The sales person lacked knowledge, was pushy and borderline obnoxious. The loan process was ridiculous (even according to other loan officers with no vested interest, including ones who experienced it first hand.) And, I'm not referring to debt to income ratio or overall income. Working with Khov mortgage was awful and ruined our experience of buying a first home. Now that we are in the house, the lack of functionality and mistakes are glaring. It's obvious costs savings came before practical functionality. This review would have been much different if they cared about the customer experience and had knowledgeable staff. If you are considering Caliterra Ranch, have an agent to buffer you from the pushy sales staff and go with a different lender. Their lending process will suck any joy you might have out of the process. It's unfortunate, because the houses and area do have redeeming qualities. Definitely a 2 out of 5 for sales and lending (with the exception of one loan officer, who covered for ours one time). From the very moment we set foot in our new home we were disappointed. The house was still a construction zone with literal piles of dirt on the floors, paint splatter, construction dust, plastic, grout that hadn’t been finished, paint that was not done well, outlets that weren’t level, a window that wasn’t square, an AC unit that was physically damaged, scuffed cabinets, warped doors, scuffed handles, mismatched pulls on vanities, faucets that didn’t match, and the list goes on and on. It was as if there was no quality control whatsoever. We have had to report the same issues over and over and over. We have had to send the same pictures over and over and over. We are now 4 months in and there are still issues that haven’t been dealt with or had a firm schedule put to them. We have had ti submit the same issues so many times it has made our heads spin. This home, if done right, is absolutely beautiful, but we should not have been given a dirty mess upon delivery. When we complained, they sent cleaners who were here for less than an hour. When they left, there were still dirty surfaces and paint splatter all over the place. It was extremely disheartening. There seem to be two teams here. Team Construction vs Team Warranty. The constant arguing between them over whose job it was to have something done is incredibly unprofessional. Too many issues with poor quality of workmanship & materials for a new home in this price range.

I was initially verbally induced into signing a contract by the salesperson who told me the whole house had blinds. At the final walkthrough I was told there were none and the sales person said she was wrong and I should have read the contract. I had to threaten not to close and refuse to sign the document stating there were no verbal inducements to get the blinds. Home issues: there is no portal to submit warranty issues, only the email address for a construction manager who does not respond unless the matter is escalated. I have been waiting months to have the grading and my lawn fixed. My dishwasher was never properly installed and the smell of gas is extreme every time the oven is turned on. There is no way to track these warranty submissions since they are just emails that get ignored. When they aren’t ignored, someone comes out, looks at the issue and then doesn’t follow up until I send repeated emails. This is my third new construction home and by far the worst experience. ... Unfortunately, my home buying experience with Khov has been nothing short of a nightmare. If it was not for Nick, the project manager that addressed things in a timely manner I would have felt helpless. There is just so much that is still wrong with the home and the workmanship that was done is nothing short of mediocre. Which is truly unfortunate because we really love the layout of the home. I have had constant issues with this home. Through the construction process there were constant issues once we got past the framing process. Delays, mistakes and just poor workmanship. I had workers urinating in the toilets and not flushing the toilets. Clogging the toilets, holes in walls that now look terrible because the texture does not match the rest of the home. Painting issues which is still a problem. There are areas that were not caulked, and I still find spots to this day that need to be fixed. I was concerned we were pushing my home to complete just to close, the timeline to close and the progression the house was making as never lining up, there was just so much left to do, and we only had a week left to close. During my third-party home inspection, I had workers in the home, and this was 2 days before closing. During my final walk through there were painters still at my home finishing up and there were still so many things wrong with the home. I felt obligated to accept the home with the understanding they would get fixed after closing. I had contractors coming in and out of my new home months after closing to address all my concerns I had with things I brought up before closing. When they cleaned my driveway and sidewalks, they used the pressure washer and sprayed so close to the concrete now you can see where they were spraying because they have left marks from the pressure washer. The sales excutives will behave differently when selling homes homes . No proper explanation and missed so many details to inform of changes in plan of house . I didn’t like at all. It’s needed for me . So bought it. Overall experience is very bad .

The shower grout is not good, the baseboard in the floor is loose, the closet magnet are not catching very well, the lament floors are starting to come up even after I have mopped the floor with a damped cloth. The elevators are a big issue. I was told that cement will be placed on top of the ceiling. However, you can hear when furniture is being moved or a kid jumping up and down. You can hear when someone is walking on their floor.

