Contacted the warranty department several times and there is no response to solve the issues we are facing in our newly constructed home.

As a first time homebuyer, the sales co-ordinator kept us in dark the whole time. After umpteen calls and emails I got hold of the construction manager who was very kind and helpful and opened up the communication channel which was really great and got the house completed on time. Design team had no clue and did not help us make the decision . The upgrades quality is very poor and it’s actually worse than the standard ones.

We were told the house would be completed in eight months. It actually took a year. When we arrived to do the final walk through there was no lock on the front door. The construction manager wasn’t aware that we were supposed to be closing that day and showed up an hour late after we called the sales manager to find him. The house still needed to be inspected. They pushed back closing a few hours to fix all the issues the inspector found. We were able to close. We have been spending the last two months fixing issues that we told the construction manager about at least three months before closing. ... More

The entire experience from start to finish was a very rocky road. I told my parents not to buy a house here because of it.

We were originally told our home would take 5-8 months. It took 15. That in itself was bad information but things happen. The most impactful and memorable experience was the lack of communication. We had no idea what was going on and always had to be the ones to reach out for information. When we finally did get some communication it was always initiated by our salesperson not the construction manager. There were too many delays. I would never recommend building a house using KHov.

Prior to moving into our home I told everyone who walked us through the home (sales and site managers) several times over the course of four months, that there was a strong natural gas odor in the home. I was told it was checked, however after moving in I continued to smell the gas and became ill with a headache and nausea that lasted days. I called the gas company and they immediately locked the gas meter and informed me the house was never pressure tested for a gas leak and there was indeed a leak. When the pressure test was done the following Monday the leak was found in my bedroom closet. Had anyone slept in the house, they could have died. There was a recall on the electrical panel, that could potentially cause a fire, in June, that had not been rectified before we closed in September. They passed responsibility to the homeowner to contact the manufacturer to correct the defect in the panel. These are serious mistakes that should never have happened. Lastly, they’ve place a large dumpster at the base of my driveway, making it near impossible to maneuver out of the driveway without bumping the dumpster, which we have and caused damage to our vehicle. I was told by management, since September, it would be moved over and nothing has been done. They still have not called regarding the repair of our damaged bumper nor has the dumpster been moved away from our driveway. ... More

I really did not enjoy this process. Sales rep told us the "delete arches" was to remove the indented areas on walls where art is hung. We paid extra for that. At the initial construction meeting they told us no, that is for the arch's in the kitchen instead of squared off entries. Sales rep told us that is a structural change and we couldn't change it, even though it was her mistake. I don't know how that is structural, but okay. Overall, I felt like it was me against everyone. I had to fight my battles with the construction guys besides maybe 2 or 3 calls from sales rep asking if there is anything she needs to address prior to the Monday construction meeting. I should of hired an inspector from day one that inspected every step of the home. They told me there is a 3rd party inspector, but there is probably a conflict of interest there. I hired my own inspector and he found a ton of issues that weren't noted by the inspector. Ceiling joist were spread too far apart I'm thinking 19.5 and s/b 16. Support beam in master was a 2x8 instead of 2x12. Windows were not taped properly, some windows had siding and framing put on without tape. I was told they fixed it, they just taped over the siding and put framing back on. Inspector had to take the framing off to show it was taped wrong. They eventually fixed it after leaving it uncovered for weeks. In addition the black home wrap was ripped and it was just covered up with the framing around the windows, it was finally fixed. I had a floor plug in my living room, that after the foundation was poured, was not there. I asked about it and was told that it is just under the service so they could chip out the concrete. I told them I don't want them drilling into the foundation so if you don't find it then forget about it, long story short, they couldn't find it, so they drilled out the foundation and hit a post tension cable. Engineering company had to be called in to brace it and the foundation was filled. They found the floor outlet eventually. I may be missing some things but overall the construction process was a bad experience, I'm sure for both parties because I was constantly pointing things out. A big problem I had was I feel like I wasn't taken seriously until I brought in an inspector. I would meet with the construction manager and we would go over things, he wouldn't write one word down. It wasn't until I started putting things in emails that things started getting addressed. We eventually met with the builder, inspector, and myself. There was definitely some tension and the builder did not like that the inspector was pointing out mistakes. I have a gas line and electricity that could have gone along my fence line, but instead they ran it in the backyard that limits what I can use the area for. When I mentioned I bought the premium lot cause we wanted to do a pool, I was told there still plenty of room to do whatever I want. The gas runs a foot off the side of the house and straight back to the back fence. I don't know that this is a KHOV issue, but maybe it is. That leads into the trust factor. Before I brought in an inspector, I was told how great everything is going and was assured everything was done right, and I didn't know cause I'm not a home builder. My inspector came in and started showing me things that were done wrong and I felt like I couldn't trust anyone anymore, so I questioned everything. My biggest regret was not having an inspector day 1, he came in after framing started. He is a construction manager for another home builder and there were some things that he was stunned by the lack of quality for the cost of the home. After move in, everything has been good except some A/C issues. They had to replace the compressor on my A/C cause it wasn't working during the peak 100 degree whether, it got hot, but that isn't KHOVs fault. The A/C people have come out a few more times, KHOV team was great in getting A/C out for us. The front of our house is always 3 degrees warmer than the rest of the house, but that is apparently within what it should be. Even though the thermostat is on 73 at 4 A.M the front bedroom is still 76 and this is a single story 2200 square foot house. For the most part, everyone has been great after the move in. Only issues was some paint splatted on the floor that I asked the best way to remove, I was told not to worry and they would send someone to clean it up. It took over a month to finally get it done, which is why I'm finally writing this review. I understand people are busy so this isn't an issue. I'll add that I know the inspector was pointing out every issue he could find about everything. There were more things that I discussed with him that I told him were not a big deal. Maybe some of the things that we did press on were normal and just part of the process. I hated the experience, it was very stressful. I do enjoy the fact that I feel like I got a home a cut above the others because I had the inspector. Some days I think I would never do this again, but other times I think that I would just do it different. ... More

