I was little shocked that there was no independent QA (Qaulity Assurance) process for the finishing work of the build. There were many small details poorly finished (dry-wall spakle sanded poorly), not painted properly (could see through the paint) and some damaged materials that were not replaced. The builder is not very responsive to issues after closing.

The model home isn’t what you will get if you get what the model have for your home. We bought pretty much what the model home had and sure enough there are little things they didn’t add because it was just part of the model only. Something simple such as the cabinet crown molding off the kitchen (drop zone area) isn’t part of the price paid for- plus we upgraded the cabinets! There reply was the designers added that. Same goes with the master bath room walk in shower with the seat. The model home had the glass where the seating area in the shower. But when they build our bathroom- it’s not part of it- it’s part of the design for the model home. Really? It’s a misleading. The window added in the basement wasn’t included but it was an oops so they left the window there on the model but not for the new build homes. For our walk through I found blue tape and I asked about them. Reply back saying oh those are the stuff that needs to be looked at again and will fix. Well, when we moved into the house- I found at least 4 tapes that was still there which wasn’t taken care of. Yes we did a walk thru but these blue tapes were behind something that we wouldn’t be able to see unless open. One of them, it was so sharp I got cut on. It was a nail sticking out under the pantry from putting the cabinets together my husband said. The agent isn’t knowledgeable about what or how the house was going to sit until we meet up with the person building the home- this is when we already put a deposit down. The builder told us how our house was going to sit on the property we selected after went through the designer studio to pick out all our stuff for the house. We were unhappy and argue about this and nothing was done. Even with that agent told us a few things that would be included but end up having to pay more during the design studio. It’s upsetting to know when we walked in and asked the questions to know for sure what we will have to pay end up to be more than what being told. Overall experience with the agent would be one star and the building overall would be 4 stars because of how we end up meeting the builder after the designing studio was to late to change our lot at that time. Plus our deposit was already handed to them. Since this is a quick turn over few months to build. It’s not so great since the dry wall and the frame of walls are uneven. My husband put crown molding and added the blind for the room. It’s so uneven and large gaps. The blind is slanted and the blinds are put up correctly- the window was not properly level off. The walls were uneven but in waves. This is sad- what else we will find as we paint and add to put more value for the house. Overall experience with khov homes would be 2 out of 5 stars. ... More

Since the house sat unoccupied for a minute, the grass behind died. They replaced the back grass but didn't replace the grass infant and behind. House was fine but I moved in with horrible grass. Called and messaged the construction manager a couple of times after he promised to replace the side grass but hasn't. Even the front grass didn't look attractive at all. Now I am stuck with dead grass on the sides of my house and horrible grass in front. Sales guy was the best tho.

The sales team had little to no communication, all people involved were lazy and not willing to address issues in a timely manner if at all. No important details were communicated to the buyer

We are very disappointed with the overall finishing touches of the house. In our walkthrough we noticed the interior of the house had to be almost entirely repainted. You could see the paint roller marks where they tried to touch up the paint. On our final walkthrough we noticed the paint was better but that the paint bled onto the baseboards, windows frames and the ceiling. There was also a lot of paint splatter on the white tiles. We were told the house was going to be cleaned before we moved in but we have had to scrape paint off of the floors in multiple areas and under the cooktop the cabinets have caulking stuck to them. The baseboards around the kitchen island are coming off as well as the trim. It looks like the house was not professionally painted. The door frames on the bottom in the bathrooms are splintered and should not have been installed. We have a work order in for all of these items and have not heard back in multiple weeks regarding an update. ... More

The contracted builder for this home was fantastic, however the mortgage side for this company is horrible. KHOV Mortgage forces buyers to use their own 3rd party resources. The company’s representatives do not respond or handle matters diligently. It is so hard and frustrating to get into contact with anyone in this company. Please do not use this company.

Run around on getting issues corrected in a timely manner. If the home owner does not follow up multiple times nothing happens. Even then the odds of getting if fix are low. Half the time they pawn you off on the sub-contractors.

