Had a horrible experience With k hovanian Mortgage team. They were too many people that we were dealing with and sending paperwork to without any timely response. Very poor communication from their end.

I closed on my house 12/12/23. I told KHOV building rep 12/16/23 about a serious drainage problem in my yard. Once he saw the amount of standing water he told me he would send the grounds people that week he said the grade was bad. They never came. I put in a service ticket with KHOV. They sent the building reps superior out. He came out and said he would return with Owner of thier Landscaping company to look at it. A total conflict of interest but what could I do? They were a no show for the next three appointment. After telling him I needed a firm appointment and could not afford to wait another day at home he gave me the appt. They showed up with the superior and his superior, who told me he knew nothing about drainage. They blamed it on my fence and said Fence Company had to fix it. The owner of the Fence company came and clearly saw that the grade of the lawn was so wrong plus my yard was not draining. The Fence Co owner wrote a long detailed letter with photos for verification. They did nothing. When I contacted them again the said that they were told the issue had been resolved. After many, many efforts the head of homeowners Services scheduled 2 more appointentments to look at the yard which were rescheduled. When he and Landscaping company came out he said again it was the fence. Out of desperation I contacted the City for help. They sent out one of their drainage experts. He confirmed the drainage system wanted working and I was one of many with same problem. They contacted KHOV and next day the head of homeowners came back and told me that the company knew there was an issue with the drainage on my whole street. He said the Vice president of Home owners services was going to fix the Bur Issue and install enough drains to fix problem. I really don't know if this will be repaired. I haven't received any emails or correspondence confirming the company will fix this. This is a horrible company that just wants to finish Lakes at New Riverside so they can move on to the next 4 phased of their housing developments along New Riverside. ... More

I am not at all happy with quality of the home and materials that were used for construction when compared with other builders.

Moved in November 7, 2023. We could write a book about KHOV @ Crossing in Dunellen. Salesperson NEVER told us about the PILOT program thus we loose NJ Senior Tax discount and NJ Anchor program… a major financial hit. Salesperson NEVER told is the 2 BR Units were Handicap Adaptable… strange since there is NO first floor Bedroom and 16 steps to the 2 Bedrooms. Result if this lie: not undersink cabinet due to wheelchair access; a dishwasher that does not have a drying cycle; a first floor shower that cannot have a glass door to permit wheelchair access. Construction that is so bad that in a bit over 2 months all seams are open.. Don’t tell me settling! Wrong chalking was used…. happy to offer photo proof. Appliances and various home fixtures are the bottom of the bottom… dishwasher was not even anchored … first time we opened it the unit completely pulled out from under the counter ….lies - deceitful - A HABITAT FOR HUMANITY HOME IS A BETTER BUILD! Numerous calls to management to no avail…. if any consumer advocate want to take this on we are more than willing! ... More

The worst experience I've ever had involved a dishonest salesperson, lack of transparency, limited upgrade options, and a terrible experience with the Khov mortgage lender. The home quality falls below the standards and I feel it’s waste of money. Lack of customer care. I understand the real estate market was in boom, however it doesn’t justify losing all hard-earned money. Only one good person I could think of is Justin.

Very poor quality from builders to salespeople. I would not recommend or buy again from them

Terrible experience with builder. Poor quality, terrible communication, no care or attentiveness. Entire process was almost a year late and finish product was below industry standard, build team couldn’t have cared less. Simply awful people to work with and awful experience.

This was our first time home buying experience and right after the earnest deposit, things started going south for us. Sales was never supportive and never informed about updates on time. Post closing, we realised the house is full of substandard material and seems they hired novice workers to build the house. Every time we have an issue with the house and lodge a complain, they send post sales maintenance person whose sole aim is to just close the ticket without working on it. He is the most unfriendly and unprofessional staff you will ever meet with and is a nightmare to deal with.

