The designs of the houses are beautiful, however the construction aspect is not what I had expected. They will tell you that the wall texture is considered an "upgrade" to have the flat walls because it shows all the inpuriries, when all it is is sloppy drywall work! The tile floors are uneven and I have holes in the grout theoughout the house. The building material are not what I expected either... the cabinet doors are very thin and flimsy as well as the sliding glass door. The overall workmanship is poor and just sloppy. I am very disappointed! After talking to my neighbors we all have termites and I hope I don't have some of the other issues they have experienced! ... More

Your communication is the worst your customer service is terrible your craftsmanship for a &500k home is unacceptable

This is the 3rd new construction home I have purchased (4th overall), but the first from KHovnanian, and the first in the south. This has been by far the worst experience I've ever had. The builder lied, strongly stretched the truth, or feigned ignorance about many different things; the house wasn't ready at closing; and I've spent three months going through the warranty department to get the house to the condition it should have been in when I bought it (not perfect by any means, but livable). Given what has already gone wrong, I'm certain more will go wrong, but the warranty department has at least assisted as much as possible in rectifying the issues I had at closing or since then. I am not happy with my experience or lack of quality work or any attention to detail on my home. If I wanted to put this much work into a home, I would have bought a resale. Whoever buys my home someday will get a great home, but that will be because of what I did to fix it and make it and not better and not because of how I purchased it. ... More

Basis your info I kept my car outside and there was concrete on it and now you guys say I kept in a public place. This is truly unprofessional

Horrible experience buying from this company. For the amount we paid for this house the quality of the house, crappy communication (with the exception of sales and Stephen the last project manager) is by far the worse we’ve had. Support beam in the wrong place which resulted in the house sitting for almost 60 days. No one returned our calls or they avoided them and the company went through 3-5 project managers. This and the excuse of materials delayed resulted in closing the house 120 days late.

Poor response to areas needing to fixed

starting prices in no way match the model home you are shown. Once you buy and then start the selection process you find out that all the things you liked about the model are upgrades. Choices for standards are way outdated. Before closing you have a 3 hour window to walk through the your home and point out any problems. You can't possibly do this in 3 hours and on top of that we shouldn't have to because all we hear about is the quality workmanship that is put into these homes. We found several items that were problems that should have never been allowed to pass any inspections. Once closed you have 10 days to point out any other cosmetic problems. If any are found after that 10 day window they are now the homeowner responsibility. We have been very frustrated with this builder and would have a hard time recommending. ... More

Start with buying experience till now experiencing warranty total dissatisfaction.

Poor. Mismanagement poor quality of work!

The sales rep was terrific, but the quality of workmanship in the home was very poor. Inside and out, there have been areas that needed repair. The Warranty group has been easy to deal with, just unexpected to have to deal with so many problems that were not seen during final walk through of home. Would I buy another home from this builder, NO!

Overall, I am neutral on my purchase. I was happy with my sales person, and my last construction manager. But I am very disappointed in the Khov corporate and the actual craftsmanship.

A month and a half after closing, we are still missing a window. Several items covered on walkthrough were never addressed. Some elements of construction did not align with plans (legal?). Several assurances made that did not line up with reality. Sales person was responsive via email but not all statements were backed up with action. Over-priced. Ex. Nicer model home with more high-end features has not sold and the price keeps dropping.

The entire experience is ruined because of a few issues. It shouldn’t be so hard to get in touch with the warranty person. I’ve called several times. These are not nail pops, they are large issues and KV should be more responsive to their customers who invested a lot of money in them.

Quality of the finish work was not up to par for what I paid for the property. Very poor and sloppy I had a list of 38 items that needed to be fixed the day after I closed on my brand new home. I'm very thankful for my for my construction supervisor Gennaro who has continued to help resolve some of the issues. My sales representative Jackie was great as well

Front office staff was great. Other than that overall service and craftsmanship was horrible. Spent a lot of my hard earned money on what seems to be a poorly built home. Carpet in multiple rooms not installed correctly with missing pieces. Electrical problems in garage and master bathroom. Nails, screws and trash left around home after being told it would be cleaned up prior to move in. Driveway had to be replaced. Issues with Stucoo in multiple areas. All concerns and issues were submitted like I was told to do. None of which have been addressed or taken care of it’s been over a month now. After submitting request I finally received a phone call a week later. In this conversation the K-hov rep stated that he would be out that Friday to address all problems and concerns. When that time had come he did not show up nor have the decency to give me a phone call and let me know he would not be showing up. All in all I would not recommend this company to anyone else given the circumstances. ... More

Horrible home warranty, reminds me of notorious American Home Shield. Very poor craftsmanship. Their mortgage missed informed about interest locking time duration. Would conceal information about some important things such as this community has PUD which was never disclosed until we were about to close!

