Do not trust them when they say their home inspector is top notch. We have found a lot of issues since moving in. A lot due to poor workmanship and no quality control on the work being done. That said they are super responsive to issues which arise and work to fix it. But it’s a headache that should have been taken care of before hand. In closing, hire your own realtor to help you and no matter what get a home inspector.

I just moved in a brand new home. Can't walk around bare foot because you always step on nails from the carpet installation. There "lifetime flooring" has lifted like swollen pieces in every room. You can see the tapping all across the walls in every room. Everything from the fixtures to the wood fence outside is the cheapest material you can find. So if your trying to purchase new to avoid fixing things. This is not it.

The contracted builder for this home was fantastic, however the mortgage side for this company is horrible. KHOV Mortgage forces buyers to use their own 3rd party resources. The company’s representatives do not respond or handle matters diligently. It is so hard and frustrating to get into contact with anyone in this company. Please do not use this company.

Run around on getting issues corrected in a timely manner. If the home owner does not follow up multiple times nothing happens. Even then the odds of getting if fix are low. Half the time they pawn you off on the sub-contractors.

Good communication during the build process. Drastic change in customer service after closing. Very disappointed. Wouldn’t recommend based on post close customer service alone.

We are still waiting for issues that need to be addressed from the initial walk-through and it’s been over a months sense because the house. New superintendent is contacting us and he seems like is Trying to address the issues that were promised to be fixed before closing. The hard wood floor and bath- kitchen cabinets still need to be fixed. The reason for giving bad reviews for workmanship is because I have to replace a door knob, have to paint almost 5 door because it’s pealing from the bottom( this was’nt addressed are the at the walk through, the metal overnight on the upstairs mirror was chipped which we saw on the closing day, all door frames are not sealed at the bottom, garage doesn’t have wall base we’re we found to mice and other pest, AC is making too much noice and toilet water supply lines from building is sticking out from wall(it not installed properly. ... The homes are beautiful but there is not a great attention to detail. I don’t think buying a home should feel like is you v them but that was the overall feeling I had. Very limited knowledge of the builders contract on the sales side and sloppy craftsmanship inside. It feels as if there is very limited quality control on both ends.

I was very disappointed in my experience with K Hovnanian homes. As a single mother, I chose K Hovnanian above other builders as I believed they had superior workmanship. During the building process, several issues arose, none of which were dealt with in a satisfactory manner. Each time I was pacified with a promise to look into the issues, then when I followed up several times later, I would be told that it was now too late in the process. Some examples were: - The kitchen Island was in the wrong location, 4 inches too close to the wall where the stove is located, when I asked for it to be moved, 2 inches was cut from the island base. - During the pre-cover meeting, I arrived at the house to find they had started to install the sheetrock and all the walls were half covered. - One of the electrical outlets in the master bedroom was in a location that when the bed is in place, the outlet is not accessible. I asked several times for it to be moved before the sheetrock was installed. After much pushing, another outlet was moved, but not the one I requested. When the electrician moved the other outlet, it brought the electrical work out of code, so the builder then refused to move the outlet I had requested. - During the pre-cover meeting I pointed out the sound proofing was missing from the master bedroom, the builder assured me it would be installed before they finished the sheetrock. When I followed up a few days later, the sound proofing had not been installed. I asked for the sheetrock to be removed, the builder didn't respond to my text. When I followed up again, he told me the walls were finished and they would not remove the sheetrock. Instead they drilled 32 holes in the master bedroom sheetrock and pushed the insulation through the holes. - Most of the internal doors in the home are damaged and cut too short, they are all approx. 2 inches from the floor, so when a light is on outside the rooms. The entire rooms are lit up, making it very difficult for my children to sleep. - Several of the kitchen, bathroom and laundry room cabinets are damaged. - The master bathroom Mirror is not level - The joins on the base boards are not level, each join sticks out and is very unsightly, I mentioned this several times during walk throughs and with the builders, they just agreed with me and never fixed it. - The grout between the tiles in the foyer, second bathroom floor and shower, kitchen, master bathroom floor and shower, hallway to bedroom four all have holes. When I raised this issue, I was told they would leave grout for me to fix it. They only left one grout color, so I cannot fix the bathrooms. - The glass in the front door allows water to leak into the foyer, each time it rains I have a puddle of water on the floor at the front door. - When it rains, one side of my house has a river on the grass, which holds the water for days afterwards. At the time I purchased my home, they were building 6 other homes. Perhaps the rush to get the homes completed within the allotted 150 days from the foundation being poured, was a contributing factor to the poor workmanship in my home. I moved into my house during Covid and have been having work done since. The contractors are slopy and I've witnessed children working on the homes that are being built around me more that once. I feel the sloppiness of the contractors that KHOV are teaming with should be reconsidered.