Hi my experience with Khov was not the best. My experience with Adrian and Jacob who are the construction leads was horrible. Their responses to our issues after we closed was unprofessional and they made us feel as though our concerns were insignificant. I called Francisco the construction manager and he assisted us immediately with our concerns. I appreciate his assistance in correcting the issues. Our Khov lender Maritza was very responsive and helpful, we enjoyed working with her. Our sales associate Jon was very helpful. Had worst home closing experience for my property I had purchased in Virginia. Hand off and co-ordination was a total chaos, disorganized experience. Encountered Construction issues and it took weeks to bring it to closure. Poor management oversight and ensuring quality of the construction and warranty resolution. My advice to the management is Customer service can be lot better and closely monitor construction issue resolution.

I've been a home owner for years and in a rush to move back to Florida I neglected to see the hidden issues and lack of quality of the construction in the new home I bought.

Unfortunately Khov did not provide a great home buying experience. However they did follow through with warranty and responsive to repairs. Quality of craftsmanship was lacking as well as value for your money. Their Looks Program had no room for changes, which in our opinion does not equate to a custom home.

Be warned: While the purchasing and financing experience was excellent and we are thankful to our sales representative heather, the build process and the final product have been disappointing. Our new home construction was completed in June, and it is now October, yet there are ongoing issues that remain unresolved. Don’t get me wrong—overall, this is a beautiful home. However, given the reputation of the builder and the expectation of higher quality, this just doesn’t meet the mark. Since we’ve moved in, we have been dealing with an ongoing electrical issue that has not been addressed, and our concerns about the quality of the home’s finish have not been heard. There were numerous paint deficiencies and other problems that should have been caught during Quality Control before the home was ever released for sale. My advice to anyone considering a home from this builder is to ensure that you have several third-party inspectors thoroughly check the home and verify that everything is up to standard before you purchase. This builder has not lived up to the expectations set by their name or their guarantee of producing 100% customer satisfaction and the highest-quality product, as stated on their website. Our warranty specialist has addressed most concerns, which has been helpful, but not all issues have been resolved. Living in a home with problems affecting one of its major systems is unacceptable, especially given the price point of over half a million dollars. We made the mistake of not being thorough enough when checking the home prior to closing, even with issues that were identified during our third-party inspection. We are now finding out that despite being assured these issues would be resolved, they were not. This undermines the credibility and trust we had in this process and this company. I would advise always doing your own checks, no matter how professional or friendly the staff may seem. Their primary interest is in selling the home and absolving themselves of responsibility. Having lived in different parts of the country, we’ve experienced many different developers, and builders…none as poor quality and value as K.Hovnanian homes. After viewing the models, we were extremely hopeful and excited to build, during some of the building process and once we moved in we realized that many of the design aspects and quality were simply not up to par for the price paid. This sentiment has been expressed by several of us who have recently moved in. While there are aspects of the house, we like there are more design and quality aspects that would cause us to run far away from ever buying with K. Hovanian again. ... More