Not a good builder and they even restrain you from writing reviews on your experience

A very sad experience don’t get me wrong the home is nice but, would not say very nice. They cut corners just about everywhere, from the last home I bought in Texas these people didn't throw in a lot of the upgrades that the other home did for the price you paid. There were issues from the start with almost all involved. You could not pick out anything due to COVID and this day and age, everything is either late or on a timeline and all depends on when they get items in for your house. The quality of workmanship was poor if any of these sub-contractors worked for me, they would be out of a job, there is no accountability whatsoever for anything that's done incorrectly or poorly. There aren’t very good communications between all parties at all I felt like I was running around in circles with trying to figure out who needed what and who wanted information they didn't talk to each other from the sales office to corporate. At one point a Carmen was very rude to me in an email, and I called her out on it. Then when I asked to be put in contact with her supervisor, which I had to go through the sales office lady just to get the name of her supervisor, or someone that I should contact about her rudeness. I got some by the name of Kimmie who tried to smooth things over but was just a rude as the person I was calling to complain about no one wanted me to talk to a higher up person, not even the sales lady Devra would share information about higher up's names or telephone numbers. It was like secret information that nobody wanted to put out. One of the funniest things that I found is when the home was going through the framing stage, I asked about sprinklers in the front yard the sales office lady told me it was too late for sprinklers, while they hadn't even broke ground on the landscaping so how could it have been too late to choose sprinklers for your front yard. For the initial walk-through we must've went through about two roles of blue tape that's how poor workmanship and quality was. Even though the construction manager was there every day she did a decent job but every time I brought up subcontractors, he just shook his head and said I know. He worked pretty hard on getting the first set of blue tape items completed, we still have quite a few on our cabinets need to be taken care of. Now thank goodness I had a home inspector general walk-through prior to me buying the house there was several things he found. A couple of big items were in the roof the flashing on a portion of the roof left a big gap that you could see inside the attic and from inside the attic outside. It seemed like nobody followed up and did their inspections like they should have when they were putting the roof on. It actually rained all the flashing was missing causing some of the water to get in the attic. Thank God I stayed persistent on them so they could get it fixed if I didn't it probably never would've gotten fixed. They have even painted our shutters on the outside of her home the wrong colors, if I went to said anything to the sales office, they probably would've left them the wrong color. I wonder if anybody was even looking at the plans when it came time to build in the home. They said they're going to fix them; we'll see how long that takes. I can go on and on about issues, from the dying grass, to how they laid the sod, and buried pieces of metal and debris underneath the lawn. There's so many to list it just would take forever. They want to nickel and dime you for everything heart of the gutter in the front yard leaks into the landscaping the landscapers should've booted up the drainpipes to fit the downspout so it will leak out they wanted to charge me $180 for a little piece of metal to divert the water into the gutter. Why should I have to pay hundred and $180 to fix their mistake. The heater didn't work in the house, and they can figure out why, I haven't had to use it yet, but they say it's been fixed will soon find out. I did actually have a leak in my garage, and it was running down the inside of the sheet rock again another piece of flashing that had not worked or that they missed. Now I'm waiting for them to come out and tear the wet sheet rock down and replace it in my garage. But to them it's not a rush job it's whenever they get around to it or the sheet rockers can be in the neighborhood. Even though the construction manager tries to communicate he still doesn't know when subcontractors is can be there to fix things, no accountability again his appointment should be made met and kept and they should be held accountable if they miss their appointment. If you're going to schedule something they need to be there. They should be delaying on getting wet sheet rock removed and new sheet rock up. Again, the construction manager did a good job of trying to get things done, he kept telling me that his pay depended on how I rated him, Nomo I think is really trying to get things done and do a professional job but is being held up by others involved. There was this person name Cary who when I first met thought would be a great person that would be helping with a lot of items, he was Nomo's boss, but I guess he failed also he's just as bad as the rest no accountability and not a very pushy person to wanting to get things done in a timely fashion. That's one thing that I noticed none of these people are a big hurry to get things done for you as a customer when you spend this much money on a home. Again, I feel that they cut corners just about everywhere. I'm sure within the year I'll find more issues, now I understand homes have issues, but it seemed like every time I turn around there's something else. I highly doubt it, but I hope that management reaches out to me, they need to hear about the people that are building their homes, selling their homes, and working with you as a customer to closure home. Very very poor quality and construction. Not able to settle down because of repairs after repairs .

Quality of work was terrible. It felt like a giant prank being played on us. The amount of unnecessary emotional and mental stress this builder caused us was ridiculous. Poor craftsmanship, poor communication, poor response time to fix and address issues. The entire process felt like a fever dream.

