We chose Summit Pointe by KHOV due to it's location and initial pricing. The neighborhood is very nice and it's proximity to most amenities makes this location a very ideal spot. The whole buying process felt very rushed. Upon signing the sales contract, NO edits or revisions were allowed. Even small things such as moving an ethernet port from one room to another was not allowed. KHOV needs to realize that owner plans could potentially change after signing the contract. To be clear, we wanted some changes that were not structural to be implemented literally days after signing our contract. We understand that it's not feasible for design changes to occur weeks or months into the construction phases. The interior of the house seems to be very well built. We noticed that whoever designed the electrical outlets and switches did not consider room layout at all. Light switches are often tucked away behind doors, outlets are behind major furniture such as bed frames and certain light switches make no sense, especially in the kitchen. Why are the island light switches placed at the furthest point in the kitchen? The most glaring deficiency that many homeowners have complained about is the sad excuse of a driveway that leads to the garage. Some houses were optioned with 3 car garages. It is absolutely impossible to utilize the 3rd bay without absolutely destroying your lawn. There is plenty of room to pour a double wide driveway that would allow homeowners to park adequately without risk of damaging the fresh sod. Overall the house and location is desirable as the development is rapidly growing. Just be prepared for the typical new construction headaches. During our first few days in the home we noticed we were sweating more than normal while performing light duty chores and had trouble sleeping at night. Our towels would still be wet 24 hours after showering when hung up to dry. Items from the fridge would sweat immediately once taken out. We put in a service ticket with the warranty group during the first week and after a month we still have no answer to what the problem is. We have been running a dehumidifier 24/7 to keep moisture levels below 65% and every time it shuts off for more than a couple hours the humidity level starts going up. The HVAC group has come out about once a week and made minimal changes with no positive results. This experience has definitely spoiled the excitement of buying a new home. ... More

We were very excited about our new home and waited almost 18 months for completion. Within the first two weeks of moving in, we have to submit over 10 warranty tickets including our HVAC system failing to work twice, our roof leaking and filed to be repaired after two weeks, causing damage to the ceiling which will take 5 weeks to be repaired. Carpet was installed and cut base boards, incorrect grout was used in different rooms, electrical outlets don’t work, etc. Overall surprising and disappointing in the quality of work K. Its unfortunate I need to be my own project manager because the QC in minimal and short lived. The lack of quality control concerns me in the long run. I can only hope all issues are addressed and remedied in a reasonable amount of time.

Sales dept: They come off very nice, but they weren't trustworthy (said we were moving forward with a lot purchase, then sold it to someone else), never knew anything about what was happening with the lot/house we ended up purchasing; over all disappointing Design dept: Excellent! Got great service from the design team Building supervisor: Excellent. Very forthright about build schedule, delays, etc. Very good communication Post-move in: several items still need to be fixed; have submitted several tickets/workorders - some were taken care of quickly; other items still pending with not follow up communication from KHov We love our new home, but the overall experience from initial purchase to move-in has been mixed. ... K. Hovnanian is a production builder, and you will get a house that is void of all common sense and practical spatial awareness. All. Walls have flat paint oh they paint the ceilings the same flat paint color as the walls. plumbing in the whole house stopped draining after the first four days, Half of the house lost electrical power due to a damaged line under the front yard and driveway. Quality control and contractor supervision doesn't exist.

Work of sub-contractors was sub par and became apparent after move in (paint dripped on carpet, grout missing in spots in bathroom, irrigation not properly installed, etc.) I know times are challenging in building currently, but for the price we paid for our home we feel a little cheated. Our close date got moved several times due to issues with labor, I guessed we figured the labor would be worth it but it wasn’t in the end. Communication was also lacking during the build process.

That is a basic home to buy for to much money. A lot of missing touch ups that need to be correct before letting the buyer move in

The staff was very unresponsive.

Poor workmanship and shoddy finishing job.

The house looks good at first glance but the construction and finished details are just shy of being good. I feel like the construction company was try to save money and cut corners and the house shows it. I know the construction managers had a lot to deal with, with supply chain and labor issues, and they said they were trying to close on too many (18) houses in one month. Perhaps they should build fewer at a time and build them better. I think it would be more cost effective to do it right the first time rather than to have to come back to fix haphazard work. I think this is generally the fault of the company’s higher management because the local people I dealt with both on my sale and the construction managers were wonderful and were obviously trying their best in a difficult situation. ... The house was NOT ready to be handed over to me and I have a list of over 15 items that need to be repaired with contractors in my house almost daily! The construction team totally dropped the ball and the quality of the workmanship of the house is terrible! I can't believe the amount of defects and things that need to be fixed!! It is unacceptable for the amount of money I paid for this house.

