Low quality for the excessive cost of house

As a new home buyer, I drove hours once a week to take photos of the progress to make a scrapbook. What I saw appalled me. First, I was not allowed to change any thing in the specs. Not even a color. At one time I requested flat (smooth instead of textured) plastered walls. ( Naturally, I knew I would have pay for it.) I was given a flat “NO!”. When I asked why? I was told because it’s not in the specs. When I said that it was never mentioned in the specs or I would have told you then. The “project manager, Brat suddenly became rude and snapped, “This conversation is going nowhere!” and gave the phone back to the sales secretary. I figured that was his excuse to mess things up for me and the build as I continued to stay calm and he pretended that I somehow asked him something that I should not have. I suppose my statement about, we both saw the same specs and nothing was on there about the walls as he quipped, “My specs were different”. (We were both looking at the same specs at the design interview). Through my weeks of driving out to take snapshots, I saw a truck with about 6-8 Hispanic men, about 5 in the back of the truck with 3 sitting with their feet hanging from the truck, 2 in the flat bed, One sitting in the driver’s seat and one out in the field sitting on a crate. All looking at me taking pictures of the build, speaking Spanish then loudly laughing. One in particular extremely fat was the loudest. He would say something, they would look at me then burst out laughing ( this happened on more than two occasions) One man was the only one working on the building, just one while the others sat and drank beer. This was the scene until about four weeks and duct work placed in. After, the duct work was placed in things seemed to go pretty fast. However, the duct work in the home was not covered to prevent the dust and pieces of drywall entering. After closing, I had to have the ducts cleaned. Which reminds me. Aspire at Marion Oaks’ buyers contract is a contract just to benefit Aspire not the buyer. Nothing in it benefits the buyer. As a matter of fact, Bret, introduced to me as Project Manager, laughed when he found out that I had signed his contract. My suggestion is to never, never, ever sign an Aspire at Marion Oaks Or an Aspire at ‘XYZ’ contract. Back to the building. This time, the house was almost complete. Appliances were in, moldings in, lights in, tile down, etc. the carpets were filthy. They were supposed to be a champaign color but were black, especially where the workers walked. I took pictures and sent them to the designated address since there wasn’t a phone number to contact Aspire. The only person for me to phone was the sales person who was extremely nice. This was the icing on the cake for me. I didn’t want to loose my money so I did not back out. I wrote a letter to the company along with pictures of everything that I saw including what looked like someone had gemmed the back door. By the way, I didn’t mention about the trash that was around this house. I’m not talking about construction trash but garbage. I looked around at the other six houses next door, around the corner and down the street. I even walked around the houses. Not one had garbage like my build. I mean garbage. It was so bad that I took a bag and filled it up. The cleaner that supposed to have cleaned my build was standing at the house across the street watching me. My first thought was to take the bag of trash and mail it to the project manger wrapped as a Christmas present. The only thing that stopped me is I asked myself WWJD. That gave me my answer. Around this time I got a phone call from a male voice who informs me of his name and that he’s the “Project Manager”. His name is Tito. Someone must have dialed my number and made him speak to me because he even gave me his phone number and told me to contact him at anytime if I had questions. Down the line I had questions, especially since the house was finished and had been sitting with no activity for each of the three weeks I came to snap pics.(Oh, BTW, on several of those visits I found the front door wide open and one time the key box open with the key in it) I included pictures of this in my letter to Aspire. I called the so called project manager that introduced himself over the phone six months after the start of the building just to be told never to call him. “I don’t want to hear from frustrated buyers, never call me.” This message was texted to me. Again, this represents Aspire. Be very suspicious when a company has in it’s contract to purchase that a home buyer cannot have a home inspector inspect the house before closing. I did not notice this until after signing the contract. Just because the price is right and the company have what you want, if that is in it do not sign. The closing happened and the building is under warranty. There were other homes on the street and around the corner that were built by the same company. The owners all look at me because I constantly have the companies from the warranty out here at my place. The so called project manager that did not introduce himself until 6 months into the build and by phone, at that, showed up at the final walk through with all sorts of excuses. I will tell 10 people and tell them to tell 10 people and so on. NEVER PURCHASE A HOME FROM ASPIRE no matter where they are at, example Aspire at Marion Oaks, Aspire at ????. ... More

This entire experience was terrible and the house is cheaply built. Would not recommend.

