Good communication during the build process. Drastic change in customer service after closing. Very disappointed. Wouldn’t recommend based on post close customer service alone.

We are still waiting for issues that need to be addressed from the initial walk-through and it’s been over a months sense because the house. New superintendent is contacting us and he seems like is Trying to address the issues that were promised to be fixed before closing. The hard wood floor and bath- kitchen cabinets still need to be fixed. The reason for giving bad reviews for workmanship is because I have to replace a door knob, have to paint almost 5 door because it’s pealing from the bottom( this was’nt addressed are the at the walk through, the metal overnight on the upstairs mirror was chipped which we saw on the closing day, all door frames are not sealed at the bottom, garage doesn’t have wall base we’re we found to mice and other pest, AC is making too much noice and toilet water supply lines from building is sticking out from wall(it not installed properly. ... Our experience is different than most as this is a second home and our primary home is out of state. With that, we found several pieces of the processes were less than satisfactory. For example, the cabinetry in the home is unacceptable. We did not realize this until after closing. Because the poor quality of the cabinets, we are now remodeling the entire kitchen. We took every upgrade possible with the home, I am not sure why were not told the widest kitchen drawer would be 12". Perhaps if I had asked more questions during the design phase, this would have been uncovered. I also asked the building supervisor to leave the towel rods and not install, as I had ideas of where I wanted them placed and did not want to repair sheet rock and paint. After viewing the home, none of the rods were left. I've called and he says he will re-order and bring by .... waiting. In addition, we closed 6 weeks ago and there are several punch list items that have not been corrected by the team. Again, all of this is extended due to second home and we are only able to visit 1-2 x a month on the weekends. I was disappointed. While I'm happy to be in a new home. The service and responsiveness was awful. I think I have gotten better service at bestbuy when looking for a DVD player. I was pretty much called as liar when I brought up issues with the build and workmanship was not the best. I found doors barely hanging on by a screw because hinges were loose. Garage door not centered. Stairway to basement butchered up. And the response to these issues were not addressed in a satisfactory manner. Especially since it's a purchase of 250k!... like I mentioned, I get better service at a store buying a $50 appliance ... More

This builder cuts corners and uses the cheapest subcontractors. It shows in the finished product. Plastic push-pull shut-off valves? C'mon, that's substandard. We also have gaps in recessed lighting and cabinets and poorly hung doors. Even our A/C unit was installed incorrectly.

Check every detail of the house before you sign off.

Home buying process went ok. We're noticing lot of issues after moving in with the appliances, cabinets, doors,... The KHov warranty department is not addressing the issues in appropriate time and closing lot of requests without notifying us. Similar issues are found in the neighbor homes as well.

Hello! I have nothing but amazing things to say about Tracey R. during the process of buying a home. She answered all my questions, very easy to work with, and was always available for anything I needed. Unfortunately, that was the only positive part of purchasing my home. Don’t get me wrong, I love my house but there are so many issues around the house. The walls have a lot of scratches, paint all over the window frame, ceilings look like a train marks all over it (it’s so bad). Truly lazy work from the builders, I have no idea how anyone can sign off to my house being complete. I understand it’s my fault and should not have moved into the house until it was in great standing for a new home but I couldn’t delay the process of moving in. I recommend to stay away from K. My Experience with K Hovnanian I’ve been living in my K Hovnanian home for four months, and what I initially thought would be an exciting experience has turned into a frustrating one. The issues began from the moment we decided to purchase the house. Although the home was still in the framing stage when we committed, we had absolutely no say in the design choices, colors, or finishes. It felt like we were given the lowest-tier construction package when it came to the home's design. For example, the same layout on our street includes a large front porch with an overhang, hand railings on the porch steps, shutters on all of the exterior windows, an extended bump out on the garage, etc. The problems continued after we signed the contract. We were assured that the yard's grading was complete and that what we saw was the final product. The backyard was one of the most significant selling features for us. However, without warning or consultation, our backyard was regraded three separate times, making it practically unusable. To add insult to injury, the yard markers were moved, leaving us with a much smaller backyard than initially indicated. The left yard markers were moved about 3-4 feet inward, now giving us a backyard that comes to a significant angle. During our final walkthrough, we were informed that we had six months after moving in to have a yard, per the HOA. We hired contractors to come out to create plans for landscaping, a deck, a patio, and a fence - which we paid for - to have those plans redone due to the additional grading. Despite sending multiple emails and requesting that the issues be addressed, it took nearly three months to receive any response, and even then, there has been zero work done to correct the situation. Meanwhile, I’ve watched as other homes in the neighborhood, particularly the ones that haven’t sold yet, received complete landscaping packages with grass, trees, shrubs, and other upgrades—homes that K Hovnanian is clearly prioritizing to improve their curb appeal and sales potential. Adding to the frustration, our portion of the neighborhood has flooded multiple times, causing extensive damage to our landscape. Yet, K Hovnanian seems more focused on making the unsold homes look spectacular rather than fixing the issues affecting existing homeowners like us. It feels as though our backyard was sacrificed to enhance the appeal of neighboring homes that haven’t been purchased. Shortly after moving in to our home, we discovered residue behind the master bathroom toilet - in addition to two other water related issues - this caused us to call out the home warranty team. After discussing with our construction manager, they informed us that the issues we had brought up were due to undisclosed water damage. We were not made aware of any issues prior to closing and feel as if this water damage would not have been brought up at all had we not took this to the home warranty team. Finally, even though the construction of all the homes on our street has been finished for about two months, we have yet to receive a finalized paved road or any traffic signs for our street—a stop sign or street name sign. Whenever there is something wrong that they need to fix they do not fix it. You get blown off every time and get the run around.

