Many of the frustrations from our home purchase came from the financing of the home itself. We were voiced that we would be saving 7k off the price of our home by going through their mortgage lender, and ultimately it was a disastrous experience. I understand wholeheartedly that when selling a home and buying another, there will be many more stressors involved than our first home purchase where our main concern was just purchasing the home. However, the amount of additional (and ridiculous) documents needed, the fact that the home appraised for 15k less than the settled upon price (realistically it was 22k less as we "saved" 7k by using their lender), and the sense of lack to transparency was the most frustrating. Initially the gentleman that sold us our home had voiced we could speak to negotiating the price as well as small features to be included such as blinds and a gas range for the home. Once we decided to negotiate (and they knew we were interested) that changed very quickly to an all or nothing mentality. Ultimately we decided to go through with the purchase price with small features being added in (mainly just blinds). One the appraisal had come through and we were 15k under the asking price, a VP conferenced into the phone and was the epitome of a shady salesman. From the sale of our previous home, we were wanting to put 20% down to avoid PMI, however when the home doesn't appraise the bank won't loan you the full amount so our 20 percent turned into 17%. The gentleman voiced nothing would change to our down payment or our monthly payment so it would be a wash and they would pick up the PMI payment on our behalf as it was "important for the first model to sell high". That is an exact quote. What they failed to mention was that while our monthly and down payment wouldn't change, that 15k was going straight into their pocket and while I knew this is what was happening I wanted to see if he would come out and voice it to us, or if he would hope we didn't have the understanding to see what was going on. Because we did we were going to walk on the property and days later the builder's rep did call us to apologize for the interaction and stated they would meet us halfway. Considering the sales of our home would cause more stress, we decided to go through with it. The mortgage company asked for document after document that we never would have needed through our old lender, and the most frustrating part was having 5 people reaching out to us for documents and then asking the account manager questions about the docs, and them not having any idea who or why they were asking. Lastly, upon the closing documents of our home were to be signed, we signed them based on the agreement we made with the re-negotiated price point and once we went to pick up keys for our home, that closing costs were changed again so we were asked to sign documents once again prior to receiving keys. This led to another few phone calls for that to be resolved. Please remember for the folks reading this review and considering to purchase a new built home, most closing costs go right into the builders pocket (that's why they can waive so much up front) and they are the HOA. This The home itself is really nice and the only issue I have with the quality of work is the paint being so cheaply done. Make sure your floor is level and out door paint is not mix matching in area you might not see it right away. Make sure carpeta don’t have nails sticking out an hurt your foot. Make sure outdoor electrical outlets are working or not cover by stucco.

Have some problems with the house that could of been avoided if the workers pay attention to details. Problems such as leaking. The workers wants to build too fast to meet a death line even after I told them to take their time but to build a quality product.

There was an amendment to my lot decreasing its size that was not disclosed. I asked KHov about a lot line discrepancy a few months before closing, and was ghosted by the salesperson. Just before closing I was texted a picture of a new site plan that they said was being approved by the City. This too didn’t match what was eventually shown on the legal property description. It was clear that the KHov team didn’t want to correct this, and was only trying to string me along to get to the closing date. Unfortunately, the only manner of correcting this issue is litigation. Yet to hear anything other than issues and poor build quality from all the residents I have met till now.

The buying process was not smooth, and the sales rep had a bad attitude, aggressive and not helpful really at all. I was lied to about a couple of different things during the closing process by the sales rep, and came to find out my neighbor had the same experience. The home has a lot of cosmetic flaws, with poor paint jobs, drywall, roof, concrete, and trim being damaged. Since I've moved in, I've had to put in at least 10 warranty claims, and it has only been a couple of months. It sucks because I really like my house, but wish it were of better quality or craftsmanship.

The home we purchased had many less features than we were shown and promised at the time of purchase. Moreover, no one from KH homes management even bothered to reply to our emails and phone calls. Needless to say it was a frustrating experience.