Bad yard, promised fixing, never did. Rip offs

Very bad experience, there were so many thing were wrong and not working properly.

Tiffany and Heather are two of the most untrustworthy sales figures I’ve ever met. They do whatever they can to get you to sign and then back peddle on everything they promise. Very shady and was told by Heather herself that if I took them to small claims we would win in one of her extremely passive aggressive temper tantrums on the phone with me. Natalie who is Heather’s boss is the only person at that company that actually gets things done. Quality of home is D+ at best. Customer service is F-

I didn't expect this horrible quality and HOA is too high without proper roads and amenities. Too much dust and no insulation from new construction

We bought house in tanager community and quality of fixtures and construction is below grade and options available are pretty bad and one of the sales rep did not have clue with options and other rep Sylvia and Construction manager Tom were very good and helpful.

I would look elsewhere before purchasing a Khovnanian home just head the warning, you will end up being disappointed.. this is not my first build either. Good luck

The warranty staff (other than ADAM) is annoying and has a habit of obliging for a smallest thing that they would do that's covered under warranty.

From the front office starting the process, nor us or our realtor could ever get Jessica to respond on a timely manner whether they were time sensitive questions or not. When she should reply finally, if it was something where she was going to send us documents we would request the file would either be corrupt or it would be weeks till we got it and we wouldn’t hear from her in between. Alan was the only saving grace. He was extremely professional and respectful to me, my wife, and our realtor. Although we did reach out around the one month mark of moving in for him and the contractors to come back out and fix some things that were found post move in and he said he would come the same day if not the next day and he never showed up. ... Sales teams makes a lot of promises, then end up backing out of those promises. The folks they partner with are not great. Got solar and 5 months later still not connected. KHov finance missed insurance payments which were included in mortgage so a mess to clean up. Things not completely finished in the house. They keep telling you have 1 year warranty so just let them know but not all that easy to communicate and work with them.

Run away as far as you can from any KHov built home. They rush to build their homes and when you call them on the short cuts, they gaslight you until you've signed on the dotted line.

K Hovnanian was by far the worst experience we have ever had. From our lot being sold out from under us, to mold twice before completion and a delayed closing of 7 weeks, to the absolute worst craftsmanship we have ever seen. The salesman was phony and they went through 4 construction managers in less than 6 months. All our neighbors have had the same craftsmanship complaints as well. If I could go back, I would have never bought from them.

I don't understand how K. Hov managed to build such a terrible house. I have the serious issues that should never come up in a brand new 1M home. Everything is falling apart. The lights flicker.. the shower body is cracked. Exterior bricks are falling off. Subfloors creek terribly. Dryer makes a terrible noise. Cracks are appearing all over the house. All my neighbors have the same feeling as we all feel like KHov really scammed us. I really hope KHov manages to address these issues in a professional manner as I’m considering hiring a home inspector and filing a lawsuit.

There is a lot of improvements this company needs to work on.

