Be absolutely sure to have a realtor and/or attorney with you to review the one sided contract and all their impossible closing requirements. Especially, if you don’t do as they demand, when and how they insist. Do not go with the sellers agent. Avoid that at all costs. Also on inspection, go over everything because they will rush completion and cut corners. When you bring it to their attention they refuse to fix things.

When I started my home search I was sold on the brand, quality, and reputation I gathered from conducting some extensive research. As I discovered after going under contract with K Hovnanian Homes this was not the home buying experience I would have expected from such a reputable builder. Starting from the Area Sales Manager (Invisible) to the VP of Sales. When I had concerns about the construction start of my home the VP of Sales was very defensive /argumentative trying to force me to cancel my contract demonstrating poor craftsmanship after closing on my home. After being told the home would be completed by March 2nd, we shortened our lease to end by May correspond. We received numerous delays, some at the last minute and then had to request various extensions from our landlord. After being assigned 3 different construction managers, we finally received a closing date of June 29th, thankfully as our landlord advised we could not have any additional extensions. There were a few items not completed, the main item being the specialty from door we selected and paid for. It was to be installed the day after closing and stained the day after that. We had not time to allow for the items to be completed prior to moving in because we had to be out of our rental. The door was installed on July 1st and the construction manager advised it was to be stained a few days later and the proper hardware installed. After unanswered emails, and only after the amazing sales person April stepped in to assist us, did we receive a response from the construction manager, Chris (a month later). He’s now advised someone will be out to stain the door tomorrow August 4th. I won’t hold my breath. Also, there is a section of one of our walls which they completely missed applying texture to. This was also noted prior to closing and never fixed. The constant delays and lack of responses from every construction manager we have been assigned has ensured I would never recommend this builder to any family or friends. Your company really needs to get construction managers who are responsive and sub contractors who pay more attention to the details of the build. Terrible. Wouldn’t recommend anyone using them.

Didn’t get good service from these people. I wouldn’t buy a KHov home again. Only the construction manager and warranty have been honest with me. Besides that didn’t feel that I got a honest and true buying experience with good morals.

The home that was built is beautiful and far exceeded our expectations. However, the process was overshadowed by the poor management in the sales office. The staff is not communicative about appropriate next steps in the building and closing process. The staff was not communicative to outside lenders and real estate professionals. The staff was downright rude in many circumstances and if my family had not invested so much time and money in the process, we would have walked away from the building process completely.

buyer be aware.... poor subcontractors, horrible electrical company they used, sheet rock was riddled with silver fish, still dealing with that problem, had to hire a bug control company. poor workmanship..... the sour lemon house

very bad experience with sales team

There was no update through out the construction and emails were hardly answered. Home was not delivered after the closing documents are signed and the account has been funded. There was no respect for Buyers.

Once you sign on the dotted line, you will receive the runaround. Beware.

1. The foundation had a chunk of concrete missing. 2. The cabinets in the kitchen was missing paint 3. The walls throughout the entire house was half painted. 4. The drywalls had multiple texturing imperfections 5. The sink pedestal was installed off centered and rotated 6. The side walk and the front porch had a height difference causing a trip hazard. 7. The drain pipe in the master bathroom tub wasn't properly installed which caused the cap to constantly fall into the tub. 8. All of the towel and toilet paper fixture were literally dangling on the walls 9. the drip pan to the hot water heater was bent at a 90 degree angle and forced into place 10. The wiring to the surround sound was installed less than 2inches from the air vent making it impossible to install speakers. 11. The tile near the tub was cut 1\2 inch too short, instead of re-cutting the piece the installer filled it with grout. 12. The refrigeration unit makes a clunking noise each time in shuts off ... Sale rep doesn’t listen or care. All they want is there paid check

Although the homes layout and aesthetics are absolutely beautiful the quality of the homes construction is subpar. What ever you are promised from the selling agent and design center agent will be false unless its in writing. And even then it needs to be extremely specific in writing. And even then the builder has clauses in place to counter anything you may want to claim was in the agreement. I can literally write a book of things that went wrong from the buying process to moving in. One positive note: the builder has a warranty on the home. This warranty dose work well. Unfortunately I’ve had to to use this service several times and counting. The workers who work for the builders warranty do an excellent job of fixing what ever is wrong. Worse mortgage company i ever gone thew and worse home buying experience ever

I would never buy a home from them again due to their lender challenges. The list is much to long to explain in an email and quite frankly, I dont want to re-live the experience!! The sales staff were very good and very professional, that is where it ended and the pain began!

I do not recommend purchasing a new home with k hovnanian.