I will start with the positive here. The floor plan / design of the home is exactly what we were looking for. The location (Lakeview / Waller) is also what we were after. Lastly, the price point of the home was competitive and what we believe to be good value. The only other positive would be that in general, our construction manager Matt was a pleasure to work with during the actual construction of our home. I believe that he did everything he could to make the experience positive - within the limitations he was under. Since moving into our home, he has been attentive to the couple of small warranty items we've raised. Now for the negative. My wife and I have been involved in a new construction home two occasions in the last 30 years prior to going through it with K.Hov this time around so we are not naive as to the process. That said I cannot express my frustration with the sales rep Paul. Without too much lengthy detail, I will say he repeatedly mislead us during the process, committed to options that were then changed at a later date, gave assurances he did not live up to, and was very unresponsive to queries he knew were important to us. It was so bad that I finally had enough and told our construction manager and our realtor that I would no longer have any dealings with him. Communication and events leading up to closing were the final straw and extremely frustrating given we were paying cash for the home. At that point, Paul's boss reached out to me and asked if there was anything he could do to that would turn my experience around. He stated he wished he knew before then that we were having the challenges to which I suggested he should solicit buyer feedback during the process rather than at the end. I gave him lengthy detail into the issues we experienced with his sales rep as I would hate to see other buyers have to deal with the same issues. Overall, we are happy with our home, notwithstanding some ongoing drainage issues in our back yard (which I raised as a possible concern before we ever signed the contract (was repeatedly told concern would be addressed but has not been to my satisfaction). To conclude, our construction manager Matt was clearly the most honest and attentive person we dealt with throughout the process. I am not at all happy with Khovnanian homes. The workmanship and quality of the builder is atrocious. When speaking with the builder he made it obvious that the company only allows him to hire the very worst of contractors to perform the building of the homes. I cannot say that I was pleased with any aspect of the construction of this home. I was happy with the fact that Home came blind and that the backyard was sodded. But none of the bathrooms were equipped with any towel hooks or towel bars. Also, I remodeled the master bathroom and discovered how the bathrooms were built and went to the builder and had all of the other bathrooms in the house redone because they were all built the same way. The toilet in my daughter’s room leaked, Thank God it was over the garage. You have fixed that. The garage interior door has not worked correctly since we moved in. All of the seals are breaking and falling off. This was after y’all sent your doorman to come work on it. I have been waiting three weeks for someone to come back and correct that issue.The air conditioner has not worked properly since we moved in. The electrician put in an undersized breaker that trips all of the time. We’ve had issues with Sheetrock not being finished properly and then the repairs to those having to be done three or four times over. The paint is literally the same color as the drywall mud so that if they miss a spot painting, an untrained, eye could not tell the difference. I am disappointed with the quality of the build, especially the painting. The front door should not have passed the hurricane test as the screws were 3/4 inch and not up to code. The grass died before the close date and I never heard back about replacing it. Never again will I purchase a home from KHov.

Once we gave our down payment, Paul and Kyle were unresponsive and rude. It was a mentality focused on "we already have your money so we don't need to try." They did not reply to texts, calls or emails from us or our realtor. Paul also was unprofessional taking days to reply and would not even use email signatures or greetings. Would not work with KHOV again.

I am a first time home buyer and I was extremely excited and nervous to make the first major purchase of my life and to actually be able to do so. I didn’t have the best experience with Darren he is the person that we first encountered when we looked at the model home. He gave us what I thought was thorough information, but there were way to many discrepancies down the line and he didn’t own up to his mistakes which was annoying. The loan officer Burke was extremely rude. He made me feel as though me asking questions and or me clarifying information that he gave was annoying him to the point he was agreeing to things that I repeated back to him to clarify that was incorrect. And when later questioned he claimed I was the one that didn’t hear correctly. He was extremely rude nearly every time I spoke with him to the point I tried to limit it so that I didn’t talk myself out of purchasing my new home. Once in my home I noticed that things were missing screws and already falling off the wall there was no toilet tissue holder in the half bathroom and the kitchen sink has been loose since the day after moving in. The craftsmanship is very subpar at best however its an opportunity for me to put my spin on it but for the price you would think at least there would be a frame around the mirror in the bathroom at the least. For the amount of monies that I paid to Town home, expected the quality of the workmanship and materials will be at least as good as my rental home. But observed issues with the house from day1. Actually, closed the house on 31st Oct and officially moved on 1st Jan. But observed door locking issues for all the doors and cracks in the staircase and shaky staircase created multiple problems such as fell down from top.

I am totally disappointed and sad that I made a wrong decision buying house from KHOV. Subbu

Used K. Hov expecting a different experience from other builders in the past. But it was about the same. The sales team was amazing, but the construction of the home is my issue. The quality of materials are faulty and super inexpensive. For the cost of the home, I shouldn't of had to call the warranty manager to fix multiple issues within the first month of owning a brand new home. While the warranty manager is very responsive and professional. She definitely has job security especially when the construction workers are working at night with hard hat lights to build homes.

Check the everything one by one

The home has had a lot of items that needed to be fixed and some of the trades are slow to fix the problems. Months go by before they order replacement items.

The Sales team looks always busy and don't spend enough time to explain all the options available. There is no separate project management or construction team we can contact about the construction details, you always need to contact Sales person for any updates who seems very busy. Some of the fixtures in the home like doors, bathroom fixtures etc. are not of great quality for the price paid. Their own mortgage team plays tricks and delay the rate locking so that buyer doesn't have a chance to think about other options.
