Would love to have a more knowledgeable and helpful sales associate, with customer service skills on hand.

I purchased this home at a reduced price on a county program. Maybe I received subpar service/products because of that. Either way, I would NEVER purchase at full price from K.Hovnanian based on my experiences with the salesperson, the construction managers, and the warranty manager.

The salesman Jay rarely answers the phone and never returns messages. Also having a problem getting the warranty work done by Chris who promised next day service because he doesn’t return calls either. We were supposed to get a built in pest control system that was never installed so they offered us a 1 Yr service but never told the pest control company. Tools us 4 days and 8 phone calls to get it sorted. Once you put your deposit down and/or when you close on your house the customer service is horrible.

You're getting a vastly overprice "starter" home simply because of market conditions. You get a bathroom with one towel rack for two sinks and no medicine cabinets. You get 10'x10' bedrooms, barely large enough for a queen size bed and a bureau. Their design centers offer limited, but overpriced, selections.

Waited for more than a year to get the home complete after signing the contract.

The home buying process was a disappointment. It was not the 10 week delay as much as it was the lack of transparency and accountability about the delay. Ultimately I closed with 23 hours notice. I am told by visitors that the home looks nice. I do not see that. I see the numerous finishing details that need to fixed (e.g. spackle on the baseboard, the wall was painted around the light switch, the front door lock is crooked, the banister was not sanded, messy caul finishing in the kitchen, paint on trim around all the showers, etc.). All fixable but disappointing.

KHOV sales and design center are not concerned with the best interest of the buyer, and you need to ensure all discussions are in writing. Truthfully I would not have purchased from this builder knowing what I do now, and the dishonesty that is plagued throughout the process.

We contracted to complete a single-family house in December 2020. Estimated completion date was July 1, 2021. We were told that houses closed at that time hit their estimated date. By March, we were told the date would be in August. The basement was not poured until April. Right after we sold our existing house in May, the date changed to September 15. OK, 2.5 months late, we can live with that. We were then scheduled for a pre drywall inspection in early July. No communication when that date was missed. Finally, by mid-August when our emails to our sales rep and the construction manager went unanswered, we reached out to the Chicago market VP to find out what was going on. We then found out that our sales rep had left the company and our construction manager was changed but no one informed us. We completed our pre drywall inspection in early September and were told that our house would be completed before the end of October. Our final walkthrough and closing were actually scheduled for the end of October (Khov's fiscal year end is 10/31). However, two weeks before the inspection, we were notified that the dates would have to be moved to mid-November, Cabinetry was damaged, and they would not be able to complete until then. We had to reschedule all of our utilities and post-closing contractors (i.e painters, window treatment installers, etc.) for a second time. So, after 4.5 months of delays and lack of communication about when we would be able to move in, we finally had our new home and were no longer commuting from our temporary housing at a vacation home 4 hours away. The houses are very beautiful but very bad customer service, after the closing of the house many details have appeared with the construction and the response to solve things is very slow, I would have preferred to choose another construction company

Our experience was one delay after another. We have great disappointment in the deliverable. The bright spot in this experience was the Community Senior project Manager. He seems to experience and very personable.

Overall disappointed in the workmanship for the price that we paid.

I’ll do the best I can to make this short and to the point. The sales women and the mortgage lady were great, I can’t say enough about their efforts and communication, 5* for them! Now, when it comes to the construction manager his communication, follow through and and ease to work with, was subpar at best. Apparently, there’s no quality control on his end, which is crazy, if he doesn’t do it, who does? No one, I can tell you that. The final walkthrough was bad, horrible drywall and painting. Even after they spent a whole day in there making repairs and touch ups, I’m going to have to spend thousands to have a drywall company come in and make the proper repairs, before we paint. To add to the final construction, horrible trim work too, 45 the corners, when they should be coped, basically caulking everything to hide the amateur trim job. I knew when we walked the model, and I made comments about the trim, paint and drywall, I was told they had new contractors, since the model was built. If proper quality control was done, I doubt he even walked the house, some of the issues were so blatant, that it showed he didn’t care or even check on the progress. Now when it was time to set up our meet ups he was horrible to deal with too. I work swing shift and the wife started a new job and we asked him for just a little flexibility, there was absolutely none, it was in his terms and times and that was it. He said it was because he “wears many hats” and that he likes to be home round 12-1 to start working on paperwork, that just says he doesn’t control his job sites and it shows on the construction and final product. Even look at our back yard, concrete left in the yard, garbage everywhere, just looked horrible. Very disappointed in his performance. Their lack of communication with the home buyer made our experience awful. We have built with other builders before and we never had a poor response to issues with them. The lack of knowledge of their homes designs, upgrades, and questions we had was poor. We felt like they didn’t care about us, in fact we received other peoples information from Hovnanian mortgage, which was concerning since it happen more then once. The way we received our settlement date was outrageous! We never received a formal letter, or any commutation that our home was going to settle near the date on our signed contracts! We always heard from our sales representative that settlement date is always subject to change. Three weeks prior to settlement they still had no idea? Please! We found out through a email chain, NO direct communication or formal letter!. Thank goodness we lock in our mortgage when we did, since our sales representative told us to wait for letter from Hovnanian regarding settlement date! Again, very poor communication! We our very thankful for our on site construction manager (Ralph) he was open, and communicated to us, he was the only thing that made our experience better! We had problems with our furnace before settlement and we are still having issues afterwards, no HEAT. Thank goodness again for the construction manager he was able see what was wrong. Unfortunately, we think this issue will not be solved, which worries us, since we lost heat again on Thanksgiving. Very little flexibility and most upgrades are pre-determined and included in the house, which you have to purchase.