So many issues in the construction and the builder don’t respond to fix the issues reported.Couple of design issue where bath room doors collide with the main doors in the guest room and refrigerator door collides with the pantry door and they don’t care to address the issue they simply say it is as per the design provided by the architect..Dishwasher door was colliding with the side wall of the counter top and was not in usable condition on the day we moved in.Overall not a good experience.I will have to wait and see how they respond to all issues reported.

Did not go as well as planned but the major issues were with the Mortgage company. Way to many issues to list but it was an absolutely horrible experience. Some issues with the building process but that went pretty well and we settled on time. Mistakes were corrected and some had to do with supply chain issues.

KHOV is untrustworthy and immoral!!!!! When their pricing system made a by the sqft error on our house after we had gone under contract, their manager Jason told me he would be voiding our contract, yelling at me and telling me he would "move me in on dirt" if he had to. While I was able to eventually move in after refusing to pay the difference, I would never trust KHOV again. If I hadn't done my research and obtained a buyers agent that was able to swiftly threaten legal recourse on my behalf, I'm not sure I'd have this house right now. I bought this house new to avoid issues, and all KHOV did was cause them. DO NOT TRUST KHOV WITH YOUR NEW HOME!!!!! ... More

The Sales Team was excellent, however the Building Team fell far short. Poor workmanship, major defects and pushback from them after I paid for my home and asked to get everything completed and repaired. VERY disappointing!

Not able to lock in the mortgage rates the day I put deposit. Other builders in the area will let you do it. End up increasing my payment by $300. Many unresolved issues with the home. Worker damaging my deck by going in and out with material and dirty work boots. Also Khov telling me that the lawn wasn’t the responsibility. The lawn was full of weeds and corn plants plus bare spots the day of the closing.

We purchased our home approximately 6 weeks ago, and we are still struggling to address issues that were noted during walkthroughs months in advance of the home sale. The responsiveness of the team has been slow, and has led to significant frustrations during an already stressful moving period. Each individual that we've worked with has been pleasant and understanding, but the team as a whole has been a bit of a let-down.

This was not a good experience. Poor workmanship in home from framing issues, to air conditioning, sprinkler system, overall poor communication through the home buying process