Full disclosure: my wife and I have extensive experience in buying and building houses. We have a complete and thorough understanding of the entire home buying/building process. With that being said, we will never use this builder ever again. With the exception of our sales associate (who was the third one we encountered, and she was phenomenal), there is not a single facet of the process that we are happy with. I cannot convey my true feelings for this company and it's employees for fear that they would have grounds to sue me for slander, so I am forced to continuously mutter the mantra of "I will never use this builder ever again." My experience was terrible and continues to be. There are so many flaws in my home. Some issues were addressed. Not all of my floors are even, I'm still waiting on my front door to be fixed. My kitchen cabinet has flaws. Still waiting on replacement. Hallway door to utility closet, our bedroom closet door has issues, mud inside plug sleeve can not hide tv wire Behind refrigerator is left over electrical tape and dry wall pieces, inside, kitchen cabinets there is sawdust, toilet seat is not set in guest bathroom going into all bedrooms Re upside down. Outlets covered with dry wall mud. The Windows are filthy. The floors were filthy Cracks throughout the garage floor, crack in drive way. Our neighbors watched a big concert truck went through caution tape pulled into driveway when the driveway wasn't a week old and truck cracked the driveway. There is still more issues that needed to be addressed, too many more to mentio z Being that my home is a new Build I feel it was sold as an as is home. This unacceptable. We're still waiting on repairs. My next step is to contact the BBC... And anyone else who will listen to us. Buyer beware especially when you pay cash. I want to be compensated for the flaws in my home and the stress brought upon me. If I knew this was going to be like this. I would have never paid $399,999 in cash for this home They did a rush job knowing we were going to pay cash. I don't appreciate being placed on the back burner. While your Builders are building new homes else where!!! If we can't get all the issues addressed asap you leave me no choice but spread the truth to other home buyers of your builds. Terrible Experience with Salesman & Finance Manager

Cheap quality material, Not worth the price

We paid cash to buy this new home and there was no gas pipe before moving in. no one aware it and the builder just called us to move in. The manager just only wanted us to close the escrow right away, and he did not care about the house was not ready to move in at all. The kitchen was not finished, the windows were damaged, and there were many floors trip hazer, 14 windows sills were damaged, and we cannot even move any furniture into this house, we paid the windows covering and cannot be installed because the window vendor refused to do repair work for this house. we were asking for repair every day and the builder tried to intimidate us and even claimed that we refused to do any repairs. there were 20 roof tiles were broken; the pavers of the entry ways were uneven. and the builder said no inspector allowed before closing the escrow, after moving in no lawyer allowed for mediation. we are very regrated to buy this home, I was admitted to the ER due to this stress, why we had to repair this new home every day after moving in? No one from the builder can help us, and we cannot rent it because the builder refused to finish paint the wall and the doors. too many blue tapes of this house. no realtor is willing to rent it for us. What can we do? we cannot enjoy this new home, and we were very stress for repairing this defective home day by day and month by month. All of the room had a problem. I'm honestly not happy at all with my brand new home purchase. 3 months into the home having major electricity issues. Major leak from my kitchen and master bathroom. Have had issues from day one. And poor workmanship. Interior doors in the home are paper thin. Paying a premium price for the home and to get cheap materials is nor a good feeling to have.

Do NOT close until everything is perfect. They are unresponsive and ignore you after you close. My a/ c is broken My cabinet is chipped Holes in interior doors Outside stucco missing Wrong grout Uneven tile We have been in our new home for 3 months so far NOTHING has been fixed. Garage floor is leaking because it is tilted and we are getting water in the garage. Front door warped, does not close properly. Interior doors warped. Again, do not close until your home is perfect. We came for our final inspection and they had not even cleaned our home! Kept asking us to close and promised that “ we got you”. Yeah they “got us” ... More

I am not receiving any mail from USPS. I have to forward my mail to another relatives residence because I am not able to receive my mail at my new home. I’ve never had this experience before. I am at the post office 1-2 times a week picking up my mail and getting yelled at by the post office for putting down 119 Old Irondale Rd as my address because that is the only chance I have in receiving my mail. The builder is ignoring this issue and not making it priority. I am paying bills late because I am not receiving my mail. The post office is secretly delivering mail to certain homes in my community. I am being told they are not allowed to deliver mail because we live in a construction zone and there’s a liability. Another person at the post office is saying they don’t have the key to the mailboxes. This is absolutely ridiculous and very frustrating! ... More

Very disappointed with the quality of the workmanship as well as the quality of the products being used in the construction. Right now, I have a major issue with 2 bathroom tubs that pop and crack everytime you step in them and the issue still hasn't been resolved going on 2 months now. Very disappointing. Would not recommend this builder to anyone.
