautiful neighborhood. Total lack of oversight and management shows. Each khov person does what they want, says what they want. There is no cohesion to this process. We quickly learned the salesperson wasn't invested in the process once the purchase agreement was done so the buyer has no advocate. Quality of workmanship depends on who your construction manager is and if there is a change during the build. Love the location and we love our home, just have to know once you accept it, there's no QC, no warranty team, no HOA involved. They are ghosts. Paint workmanship is just awful, unacceptable. ... Many open items (some significant) at closing; HoSvc department has been and remains very slow to close same itesm, and now new service requests. Rear and side yards were not properly seeded and will likely not germinate in time for the temporary CO expiration in april 2023. Solution = sod??

My experience with the sales consultant was fantastic. Dennis was great, responsive and took on more than he probably should’ve when our Project managers went MIA. The areas we marked to be touched up were not in the house. The dry wall patch work was bad. There’s was dry grout all over our guest bathroom tile. There is mortar and boot prints in our sidewalk. The landscape job was patchy with dead shrubs installed and pine straw scattered all over our yard. Wouldn’t recommend a Khov home to anyone.

We purchased a home and process started fine but disappointed in craftsmanship and responsiveness. They took some shortcuts and it is evident in certain areas. As we submit the warranty items it takes a long time to get items addressed if they even do address them at all.

The accountants were great but I feel the workmanship was rushed. There is no reason why I should be repairing anything in a house that I have only lived in for a month.

Too many issues with tile, doors, cabinets, sink, carpet for the home value, unfortunately not a good experience. Construction supervisor have been great taking care of too many issues

Very untimely response to issues. Three months after close we are still dealing with craftsmanship issues that have been unresolved.

We had a really good experience on the sales side of things, and a good experience on the construction side. UNTIL we decided not to use the preferred lender (because they weren’t able to match other’s rates), then everything went south. Communication drop off and didn’t finish anything from the final week walkthrough until the move in date. After move in, took 3 weeks to just get our outlet covers in the kitchen fastened to the wall. Felt like construction just left a lot of their mess for warranty and it’s not warranty’s fault.

Quality ok. Many small issues are needed to correct. Master bathroom too small not good flows. Lacks of added amenities. Does not offer other add ons such as sprinklers, extended patio, guitters, back yard lawn etc.

First we bought the home as we were moving from different state to Ohio and did video walk through and of course the faults of the home were not shown or discussed! Second when I inquired about why there was no deck on the back of the house I was told “we don’t build decks you will have to subcontract that out” However when I arrived to the community I seen decks built on other homes and they’re all exactly the same and clearly built by KHOV and when I inquired why we were not offered that I was told, “ we don’t build them on Spec homes “ if we did it for you you could not move In until January. It does NOT take 5 months to build a deck.! The center island in kitchen shakes as well as Mitch floor due to structural design flaw with no I beam. Also our lawn is not a lawn by any standards and has many wholes and zero good soil and old fill/clay dirt. There are many more issues and I am deciding on course of action to take. ... More

Worst built home I’ve ever had and I’ve had 5 other new homes.

I did not get good service from the builder, quality of construction is not that great for the price I paid.

When it is to sell the property, they tell you everything is so flexible, but when it comes to closing... the story is very very different.

The home itself is very nice the neighborhood is nice but the people I had to deal with were disappointing and rude. No answers in timely manner, things that were done wrong or missed were always blamed on me the buyer for not answering the phone. When I’m face they hadn’t even tried to contact me. Last minute contact for many things. If you work or live out of town these people will say they contacted you but it’s most likely mismanagement on the builders part. So many things were just dropped on me last minute. This builder or their workers make you feel like they are doing you a favor. If I’m buying a $300,000+ house I expect a certain level of professionalism. I love my home but the experience with the builders employees was trash. ... More

As noted above, I submitted a list of problems nearly two weeks ago and only one has been addressed. One bath tub “barely” drains and is virtually unusable. Other than the bath tub and carpet damaged by what appears to be spilled paint with very poor cleanup.

So far been in our place for less then a month and already finding many flaws. Doors uneven and not closing properly. Cheap paint that are chipping, stucco not filled around the exterior light. With a bunch of excuses with why certain imperfections around a brand NEW HOUSE that was just built. At the end of the day you get what you paid for. Quick build with cheap products and materials. A few great folks and some that will provide great service and care. And some that will initially show that they care, but once you close and you receive the keys it's "slow" to resolve issues. Really sucks to feel this way, but as a first-time home owner this was a great accomplishment. Unfortunately, it has been disappointing to have problems arise less than a month in BRAND NEW-BUIT HOME! If you want more customized options and better quality in a home I would suggest looking at other builders. You may have to pay a little more, but it would be worth the extra cost. ... More

Quality was bad too many defects not happy at all.