I was very disappointed in my experience with K Hovnanian homes. As a single mother, I chose K Hovnanian above other builders as I believed they had superior workmanship. During the building process, several issues arose, none of which were dealt with in a satisfactory manner. Each time I was pacified with a promise to look into the issues, then when I followed up several times later, I would be told that it was now too late in the process. Some examples were: - The kitchen Island was in the wrong location, 4 inches too close to the wall where the stove is located, when I asked for it to be moved, 2 inches was cut from the island base. - During the pre-cover meeting, I arrived at the house to find they had started to install the sheetrock and all the walls were half covered. - One of the electrical outlets in the master bedroom was in a location that when the bed is in place, the outlet is not accessible. I asked several times for it to be moved before the sheetrock was installed. After much pushing, another outlet was moved, but not the one I requested. When the electrician moved the other outlet, it brought the electrical work out of code, so the builder then refused to move the outlet I had requested. - During the pre-cover meeting I pointed out the sound proofing was missing from the master bedroom, the builder assured me it would be installed before they finished the sheetrock. When I followed up a few days later, the sound proofing had not been installed. I asked for the sheetrock to be removed, the builder didn't respond to my text. When I followed up again, he told me the walls were finished and they would not remove the sheetrock. Instead they drilled 32 holes in the master bedroom sheetrock and pushed the insulation through the holes. - Most of the internal doors in the home are damaged and cut too short, they are all approx. 2 inches from the floor, so when a light is on outside the rooms. The entire rooms are lit up, making it very difficult for my children to sleep. - Several of the kitchen, bathroom and laundry room cabinets are damaged. - The master bathroom Mirror is not level - The joins on the base boards are not level, each join sticks out and is very unsightly, I mentioned this several times during walk throughs and with the builders, they just agreed with me and never fixed it. - The grout between the tiles in the foyer, second bathroom floor and shower, kitchen, master bathroom floor and shower, hallway to bedroom four all have holes. When I raised this issue, I was told they would leave grout for me to fix it. They only left one grout color, so I cannot fix the bathrooms. - The glass in the front door allows water to leak into the foyer, each time it rains I have a puddle of water on the floor at the front door. - When it rains, one side of my house has a river on the grass, which holds the water for days afterwards. At the time I purchased my home, they were building 6 other homes. Perhaps the rush to get the homes completed within the allotted 150 days from the foundation being poured, was a contributing factor to the poor workmanship in my home. However, paying almost $500K for a home that I walk around and see sub-standard work, is very frustrating and extremely disappointing. ... More

I moved into my house during Covid and have been having work done since. The contractors are slopy and I've witnessed children working on the homes that are being built around me more that once. I feel the sloppiness of the contractors that KHOV are teaming with should be reconsidered.

More concerned with closing then getting it right

You can hear everything between the first and second stories, even others using the restrooms. There needs to be more sound barriers added between both floors. The back yards should come finished . That’s a lot of money to come up with after you just used a lot of money for the purchase . It’s should come in the price

My entire Home should have all Bronze Light Fixtures and Hardware, instead it has Silver Light Fixtures and Bronze Hardware, That's not what I order for my Home.. everything I ordered was Bronze, What A Joke!

We were very disappointed with our new home. The workmanship and materials were not what we expected for the price we paid for our new K. Hovnanian Home. Some of the issues -- the paint was thin, the carpet and pad are low quality even though we paid for an upgrade; the seams on the carpet are sticking out in most of the doorways; the grout work is very poor quality; a couple of the bathroom sinks were chipped and the repair work was shoddy at best; the frames of the windows and sliding glass doors are stained with paint/sealant and were not cleaned; and the house had not been thoroughly cleaned prior to our moving in. ... There was an amendment to my lot decreasing its size that was not disclosed. I asked KHov about a lot line discrepancy a few months before closing, and was ghosted by the salesperson. Just before closing I was texted a picture of a new site plan that they said was being approved by the City. This too didn’t match what was eventually shown on the legal property description. It was clear that the KHov team didn’t want to correct this, and was only trying to string me along to get to the closing date. Unfortunately, the only manner of correcting this issue is litigation. The buying process was not smooth, and the sales rep had a bad attitude, aggressive and not helpful really at all. I was lied to about a couple of different things during the closing process by the sales rep, and came to find out my neighbor had the same experience. The home has a lot of cosmetic flaws, with poor paint jobs, drywall, roof, concrete, and trim being damaged. Since I've moved in, I've had to put in at least 10 warranty claims, and it has only been a couple of months. It sucks because I really like my house, but wish it were of better quality or craftsmanship.

overall, it was disappointing experience. I had higher expectations given KHV’s national reputation. Experience depended on the individuals I worked with. Some were great and very responsive. Others were non-responsive and sloppy.