We are deeply disappointed with the quality of our home. From the very start, it has been one issue after another. Our initial walk-through was covered in blue tape for defects—so extensive that it nearly caused the closing date to be rescheduled for a second time. The problems span every area: Materials: Poor quality building products throughout the house. Craftsmanship: Sloppy work and shortcuts clearly taken. Warranty: Limited coverage with dismissive responses to legitimate concerns. For example: Multiple areas have been repainted, yet the same spider web cracking continues to appear at corners and seams—almost as if paint was applied over uncured caulk. A joint in the flooring is visibly damaged. We were told this isn’t warrantable, with the implication that we caused it. We didn’t. Our neighbors have similar issues. A chip in the master bathroom shower tile was missed during the walk-through, and we were told it is now “our problem.” A baseboard with a visible crack was originally installed—it was later replaced, but it should have never passed inspection. Carpet installation was poorly executed, with clear ripples and uneven seams. These are only a few examples—we could list many more. Although we are living in the home, we cannot in good conscience recommend this builder or their contractors to others. We expected premium quality for the price we paid. overall, it was disappointing experience. I had higher expectations given KHV’s national reputation. Experience depended on the individuals I worked with. Some were great and very responsive. Others were non-responsive and sloppy.

Bought this home new and they keep dropping prices. I’ve lost tens of thousands in value.

The agent that we worked with was fine and a good experience ; however, the lender financing experience was horrible.

We moved in for 4 months ago. Only last week did they pour the porch and driveway. We do not have sidewalks yet and the yard is still a mud pit. Making home buyers wait for these items that we mortgaged 4 months ago is a poor business practice. A baseboard installed has a gap meaning it doesn't meet the wall, there is a gap. There are other similar small issues that show rushed or incorrect work.

Where do I even start, First off: Hvac wiring system was not connected/created, had to suffer 3 months of not working. Then the upstairs thermostat wasnt even connected had to contact to resolve the issue. Took 2 months before utilites to be connected and piled up tons of trash gad to find other resources to waste. The plumbing noise is very loud for the upstairs. Any water usage downstairs and even outside you can hear loudly upstairs. The paint of the entire house is also very cheap. One little touch it leaves a mark already. I can keep going, overall experience I wouldn't recommend family, friends and others to buy from the company. We've lived in our new K Hov home for three months and have found the fit and finish to be really bad. The low quality of cosmetic issues makes us wonder about the quality of the things we can't see. They are responsive to fixing issues, but these issues should have been fixed prior to closing.

The sales person lacked knowledge, was pushy and borderline obnoxious. The loan process was ridiculous (even according to other loan officers with no vested interest, including ones who experienced it first hand.) And, I'm not referring to debt to income ratio or overall income. Working with Khov mortgage was awful and ruined our experience of buying a first home. Now that we are in the house, the lack of functionality and mistakes are glaring. It's obvious costs savings came before practical functionality. This review would have been much different if they cared about the customer experience and had knowledgeable staff. If you are considering Caliterra Ranch, have an agent to buffer you from the pushy sales staff and go with a different lender. Their lending process will suck any joy you might have out of the process. It's unfortunate, because the houses and area do have redeeming qualities. Definitely a 2 out of 5 for sales and lending (with the exception of one loan officer, who covered for ours one time). From the very moment we set foot in our new home we were disappointed. The house was still a construction zone with literal piles of dirt on the floors, paint splatter, construction dust, plastic, grout that hadn’t been finished, paint that was not done well, outlets that weren’t level, a window that wasn’t square, an AC unit that was physically damaged, scuffed cabinets, warped doors, scuffed handles, mismatched pulls on vanities, faucets that didn’t match, and the list goes on and on. It was as if there was no quality control whatsoever. We have had to report the same issues over and over and over. We have had to send the same pictures over and over and over. We are now 4 months in and there are still issues that haven’t been dealt with or had a firm schedule put to them. We have had ti submit the same issues so many times it has made our heads spin. This home, if done right, is absolutely beautiful, but we should not have been given a dirty mess upon delivery. When we complained, they sent cleaners who were here for less than an hour. When they left, there were still dirty surfaces and paint splatter all over the place. It was extremely disheartening. There seem to be two teams here. Team Construction vs Team Warranty. The constant arguing between them over whose job it was to have something done is incredibly unprofessional. A customer should never know whose job it is, it should be dealt with behind the scenes and taken care of in a timely manner. ... More

Too many issues with poor quality of workmanship & materials for a new home in this price range.