Warning: After closing escrow on my new home in late September and after only two days as a home owner, a major plumbing issue was discovered. The plumbing wouldn't allow the toilet water to flush properly. I worked feverishly to minimize the damage after a flood. A plumber arrived and determined there was a blockage in the drain system that required jackhammering the foundation. The following day, a contractor arrived and inspected the drains with specialized camera equipment that confirmed the problem - a pipe fitting and cement blockage due to "improper installation and carelessness" had caused the problem This was missed by the contractors team when it was hastily thrown together and also missed by an inspector. After two and a half days of jackhammering and desicrating the new tile floors, the technician was able to show us the faulty pipes and installation. (see photos attached) It took approximately 3 weeks from the start of locating the problem, replacing the floors to clean up the mess. The entire house had to be scrubbed as the tile dust seeped into every cabinet and drawer. The contractor used mismatched tile and grout to conclude the project. Compared to the original tile that was laid, this job was inferior. Currently, we are still waiting on the master bedroom vanity that was destroyed from the water damage. (See attached photos) When we inspected the home for move in, there was an improperly installed door frame. The construction manager took notes and promised to fix it. I told him that the frame was damaged to the point where a full replacement was the only way to fix the problem properly. He replied “we’re going to nail it." The stucco at the base of the door frame was also not properly applied, causing the base to flare out. (See attached photos). After sharing my concern, I was confident the repair would be properly fixed. Sadly, two days later, the contractor patched the door frame using his one nail method. It was horribly evident that there was a patch instead of a replacement. I pointed this out to a Senior K. Hovanian senior manager that came out to meet with me over the door frame and several other quality concerns, he agreed with me that it was not leveled and properly repaired. We are in November, and my calls for replacement and repairs have either been ignored or handled in a slow and unprofessionally and unacceptable way. It's been well over a month since the close of escrow. The excitement and anticipation that my daughter displayed a month ago has been snuffed out. Her dream of walking into her first house, crisp, clean, and untouched has been replaced with anxiety and disappointment. The promises made to her by a misleading K Hovnanian management team have been a harsh dose of reality that she had to learn too soon. We are also dealing with a list of other issues that are being addressed with the same lack of urgency. The list follows: Wall stains, multicolor walls, patch painting, poor wall textures, dented front entry door, poor paint finishing, missing baseboard trim, poor baseboard installation, misalignment of ceiling light trim, poor stucco quality finishing, cement splatter of wood trim, poor stucco repair, scratched/damaged exterior lighting fixture, bathtub repairs, and an extreme amount of construction debris surrounding the home itself. ... Very disappointed in the workmanship of our new home. It is a beautiful home with a beautiful layout but the repairs have been non stop since we moved in making it very hard to enjoy. If they just made sure things were done correct the first time it would make the experience more enjoyable.

The house was finished 2 months late and even after 2 walkthroughs with requests made for fixes we still managed to find 2 pages of things wrong with the house before we moved in. After moving in we have continued to find issues including nails sticking out of carpeting and the dryer not being hooked up properly. Overall a terrible experience.

Terrible experience from home delivery to warranty response. It has been six months since my move in. We are still arranging service to be completed. My driveway was attempted to be fixed finally after months of KHOV deflecting issues with it. It is now two different colors and a sore spot in a beautiful brand new neighborhood. It never ends with KHOV. Do not buy!

Worest paint job counter dont Match and cut woung cheap dishwasher avoid

Since purchasing the home, I have experienced so many issues. I was told by the contractor (Nomo) to contact him for any issues. He has been extremely slow with responses and completely incompetent in resolving any issue since purchasing the home. There is no communication whatsoever. I have purchased homes from multiple builders and have never been this unsatisfied. The home buying experience has been so bad and I regret buying a home from K. Hovnanian. I have escalated issues to Nomo’s boss, Gary, and it too has resulted in delays with getting important issues resolved. The post purchase support with K. Hovnanian is completely inadequate. Bad company, does poor work and uses cheap materials yet charges alot for their homes, so disappointed I ever bought a home from this company