My experience with the K.Hovnanian construction foreman (superintendent, I assume) has been great, and the warranty folks have proven to be reliable, thus far. Both the warranty folks and lead foreman have proven to be courteous, helpful and responsive to home owners. My experience with the office sales agent(s) was good in the beginning but a few weeks prior to closing the trust that had been built was completely shattered - this breakdown of trust sits squarely on sales agents shoulders as it was discovered that a mandatory addendum, solar panel addendum, that should have been presented during the initial signing of the purchase agreement was withheld and then presented a few weeks prior to closing. This issue created a lot of heartache/stress on my end and what should have been one of the happiest experiences of my life turned into a nightmare - lots of sleepless nights, anxiety, anger and sadness; all of it unnecessary and avoidable had the sales agents been honest and upfront. What's worse is no sincere apology or offer to make right what had been wronged was provided. This negative experience ruined my "Golden Key" moment! Picking up the key to my home should have been happy and celebratory, instead it filled me with dread and anxiety because I had to pick up the key from the sales office which meant dealing directly with the sales agent(s) who made the latter half of my home buying experience miserable!! Saleslady failed to tell us that $17,000 solar panels, through K hovnanian's 3rd party, were not part of the purchase price even though California law mandates all new builds in 2019 to have solar panels. We are from out-of-state and did not know this , Only after negotiations on a purchase price did I discover on our purchase contract that we were mandated to buy solar panels. I brought this to her attention that our price of our home would be going up $17,000 after we agreed upon a price and her response was that she forgot to tell us. Moreover she straight-up lied to us that the two story home behind us had windows on the top floor that we're not bedroom windows but rather vaulted ceiling windows and that she personally talked to the homeowner. Thankfully we had a real estate agent to deal with her on more than one occasion. Also know once they have your money and have given you a one-year fit and finish warranty they fail to show up to fix anything in a timely manner. I waited more than two weeks and three completely missed appointments in which I had to wait around for 8 total hours to finally get a window replaced. I also am still currently waiting two weeks for a leaky sprinkler system to have it fixed after several missed appointments again. There are other cosmetic issues wrong with the home but I'm just going to live with them because my time is more important. If you are going to buy a home with these shysters, make sure you have a real estate agent and you get a home inspector for your walkthroughs to make sure that they are handled before you move in. Overall the craftsmanship is horrible. Even when the come in to make repairs the people that come back are rude, lazy and don’t feel like they should have to make corrections and they do it just as bad as the first time. Lois is wonderful and very helpful and Justin tries to keep things flowing and done correctly but the guys that work on these houses need a constant babysitter. I am very disappointed in the process and the workmanship.

Rude and inexperienced staff upto the level of VP constructions who sits in Roseville office. House was not move in ready even after closing.

Financing was the worst experience. This is my 3rd home and the in house financing was atrocious

If I could give zero stars, I would. Our experience with K. Hovnanian has been nothing short of a nightmare, and I want to warn anyone considering them. As someone experienced in real estate and construction, I have never dealt with such a mess. First off, the problems started before we even signed the contract. We were misled about lot availability. They told us the lot we wanted was not available, only for us to find out later that it was and they were just holding it for someone else they knew. That was the first red flag. Then right after we signed, they pushed our delivery date from April 31st to the end of June, literally the day after we signed. And then they pushed it again to the end of July. They did not break ground for four months and blamed the county, but we found out it was just them dragging their feet and changing their building schedule. It only got worse from there. They completely messed up our home choices. We chose a certain elevation, they gave us the wrong one. We picked paint colors, they painted something entirely different. They put in the wrong tiles in the bathroom. The list goes on and on. We were lied to repeatedly. For example, they told us we could only have either a walkout or an egress window in the basement, and then we found out everyone else got both. Now we have to pay extra to fix that. At the pre-closing walkthrough, we flagged a ton of issues and they swore they would fix them. By the final walkthrough, only a few were done and they promised again they would handle the rest after closing. Of course, once we closed, they turned around and said it was out of their scope. The quality is just atrocious, things even a beginner would not mess up. We had wavy drywall, chipped stairs, electrical issues, and the toilet paper holders were falling off the walls. Every single step of the way, it was one lie or mistake after another. In short, this was an extremely horrible and deceitful experience from start to finish. Spare yourself the headache and avoid K. We were lie to from the beginning starting with Ronda and George. We have still not gotten things fixed that were noted at inspection and were promised to be fixed. The house wes poorly constructed and no inspection was done.

Still pooling in my back yard. They came out on the 9th and did the drains. But now on the 22nd, I silk have no grass. No landscaping efforts have been made. Wait till the township, county, and attorney general get involved. I think I have to sue you guys now.