Nice neighborhood, However, lacks the quality of work performed on the home (such as poor and incomplete paintwork, paint bubbles in the master bathroom walls, left cigarette butts through the front and backyard, incomplete landscaping, jobs incomplete throughout the home, trash left during building the home, and lack of consistency performed), My list of the items needing to fix continues to grow. I regret my purchase and would sell if I could. Sincerely, Unhappy with my home purchase

House was not ready when closed. VERY POOR WORKMANSHIP

Our experience is different than most as this is a second home and our primary home is out of state. With that, we found several pieces of the processes were less than satisfactory. For example, the cabinetry in the home is unacceptable. We did not realize this until after closing. Because the poor quality of the cabinets, we are now remodeling the entire kitchen. We took every upgrade possible with the home, I am not sure why were not told the widest kitchen drawer would be 12". Perhaps if I had asked more questions during the design phase, this would have been uncovered. I also asked the building supervisor to leave the towel rods and not install, as I had ideas of where I wanted them placed and did not want to repair sheet rock and paint. After viewing the home, none of the rods were left. I've called and he says he will re-order and bring by .... waiting. In addition, we closed 6 weeks ago and there are several punch list items that have not been corrected by the team. Again, all of this is extended due to second home and we are only able to visit 1-2 x a month on the weekends. More concerned with closing then getting it right

Devin in the sales department was amazing. He went above and beyond to answer questions and assist in every way possible. He always made me valued as a customer. I was reluctant to buy another KHov product due to the awful experience with my first home in Plantation Lakes. Even after 4 years in that home, I never had a 1 year walk thru. This townhouse was purchased because it is what I could afford as a single mother. KHov has the potential to be a great company, but they cut corners when hiring skilled craftsman. I have crooked walls because of drywall finishing being done sloppily. I have nail pops in a row all the way down almost every wall. You can hear everything between the first and second stories, even others using the restrooms. There needs to be more sound barriers added between both floors. The back yards should come finished . That’s a lot of money to come up with after you just used a lot of money for the purchase . It’s should come in the price

My entire Home should have all Bronze Light Fixtures and Hardware, instead it has Silver Light Fixtures and Bronze Hardware, That's not what I order for my Home.. everything I ordered was Bronze, What A Joke!

When going through looking at the framing, noticed a lot of the studs were spliced together or has a secondary board braced next to it. Lots of bad cuts where joints had open gaps. Boards were splintered or cracked and were used with support instead of being replaced. Not the quality we were expecting.

There is a definate lack of quality control during the handover to the owner. It is clear that during the build all trash, excess nails, wires, screws are just swept into the backyard and burried. The features are not well thought out do not work well with all models. Some features do NOT have professional planning involved, it seems they where options to raise the overall purchase price. Every container of paint left was open and unsealed. Many minor details that lead to a long lasting easy to maintain home are overlooked or not an option. The finance company associated with KHOV should be audited and does not follow proper protocol. The floor is very nice. Cabinets are worth the upgraded stain. We were very disappointed with our new home. The workmanship and materials were not what we expected for the price we paid for our new K. Hovnanian Home. Some of the issues -- the paint was thin, the carpet and pad are low quality even though we paid for an upgrade; the seams on the carpet are sticking out in most of the doorways; the grout work is very poor quality; a couple of the bathroom sinks were chipped and the repair work was shoddy at best; the frames of the windows and sliding glass doors are stained with paint/sealant and were not cleaned; and the house had not been thoroughly cleaned prior to our moving in. ... I was disappointed. While I'm happy to be in a new home. The service and responsiveness was awful. I think I have gotten better service at bestbuy when looking for a DVD player. I was pretty much called as liar when I brought up issues with the build and workmanship was not the best. I found doors barely hanging on by a screw because hinges were loose. Garage door not centered. Stairway to basement butchered up. And the response to these issues were not addressed in a satisfactory manner. The sales team were wonderful to work with and were very responsive through the sales process. However, the options offered by K. Hovnanian were far below industry standards. For example: it was extra for the electric garage door opener, it was extra for the man door in the garage, it was an extra for the 220 in the laundry room (we received it only after we demanded to get it put in) and it was extra for ceiling fans. All of the items listed were included as not an extra in our last two new home purchases, and were included in other models we toured. Additionally, we had to find the paint colors and obtain touch up paint as it was not included in our package. That is unheard of! The follow up from the warrantee and construction team is very poor. We have had to paint areas that we pointed out in our punch walk and there is still blue tape on other areas that has never been followed up on since. I am in the Construction industry, and with the exception of your sales force, we have found the design, construction and warrantee teams performance below standard when compared to others. ... More

This builder cuts corners and uses the cheapest subcontractors. It shows in the finished product. Plastic push-pull shut-off valves? C'mon, that's substandard. We also have gaps in recessed lighting and cabinets and poorly hung doors. Even our A/C unit was installed incorrectly.

Check every detail of the house before you sign off.

There was a blockage caused by drywall residue in sewer pipe that the condenser drain was going to in HVAC closet in 2nd floor which cause flood in 1st floor. And I had to go through warranty company that send vendors that were slow and took 2 weeks to do the job of 2 days and causing loss of use. By hiring vendors that are unprofessional and are not taking responsibility.

Purchaser a condo in Hovanian Locke Landing few months ago. Already had flood on lower level and how to turn the ceiling and wall. Tube drain from HVAC condensation line is out in a small pipe that flooded the lower level. I was told is full of drywall material and debris. The warranty people don’t respond quickly and put you on hold for a long period of time. The company that they sent for water mitigation brought a big bucket & put the pipe in it while waiting for the Carpet to dry for a couple of day. As well as inside the walls needed to dry up for preventing it from molding, when they return to take the equipment, they realized their bucket was broke and had a long crack in the bottom, and didn’t hold any water I know we have a bigger problem now to resolve and it extends their slow repairs process.