After leaving military service, my wife and I wanted to move back home to Texas from our last duty stations. We bought a new construction home as a forever home which now we cannot wait to leave. The sales(buying) experience was terrible. This is not our first home so we knew how things should go. K. Hovnanian will pressure you and give you zero time to consider their offers. I wasn't even sure I had a solid job offer (wife got her job first) and the offer they gave us on a Saturday night was only valid through Sunday, I begged them to give me until noon Monday so I could confirm employment. They said no. They will pressure you into their mortgage broker, and ask for all pertinent documents last second. We were on the road traveling from the east coast, we told them weeks ahead of time when we were moving so make sure all the documents were received before then. They called us on the road demanding we give them whatever document or else they couldn't promise we could move in when we agreed. They will also sell your mortgage within a week of your purchase so don't expect to deal with them long term for your mortgage. They also will not be present at closing and will not give the keys to the broker. You will sign for your home and not have access to it until they are available to give you YOUR keys. Then the construction. Every single door in our house has damage on it. Many of them did not sit square before any of the settling occurred. Knicks, cuts, dings in the drywall prior to our move in. Many of the light switches are wired backwards which I will now have to go behind them and fix. The floors were dirty, the whole interior was covered with sawdust, grout dust, and whatever else. Many places on our floor were over grouted, our tiles in the kitchen and bathroom had huge grout gaps and were not set flush. So many things in our house are off square that it is glaringly annoying. When they come to fix issues, they will do it in a way that causes another problem. Example: the office French doors were so far off square the one door did not sit in the other. So they came to fix it. All he did was loosen one screw on the strike plate and lower the plate slightly. Now the door drags the other door when you open or close because the wood contacts the bottom of the plate. But hey, at least it doesn't just push open! K. Hovnanian does not care if the product you receive is worth the money you pay. Our old home was 25 years old when we bought it 11 years ago and it had less issues than this 2023 new construction. I could give you dozens of reasons to stay away from a K. Hovnanian construction, but no one has the time to read a Charles Dickens novel on the internet. I found we were oversold the home, were made promises that were not kept, and had to continually watch every development in the home as builders cut corners, didn’t finish elements, etc. there was next to zero project management, incredibly poor communication and poor workmanship. One of the worst experiences I have had in my adult life.

After you buy new home from them they can not find contractors to fix a problem I had a very very bad experience with this when you face lots lots problems there builder use very cheep material and no good finishes work by no experience worker I feel like I get rob all work is crooked even house main entry door is crooked if you wana to know more just come to community to talk with people than you find out truth I wish owner this project to see this review and call me or come to talk to every house owner than he know what he done to us .

We paid 40k for an upgrade in kitchen that got delivered with missing pieces and for explanation we are being told that manufacture is not making the complete pieces now . But again you sold us and we paid for it and now we should get it or we should either get a refund .

The construction manager Zach was incompetent, lied constantly, didn’t care one bit! He was condescending, racist, belittling trades, disrespectful, did not manage the trade base. Didn’t complete many items on punch walk, (gas line needed to be moved and didn’t move it until day of closing. Lied so many times. EVERYTHING is the cheapest. Baseboards,doors,paint,toilets, cabinets,light fixtures. KHOV use the cheapest trades,cheapest materials and hand over a VERY sub par house. Why can’t they get things done FIRST TIME,instead of having items repaired after closing. The worst experience we have ever experienced!! Considered walking away on day of closing (which was delayed on the day of original closing date) Steve the salesperson also did not care about his “acquired” buyers from previous salesperson. Very condescending!! Management do not care apart from counting their money. No empathy, no compassion, no care!!! Treat buyers like numbers on the sales wall. HORRIBLE HORRIBLE EXPERIENCE!!!!! ... This is worse quality . I had so many issues within few Months of moving in . Stay away from this builder !!!

This has been a bad experience and continues to be, I wouldn’t recommend this developer. Lied to every step of the way, if I could have got my deposit back I would have went elsewhere. The best single word to describe everything. Incompetent

I would never recommend this firm to anyone as they are the worst builder I have ever worked with.