After my experience with K. Hovnanian, I cannot happily recommend the builder to my friends and family due to poor craftsmanship and attention to detail by the workers and internal KHov inspectors. The fact that the house passed quality standard inspections before our first walk is absurd as there was just so much to be fixed (underside of handrails on the stairs unpainted, multiple cracked and damaged door frames and doors, unfinished paint on ceilings…) after the first walk (Monday) which was scheduled FOUR days before closing (Friday). That clearly is just not enough time especially when they started fixing the issues on Thursday. In fact, on the day of closing they were still working to touch up all the areas on the pre-settlement walk list which should have already been done. I wish I could l share all the pictures here—doors were being placed and painted, outside of the house still undergoing repairs, blue tape still left on the majority of the house, stair handrails STILL unpainted, cleaning personnel just arriving after our “final walk”… it looked like we were walking in on the building process itself. How are we going to close on the home when the paint isn’t even dry yet? Unfortunately, every aspect near closing felt rushed, and I’m certain the workers felt so too. I only wish the workers had more time to address the problems so that they didn’t feel rushed. Instead, all the finishing touches just turned out sloppy when they could have paid more attention to the details if they had more time. The only positive experience we had during the entire process was having the pleasure to work with Shelby, our wonderful sales consultant. She went above and beyond to make sure that we were updated weekly and even took pictures when she could! We greatly appreciated her patience and recommendations she had for us during our selection and design appointments. Overall, we are very disappointed as I chose KHov to build our home due to the number of raving reviews we read beforehand. KHov probably does do a stellar job in other communities; however, from this experience here in Houston, it wasn’t exactly that. We singed our contract June 1, 2021. We were told the houses got built in the order the are bought. Mind you the house next to us, started before us because they had to build that first as we were a corner unit. The project manager (TJ) always made smart comments, is important to know that with KHOV the customer is NOT always right. Due to all of the issues, and excuses in the world it took a full year to get our home (June 21, 2022). I say "excuses" because they can never get reliable contractors. Our home had so many small issues on the house, as simple as paint on the wood floors. The response we got from the Project Manager was: "don't look at it" or "this is a custom home" great response for such an expensive home. Overall experience was horrible, frustrating. Sales agent (Helen) always wanted to get everything on time, when they didn't delivered on time. -We didn't get our closing date until later, and we know that the June 21st date was long known between them, because of this lack of communication our interest rates went up 2%. -Walkthorugh of the house was the worse experience as well, we are buying, paying, but we had to literally argue back with the project manager because our issues were not as important. -Closing experience, after we signed and the bank released the funds, we had to call so many folks to get our key because the project manager did not get the email and he will not release the key, he had to go to church for charity work. Basically it was our home and we couldn't get in, but it was a "misunderstanding" even if the Project Manager told me over phone, "you can call the CEO of the company, if I don't get that email you're not getting this key". ... Disappointed in selections process, in project management and in responsiveness.

My first time home buying was an experience I hope is not the normal. I think it can only go up from here.

Unfortunately it looks like the builder’s mentality is not provide a good customer service., I had to deal with all kind of personnel starting with the sales agent all the way to the construction’s manager boss who was very disrespectful towards me. The craftsman used is a very low quality I did ask for the workers license and never were provided to me. The quality of the material used to build the house is very low it is not what we paid for the house. I hope someone really addresses those issues because the houses are not cheap.

Didn't lock in our rates before they were raised; didn't address issues despite being assured they would be fixed; model was deceptive on options available; poor craftsmanship, especially behind panels that you don't notice during walk through.

Home took more than one year to complete. While this is frustrating, I believe Covid has a lot to do with materials and timing. I did not get the lot I wanted because I was strongly encouraged to get another lot as the one I wanted was supposed to take a lot longer to complete--both mine and the lot I wanted completed at the same time. Such a huge disappointment. The model is misleading. IThe models make the backyard look significantly larger than the reality. Also, one of the building staff told me he thought the lots in the row of homes where mine is located are significantly shorter by about 5 feet which makes a huge difference since the yard is so small. The backyard is sooooo much smaller more closed in than I ever thought possible. Finishes were done very poorly at my walk through that I literally wanted to cry. I am not excited, rather I am left with a pit in my stomach as this was supposed to be a new chapter(our retirement) and an exciting one. Finish workmanship was done extremely poorly and appeared rushed; the reason given was, "we are having a hard time finding qualified and experienced workers." My response to K. Hov--Why am I still paying a premium???? I picked k hov because of the model and sales people. I feel like I was mislead. This may not be K.hovs intent, but this is now my perception. The thing is, I flew to Arizona numerous times as I am out of state. I spent a lot of time and money and since we are near retirement, our funds are NOT endless. ... More

Overall they fell short of an enjoyable experience.

If we knew then what we know now...we would have used another builder. The many hands that were used to build our home appeared to lack the professional training needed to build a home. The materials used are of poor quality. For example, the paint used inside the home is of the lowest quality. After our final walk-through, right before our closing, potential customers were allowed to see the house. After closing, we discovered new scuff marks on the wall, dirty floors, and a huge gash in the wall because the door was swung open. It is obvious that KHOV is all about quantity, not quality.

They will lie to your face to get you to sign than don’t care. I was told my house would not be near the townhomes in the community and was total lie. They did bad job installing cabinets and damaged them and made me point it out to get them replaced. House was not finished but forced closing. Don’t use there finance company. I asked to use my own title company and was ignored until it was to late. Over charges closing costs to the point it goes above 4%. If I did not need the house, I would have walked away.

Would love to have a more knowledgeable and helpful sales associate, with customer service skills on hand.