The sales person lacked knowledge, was pushy and borderline obnoxious. The loan process was ridiculous (even according to other loan officers with no vested interest, including ones who experienced it first hand.) And, I'm not referring to debt to income ratio or overall income. Working with Khov mortgage was awful and ruined our experience of buying a first home. Now that we are in the house, the lack of functionality and mistakes are glaring. It's obvious costs savings came before practical functionality. This review would have been much different if they cared about the customer experience and had knowledgeable staff. If you are considering Caliterra Ranch, have an agent to buffer you from the pushy sales staff and go with a different lender. Their lending process will suck any joy you might have out of the process. It's unfortunate, because the houses and area do have redeeming qualities. Definitely a 2 out of 5 for sales and lending (with the exception of one loan officer, who covered for ours one time). From the very moment we set foot in our new home we were disappointed. The house was still a construction zone with literal piles of dirt on the floors, paint splatter, construction dust, plastic, grout that hadn’t been finished, paint that was not done well, outlets that weren’t level, a window that wasn’t square, an AC unit that was physically damaged, scuffed cabinets, warped doors, scuffed handles, mismatched pulls on vanities, faucets that didn’t match, and the list goes on and on. It was as if there was no quality control whatsoever. We have had to report the same issues over and over and over. We have had to send the same pictures over and over and over. We are now 4 months in and there are still issues that haven’t been dealt with or had a firm schedule put to them. We have had ti submit the same issues so many times it has made our heads spin. This home, if done right, is absolutely beautiful, but we should not have been given a dirty mess upon delivery. When we complained, they sent cleaners who were here for less than an hour. When they left, there were still dirty surfaces and paint splatter all over the place. It was extremely disheartening. There seem to be two teams here. Team Construction vs Team Warranty. The constant arguing between them over whose job it was to have something done is incredibly unprofessional. A customer should never know whose job it is, it should be dealt with behind the scenes and taken care of in a timely manner. ... More

Too many issues with poor quality of workmanship & materials for a new home in this price range.

I was initially verbally induced into signing a contract by the salesperson who told me the whole house had blinds. At the final walkthrough I was told there were none and the sales person said she was wrong and I should have read the contract. I had to threaten not to close and refuse to sign the document stating there were no verbal inducements to get the blinds. Home issues: there is no portal to submit warranty issues, only the email address for a construction manager who does not respond unless the matter is escalated. I have been waiting months to have the grading and my lawn fixed. My dishwasher was never properly installed and the smell of gas is extreme every time the oven is turned on. There is no way to track these warranty submissions since they are just emails that get ignored. When they aren’t ignored, someone comes out, looks at the issue and then doesn’t follow up until I send repeated emails. This is my third new construction home and by far the worst experience. ... Hi my experience with Khov was not the best. My experience with Adrian and Jacob who are the construction leads was horrible. Their responses to our issues after we closed was unprofessional and they made us feel as though our concerns were insignificant. I called Francisco the construction manager and he assisted us immediately with our concerns. I appreciate his assistance in correcting the issues. Our Khov lender Maritza was very responsive and helpful, we enjoyed working with her. Our sales associate Jon was very helpful. The other sales associate Veronica was not welcoming when I asked for the keys to tour after we put down our EM. I’m glad we didn’t contract through her. ... More

Had worst home closing experience for my property I had purchased in Virginia. Hand off and co-ordination was a total chaos, disorganized experience. Encountered Construction issues and it took weeks to bring it to closure. Poor management oversight and ensuring quality of the construction and warranty resolution. My advice to the management is Customer service can be lot better and closely monitor construction issue resolution.

I've been a home owner for years and in a rush to move back to Florida I neglected to see the hidden issues and lack of quality of the construction in the new home I bought.

Be warned: While the purchasing and financing experience was excellent and we are thankful to our sales representative heather, the build process and the final product have been disappointing. Our new home construction was completed in June, and it is now October, yet there are ongoing issues that remain unresolved. Don’t get me wrong—overall, this is a beautiful home. However, given the reputation of the builder and the expectation of higher quality, this just doesn’t meet the mark. Since we’ve moved in, we have been dealing with an ongoing electrical issue that has not been addressed, and our concerns about the quality of the home’s finish have not been heard. There were numerous paint deficiencies and other problems that should have been caught during Quality Control before the home was ever released for sale. My advice to anyone considering a home from this builder is to ensure that you have several third-party inspectors thoroughly check the home and verify that everything is up to standard before you purchase. This builder has not lived up to the expectations set by their name or their guarantee of producing 100% customer satisfaction and the highest-quality product, as stated on their website. Our warranty specialist has addressed most concerns, which has been helpful, but not all issues have been resolved. Living in a home with problems affecting one of its major systems is unacceptable, especially given the price point of over half a million dollars. We made the mistake of not being thorough enough when checking the home prior to closing, even with issues that were identified during our third-party inspection. We are now finding out that despite being assured these issues would be resolved, they were not. This undermines the credibility and trust we had in this process and this company. I would advise always doing your own checks, no matter how professional or friendly the staff may seem. Their primary interest is in selling the home and absolving themselves of responsibility. The fact that so many details were overlooked is concerning and makes me wonder what issues we might face in the future when the home is no longer under warranty. ... More