The sales person was good, she was very responsive throughout the entire process. The most disappointing part is the quality of workmanship and materials. The cabinets are VERY low quality and workmanship of installation is VERY poor. Cabinet doors are not lining up, trim pieces are falling off from, sharp nails/staples are exposed etc. Both interior and exterior paint jobs are very messy and workmanship is VERY poor as well. There are many paint drips, splashes, missing spots, and even wrong colors on exterior trims. In addition to the poor workmanship there are many signs of carelessness shown throughout the house on many items and that is very disappointing. The house was NOT clean when I moved in. Dust, and debris everywhere including inside of cabinets throughout the house. ... More

Still waiting on final pending items from our final walk before closing four weeks ago.

Rushed to close when house wasn’t ready. Resulted in workers doing shoddy job on house due to unrealistic deadlines. Workers didn’t take pride in their work. Items left unfinished or damage caused was un-repaired. When workers returned to complete work or repairs, they only completed a part of the job & then left. We repeatedly had to file requests for the same repairs.

Knowing it was going to be a new construction home I figured it was going to have its up and down. But this buying experience was unbelievable, from switch construction managers in the middle of construction to having to convince the construction manager that the front of my home was not leveled. Even showing them upgrades that I paid for that were overlooked and not installed. I felt like I had to fight my case on this built on every aspect, cause if I didn’t they were just going to bully me into saying okay with how it was already built. At one point I literally had to drive the construction manager to another home that was built correctly and tell them,” if this house is built leveled and squared, there’s no reason why mine shouldn’t be either.” There’s tones of disputes I had with this built but only good part I can say is that the builder jumped on the resolution quick. Even though I had to fight with them about it. We had a huge ordeal about our brick and how the quality of it was not up to standard. And there was another issue on were we had to argue our point. Overall key factors with this builder is that they’re MAJORLY in need of a quality control department. From start to finish, most of the damages or structural issues I found literally anyone off the street can see. But the people building these homes don’t care about quality, they’re just there for a check at the end of the day which I get but that’s where “a quality control department” would enter and fixed these issues. I understand how the builder wants to stick to 120 day mark but sometimes rushing through builds isn’t the best way of doing it. ... More

Limited choices in updates for price point of home, Poor quality of installation of cabinets, poor quality in outside stucco and paint of home. Water Softener blew gasket and flooded the garage with 3" of water within first 10 days of move in. Water damage to inside and garage sheetrock, epoxy flooring and baseboards. 18 days later still not repaired. I like the home very much however would not purchase if I had to do over again.

During the process of building there is no process procedures in place to check the quality of work done by venders . I had to bring the defective workmanship to managment of K Hov Personnel and lake of get things done ,before the next step .most thing done just before or after closing .slow respond

This process started out great. It was quick and painless. As we got into the build things started to go wrong time after time. Things such as our basement flooding 2 separate times due to errors made by the contractors. For us to then move in and still have a thick layer of mud/dust from the mud all over our basement. We had to fight to have the concrete replaced for our driveway because it was so rippled it would have been destroyed in a few short years. We had cracks on our step for our porch, which were still not fixed properly. We reached out to our building manager for a few simple things once the home closed, and have yet to have these items corrected. Our furnace wouldn’t turn on the first cold day of the season and we called the emergency line for them to tell us we had to wait multiple days for the heating company to come out and they’d call to have it scheduled, but when we called the company to follow up because we hadn’t heard from them 24 hrs later they said they heard nothing from KHovnanian to schedule them to come out. This process started great and ended with a bad taste in our mouth. Although we love our home, the process to get to here was more stressful then we expected. The many errors that occurred throughout the process were careless errors that could have been prevented with more attention to detail. Would we recommend your build to someone else? I wouldn’t say we wouldn’t because the home is much nicer then most local builders, but we will be sure to explain our struggles throughout this process. ... More

For the "gold key" walk-through, the house is supposed to be finished and ready for closing. At our "gold key" walk-through, the house had significant issues and work outstanding that resulted in our closing date being moved several times at the last minute. This disrupted the moving process and created a very bad experience. There are also significant issues with work quality and craftsmanship as a result of inferior tradesmen performing the construction and work that has yet to be remediated more that 4 months after closing. The lack of communication by the construction project manager could not have been worse. ... More

Great floor plans and locations.

My experience is cabinet are falling off hinges almost had a serious accident in my house cabinet above fell off almost hit my husband on head. Very cheap material I have bought twenty houses never experienced this bad quality.

The framers were fantastic. Most of the contractors are garbage. When we moved into our home we found we had a water pressure issue after new lawn install builder blames city city blames builder still no fix. Many small drywall issues never fixed. And still missing light fixtures in the home a month after closing.

For how long we had to wait, I’m not so satisfied. Things still need to be fixed, workmanship was horrible. You need to hire people that know what they are doing. Covering a grout mistake is terrible. My grout is horrible. Was told nothing can be done. I’m sure I will in time love my house.