Let's start off by, any concerns we had were kicked down the road to close. The roof alone is not adequately vented. We had three separate roofers come out and state this with pictures and reports. Which we supplied. They did not use Starter Shingles on the edges as is code. There is not enough vents to release the heat from within, which will cause the shingles to fail. The vents that were installed were installed improperly. We were told it's within our thresholds or parameters. There is no threshold or parameters, It's either wrong or right. Carpentry on this build is a joke. Corners do not match, doors were installed not plum and trim pieces were used to hide the fact that the doors were / are not plum. The cabinet colors did not match. They tried to say it was the shadows. Then they put a meter on it. Guess what? Came back different colors. Baseboards are terribly installed. Corners are not sanded smooth. There are globs of caulk and paint drips throughout the house and on the floor. This was brought to attention at the first walk through to go to closing. Warranty lady stated , we should file the roof on our homeowners insurance. Really?! It's a brand new home. Lastly, the attention to detail is garbage. It's like, let's push everything down the road so they have to close and let the Warranty deal with it. As long as they meet thier qouta, it's all good. Needless to say, this is just a small insight into how this build is FAR from the worth of what we paid for our new house build. We are sure that this will be used as a teaching tool to help make K Hov a better company in the future. But, the future is now, and we are terribly disappointed in our future home build that we just bought. ... More

Through out process poor communication lack of updates. Repeated delays. Port quality workmanship. Cement problems, plumbing problems, siding problems, trim problems, paint and drywall problems floor problems, the list goes on. Everywhere I look something isn’t right. Disappointing. Frustrating. Now faced with being home for multiple appointments to correct what should have been identified prior to close! The only pleasant process was the mortgage process. Ben and Pete were communicative knowledgeable and available.

I will never recommend K. Hov to anyone. The quality of products that were used to build this home, as well as the craftsmanship to put the home together, is something to be desired. Our first night in the house, we smelled smoke, like there was an electrical fire. Come to find out, the wires were crossed in the bedroom lights. This was just the start… tack strips not holding the carpet, shoddy cutting of the wood for the rails and baseboards, loose railings, poor grouting of bathroom tiles, nail pops EVERYWHERE after a month, lies about the swale in our backyard and how it “should” drain, not to mention that we were unaware that we were even going to have a swale, crack in the corners of the interior walls, and buckling of the vinyl siding. This house was way overpriced for the quality it lacks. Needless to say, we have already had to invest $7000 of our own money to fix the yard, with no help or concern from the builder. We are currently trying to use the county to help recoup some money due to the flooding we are experiencing in the yard. The house may look nice on the outside, but there were not options for the inside. This is our second build and we had more options with Lennar for our past house. We could chose wall color, fireplace color and slate color around it, bathroom design, etc. None of this was considered, or allowed, when we asked when picking our colors and design aspects of the home. Additionally, the HOA is controlled by the county still and very restrictive. I am not happy with this investment and warn anyone considering K. Hov to think twice. ... More

Our overall home buying experience with KHOV was not as great as we anticipated. We have been understanding that the current industry norms has impacted the builder’s ability to deliver homes more timely. With that being said, for our community (New Post in Fredericksburg, VA), the issues were compounded by lack of communication and accountability with regards to issues with the home, quality of the craftsmanship, and not to mention we went through 3 different project managers for this community, causing added constraints to the timeline of home delivery and further breaking down the lines of communication. I’ll also mention that we had both a pre-drywall and pre-delivery private home inspection, where many different concerns were brought up and yet, the builder never took the time to thoroughly go through the report and give us feedback on the items. Additionally, we requested some things be given a written explanation about what the builder did address or wouldn’t or didn’t think would need to be addressed in the report, including a concern about mold in the attic. They left a lot of it up to their contractors, even though they knew that they were having some trouble with reliable and quality workers. The list of problems that arose with the quality, range from questionable practices of the contractors to attention to detail and thoughtfulness. A major disappointment is the poor installation and treatment of the lawn sod prior to us moving in, which has resulted in many dead grass spots and more out of pocket costs to address the situation. I find it to be very unprofessional and unethical to have someone move in with their lawn in that condition, in addition to some of the conditions of other areas of the home. Many of our neighbors are having similar issues. The builder made verbal promises to follow up with our sod, and even though we have been investing a lot of time, energy, and money into our lawn care, they have yet to do their part or due diligence to correct the issues with the sod/yard. These “broken promises” and disappointments have seemed to be a resounding theme amongst those of us who already moved in! For instance, one of our neighbors incorrectly had two different types of stone installed for the wrap around of their front porch and the builder still has not fixed this. Another neighbor had a huge hole in their subfloor and had their flooring installed right on top of it and they still have a list of items that are yet to be addressed. All of us were delivered a dirty/dusty home, including some of us having dirty carpets, and we are all still waiting (collectively over 2 months) for the cleaners to come back.