The experience started off great, but then took a turn. This was a roller coaster that has not ended.

We rated our overall buying experience at 3 out of 5 stars. The sales process and the communication from our sales representative Larissa was great. It is once we began the closing process that our experience began to sour. Our pre-closing walkthrough was 10 days before our closing. Initially, our builder James seemed very helpful and provided a lot of useful information. But as the walk-through progressed, it was evident that he got more annoyed with the more things that we pointed out that needed to be fixed. Then during our final walkthrough on the day of closing, there were a number of items that had not been fixed. Some of these things, like a window sill that has brown discoloration were simply painted over. Once the paint dried on the window sill, it started bubbling and you can still see the discoloration beneath the hastily applied paint. The window sill issue had been pointed out during our first pre-closing walkthrough. Immediately after closing, and before moving our stuff in, we had a professional inspection done. We submitted the items that the inspector found to KHOV warranty to be repaired, along with a copy of the inspection report, and that is where the frustration really kicked in. KHOV’s responsiveness to repairing issues is dreadful. Our garage door has not operated properly since the second day after closing, and we have been promised for a month and a half now that someone will contact us to repair it. Two service providers have been assigned, and neither have reached out to us. There is no follow up or follow through from Otto, our KHOV warranty contact. While some things that we have submitted for repair have been addressed, most have not. Additionally, there have been multiple occasion where we have taken off of work because someone is scheduled to come to fix something, and they have simply not shown up. When we contact Otto at KHOV warranty, his response is that he has no control over it, and all he can do is contact the servicer to find out what happened. Our issues with the pre-closing walkthroughs and the lack of response from KHOV to the issues that we have had since moving in are why we have rated their “Trustworthiness” and “Responsiveness” at 1 out of 5 stars. We rated the “Quality of Workmanship and Materials” at 3 out of 5 stars. As far as we can tell, the structure of our home is good and well-built. However, it seems that as it got closer to our home being finished, things were done cheaply and quickly. We are not the only ones in our neighborhood to note that the paint used on the walls is cheap and is not at all resistant to scratching or discoloration. Additionally, the drywall here is much easier to dent or damage than any place I have lived before. Our paver areas and our roofs were not cleaned before we moved in, and when it was pointed out during the closing walkthrough it was dismissed off by the builder. During the walk-through, James spoke of how responsive KHOV was and how he personally wanted to make sure we were happy once we moved in. This has absolutely not been our experience. We have not heard from James since we moved in, even though we know he has been notified of the issues we have had. Finally, we rated “Value for the Price Paid” at 3 out of 5 stars. We like our new home. We like the layout, the location, and the neighborhood. That is where the value comes from. But we would not recommend that anyone buy a KHOV home if they have other options for the home or location that they want. ... More

I wish that the final walk through of the house all of the issues and defects that was pointed out were fixed\addressed. Felt like I was rushed on signing off the paper works and I never received the final walk through copy because of spotty cellular signal at this location.

K. Hovnanian did not fulfill a requested upgrade in the master bed room. At the time of closing escrow, the bathroom in the second floor did not have the sink and cabinets. The backyard, according to the landscaping professionals has an elevation toward the fence, making very costly the upgrades. The optic fiber internet from AT&T is buried in front of my yard. According to them , the builders did not paid attention to it. The bathrooms in general have a very poor finishing. We are still waiting for some shelves for the kitchen cabinets.

This house is not worth the amount we paid for! We still have many touch ups/going over old jobs that these “workers” did. The level of professionalism was at a 2! When we first came in we were told weekly updates/pictures. That didn’t happen! Please make sure before you sign what you are getting in to

I’ve rated overall as a 3, i so believe this could have been done better. i hear “sorry about that” over and over during this purchase process. Haley did a good job but again “sorry” was quick in her lips. i would have rather heard an explanation as to why rather then a simple “sorry”. overall she did a good job, it wasn’t her doing the work she was just the face of the purchase. since i’ve moved in, i’m still awaiting touch up paint, repair of broken cabinets, repair of a leaking ac coil. now i’ve just found where the tile guy washed grout down the shower drain. i’ll have to have a plumber come in to try and clean this out as the shower drain is very slow. on all of the things i’m waiting on your team gives me “sorry we are waiting on……”. just gets frustrating. we have moved in and are trying to make this home ours, will be happen when the last of the khov things are complete. again, haley our salesperson did a great job, all of the issues were beyond her control. ...