There are drainage issues throughout the development. The HOA is non responsive for any requests for owner improvements. Average wait time is over 90 days or more. The lawns are atrocious and were never meant to succeed as no or very little prep dirt required for the sod to grow was never installed. In 4 months they only mowed the lawns twice and it is paid for by the HOA dues. You must pay a Capital improvement fee annually. And you pay a sewer fee for 57 years because the developer passed the cost to the Homeowner.

I THINK THE HOME DESIGN NEEDS SOME "WORK". EXAMPLE -- THE FAUCETS IN BATHROOMS ARE TOO SMALL (they can't be easily cleaned because the handles are way to close to the faucets.) THE CLOSET SHELVES ARE WAY TOO HIGH (a "normal" height woman can't reach them without a step ladder.) THE DISPOSAL SWITCH SHOULD BE RELOCATED TO THE TOP OF COUNTER (currently it's under the kitchen sink...very awkward.) Sorry, This is the best review I can give you.

The designs of the houses are beautiful, however the construction aspect is not what I had expected. They will tell you that the wall texture is considered an "upgrade" to have the flat walls because it shows all the inpuriries, when all it is is sloppy drywall work! The tile floors are uneven and I have holes in the grout theoughout the house. The building material are not what I expected either... the cabinet doors are very thin and flimsy as well as the sliding glass door. The overall workmanship is poor and just sloppy. I am very disappointed! After talking to my neighbors we all have termites and I hope I don't have some of the other issues they have experienced! ... More

Basis your info I kept my car outside and there was concrete on it and now you guys say I kept in a public place. This is truly unprofessional

Horrible experience buying from this company. For the amount we paid for this house the quality of the house, crappy communication (with the exception of sales and Stephen the last project manager) is by far the worse we’ve had. Support beam in the wrong place which resulted in the house sitting for almost 60 days. No one returned our calls or they avoided them and the company went through 3-5 project managers. This and the excuse of materials delayed resulted in closing the house 120 days late.

Start with buying experience till now experiencing warranty total dissatisfaction.

Overall, I am neutral on my purchase. I was happy with my sales person, and my last construction manager. But I am very disappointed in the Khov corporate and the actual craftsmanship.

The entire experience is ruined because of a few issues. It shouldn’t be so hard to get in touch with the warranty person. I’ve called several times. These are not nail pops, they are large issues and KV should be more responsive to their customers who invested a lot of money in them.

Very very poor quality and construction. Not able to settle down because of repairs after repairs .

There were lots of offers. We paid for changes and upgrades for our home; however, Tyler never gave us the opportunity to pay for an office door and a deck which we really wanted. Since he did not offer us the opportunity to upgrade or select those options, we believed it was included in the price of the house. We were very specific and clear to him that we wanted our house with the same options as the model home. That’s why we asked for the upgrade of the guestroom with full bathroom, the Sun deck with the a lamp and the office . Exactly as the the model house. That did not happen. We were left with an office with no doors and what bothers us more is that our garage was used to store office doors for one of our neighbors. During the construction of our house in our garage was a door for the office. That is the reason why we did not say anything earlier because we thought those doors were for our office. When we were told that our office came without doors and no deck, it was too late to cancel our contract resulting in never trusting a salesperson again. We felt tricked and even complained and asked Tyler if he thought we did not have the money to buy upgrades. There should be no reason to trick people to buy your houses. ... More

I would never again trust a KHOV home, the build quality is poor, the home is seeing so many issues, and in general the neighborhood consensus matches my issues.