Misleading between model and actual purchase. I think the quality of the products and finish work are for the most part not high end. Supervising contractor on site was helpful but restricted in ability to accommodate. Too cookie cutter in construction. Not high end finish products even though that was what I thought I paid for. two weeks in and still many open ticket items and waiting for replacements. Especially upset about the granite installed. I have posessed many homes and used granite for kitchens and baths. NONE have the staining from water that I am dealing with now. Too many issues yet to be addressed. ... More

I dont think I can write a good review past the sale of the house. Lack of communication all fell through after the sale of the house. So many missing items (such as a window in my master bath?) and replacements had to be done. No urgency to finish items on the list The attention to fine detail was no under expectation Delay in making house, some pandemic but MOSTLY not Original foreman not aggressive at all Under standard vendors to finish the job, multiple trips or they dont show Almost 3 months out and still the list is not complete and our list was not half as bad as many of our neighbors False promises Starts at the top of the line of management I can go on....I think you can guess who this is? Delays, lies, and badly managed process

I always wanted to buy from a reputed builder like Khov so that I can stay relaxed of so many unknowns. Am not satisfied with the buying process and the sales rep that worked with me. No proper communication, reps don't know details and often guess/lie about the features asked for. Poor quality control and cheap material used in the construction. This sets a great example of exploiting the situation of the housing market with poor quality material, miscommunication, and taking buys for granted. One piece of advice to the company, its management, property managers, and sales reps: you may sell 100's of homes in a year/month but remember the buy will buy 1 or 2 homes in their lifetime, please try to create an experience for them and stop taking them for granted. ... Sales representative are not friendly and not helpful at all. No respect to buyers at all. I know this is the sellers market but the way they are treating buyers is not good. And also point to be noted is Property Manager is not responsive and no firm rules at all. This is the worst home buying experience I never faced and also ever heard from anyone this is kind of hassle in buying home . Totally disappointed this journey of buying home at villages.

The builders, loan providers have lack in professionalism.

Start by saying Sales Staff is wonderful. Very up front and honest. The actual builder staff management is another answer. Non-responsive, combative, untruthful, no follow through, no supervision, and on and on.... Be Careful and keep a close eye on all being done throughout the building process.

The whole buying experience through sales process through underwriting process along with final move-in state of craftsmanship of property is worst we have experienced. When we finally moved into new house, the craftsmanship of paint, cleaning, and high traffic area was neglected. This required us to continue chase construction management to improve quality of work. The white glove service for new home ownership was non-existent for luxury developer such as K Hovnanian as promised during initial Sales Process. This was one of our worst experience at buying new construction, which we still continue to face with getting things corrected as mentioned above. ... More

My overall homebuying experience was not the best with Khov. We have purchased many homes before in the past and have not come across a process as difficult than this. No accommodations were made for me and my family while closing, most of our requests to tweak something in the house were denied, and the khov lending agents didn’t communicate with each other, in turn they ended up duplicating efforts when seeking information from us. Over all the realtor working as the khov middle man between buyer and seller was great, he tried to make our requests happen but it seemed to be out of his control. After speaking with our neighbors and other buyers, it was kind of disappointing to learn that those set of rules/policies were different for everyone. The responsiveness from the electrification/builder/sales rep after we moved in has been good for questions and concerns so I would give this portion a much higher rating but overall I think the whole process could’ve been better. ... The builder walks away from your new home before basis jobs are complete. None of the walk through items have been readdressed. The interior of my home looks like it was never painted and the interior doors all need to be sanded and repainted. There is a lot of promises made at point of sale and few have been resolved. I would never buy another Khov. home or recommend one.