I was initially verbally induced into signing a contract by the salesperson who told me the whole house had blinds. At the final walkthrough I was told there were none and the sales person said she was wrong and I should have read the contract. I had to threaten not to close and refuse to sign the document stating there were no verbal inducements to get the blinds. Home issues: there is no portal to submit warranty issues, only the email address for a construction manager who does not respond unless the matter is escalated. I have been waiting months to have the grading and my lawn fixed. My dishwasher was never properly installed and the smell of gas is extreme every time the oven is turned on. There is no way to track these warranty submissions since they are just emails that get ignored. When they aren’t ignored, someone comes out, looks at the issue and then doesn’t follow up until I send repeated emails. This is my third new construction home and by far the worst experience. ... Unfortunately, my home buying experience with Khov has been nothing short of a nightmare. If it was not for Nick, the project manager that addressed things in a timely manner I would have felt helpless. There is just so much that is still wrong with the home and the workmanship that was done is nothing short of mediocre. Which is truly unfortunate because we really love the layout of the home. I have had constant issues with this home. Through the construction process there were constant issues once we got past the framing process. Delays, mistakes and just poor workmanship. I had workers urinating in the toilets and not flushing the toilets. Clogging the toilets, holes in walls that now look terrible because the texture does not match the rest of the home. Painting issues which is still a problem. There are areas that were not caulked, and I still find spots to this day that need to be fixed. I was concerned we were pushing my home to complete just to close, the timeline to close and the progression the house was making as never lining up, there was just so much left to do, and we only had a week left to close. During my third-party home inspection, I had workers in the home, and this was 2 days before closing. During my final walk through there were painters still at my home finishing up and there were still so many things wrong with the home. I felt obligated to accept the home with the understanding they would get fixed after closing. I had contractors coming in and out of my new home months after closing to address all my concerns I had with things I brought up before closing. When they cleaned my driveway and sidewalks, they used the pressure washer and sprayed so close to the concrete now you can see where they were spraying because they have left marks from the pressure washer. The sales excutives will behave differently when selling homes homes . No proper explanation and missed so many details to inform of changes in plan of house . I didn’t like at all. It’s needed for me . So bought it. Overall experience is very bad .

The shower grout is not good, the baseboard in the floor is loose, the closet magnet are not catching very well, the lament floors are starting to come up even after I have mopped the floor with a damped cloth. The elevators are a big issue. I was told that cement will be placed on top of the ceiling. However, you can hear when furniture is being moved or a kid jumping up and down. You can hear when someone is walking on their floor.

Hi my experience with Khov was not the best. My experience with Adrian and Jacob who are the construction leads was horrible. Their responses to our issues after we closed was unprofessional and they made us feel as though our concerns were insignificant. I called Francisco the construction manager and he assisted us immediately with our concerns. I appreciate his assistance in correcting the issues. Our Khov lender Maritza was very responsive and helpful, we enjoyed working with her. Our sales associate Jon was very helpful. The other sales associate Veronica was not welcoming when I asked for the keys to tour after we put down our EM. I’m glad we didn’t contract through her. ... More

Had worst home closing experience for my property I had purchased in Virginia. Hand off and co-ordination was a total chaos, disorganized experience. Encountered Construction issues and it took weeks to bring it to closure. Poor management oversight and ensuring quality of the construction and warranty resolution. My advice to the management is Customer service can be lot better and closely monitor construction issue resolution.

I've been a home owner for years and in a rush to move back to Florida I neglected to see the hidden issues and lack of quality of the construction in the new home I bought.

Unfortunately Khov did not provide a great home buying experience. However they did follow through with warranty and responsive to repairs. Quality of craftsmanship was lacking as well as value for your money. Their Looks Program had no room for changes, which in our opinion does not equate to a custom home.