The model home had features that were not available/included in home purchase. (Bait and Switch) The interim construction manager (William S.) was uncommunicative, took no responsibility for issues, responded late or never to numerous attempts to highlight issues. We toured the home the day prior to closing and found appliances not installed, flooring incomplete (and out of stock), painting/grouting incomplete, shower door missing, and house not cleaned. When we did the walkthru, painting and cleaning was still in progress, solution to flooring was a temporary install of mismatched flooring until correct material was received. (Still waiting on that one month later.) Dishwasher was installed but did not function. (Resolved by GE Maintenance.) Outlets on island installed incorrectly and had to be moved to pass inspection. Elizabeth Beard was amazing to work with and was always very responsive and supportive. She is the one bright spot in our whole process. We understand that Covid delayed our settlement and we closed 6 months late. The way it was handled and communicated to us by K Hov was horrible. We were given inconsistent information. The workmanship on the house is sloppy and there is a lack of attention to detail. It is still a very frustrating process trying to get things fixed that are unacceptable.

I would just like my back yard fixed. Back yard need properly graded

While the builder tries to position itself in the above average, or even premium, segment, the reality of what the buyer gets is far from it. We bought our house during the "seller's market", at a time when lots of people were moving out of cities into suburbs (demand high, supply low). So, we essentially had to suck it up, and make the best of the situation, to get a reasonable size house at a price we could afford. If the market were more balanced, this would likely be a non-starter. The sales agent that we got ended up being poorly informed on some issues at the beginning of the process. Towards the end of the process (when it got to the actual construction wrap up, setting the move in dates, closing, etc.) he was pretty much MIA. Our move-in date was pushed out 4 or 5 times, the last couple of times after the builder reassured us that there would be no more changes. I made a mistake of arranging my move logistics based on these promises. At the end, we barely escaped having to Air-B-n-B for a couple of weeks, because things weren't done on time. Lots of sad tales to tell (including the builder completely blowing the "gold key orientation", for which we showed up and the house was nowhere to being finalized, and ended up having to reschedule). If it weren't for me escalating issues repeatedly, we'd probably have to wait another month or more. Which would probably be OK, except no one proactively managed our expectation, and I was getting almost last minute notifications that the completion is pushed out. For instance, about 3 hours before I was scheduled to sign all the closing documents, I was notified that the actual move in date is getting pushed out by another week. And I hate getting confrontational in general, which is what I pretty much had to do to get people to respond to me and get things moving. Not something you want to do if you shop closer to the “premium” range. We are now one month into having moved in. Our AC does not work (particularly unpleasant during the heatwave that rolled on after we moved in) - someone came to look at it a week ago or so, spent a couple of hours poking around, left a bunch of dirty stains on our white ceiling, and essentially fixed nothing, we're still waiting for a follow-up visit to get things fixed; one of the "gourmet kitchen" cabinets (yes, we paid a good chunk of extra money for the "gourmet kitchen" option) is coming undone - i called that in a couple of days ago, no response so far; we had to call in non-working garbage disposal; a handful of electrical outlets (improperly installed and noted during the "orientation" walkthroughs) are still not fixed; we have a couple of cracks in the concrete on our covered patio; one of the windows installed is defective (a divider inside it fell off, and we were told that they will have to actually replace the entire window); a few windows around the house don't actually close all the way; one window does not open; another electrical item - all garage outlets are for some reason configured in such a way that they can't handle a fridge being plugged in (we were told that this is a standard configuration for this house model, which is really strange as you'd expect the outlets in the garage to be able to handle devices that are at least as powerful as something you'd plug in inside the house... to say nothing of power tools, for example); here an there throughout the second floor it feels like the builder left something on the hard floor before laying down the carpet (feels like pebbles or something like that) - things stick into your feet as you step on it. There's lots of other things that just show either poor materials quality, or poor workmanship. These are the things that we can see/touch - so I truly hope that whatever is inside the walls and under the carpet is at least reliable enough. One final interesting thing - our lot is positioned up against a hill, such that we don't have neighbors in the back, and the view from the back is quite nice. I think these lots were marketed as "premium" lots, for which a premium was included int he price of the house. We were actually really happy to get this lot. The fence in the back was originally promised to be a hard wood fence (even though we inquired about the possibility of having a more see-through metal fence, to take advantage of the view). Turns out, there was a reason for why the original plan called for the solid wood fence (i.e. squirrels, snakes and other creatures inhabiting the hill). At the time of the purchase we did not know or think about this, hence asked for the option to have the transparent fence in the back. Our sales agent very definitively said that this is not an option, and that we are getting the wood fence. Fast forward to a few weeks before the end of construction, we find out that the wood fence actually turned into the see-through metal fence (no warning, no heads-up from anyone). Same for all the houses on the hillside. Now just about everyone needs to somehow improvise around it for the proper protection against the wildlife (from putting up tarps, to building retaining walls, to building additional fences on their own). We’re happy and thankful to have been able to buy the place, albeit annoyed at the things that are still not fixed. But going back to the title of my review – very much average quality trying to position itself as premium product. In a more balance market we’d definitely go with other premium brands.
